Year 2012 was an important year for PRC, as it was the tenth anniversary of its launch. This also provided an opportunity for us to reflect briefly on the industry during the decade in which we established our presence across the region. However, as anyone doing business in Asia knows, it’s the future that is always the real priority. Construction by its very nature is an industry that looks ahead, even if it’s only in relation to completing individual project milestones. Days lead to weeks and before you know it another 52 of them have sped quickly past. Barely had we had time to consider our own proud milestone early in the year, than it was time to move on and contemplate the breathtaking array of projects either being completed or commencing, such as this issue’s cover story: Benoy’s landmark mixed-use project in Beijing.

It has been a busy year for all involved in our sector and the indication is that 2013 will be no less active. On behalf of the PRC team, may I take this opportunity to wish all our readers a relaxing holiday season and a healthy and prosperous year ahead.

A design competition for Tai O Twin Bridges was launched on 28 November. Qualified professionals and the general public are invited to contribute innovative design concepts for two footbridges at Po Chue Tam and Yim Tin in Tai O to serve as reference for the projects in the future. The competition is organised by the Civil Engineering and Development Department (CEDD) with support from the Development Bureau, the Hong Kong Institute of Architects, the Hong Kong Institution of Engineers, the Hong Kong Institute of Landscape Architects and the Hong Kong Institute of Urban Design.

Mr Raymond Ho, Project Manager, CEDD said: “The two proposed footbridges will help improve the connectivity within Tai O. The footbridge at Po Chue Tam is near the Yeung Hau Temple, a Grade I historic building, while the footbridge at Yim Tin is located in ecologically sensitive areas. Through the competition we hope to receive functional, innovative, iconic and holistic designs that take into account the beautiful surroundings. It is also part of our efforts to further encourage the public to take part in the revitalisation of Tai O.” Registration for the competition will close on 28 December. Design competition for Tai O Twin Bridges

Atkins has won an international competition to design the Skyworth Gongming mixed-use development in Shenzhen, China. Consisting of three interlinked blocks for residential, commercial and office uses, the complex will be a landmark in the western part of Shenzhen and the first eco-friendly development in Gongming district. With a total gross floor area of 302,000m2 above ground, three curvilinear towers at 100m, 150m and 250m will dominate the skyline from the light rail nearby. The 61,000m2 commercial area comprising a five-storey shopping mall and three-storey shopping street complex will accommodate retail outlets, restaurants and entertainment venues.

Atkins’ scope of work consists of concept design, masterplanning and schematic design. Gongming district was previously an industrial area in Shenzhen and the new complex will be located on the site of the old factory Skyworth, the largest television manufacturer in China. Atkins’ design will regenerate the brown-field site and create a landmark in the new business district linking to the city’s light rail system. Eco-friendly design features will include various passive solar strategy devices such as sun shading and screening.

The spacious roof top urban park on top of the shopping mall will reinforce the “urban living room concept” for the new central business district.

Atkins to design Skyworth Gongming complex in Shenzhen

The Lefo Mall Shopping Centre has opened its doors to the public in Suzhou, in Jiangsu Province Eastern China, with the scheme being the largest retail project to be built to a design by Broadway Malyan in China to date, setting a new benchmark for commercial development in the region. The 65,000m2 destination mall is located at the heart of Suzhou’s new Wuzhong Central Business District. Suzhou is a city of 2.4 million people, located adjacent to the Shanghai Municipality on the old Imperial Canal and lower Yangtze River. Recognised for its rich past and ancient cultural treasures, the city has a 2,500 year history of canals, bridges, gardens and beautiful natural scenery. The project was led by the practice’s Shanghai-based team, drawing on the world-class retail and retail branding expertise of its teams in Europe and Singapore. The mall’s design takes inspiration from the city’s canals, bridges and gardens with Suzhou known as the “Venice of the East”. More information at www.broadwaymalyan.com.

Broadway Malyan’s largest retail project in China opens

Pullman, Accor’s upscale hotel brand specifically catering to the needs of today's cosmopolitan traveller, has announced its debut in Linyi – the cultural and historical destination in southern Shandong province – with the opening of Pullman Linyi Lushang. The newly-built 312-room property is the latest addition to Pullman's Greater China portfolio, which now counts 16 operating hotels with a further 28 projects committed and scheduled to open by 2015. Featuring 312 well-appointed guest rooms, including 14 suites, Pullman Linyi Lushang boasts unbeatable comfort. At 40m2, the hotel’s standard rooms are among the largest in the city. Thanks to its proximity to the Yi River, a signature landmark of Linyi, hotel guests can enjoy views of either the river or of the vibrant city. Paul Richardson, Chief Operating Officer of Accor Greater China, said: “The opening of Pullman Linyi Lushang further demonstrates Accor’s overall expansion strategy, which looks for growth opportunities in different cities across the country.”

The Urban Renewal Authority (URA) is inviting interested parties to submit Expressions of Interest for the Main Operator of its Central Oasis revitalisation project. Standing on a 3995m² site in Central district, the Central Oasis project aims to revitalise the 73-year-old, four-storey former Central Market building, Hong Kong’s most magnificent Bauhaus structure, into a retail-cum-leisure diversified development with the provision of greeneries and quality public spaces as a new hang-out area. Interested parties are requested to indicate their capability and experience in facility management, leasing and marketing, building conservation and event promotions to undertake the project in accordance with the requirements and criteria set by the URA. Submission should be made to the URA Headquarters at 26/F, COSCO Tower, 183 Queen's Road Central, by 5 p.m. on Monday, 7 January 2013.

Scheduled for completion in the first quarter of 2013, ONE WANCHAI, developed by Chinese Estates Holdings, was launched for sale in November. With 237 units ranging in size from 39m2 to 111m2, the developer expects major interest from mainland Chinese buyers, long-term investors and young families. ONE WANCHAI is a demonstration of Chinese Estates’ commitment to the restoration and protection of Hong Kong’s heritage. In addition to preserving the original ‘Streamline Moderne’ facade of the original Wan Chai Market, the developer has taken extra care to retain the period features and architectural character of the building. Swire Properties hosted a street party on 8 December to commemorate the company’s 40th anniversary of its establishment in Hong Kong. Swire Properties celebrates 40th Anniversary

In 2011, HKQAA launched the HKQAA Sustainable Building Index (HKQAA SBI). Funded by the Sustainable Development Fund and based on the UNEP (United Nations Environment Programme), the Index provides a simple and inexpensive building assessment system. It was designed to balance economic, social and environmental considerations and is applicable to buildings of different ages and types. In order to find out about the performance of building sustainability, HKQAA randomly collected performance data from buildings across Hong Kong. The preliminary findings of the research were announced on 30 November at HKQAA Symposium 2012.

The research reveals that the average emissions of greenhouse gas (GHG) of industrial buildings, offices and shopping centres is 10 times that of domestic and accommodation buildings. Industrial buildings, offices and shopping centres over 30 years of age emit significantly more GHG than those less than 30 years; by contrast, domestic and accommodation buildings over 30 years of age emit significantly less GHG than those less than 30 years old. Emissions of domestic buildings on Hong Kong Island are lower on average than those in Kowloon and the New Territories. The use of eco-friendly materials is more common in domestic and accommodation buildings than in industrial, offices and shopping centres. The former, on average, use more than three types of such materials, such as biodegradable or organic materials, recycled materials and locally produced materials. A detailed report is expected to be released in early 2013.

HKQAA announces preliminary findings of SBI research

Zaha Hadid recently joined Soho China's Zhang Xin and Pan Shiyi, along with 15,000 guests from China and around the world, to celebrate the completion of Galaxy Soho, Beijing. Located in Chaoyangmen, central Beijing, Galaxy Soho is an ensemble of 4 building volumes which coalesce and fuse, pull apart and connect, via bridges and plateaus; creating a world of fluidity and movement within. The 330,000m2 mixed-use development over 18 floors (15 floors above ground, 3 floors below), provides retail units around the central “canyon” and courtyards on its four lower levels, with office units occupying levels 4-15. Access, circulation and sun-path movements have informed the design, allowing natural light to penetrate deep into the site and surrounding neighbourhoods.

“Working on Galaxy for Soho China was very exciting. The design responds to the varied contextual relationships and dynamic conditions of Beijing. We have created a variety of public spaces that directly engage with the city; reinterpreting the traditional urban fabric and contemporary living patterns into a seamless urban landscape inspired by nature,”explained Hadid. “The natural rhythms and flows of the city, of the environment and of the people have been integrated within the design to define its formal composition.”

