Assembly Safety InformationAs with any construction project, use common sense whenassembling your building. Royal Outdoor Products cannot beresponsible for any damages or injuries resulting from theincorrect use of any tools, equipment or the mishandling ofany of the building components.

• Use proper lifting procedures when handling the packages.

• Take care when handling the individual components andwear gloves to avoid cuts or scrapes.

• Follow proper operating procedures for any tools, ladders,etc. used when assembling the building.

• Protect your eyes. Always wear safety glasses when assem-bling building and when using power tools and hammers.

• Do not assemble building during high winds.

• Do not assemble building if parts are missing. A partiallyassembled building may be seriously damaged by highwinds.

• This building must be anchored to the foundation to pre-vent wind damage. See pages 4 and 5 for how to anchor.Screws for anchoring are not included.

How to Prepare the Building Site and Anchor the Building• Construct foundation (concrete slab or wooden platform) and anchor base

channels before assembling your building. Foundation and anchoring mate-rials are not included.

• Make sure that your building complies with your local building codes.• Before you excavate you will need to call local utility companies (e.g.

phone, cable, gas and electric) to ensure the area in which you plan to digis clear of underground cables or pipes. Utility company personnel willcome and mark these areas for you, usually at no charge. Always excavatethe base construction area slightly wider than the dimensions of the baseto give you some working room.

• Select a location that is free from ground water and provides suitabledrainage, ample room to erect the building, and an area that can be lev-elled properly.

• Decide on the type of foundation.• Foundation must be complete before unpacking and assembly can begin.• In selecting the site, allow approximately 5' (1.52m) of clearance on all

sides and 8’ (2.44m) more than the height of the building for assembly.

Follow BuildingCode requirements and provide a moisture barrier as specified by your con-crete contractor. OPTIONAL: Use Concrete Sealer paint on cured concretefloor to prevent moisture buildup in building.

IMPORTANT NOTE ON CONDENSATION!All buildings are subject to condensation. Some of the causes of condensation arepoor ground conditions, improper foundation and construction and area climate. Condensation in most buildings is hidden. While wood will rot and metal will rust,condensation on PVC is similar to condensation on a window.For tips on preventing condensation please see the back page of the manual.

Wood Platform OptionTo provide the best support for your building and to ensure that the corners aresquare, the platform must be sloped slightly away from the door opening and freeof bumps and ridges.

Materials to construct platform may be obtained at a lumber yard.

1. Begin by marking out the area to be excavated. Remove loose sod, topsoil or fillto allow for the placement of a compacted gravel base. Excavating is requiredto achieve a firm foundation which will prevent your base from shifting/sinkingand give overall stability. We recommend you dig to a depth that will allow for a2” gravel bed and will allow your base to be slightly above ground level. Insome areas it may be required to dig deeper to achieve this goal.

2. Fill the area with a minimum of 2” of medium to fine gravel. Grade your aggre-gate material as closely as possible to the final contour of the base surface. Toensure proper drainage make sure to grade the slope of the base installationaway from the front of the shed. Use either a hand tamper or plate compactorand firmly compact the gravel base material.

3. Have lumber cut to size and nail together following plan as shown.Recommended minimum nail length is 3”.

4. Position platform onto site and drive stakes into the ground to anchor platform.5. OPTIONAL: Paint floor to preserve platform.

CAUTION:Special care must be taken when securing your building to afoundation constructed using “ACQ” (alkaline copper quater-nary compound) treated lumber. The preservativechemicals in this type of lumber has been provento react chemically with metal fasteners andmounting track hardware. Over time, this can leadto a failure of the fasteners or the mounting track itself.

It is important that if you choose an ACQ treated base foryour building, that you use a hot dipped galvanized orstainless steel screws for this purpose that are avail-able at your lumber or hardware store. It is veryimportant that you follow Royal’s recommendationthat the galvalume mounting track be iso-lated from direct contact with theACQ chemical by placing aheavy bead of silicone sealerbetween the track and thetreated lumber. This step willprevent water from entering underthe walls of your building and willprevent the possibility of a chemicalreaction between the metal track and thewooden components of your base.

Secure Base Channels (AL1-AL6) to foundationusing flat-head wood screws if your foundation iswood or flat-head concrete screws for a concreteslab. These screws are not included. The recom-mended size of flat-head screws to use is 3/16” x

3/4” Use pre-drilled holes in channels as a guide for screwplacement. Install a minimum of 6 screws in each side andrear channel piece and 4 screws in each front channel.

Please note: The diagonal measurementincluded in the diagram may vary slightly from the actual measurement.