Celebrations mark the completion of Galaxy SOHO, Beijing

Soundwill Holdings have announced the official name of its commercial project situated on No. 1-29 Tang Lung Street as [Soundwill Plaza II- Midtown]. The 31-storey building is located in the traditional ‘golden triangle’ of the Causeway Bay retail market, with stunning 270 degree views across Victoria Harbour, Times Square and Causeway Bay and has a GFA of approximately 20147m². Matthew Ng, Associate Director, Leasing and Marketing of Soundwill said: “Following the huge success of Soundwill Plaza, [Soundwill Plaza II- Midtown] will be our spotlight project in 2012 – 2013. With unparalleled design and unique location, we believe the development will soon become a new iconic landmark in the Causeway Bay market.” [Soundwill Plaza II- Midtown] has engaged Woods Bagot, award-winning global studio and architect as the façade designer and Jones Lang LaSalle as the sole leasing agent. The project is targeted for completion in Q3 2013.

Jones Lang LaSalle has engaged renowned fashion designer Dorian Ho to design its new range of uniforms for its property management team. The new work wear collection was recently unveiled by celebrity models Rosemary and Carl Ng. Explaining the concept behind Jones Lang LaSalle’s (JLL) collection, fashion designer Dorian Ho said: “When I was conceptualising the design of the uniform, the priority was to achieve a smart, chic and professional look, suitable for each individual’s working environment. The design we ultimately produced manipulates the shape of JLL’s logo into the cutting and panels detail. Also, it incorporates the company’s corporate colours of black, grey and red.” Dorian designed eight different looks which are practical, stylish and fashioned for the different job functions within the JLL property management team, which services over 300 properties in Hong Kong.

4N Architects is delighted to announce the successful conclusion to the first Hong Kong Restaurant Designs Exhibition 2012, wholly organised by 4N Architects and supported by a host of leading magazines, including PRC. “One of the objectives of the event was to promote Hong Kong designs to an international audience, whilst supporting the Hong Kong Design Year 2012, as a part of the continuous movement supported by the HK SAR Government and largely driven by the Hong Kong Design Centre,” stated Danny Ng, Managing Director, 4N Architects. Nine projects were showcased in the exhibition, including: Bubble Factory Café (Tin Hau, 2009), AOK Restaurant (Lok Fu, 2010), Dim Sum Bar Concept Store (Tsim Sha Tsui, 2011), Dim Sum Bar (Tsuen Wan, 2011), JB’s Champagne Lounge (Lan Kwai Fong, 2011), JB’s Whiskey Bar (Lan Kwai Fong, 2011), RaSuperMen Japanese Restaurant (Causeway Bay, 2012), Le Salon Restaurant et Croissanterie (Causeway Bay, 2012) and G.C.X. café and restaurant (Wong Chuk Hang, 2012).

Hong Kong Restaurant Designs Exhibition 2012

Designed by architects KplusK associates and scheduled to open in 2014, CHI 130 will be the latest contemporary, urban offering from CHI residences, set to take serviced apartments to new levels of luxury and style. CHI 130 will consist of 13 studios, 25 one-bedroom, three 2-bedroom and four top floor 2-bedroom duplex apartments, two of which have private access to roof gardens, and ideal space for families or groups. Each apartment features beamless high ceiling environments, with floor to ceiling windows and a highly individual iconic façade system that incorporates private projecting balconies, that adds to the overall appeal of the building’s exterior. The 25-storey CHI complex is conveniently located in the heart of Wan Chai, across the street from the MTR station, and offers easy access to the entire city’s various modes of transport. Created with sustainable architecture, CHI 130 is employing materials from renewable sources and will use energy saving LED lighting.

Asia’s design event of the year, Business of Design Week 2012 (BODW) entered its final day on 8 December with a local focus as multiple topics closely related to the Hong Kong community were discussed at the Hong Kong Convention and Exhibition Centre. The West Kowloon Cultural District was a major focus, along with the role of technology in communication and design. Speakers sharing their experiences and insights created an intimate atmosphere for the final day of talks. After a week of informative forums, programmes and 100,000 participants, BODW 2012 came to a lively and successful close. BODW is Asia's leading annual event on design, innovation and branding. Since 2002, it has been organised by the Hong Kong Design Centre. Bringing the best of the global design world to Hong Kong, the week-long event encourages businesses to unleash the power of design by focusing on the vital relationship and complex interplay between design and business.

Bathroom manufacturer Duravit and designer Philippe Starck have now taken up this idea and have collaborated on the “SensoWash Starck” shower-toilet seat that premieres outstanding design and showering comfort in equal measure – a symbiosis with which Duravit wishes to set new standards for the toilet. The shower-toilet seat boasts an unusually flat and slimline design that curves gently up into the wall and that finishes in an elegant silver-coloured panel. To ensure the continuous flow of the clear lines, the technical components have been miniaturised so the entire technology fits between the ceramic body and the seat.

Barr + Wray has won a second contract with family short-break provider Center Parcs and will fit the water treatment facilities at the new £250 million holiday village at Woburn Forest in Bedfordshire, located less than 1 hour north of London. Fresh from its work at Center Parcs Elveden Forest in Suffolk, Barr + Wray will provide all of the pool filtration and water treatment plants and pumping equipment for seven large freeform pools located in the Subtropical Swimming Paradise at Woburn Forest as part of the £4 million contract. On 22 November international construction services company, ISG, held its biennial Charity Auction at its North Asia Headquarters in Hong Kong on behalf of the Children’s Cancer Foundation – a local charity that has been providing caring service for young children with cancer and their families in Hong Kong for over 20 years. With an auction of 18 items including holidays and an animated auctioneer in the form of Paul Hart of Knight Frank, the event was a resounding success with a total of HK$600,000 raised by over 70 colleagues, clients and ISG staff members in attendance on the night. The monies raised means that the Children’s Cancer Foundation is now able to invest in a computer application that rewards children with attractive images when they calm their nerves and lower their heartbeat. The theory behind this application is Bio Feedback – a complementary and alternative medicine technique that helps a patient to modulate their pain or tune it down.

The World Architecture Festival 2012 recently concluded its fifth edition at the Marina Bay Sands in Singapore. The event brought together over 1,500 international architects to compete and celebrate excellence in architecture. Attendees enjoyed a wide variety of keynote presentations, including an address from Thomas Heatherwick and Moshe Safdie, seminar sessions and more learning and networking opportunities than ever before.

The festival awarded 37 category winners and concluded with recognising three winners for "World Building of the Year" (Cooled Conservatories at Gardens by the Bay by Wilkinson Eyre Architects), "Future Project of the Year" (Msheireb - Heart of Doha – Qatar Masterplan) and "Landscape of the Year" (Kallang River Bishan Park by Atelier Dreiseitl).

At the conclusion of this year’s festival, PRC spoke with Paul Finch, Programme Director, World Architecture Festival (WAF).

“We thought WAF was a good idea because before 2008 there was no annual global architectural meeting place where architects could show their work, take part in an international competition which was all about quality of ideas, and enjoy lectures and talks from international practitioners. The fact that it is a festival, rather than just a conference or trade exhibition, has made it different to other events – a mixture of live presentations and judging, intelligent discourse and lively social events. And of course on the final day you get the chance to see category winners re-presenting their designs to ‘super juries’ of major professionals, who have to decide the best-in-show winners.”

“For architects thinking about attending in 2013, I think the main recommendation can be summed up as: WAF is an event which reminds you about why you wanted to become and architect; it is about inspiration and knowledge in a friendly atmosphere with fellow professionals from all over the world.”

“In 2012 we had nearly 1,900 attendees from 64 countries, an increase of more than 400 on 2011. We expect this encouraging trend to continue. In addition, our interiors event, INSIDE, will be taking place within the WAF event, with its own awards and talks programme, giving those concerned with interiors design and architecture and additional reason to attend.”

“We noticed an increase in the number of clients who attend WAF following our move to Singapore, but WAF is fundamentally about architects and architecture. We make clients welcome and offer them complimentary passes to the show where their buildings have been shortlisted, or where architects attending the event would like to invite them.

We have in the past been asked to organise meetings between clients and potential architects and are always happy to do this. We think that the clients most likely to attend WAF will be those with a real interest in architecture and design.”

WAF’s role in Asia

“The interest of architects in the wider Asian area for taking part in WAF as awards entrants, speakers and attendees was very strong. From an organisers’ viewpoint, the attraction of Asia as a region (particularly with Europe’s current economic circumstances) is that there is a major focus for construction and design energy; and is engaged in addressing major questions facing the world in respect of population, urbanisation and climate change.”

“The effect of our move to Singapore (from Barcelona) has been to increase the number of attendees, a majority of the increase accounted for by Asia, and by engaging with the most important growth area in the global environment to give WAF greater vitality. This year 807 attendees were from Asia.”

Talks, keynote sessions and exhibitors

The talks programme takes place in relation to a thematic programme; in 2013 the WAF theme will be ‘value and values’. This will partly concern the value and added value that architecture and design can bring about, covering economic value, social value, aesthetic value and cultural value. But it will also cover the values which underlie the way architecture is taught and practised across the world, in respect of history, philosophical and moral/ethical approaches. The INSIDE programme, ‘Inside Out’, will examine the way in which the world of interior architecture and design, far from being a silo of professional activity, is related to wider world of the built environment and what takes place within it.

Keynote addresses will be given each evening and will feature major architects and contributors to architectural thinking, concluding with a Friday lecture reminding attendees of the delights of architecture and design. Exhibitors and sponsors are generally major companies who operate internationally and who have a profound interest in promoting high-quality architecture and design.

Sumerbank Textile Factory, built in 1933 in Kayseri by a group of Russian architects led by Ivan Nikolaev, has been one of the most important symbols of industrialisation and modernisation in Turkey. Following its closure in 1999, the industrial complex, consisting of buildings which are unique examples of Russian Constructivism, was left abandoned inside the city until being allocated to Abdullah Gül University to be transformed into a new campus.

Instead of designing a brand-new educational/administrative building for the new campus, it was decided that the existing small warehouse be converted, while sustaining the aura of the former factory.

“Design is driven by the approach towards the existing building and not alienating it by regarding it as ‘untouchable’ and damage the existing character,” states Emre Arolat Architects co-founder, Emre Arolat.

The arcade of the existing large warehouse is considered a generative element and the small warehouse, which is a more recent addition to the complex, was transformed by removing its roof, adding a new structure that carries a canopy, as well as new spaces above the existing older space and forming an arcade in front that mirrors the other warehouse. New buildings, such as a food court, create a recreational area in front and were also added in order to strengthen the exterior spaces. An orangery, standing as an

interface between the city and university, has also been laid along the border, acting as an urban farm to sustain local herb growth.

International recognition

EAA’s recent success in the World Architecture Awards reflects the practice’s international accolades. This year their projects have won in various categories at the Cityscape Dubai Awards, MIPIM in Cannes, as well the eighth annual Turkish Architecture Awards. These acknowledgments follow further success at MIPIM, the Aga Khan Awards for Architecture, the Green Good Design Awards, International Architecture Awards and European Property Awards, to name just a few.

Arolat continues, “We hope that our approach to design will retain its inherent consistency through our quest for awareness involved in the process of redefining what is to be conceived. This is an attitude in which the creative subjects – the people in charge of the design, feel that they themselves are not entirely free of these non-conformities, in which they continually question both the situation and themselves, instead of playing it safe and contenting themselves with what suits their own best interest.”

“We feel that the design process acquires an appeal that is open to a gradual deepening through individual input and through the fantasy associated with the project itself.”

Recently short listed in the educational category at the 2012 WAF (World Architecture Festival) Awards held in October in Singapore, Abdullah Gül University (AGU) City Campus, Turkey, was recommissioned from an old textile factory, with design by Emre Arolat Architects.

The architectural practice

Emre Arolat Architects (EAA) was founded in 2004 by Emre Arolat and Gonca Pasolar in Istanbul, as the continuation of Emre Arolat’s architectural practices, which he started at Arolat Architects when an associate designer in 1987. The practice continues with the same range of projects in EAA-Emre Arolat Architects, with the contributions of partners, Neset Arolat, Saziment Arolat and Sezer Bahtiyar, together with professional architectural staff operating out of its Istanbul office.

Founded in 1961, Arolat Architects has executed significant projects in housing, tourism facilities, leisure centres, administrative buildings and sports grounds and the group continues to build upon its professional experience with regular contributions to architectural competitions.

“In our studio, where we produce many different subjects and on many different scales, we aim to maintain an architectural design practice focused on developing our inherent potential,” stated Arolat. “This is a practice based on identifying the individual problems of each project and each special situation, distinguishing input and looking for answers to the situation that has now become specific through a description that is as stratified as possible.”

Arolat states that while familiar styles and the motivations of architectural movements and design conventions are introduced at times, however, this tendency also focuses on an aspiration to be consistent in the appearance of buildings produced.

“Using two quite disjunctive channels, architecture and its product, the building, occurred more frequently than previously in the entrepreneurial and madcap urban environments of post-1980. The building either became, directly as it’s very self, an effective medium for the politics of the day, or, within the trend mechanisms of the day, it occupied the environment through the visual values that took shape with it. It can easily be claimed that during this period, the latter lagged in comparison with the former, both because it was much flimsier, and was a quite naïve channel when compared with the pragmatic realities of the former.”

In the architectural design process at EAA, main decisions consider interpretation of the context in its widest sense. In this case, each context anticipates different approaches and this leads to an architectural practice where a conceptual and positional consistency is valid, rather than specific visual correspondences. The material used is determined by a categorical approach, depending on its visual and tactile nature, rather than designation of an inevitable specific material. Consequently, a flexible architectural expression is pursued on the basis of a definitive conceptual basis.

國際肯定

EAA 最近在世界建築節大獎中取得成績,顯示其實力非凡。今年,他們的設計項目在多

個比賽上榮獲獎項,包括杜拜城市景觀展大獎、康城國際地產投資交易會大獎,第八屆

土耳其建築大獎、國際地產投資交易會大獎、阿卡汗建築獎、環保設計獎、國際建築獎

Arolat 先生說:「我們希望設計在追尋更廣闊的想像空間時也能夠貫徹始終,這樣的態

度使創作人不會完全脫離自由創造,他們會不斷反思,而不是抱著保守心態,安於最有

建築業務

Emre Arolat 於2004年和 Gonca Pasolar 在伊斯坦堡創立 EAA,延續他在1987

Arolat 指出:「工作室是我們創造不同類型不同規模作品的地方,我們希望設計的實務流

程能把我們內裡的潛能發揮出來。這個流程倚重找出每個計劃和情況的獨特問題,透過細

緻的描述來了解事件,然後尋求解決方案。」

Arolat 說他們會偶爾加入熟悉的建築風格和傳統設計,不過這是希望在建築外形上達成

一致性。

「通過兩種不同的渠道,建築美學與其建築物在1980年後的企業和都市環境中更見頻繁。

建築物可能做回自己,成為當時有效的政治媒介,也可能在潮流的驅使下,以某種視覺

形態呈現出來。我們可以說後者比前者失色,因為它不但比較薄弱,而且相對起前者的

實際,它顯得幼嫩。」

在 EAA 的建築設計過程當中,做主要決策時都會以彈性的態度來詮釋項目背景。每一個項

目都要求不同的對策,而這就成就了一套以概念和價值定位為主導的建築方針,而非遵從

只為滿足視覺上一致的習慣。材質的選擇取決於建築物的分類,要考慮視覺效果和觸感,

不會為使用某種材質而盲目使用,達至以清晰概念為基礎,追求靈活的建築藝術。

A growing retail market, increased real estate opportunities in China and the changing landscape of allocation to real estate, were the major talking points at the seventh edition of MIPIM Asia, which took place in Hong Kong, from 7-9 November.

Opening proceedings on November 7, Chief Executive of the Hong Kong Special Administrative Region, the Honourable CY Leung, underlined the dynamism of the Asian real estate sector. In his opening address, the Chief Executive noted: "When it comes to real estate and many other business sectors, Hong Kong is the two-way Chief Information Officer (CIO) and Chief Knowledge Officer (CKO) of China. Nearly all the major real estate and other related professional practices on the Chinese mainland are branches or subsidiaries of Hong Kong firms. Hong Kong also accounts for nearly all the large overseas real estate developers in mainland China. Together we possess a huge wealth of information and knowledge on the Chinese markets."

Chaired by Mr. Vincent H.S. Lo Chairman of Shui On Group and composed of an international panel of top real estate experts, the MIPIM Asia Awards jury, selected the 2012 finalists to compete in the 6th edition the awards competition, the annual Awards For Excellence. The jury were called on to rank the 30 finalist projects, in the process giving the winners Gold, Silver or Bronze status. MIPIM Asia delegates also voted on site for their favourite project in each category. Their vote was combined with the jury’s, each group making up 50 percent of the decision. The final results were announced at a gala dinner taking place at the prestigious Grand Hyatt Hotel in Hong Kong on 8 November.

第7屆「亞洲國際商業地產投資交易會(MIPIM Asia) 」於11月7日至9日在香港會議展覽

中心完滿結束,主要議題包括零售地產市場增長、中國持續上升的房地產市場機會及地

產界不斷改變的面貌。

於11月7日的開幕典禮上,主禮嘉賓香港特別行政區行政長官梁振英先生點出了亞洲房地

產市場的活力。他表示:「香港是地產界及其他業界於中國開展業務的橋樑;中國大部分

主要地產商均是香港公司的分支或旗下子公司,而在中國的海外大型房地產發展商亦大部

分來自香港,所以我們將攜手於中國市場創造更豐富的資料及知識庫。」

由瑞安集團主席羅康瑞先生為首,及一眾頂尖房地產專家組成的國際小組,作為了第六屆

「亞洲國際商業地產投資交易會大獎」的評委會,選出了三十個在2012年度優秀作品入圍

角逐,再在不同類別中再選出金銀銅獎。而交易會的參加者亦可以在與會期間投選自己喜

Leigh & Orange’s Ocean Park Summit project was awarded the Special Jury Award at the MIPIM Asia Gala Dinner held in November.