APPLY A CONTINUOUS BEAD OF SILICONE CAULK UNDERNEATH BASE CHANNELS,AROUND THE INSIDE PERIMETER OF THE BASE CHANNELS AND WHERE INDIVIDUALCHANNEL PIECES MEET.

General Assembly

The Joiner and Groove Panels are designed to make assembling your buildingeasy. The Joiner Panel and Groove Panel slide together easily without additionallubricants. There is not an inside or outside surface to the panels.

Some panels are shipped preassembled in groups of 3 or 4. Due to the weight of the pre-assembled panels, you may find it necessaryto disassemble some groups of 3or 4 in order to assembleyour building.

Back and Side Wall Assembly

Before attempting to align doors,while inside the building, insert ascrew in the first hole of the Base

Channels (AL5 & AL6) at the Door Jambs (DJ1 & DJ2).Note: The door hinges have a special mechanism thatkeeps the door locked into the hinge even if pins areremoved. Do not remove the hinges.

1. Before you install screws in the Slope Wall Caps (roof/wallline), you must align the doors. DO NOT install screws unless the doors arelined up properly.

2. Ensure the doors are not upside down. The Door Sweep groove must be atthe bottom.

3. If you have installed your doors and you are experiencing problems, as inFigure a, use the following instructions to correct:

To obtain an even vertical gap between the doors, i.e. the doors are touch-ing at the top or the bottom, gently push the building back and forth, not sideto side. To obtain an even horizontal gap between the doors and the DoorLintel, i.e. the top of one door is higher than the other, gently push the shedside to side. You will notice that the doors shift as you push the building.

4. If you have installed your doors and you are experiencing problems as inFigure b, use the following instructions to correct:

In Figure b, the right door does not line up properly with the left doorbecause the bottom of the right door appears bent inward. To correct this,gently push on the building at the top of the front right corner (at the pointshown in Figure b) until the right door is aligned properly. If the left doorappears bent inward, correct the alignment by pushing on the top left cor-ner of the building.

5. Complete your assembly by installing a few screws at a time. For example,install two or three screws and check your doors. Repeat this procedureuntil all the screws are installed.

6. If you are still experiencing problems, call the 1-800 consumer service linefor assistance.

All failures to Products covered bythis warranty will be repaired, replaced or restored by Royal in accordance with the terms and conditions of this warranty. Should a Product covered by this warrantybe unavailable, Royal reserves the right to substitute a Product that is of equal quality according to Royal’s sole discretion or to refund the portion of the original pricefor defective part of the Product reflective of its original contribution to the cost of the Product.

Instructions For Cleaning

Congratulations on your purchase of a fine quality Storage Building from Royal Outdoor Products. Withproper maintenance your vinyl storage building will exceed your expectations for years to come.Cleaning:It is recommended that you clean your storage building at least twice a year to prevent a build up of dirt.Most often a heavy rain is sufficient in cleaning it or you may want to wash your building with a standardgarden hose. If neither rain nor hosing does a satisfactory job, follow these instructions. Cleaning your newbuilding is quite easy and the following cleaners can be utilized Simply Green™, Fantastic™, Soft Scrub™,Lestoil™, Murphy’s Oil Soap™, Windex™, and Tilex™, you may also consider a mixture of 30% vinegar andwater solution to use as a cleaner. Use a soft cloth or an ordinary long handled soft bristle brush to wash.Avoid using any chlorine-based cleaner, nail polish remover laundry, detergent, furniture polish cleaner, andother cleaners containing organic solvents which could effect the surface appearance of the building. Forstains such as pencil, paint, oil stains and tar, use a mildly abrasive cleaner with the understanding that anyabrasive material could have a deleterious effect on the surface appearance. Caution:Any material, which covers up the vinyl, may cause serious damage and is not covered by the warranty.Remove leaves, dirt, sap or excessive snow which may accumulate on the roof, do not place any lattice,vines, tar, shingles, tarps or other materials such as paint onto the surface of the vinyl. Important:Any structural modifications to the building will void the product warranty. Always refer to your productmanual for guidance. Tips to Prevent Condensation• Choose the proper site for construction. Do not place the building in a swampy, wet or low lying area.

Keep the building away from ground water run-off.• Follow the base preparation steps in the manual. Ensuring your foundation is sloped slightly away from the

doors and the area around the building is graded to permit water drainage away from the building site isessential.

• Follow the assembly instructions in the manual. Applying silicone caulking and installing screws onlywhere directed will keep any water from entering the building and allow the building to drain properly.

• Your Royal Storage Building is supplied with suitable ventilation to eliminate normal condensation. Severe cases may require additional ventilation.