Leigh & Orange is a long term partner with both local and international theme park developers. Since the establishment of the first theme park in Hong Kong in the 1970s, the practice has been continuously involved in the development, rejuvenation and expansion of theme park attractions, meeting both client and public expectations in delivering high quality facilities and rides that thrill both local and international visitors.

Ocean Park Summit, part of Ocean Park’s Master Redevelopment Plan completed in 2012, consists of three major lands – Rainforest, Thrill Mountain and Polar Adventure – for which Leigh & Orange was the Lead Consultant and the Architect.

Thrill Mountain offers park guests a high-energy experience of amusement rides including Hair Raiser, Bumper Blaster, Whirly Bird, Rev Booster and The Flash. The land is designed as a contemporary boardwalk – borrowing the eclectic mix of unique food and variety of ride experiences once found in nostalgic seaside resorts, updated and re-imagined by adding a layer of popular youth culture.

Polar Adventure is a world-class conservation and edutainment platform featuring penguins, walruses, spotted seals and more. The adventure consists of two walk-through attractions. The North Pole Encounter offers views of different pinniped species from above and under water – while at the South Pole Spectacular, guests enjoy up-close encounters with penguins in an open exhibit with viewing chambers, balconies and glass-panelled floors offering underwater views. Display and educational interpretive exhibits convey the plight of polar wildlife living under the threat of global climate change.

Sustainability

Polar Adventure has taken a comprehensive and innovative green approach to the design, which provides a comfortable environment for polar animal ambassadors to live and reproduce, while offering guests eco-friendly and immersive platform to learn about polar wildlife. With all the green features in place, the park has successfully lowered annual electricity consumption by 34 percent, while the Polar Adventure exhibits are comparable to a Hong Kong Level 1 energy-labelled refrigerator in terms of energy-efficiency.

The MIPIM Asia Awards Jury selected the best projects from the Asia-Pacific property market. Among all the 30 winning projects, Leigh & Orange’s Ocean Park Summit project was selected by the jury panel for the Special Jury Award.

An inspired idea with global applications

The history of Double Stone Steel (DSS) and its increasing and noted global success is almost as fascinating as its new 21st century product and is a story of foresight, innovation, research and design, and most notably, lateral thinking, as applied by DSS founders Yuanyi Zhu and Richard Adam.

Incorporated in Hong Kong in 2012, Double Stone Steel Ltd was founded following successful work collaborations between Zhu and Adam. PVD technology and the emphasis placed upon research and design by the Zhu family convinced Adam of the global possibilities for an international distribution channel and the impact and resulting demand that a product, such as coloured stainless steel, would garner.

In 1991, Zhu attended Beijing Institute of Technology, where he first learned about PVD technology. Following his studies, he travelled to Russia where he spent a further two months learning more about the processes involved in PVD technology at a Russian

factory. Following his time spent in the former USSR, Zhu worked for a Chinese company using PVD technology in the production of industrial tools, as the factory owners recognised that the inclusion of PVD made stainless steel stronger. PVD (physical vapor deposition) is a variety of vacuum deposition methods used to deposit thin films by the condensation of a vaporized form of the desired film material onto various surfaces (e.g., onto stainless steel). The coating method is a purely physical process. Coming from Dongguan, where furniture manufacturing is renowned, Zhu could see the benefits of applying PVD technologies and the production of coloured stainless steel into interior décor for high-end brand name display cases, interiors and a range of furniture items, as well as for decorating possibilities, which has opened up new and limitless opportunities for its application by architects and interior decorators. In 1994, with investment by his family, Zhu opened the first Double Stone Steel factory in Panyu, for the production of coloured stainless steel specifically for use in interior décor. Double Stone Steel China is now the largest PVD colouring company in Southern China, with over 10 colouring factories and two cold rolling factories in cities such as Shanghai, Xiamen, Chengdu, Chongqing, Zhongshan, Shenzhen, Zhaoqing, Guangzhou, Foshan and Shunde.

Double Stone Steel’s expansion from producing coloured stainless steel for decoration to its application in architect designed buildings came in 1996 when Zhu was approached by one of the largest stainless steel factories producing sheeting (curtain walls and cladding) to colour stainless steel in gold for the building industry. Both companies had the vision to produce coloured stainless steel for this sector, which can today be seen in places such as the popular T-mall located in Guangzhou.

Until 1998, only the production of various shades of gold coloured stainless steel was possible, so from 1998 to 2002, Double Stone Steel

invested a great deal of time and research into developing and expanding the stainless steel colour palette to include black, green and rose colours.

“Until 1998, only the production of various shades of gold coloured stainless steel was possible,” states Double Stone Steel Partner, Henry Zhu. “From 1998 onwards we have continuously invested in ongoing research and development and expanding Double Stone Steel’s stainless steel colour palette to include black, green and rose colours. Now Double Stone as a company with most variety of colours its products have became a leading trend in PVD coated coloured stainless steel filed.

Expanding colour palette

Today, Double Stone Steel produces stainless steel in a palette comprising more than 20 different colours, including electric blue, purples, copper, brass and bronze.

“In 2012, the release of our antique palette series of colours also proved especially popular with customers,” states Henry Zhu. “Double Stone Steel also plans releasing another 100 colours over the next five years. It has also pushed the development of black stainless steel, now true black or Black is Black, and not the dark grey hues often manufactured by other companies

”Our R&D team is constantly working to develop new colours with our unique technology that until recently has never been seen or used before in architect designed buildings or interiors. And appreciating the popularity of true black, we have also developed the new Black is Black, which is proving extremely popular with new generation of designers and architects as they aim for their projects to be truly unique and stand out”.

Eco-friendly products

“In line with growing global demand for environmentally friendly products and production methods, Double Stone Steel has also developed PVD technologies and production equipment that is environmentally friendly and clean,” states Double Stone Steel Partner, April Dahlberg. “It is not like the traditional electroplating of bygone eras. There is no discharge of waste water, waste gas or waste materials. In addition, our PVD-coated products also include some exclusive characteristics, such as water and oil proofing and are also corrosion resistant and wear resistant. It can also be processed by cutting, bending or curving it, without any of these additional positive elements peeling off.”

“We have also developed anti-fingerprint coatings that are used on the sheets and profiles, thus eliminating the obvious effects that result when people touch it in public areas, which is another plus to using coloured stainless steel and is another major breakthrough for Double Stone Steel.” ”Double Stone Steel is now one of the largest PVD companies in China, with over 40 colouring machines, including four that are the largest sheeting and profiles machines in the world and can take sheets and profilings of up to six metres in size and results in less gaps in the joinings.”

Dahlberg also enthusiastically states that coloured stainless steel in the future will also be used in the production of other household products, adding new and exciting dimensions to designer products and more importantly, to retail consumer choices.

Today, Double Stone Steel companies employ around 1,000 people and has an annual turnover RMB100,000,000 (USD16 million) in processing alone. Double Stone Steel has also gained ROHS and ISO9000 certification and all products are SGS approved.

環保產品功能超卓

DSS 合夥人 April Dahlberg 指出:「為回應全球對環保產品和生產方法日益增長的需

求,DSS 成功研製出更保護環境及更潔淨的 PVD 技術及相關生產器材。和舊時傳統的電

鍍截然不同,新技術不會排放污水、廢氣及其他有害物質。此外,本公司PVD鍍膜產品,

還具防水防油性,能抗腐蝕磨損的獨有賣點。鋼材能經過切割,屈折或彎曲處理後,以上

提及的正面特質仍絲毫無損。」

「我們還研製出一種板鋼及型鋼專用防指紋鍍層,能消除公共地方突兀指紋,美化觀瞻,

成為彩色不鏽鋼的另一賣點,更是公司的另一重大科研突破。」

Globally acknowledged, award-winning architectural practice, Benoy, recently completed the INDIGO development in Beijing. A new retail led mixed-use destination, INDIGO breaks the mould on perceptions of distinct, standalone developments, embracing and incorporating its green surroundings, whilst also instilling a true sense of community and exploration for guests. In doing so, Benoy has also realised the owner’s unique vision.

INDIGO master planning

Inspired by its unique setting, the design concepts incorporated into the whole INDIGO development embrace both the river and the stunning 170,000 square metres park located to the east of the development, contrasting with the urban cityscape to the west. This connection of two different, but reflective, sides of the popular Chaoyang district was a key element of the design process and Benoy has ensured a fluid transition across these different, but complimentary, aspects of the project.

“By delivering the master planning, architecture and interior design in relation to all aspects of this new retail driven, mixed-use development, Benoy has achieved a cohesive project composition that injects vitality into this 175,000 square metres business and leisure destination that includes 68,000 square metres of retail space, the 369-room EAST Hotel and a 25-storey, 58,000 square metres, Grade A office tower in this upcoming district of Beijing,” stated Benoy Divisional Director, Architecture, Chao Wu. “The two towers incorporated into the scheme were placed to the south of the site. The office tower, ONE INDIGO, is detached, whilst EAST Hotel is integrated with the retail podium. From a design perspective, this seamless integration has been achieved through a fluid ribbon form, bringing an especially strong architectural language to the overall development.”

Chao explains that at the master planning and concept stage, Benoy carefully studied the importance of the initial arrival experience for the three independent parts of the mixed-use development. “We purposely designed EAST Hotel to have its own exclusive drop off point, the office tower to have an independent point of arrival, and the mall to have a central axis from the drop-off area.”

INDIGO mall

The retail mall has been designed as the key component of the INDIGO development, with over 200 international retail outlets dispersed over five podium levels. An innovative design language was also created to seamlessly integrate the urban and natural sides of the district internally within the mall.

The west arcade of the podium features the public entrance from the main road, and in keeping with this city side, the interior has been designed with an urban corporate style. The podium was conceived with a sleek, curved and continuous arcade wrapped around the west side, and a vast skylight was installed above the arcade and designed to echo the gentle organic, architectural lines. The skylight floods the interior space with natural light and gives the interior a bright and elegant feeling of space. Bamboo veneer details are also interspersed throughout the retail space to reference the natural and enlivened east side of the complex.

The Winter Garden

To the east of the mall, a unique space has been created to ensure a fluid transition from the urban retail environment to the park. “This is the Winter Garden” continues Chao. “It has been designed as a focal point to the retail scheme, very like a traditional town square, and is a multi-function event space, with a floor area of approx. 2,300 square metres and soaring 33-metres in height. The overall character of the design was inspired by a traditional Mediterranean hillside village, with a semi-circular layout and terraced areas featuring both retail and F&B outlets and overlooking the stunning event and entertainment space below – perfect for those desiring a well-earned break to reflect on their many stunning purchases.”

The area is covered by the spectacular free form monocoque roof with a cable net structure glazing wall, all designed with detailing to give this space its high-tech, ultra-modern outlook. The glass roof floods the interior space with light and provides a gradual shift from the park to the rest of the development. Incorporated into the roof are LED lights that can be engaged to give the area a special feeling and ambiance, like sitting beneath a starry sky at night.

“The connection of the Winter Garden to the west arcade was been planned for dramatic effect,” enthuses Chao. “The space is hidden from view to those arriving from the main entrance; with direct access to the area located off the west arcade on level 1, which guides the visitor to level 2 in the Winter Garden. This type of journey is rarely designed for a retail setting and it is more in keeping with museum design, but it was introduced to the INDIGO mall to instill a feeling of exploration within the space. “

EAST Hotel

The brief for EAST Hotel was to create a high-end boutique business hotel as part of the wider INDIGO development, incorporating the stunning park views into the bedrooms and public spaces.

“At the heart of every hotel lays a set of experiences,” states Benoy Divisional Director, Hospitality, Heather Boldy. “A hotel represents a significant lifestyle choice for today’s consumer, and to maintain a competitive advantage, hotel environments need to meet and exceed customer expectations, whilst ensuring that comfort is at the highest level, a factor overlooked by many business hotels. Architecturally, the hotel has been designed as a seamlessly integrated part of the INDIGO mixed-use development, uniquely providing guests with immediate access on two levels to the retail mall and its F&B facilities. Although physically part of the wider INDIGO retail development, the hotel has been created with its own private drop-off area that immediately conveys an intimate sense of arrival. The entrance façade employs an eye-catching “zigzag” form, inspired by traditional Chinese screens and combining contrasting materials to alter its appearance dependant on the view. The facade adds depth and texture to the building’s exterior and conveys the privacy and independence of the hotel entrance in relation to the wider development.”

Comprising 369 rooms, including 23 suites, EAST Hotel offers stunning urban landscaped views overlooking the outdoor park beyond. The hotel has been divided in relation to key functions, business, private, leisure and relaxation. The hotel also includes a large state-of-the-art business “zone”, featuring screening rooms, computer areas and private “quiet” zones, and state-of-the-art conference facilities, which have also been designed with some unique “human touches”, such as interactive F&B facilities.

Elaborating further, Boldy explains: “This has all resulted in EAST Hotel being a business hotel that does not have a commercial, clinical feeling, but rather a warm and welcoming atmosphere, with 70 percent of the rooms facing the park to the east to take advantage of the unique views. And in some executive suites, we have also included the bath adjacent to the picture windows to provide even greater views of the park in an unconventional way.”

The interiors feature a minimal colour palate that has intentionally incorporated natural materials to echo the link to nature. In public areas, a mixture of textures combined with lighting features conveys a calming Zen-like feeling to the overall guest experience.

“The local culture is always very important to the destinations we create,” states Boldy. “Each project we work on is specifically designed to convey elements which reflect a unique local region, local history and the urban fabric, and by working locally we can ensure appropriately tailored solutions for every location. This adds integrity and genuine personality to our designs. The inclusion of art in the interior design was also a key component with the client’s brief, as they are committed to supporting local art and artists throughout their boutique hotel network. The art featured at EAST Hotel has been carefully curated to engage with the surrounding local area, as well as showcasing local contemporary artists from Jiangtai and the famous 798 and Caochangdi art zones nearby. In keeping with this strong focus on artworks, the EAST Hotel reception area has been purposefully designed to allude to an art gallery, with clean lines, minimal furniture and the space to house the two remarkable art pieces by local contemporary artists, the striking stainless steel sculpture inspired by the legend of ‘Jiuxianqiao’, and the enormous 1730 x 1030cm wall mural depicting Beijing’s ‘Lost City’.”

ONE INDIGO - office tower

The 25-storey, 58,000 square metres, Grade A office tower is detached from the main INDIGO complex and is a stand alone structure. The tower has a sharper, more angular form when compared to both INDIGO mall and EAST Hotel and stands in stark contrast to the other very different, but also complimentary, building components located within the overall development. The office tower also has its own dedicated drop-off area and a much more subtle facade treatment. These special settings also allow for the immediate identification of the office tower.

Sustainable design

Benoy’s responsibility to conserve energy and reduce any negative impact on the environment stems from its desire to produce a clean and habitable environment for future generations to inherit and value. To this end Benoy endeavours to always source local, sustainable materials, to reduce its environmental impact and achieve environmental aspirations for all its projects. As a result of observing these key requirements, the INDIGO development and EAST Hotel have subsequently been awarded Platinum and Gold LEED certification respectively.

After a decade in Asia, Benoy also relishes the freedom in China to introduce new and imaginative designs into the urban landscapes of many fast-developing mainland cities.

As Benoy Managing Director, Simon Blore, states: “We recognise the enormous opportunities this development presented us with to showcase our full scope of works. This development expresses a new direction for large multi-use developments.”

總體規劃

受其獨特環境的啟發,頤堤港把位於東面河流和佔地17萬平方米的公園融入設計概念之

中,跟項目西面的都市景觀相映成趣。設計的要點是把朝陽區兩個截然不同的地貌連接

起來,而貝諾的工作則要確保從城市到綠化的轉變是自然而流暢的。

貝諾亞洲地區營運總監(建築)Chao Wu 說:「頤堤港由貝諾一手包辦策劃、建築以及

室內設計,我們為這個佔地17萬5千平方米的項目創造出一股獨有的凝聚力,以及不凡

活力。項目中合共提供6萬8千平方米的零售商業空間、25層樓高擁有369個房間的東隅

酒店、以及5萬8千平方米的甲級寫字樓大廈。」

「兩所大樓坐落於項目的南部,辦公大樓(頤堤港一座)獨立成樓,而東隅酒店則與

商場相連。流線型的絲帶狀設計地把兩個結構渾然地連合起來,帶出鮮明且獨特的建築

輪廓。」

她續說:「在總體規劃與開發概念的階段,我們已分別仔細地研究過,當來賓光臨時即

時體驗的三個地區:分別是東隅專屬的下客區、商廈獨立的抵達點、及位於商場中軸位

置的下車區。」

頤堤港商場

商場是整個項目的核心部份,超過200間國際零售商店分佈在樓高五層的商場中,設計別

出心裁,把都市與大自然之間的和諧引進商場之內。

商場西面的公共入口連接大路,為了與這邊的城市景觀互相輝映,內部用上具都會風格

的裝潢。商場連綿的流線設計尤如包裹著西翼,而巨大的天窗則與購物商場柔和的外形

遙遙呼應。天窗為室內引入自然光,營造出高雅和諧之美感;而散佈商場各處的竹製裝

飾亦能和應著東面的自然景觀。

冬季花園

為確保城市環境能不著痕跡地與公園連結起來,商場東面的冬季花園便應運而生。

Wu 續說道:「花園提供佔地2,300平方米和33米高的多用途空間,設計靈感來自地中

海的傳統山區村落,外形尤如市集的廣場,佈局呈半圓形,而平台上的商店與餐廳更能

一覽無遺場內的活動;同時也非常適合那些渴望坐在一個舒暢的地方,用以回看他們剛

剛購下美麗精品的訪客。」

公園範圍由一個不規則呈蛋殼型結構屋頂所覆蓋,再配合吊索玻璃幕牆,形成高科技的超

現代風格。玻璃屋頂使室內燈火通明,亦使公園跟建築物其他部分的連接更見和諧。裝了

LED 燈的屋頂,幻化營造出坐在星夜下的浪漫效果。

Wu 語帶興奮地陳述:「冬季花園和商場西翼相通的設計也非常出人意表,來賓如果從正

門進來是看不見花園的,但要進入花園,就必須從西翼的一樓通到花園的二樓去;這樣罕

見的設計,是從博物館中取得靈感,目的為訪客營造探索效果。」

東隅酒店

發展商希望把東隅酒店打造成高檔精品商務酒店,而且把公園美景融入酒店景觀和公共

空間之中。

貝諾亞洲地區營運總監(酒店)Heather Boldy 說:「每間酒店也以各式各樣的體驗作招

徠,對於今天的消費者而言,酒店代表了生活品味的選擇,而酒店要維持競爭力,不但要

滿足並超越消費者的期望,更要確保愜意舒適,而很多酒店卻偏偏忽略了這點。」

酒店在設計上是頤堤港項目的一部份,讓住客能輕易到達商場及其餐廳,不過酒店擁有自

己的下客專區,讓住客抵步後隨即感到酒店的親切感。大堂門面採用亮眼的鋸齒形態,讓

貝諾在北京豎立新地標

酒店提供369個房間,當中包括了23個套房,盡覽都市園林景觀。酒店根據不同活動性質

劃分為商務、私人、優閒和消遣區。設有寬敞的商務專區;包括私人放映室、電腦專區、

私人寧靜空間,以及會議設施,例如互動餐飲服務,突顯其人情味濃厚的設計特色。

Boldy 進一步解釋:「正因如此,東隅酒店有別於一般商業化冷冰冰的商務酒店,它給予

住客親切的感覺,而其中70%的房間向東,可以觀賞到公園的獨特美景。在其中一些行政

套房中,置於窗旁的浴缸更可讓住客以非一般的形式去欣賞園林景緻。」

室內裝潢運用簡約的顏色和天然的物料以突顯自然之美;而在公共空間,混合的材質配

合燈光營造出恬靜的禪宗意境。

「本地文化對於建築物來說很重要,而貝諾每一個開發的項目都希望能反映地區的獨特

性、本地歷史以至其都市建築風格,而在當地工作就能找出最適合當地的方案,這使貝

諾的設計更有情操及更具人性。」

「客戶明確要求室內裝潢要用上藝術擺設,他們致力透過其精品酒店網絡,來支持本地

藝術家及其創作。東隅的藝術品均經過精挑細選,以相應鄰近地區,當中展示了來自將

台、798以及草場地等附近注名藝術區的當代珍品。」

「為配合酒店的藝術風格,酒店大堂特地設計成藝廊模樣;以利落的線條、簡約的傢具和

空間來襯托兩件出色的本地當代藝術作品,分別是靈感來自“酒仙橋”的鋼材雕塑,和面

積達1,730乘1,030厘米的“迷失北京”巨型壁畫。」

頤堤港一座 - 商廈

樓高25層,總面積達5萬8千平方米的甲級商廈-頤堤港一座,與商場分隔獨立成樓,建

築輪廓比頤堤港和東隅更分明更多角落,但形態上卻相輔相成。頤堤港一座有獨立的下

車專區,大門的設計更見精細,這些特點都讓訪客能夠清楚分辨頤堤港一座與其他大樓

而設。

可持續設計

貝諾銳意為下一代留下一個潔淨和適合居住的環境,所以他們以節約能源及減少對環境影

響為己任,亦盡量利用本地生產的可持續物料。亦由於他們的堅持,頤堤港和東隅酒店分

別獲頒 LEED 環保認證系統的白金級、和黃金級認證。

Clean, green, sustainable and community-focused, the new Hong Kong Academy (HKA) campus takes 21st century education to a new level in Hong Kong, embracing state-of-the-art features that will guarantee not only a pleasant learning environment for students, but will also stand as a leading example for additional new schools in Hong Kong.

And, best of all, stakeholders in the HKA community have had the opportunity to have input into the design and green features to be incorporated into their new school campus.

“The school has integrated student-initiated programmes from our existing campus into the new site, such as our recycling programme,” states Hong Kong Academy Head of School Stephen Dare.

“Coursework data that students began collecting several years ago measuring energy consumption, water usage, and carbon footprint will continue in order for students to carry on using the building as a learning tool in and of itself. Web-based monitoring of resources and areas that are yet to be developed on the campus will allow for additional student input once the campus is operational.”

Constructed by Leighton Contractors (Asia), part of the Leighton Asia India and Offshore Group, the new HKA Sai Kung campus was designed by architects LDAsia (Llewelyn-Davies Hong Kong Ltd.). Key consultants in relation to sustainable design concepts included Atkins (building services), Hyder Consulting (BEAM Consultants), Evans and Peck (project consultant), Dialogue Ltd. (interiors), and Green Roof Asia (landscape consultant).

Founded in 2000, HKA’s current Hong Kong island campus caters to 500 students. However, as the school continues to grow and reach its full capacity, the new five-storey, 23,500 square metre gross floor area school campus, with an additional 5,800 square metres of podium space, will accommodate up to 650 pupils.

Green features

The new HKA Sai Kung campus incorporates a number of key green features that will see it stand as a leading example of sustainable school design.

A room air distribution strategy is used whereby air-conditioned outdoor air is supplied at floor level and extracted above the occupied zone (Displacement Ventilation). Unlike mixing ventilation, this system allows for increased indoor air quality, which is achieved by exhausting contaminated air out of the room. In addition, rooms are equipped with carbon dioxide (CO2) sensors. When CO2 exceeds the prescribed level, additional air is injected to stabilise the levels. The air conditioning also provides more energy efficiency through the use of automatic variable speed drives, which means that fan speed is automatically adjusted dependent on the requirements to cool the space. Key plant selection including water cooled chillers for air-conditioning system – water-cooled chillers have been selected in preference to air-cooled chillers as they have higher efficiency and performance.

Curtain wall and glazing design is north-south orientated and is constructed using Low-E glazing that reduces the quantity of cooling or heating required by the building. In addition to the curtain wall that allows for maximised natural light, classrooms are equipped with occupant and photo sensors.

The Rainwater Harvesting System is a solar powered system which integrates with the mains supply to power pumps that send water collected from three catchment areas around the campus. The water saved will be used to irrigate campus landscaping.

The Integrated Building Management System (BMS) will provide plant operation, building system monitoring and fault indication. Energy and consumption meters will be used as a teaching/learning aid for water, sprinkler and fire pumps, water levels at tanks, and lifts.

Sustainable products are critical to the design of the school. Material selection includes

permeable water block for ground floor paving, linoleum flooring for classrooms, and sustainable timber products (doors, joinery, acoustic panels) with all timber FSC (Forest Stewardship Council) Certified.

Community focus

HKA Sai Kung also includes a number of special features that will provide an ideal opportunity for pupils to explore and experience different facets of the arts, sports, gardening, and life skills, to name but a few.

The ground floor of the school building has been designed to encourage community involvement; one of HKA’s founding principles. A 750-seat gymnasium, fitness room, male and female locker rooms, a 350-seat professional-grade theatre, 80-seat studio theatre, along with reception areas, additional performing arts practice spaces, and a central courtyard will allow HKA to fully realise its plan for being a “community school.”

A visual arts and technology suite on the third floor includes an outside courtyard, perfect for exhibitions, receptions and sea views. HKA’s Learner Support Centre will also include Occupational Therapy and Speech Therapy facilities with observation capabilities, and a Life Skills Centre, including a full kitchen and laundry facilities.

Outside play spaces include a mini-football pitch and an early childhood playground. Landscape roof areas will allow for student gardens and experimentation. A portion of the external corridor on the first floor has also been transformed into a running track.

HK-BEAM certification

“The HKA project is currently being reviewed under the BEAM PLUS Version 1.1,” states Leighton Contractors (Asia) Site Agent Nicole Bolle.

“BEAM PLUS Version 1.1 certification is based upon the environmental performance of the building across its lifecycle, including construction. To ensure that sustainability in construction is achieved, Leighton Contractors (Asia) has environmental engineers, also certified as BEAM professionals, to assist the construction team. These engineers are responsible for monitoring emission levels on site, ensuring sustainable resources are used for temporary works, and that waste is recycled.”

“In addition, they work with subcontractors to develop testing and commissioning methods to ensure indoor air quality and energy efficiency levels are achieved when the building is handed over to the client.”

“Secondly, through Early Contractor Involvement by our in-house mechanical and electrical engineering department, we have provided professional advice to the school regarding constructability, maintenance and operation of sustainable design options. This includes, but is not limited to, energy output models for solar and wind power, alternative lighting schemes, and a selection of key-plant.”

“Thirdly, we are working closely with suppliers from the mainland for tiling, curtain wall, fittings and fixtures with the intention of reducing the overall carbon footprint of the project.”

A much-needed and welcomed addition to Sai Kung, the new Hong Kong Academy campus will stand as a leading example of what all future new schools should be like, embracing education, while also equipping tomorrow’s leaders with the skills needed to live harmoniously in a green and sustainable world.

設計中。

香港學堂負責人 Stephen Dare 說:「學校已經整合了一些學生主導的計劃,例如回收計

劃,將會由現址搬到新校舍繼續推行。」

他補充:「學生們幾年前便開始為校園收集能源消耗量、用水量和碳足印的數據作

為習作功課,這項目將會繼續在新校園推行,令學生不單是使用新校舍,同時以建築作

由盧緯綸建築規劃有限公司的建築師設計,禮頓建築(亞洲)有限公司興建,香港學堂新校

舍更就可持續發展概念得到一群建築專家作為主要顧問團隊,包括 Atkins (屋宇設備)、

安誠集團 (BEAM 顧問)、Evans and Peck (項目顧問)、Dialogue Ltd. (室內設計)和 Green Roof Asia (園景顧問)。

香港學堂於2000年成立,現時位於港島區的校舍為500名學生提供教學服務。但是,隨

綠化設備

戶外空氣到各樓層,再由房間的上方排走。不同於混合通風,這種通風系統靠排走有害

氣體到室外的作法,更有利於提升室內空氣質素。補充一點,所有房間都裝備二氧化碳

(CO2) 的感應器,當二氧化碳超過規定的水平時,就會注入額外空間來穩定二氧化碳水

平。這系統亦帶來更高的能源效率,包括利用自動變速驅動器,可以自動根據要求調節

風扇轉速來為空間降溫。特別挑選的設備還有水冷式製冷機,這些機組擁有更高的效率

和更好的性能。

幕牆及玻璃設計以南北為主導,而且使用 Low-E 玻璃,可以減低建築對製冷或保暖能源的

需求。另外,幕牆也有利於自然光滲透,教室均裝設使用者和攝錄感應器。

雨水收集系統是一個以太陽能供電的系統,可以連接主電源用電動水泵將水送到校園附近

的3個集水區,這些節省得來的水將會用作灌溉校園園景植物。

綜合樓宇管理系統 (BMS) 將會負責設備運作、樓宇系統監測和故障指示。能源及消耗量計

將會就有關用水、噴灌、消防泵、水箱內水位和升降機,用作教學輔助工具。

選用可持續發展的產品同時對一個學校的設計非常重要,例如在鋪砌地面時選用可滲水地

板、教室內使用油氈地板,以及一些可持續發展、得到 FSC (森林管理委員會)認證的木材

產品 (門、細木工、吸音板)。

社區焦點

新校舍包含了多個特別設備,提供一個理想環境讓學生去探索及體驗藝術、體育、園藝、

生活技能等等的不同層面。

學校的地下設計貫徹香港學堂其中一個始創原則—鼓勵社群參與的概念。一個擁有750個

座位的體育館、健身室、男女更衣室、350座的專業級劇場、80座的小劇場,以及額外

的藝術表演場地和中央庭園,這些設施都能讓香港學堂實踐他們的計劃,成為一間「社

區學校」。

位於三樓的視覺藝術及科技房包括了一個戶外庭園,可供展覽、接待和觀賞海景。香港學

堂的學者支援中心設有職業治療和言語治療設施、觀測設備,以及一個包括廚房、洗衣房

的生活技能訓練中心。

至於學校的戶外空間,包括一個小型足球場和一個幼童遊樂場。學生亦可以使用天台空間

來進行園藝種植及實驗,部分位於一樓的外部走廊轉為跑步徑。

HK-BEAM 認證

禮頓建築(亞洲)的地盤總管 Nicole Bolle 表示:「現時香港學堂正接受 BEAM PLUS Version 1.1 的審核。」

「BEAM PLUS Version 1.1 認證是建基於建築生命週期的環境表現,包括建築工程。為

了保證工程符合可持續發展原則,禮頓聘用了擁有 BEAM 專家身份的環境工程師來輔助

施工團隊。這些工程師負責監測工程各排放水平,確保工程當中使用了可持續發展的資

源,以及廢物得到回收。」

「此外,他們與分包商合作發展測試和試行的方法,保障室內空氣質素和能源效率,通過

測試後才會移交頂目予校方。」

「其次,通過我們內部機械及電子工程部門的承建商早期參與,我們就整個可持續發展

設計方案的可施工性、保養維修和運作,提供專業的意見。這些

包括太陽能及風能的能源輸出模式、替代照明方案、選擇重點發

電。」

「第三,我們與來自中國的供應商緊密合作,在磚瓦、玻璃幕牆、

配件和裝備等方面致力減少整個項目的碳排放。」

這座位於西貢的香港學堂新校舍,將會成為未來其他校舍的榜樣;

除了推行教育,亦同時令我們的未來精英,可以在綠色及可持續發

Do you remember things you studied in secondary school? Now, secondary school students studying Physics and forces can understand the hanger structure supporting the floors below the external wall of Hong Kong Bank Headquarters. Liberal studies students can appreciate Chinese culture by comparing the Sam Tung Uk walled village in Hong Kong with Beijing courtyard homes. Visual arts students can start to appreciate, and even criticise, buildings in terms of form and space, light and shadows, as well as proportions, and through design and technology subjects, students are designing a village school with knowledge about the historical development of schools in Hong Kong. These are just a few of the knowledge possibilities which students come into contact with in their daily lives, through the integration of architecture into existing subjects.

These examples illustrate the objective of a secondary school teaching kit entitled “Architecture in Hong Kong :Teaching Kit for the Appreciation of Architecture in Secondary School Curriculum”, designed to develop knowledge and skills through architecture in order to appreciate different cultural contexts and foster creativity and critical thinking skills.

From a global perspective, this is the purpose of the UIA (International Union of Architects) built environment education programme “Architecture and Children” in which HKIA (Hong Kong Institute of Architects) has participated. This programme is not designed to train everyone to become architects, but to acquire certain knowledge to know the features, constraints and process involved with the making of our built environment i.e. “So that, as adult citizens, users, clients and decision-makers, they may take an active part in shaping the world they live in, embracing both heritage and innovation in the creation of communities which provide a healthy and harmonious quality of life for all.”

Architecture will not be presented as a separate subject in the secondary school curriculum, but will be teaching aids to explain topics in various areas like visual arts and music, science, design and applied technology as well as liberal studies. It is precisely this interdisciplinary nature of architecture that agrees with the vision of the Education Bureau to encourage crossing the boundaries of subjects.

The project is led by HKIA, with funding from the government’s CreateSmart Initiative. The Community Project Workshop of the Faculty of Architecture of the University of Hong Kong provides research support for the project which commenced last summer. As a user-based project, there have also been continuous consultations with the curriculum development officers of the Education Bureau, secondary school teachers, principals and students since the project commenced.

Officially launched in October, the project covers the four areas of visual arts, science and liberal studies, as well as design and applied technology, each equipped with ten topics. The topics are detailed with knowledge and concepts, plus suggestions for working/study methods bilingual student documents. Some subjects are presented in PowerPoint with teaching/learning notes. Others are based on videos or guided tours. For the last part, HKIA has set up a team of architects, from young to senior, to lead teachers in experiencing architectural tours.

More than 20 talks/seminars have been organised through next year to promote this teaching kit covering general briefings to particular topics on architecture such as Universal design, Zen aesthetics in Japanese gardens, modernism in Hong Kong, Chinese calligraphy and architecture etc. Although the project is still in the launch phase, positive comments and feedback have already been received from secondary school teachers and these are greatly appreciated by HKIA and the working collaborative parties.

以上正是「香港建築:中學教材之建築學導引」的宗旨,通過建築去發展知識與技能,從

而了解文化,促進創意及啟發思考能力。從國際視野,這亦合乎國際建築師協會的建造

環境教育「建築與兒童」宗旨──不是把每個人訓練為建築師,而是知悉我們的建造環

境的特性、範限與創造過程。「因而,將來成長為市民、使用者、僱主或者是決策者,

這些人都能主動改造他們生活的世界,融合傳統與創意去創造社群,為全人類提供健康

和諧的生活素質。」

在中學課程,建築學不是獨立成科,而是融合在現有的主題,如視覺藝術、音樂、科學、

通識教育、設計和應用科技等,正是這跨學科的特性,就能配合教育局橫跨學科範限的宗

旨。例如在通識教育科香港大會堂可以說明香港的文化歷史,在視覺藝術科則表現出「現

代主義」的美學。「節能」的影片亦可同時為物理科及設計和應用科技能供教材。另一方

面,直接身歷其境去體會和感受建築物是一個不同課室內的學習模式。

這計劃由香港建築師學會負責,並由香港政府商務及經濟發展局的「創意智優計劃」贊

助,香港大學建築學院社區項目工作坊提供研究支援。這是以用者為本的計劃,所以從

2011年夏天開始,香港建築師學會便安排與教育局各課程的發展主任磋商,亦與中學老

師、校長及學生諮詢。

這計劃正式引進中學,包括視覺藝術、科學、通識教育及設計和應用科技四個課題,每一

課題則有十個項目,並雙語發放。每項目有學習及教學筆記,利用投影片,視像影片或實

地考察作教材。香港建築師學會在導賞課科更組織建築師以帶領老師們作視察。除此以

外,香港建築師學會更舉辦二十個講座,從概括以致深入探討不同題目,如通用設計、日

本庭園的禪學美感、現代白建築、中國書畫與建築等。雖然仍然是推廣階段,香港建築師

學會已收到很多中學老師的正面回應及意見,這對工作人員是很積極的鼓勵。

最後,大家都希望這建築教材能夠在未來建造環境增一分健康及愉快﹗

Space - the final frontier! Captain James Kirk of popular TV science fiction series “Star Trek” could quite easily have been referring to cities on Earth, none more so than Hong Kong.

Hong Kong's geographic location has led to impressive examples of lateral thinking regarding engineer ing challenges and the city has demonstrated ingenuity in the creation of new habitats in which to live and work. But the geographic city limits have become a boundary within which density continues to increase. And like popcorn expanding within a pot, the space between structures becomes increasingly dense and a premium.

We need to explore our cities for voids that have not been filled. And the more you look, the more you start to realise that there is room to create habitats and in the most unlikely of places.

Sites for development can always be found. We simply buy and demolish existing buildings and construct new ones in their place. This is all part of the evolution of place. However, within a constrained and dense city, this comes at a price. The long-term cost is the loss of identity with the removal of heritage structures and the sense of place, belonging and value is diminished.

One solution is the adaption of unused spaces that can be transformed into vibrant, pleasant and inhabitable spaces. Planning permission given prior to construction of the host building clearly does not permit an increase in GFA (gross floor area). In order to permit retro-interventions, there would need to be a concerted effort by government to encourage the efficient use of dormant spaces within a building.

So, at a selected site, what would the process of evaluation to ascertain its suitability, function and design for an intervention?

The first step is to understand the commercial and local demographics in order to establish a suitable function. The second step is to review accessibility to streets adjacent to the site, as well as potential elevated connections that might link with the site from various levels. The architectural approach is a contentious issue, from assimilating the host building's architecture to inserting a parasitical form that contrasts with the host. There is no right or wrong approach, accept where the identity of the intervention is at odds with the intended use. As with many community focused or cultural buildings, there is always an opportunity to introduce something fresh, that contributes to a sense of place.

So, what would happen if this theory was realistically applied? Located along a tertiary route running parallel to Sing Woo Road, Happy Valley, lays a site which offers the opportunity to initiate such an intervention. The residential tower is accessed at street level from Blue Pool Road, above a steep hillside that slopes down towards Sing Woo Road. The acute gradient requires a three-storey deep podium structure, which presently hosts a clear space of considerable mass and development opportunity. As with many such sites, the existing structure can accommodate generous floor to ceiling heights. In this study we developed three functions and architectural approaches to transform the dormant space into an inhabited one.

The first proposed use is for a day centre for the elderly [See A] within the community, a meeting place where patrons can socialise, exercise, drink tea or play Mah-jong. To ensure the maximum penetration of natural light, our treatment of the facade retains the highly permeable nature of the existing structure. The arrangement of the space provides both internal and external spaces with the creation of two balconies located on the north corner of the site. Angled glazing sweeps from the front edge of the existing column to the back edge of the adjacent column to create subtle depth to the glazed façade.

As with all such schemes, access to the first floor is via a staircase that rises with the road incline to meet the floor at its lowest point across the façade. Alongside the balconies the cluster of large circular columns could be utilised to create a feature wall that enriches the streetscape, as well as forming an identity for the building that can be seen from the street. The conversion of the columns into a sculptural installation creates a vibrant contrast between a conservative architectural approach and the intervention.

The second scheme [See B] follows an identical floor arrangement to the first. With this scheme the intention is to create studio space for fledging businesses that do not have the means to lease office space. The small business club would facilitate hot desks (Internet, fax, printers and photocopiers), as well as meeting room facilities reflecting the dynamic nature of the occupants. In order to create an environment that maximises desk arrangements and reduces excessive light reflection onto computer screens, the composition of permeable and solid areas allows light to penetrate the space, whilst reducing solar glare and heat that a fully permeable façade promote. The cluster of columns at the corner of the site are merged to create a single surface that can be utilised to advertise products and services of the start-up businesses occupying the space.

The third scheme [See C] aims to provide a sports facility unique to the area with the potential to attract others into the area. A series of climbing walls ascend within the interior voids of the existing structure. Each climbing wall varies in difficulty, from beginners to advanced. Ledges link walls within the space to create a dynamic climbing environment. The parasitical intervention is split in half between internal and external spaces, with climbing walls that are both enclosed and exposed to the elements. The walls themselves are expressive and colourful in form, creating an integrated art installation that weaves through the forest of columns and beams.

All three design studies demonstrate the potential for adapting overlooked spaces within our cities to create useful and vibrant community focused facilities that contribute to the local and wider community.

付出代價。長遠的代價,就是因拆除有歷史價值的建築,而失去城市的象徵、地標、歸

屬感及價值觀。

其中一個解決方案是使用荒廢用地,改變成為充滿生氣及適合居住的地方。在興建住宅大

廈前獲批准的計劃書,清楚註明不容許增加 GFA (總樓面面積),但為將來再發展之用,政

府有確切的需要,致力鼓勵有效使用樓宇內的潛在空間。

那麼,在某一選定的地點,要確定用地是否適合、它的用途和發展設計的評估程序又是

怎樣的呢?

為得出一個適當的函數,第一步是知道商業及本地人口統計數目。其次,就是要重新評估

用地與相鄰街道的連接,及與用地在不用層面上可升級的潛在連接點。從模仿主建築物的

建築方法,到加入與主建築不同的附屬物,這種建築方法非常具爭議。這沒有對或錯的方

法,只要接受介入物的特性,與原本用途的不符。對於大多數社區用地和文物,經常都有

空間可引入新的元素,帶來當地的特色。

那麼如果這個理論在實質上是可行的?位於跑馬地往城禾道有一個地點,可為這類介入工

程提供發展機會。住宅樓宇位於一個個向下往城禾道的斜坡,與藍塘道路面連接。峻峭的

斜坡需要一個三層樓高度的建築高台,為現在的發展提供充足的空間。與其他建築地點一

樣,現有做建築設施可容納充夠樓層作天花的高度。在我們的研究中,我們發現出三個用

途及建築方法,把空置用地變成可供住用地。

第一個建議是在社區內興建一個老人日間中心(如圖A),一個可以讓長者聯誼、做運動、

飲茶或打麻雀之用的場所。為確保可引用最多的天然光,我們讓平台保留現有建築可採

用的自然環境。空間的運用為室內及室外提供空間,建造兩個位於北邊角落的露台。從

現有支柱的前方,一直到旁邊支柱的後方,都安裝有鑲嵌玻璃,為玻璃平台建造一個精

巧的深度。

在以上各種建築方法中,是以樓梯令傾斜的道路升高,通過平台的最低處與樓層連接到大

廈一樓。在露台的一邊,我們可以用一連串的大圓柱形成一道有特色的圍牆點綴街景,及

為大廈形成一個特色,一眼就可從高街看到。把石柱改變為一個雕刻般的裝置,為保守的

建築手法及介入手法產生生動的對比。

我們的第二個方案 (如圖B)採用與一樓完全一樣的用地安排。我們採取這個方法是為沒有

租用辦公室的雛型企業營造工作室用地。這個小型企業俱樂部會為高流動量的租用者,提

供設有共用辦公桌 (包括上網、傳真、打印機及影印機),以及會議室設施。為建立一個設

有最多辦公桌而產生最低電腦螢幕反射光線,可透光及密閉地區在讓光線透入的同時,又

可減少完全透光平台所造成的強烈陽光照射及高溫。在用地角落的柱群會連在一起,形成

一個單一地面,可讓新成立業務的租用者,用作產品及服務宣傳。

第三個方案 (如圖C)的目標是為吸引其他地區人士,使用當地獨特體育設施而設。一系列

往上升的攀牆與原有建築形成對比。每一道攀爬牆壁都有從初級至高級不同難度。一道道

設有突出腳踏的攀牆形成一個充滿活力的攀爬環境。附屬的介入建築一分為二,分別設於

室內和室外,以攀牆作為內在及外在的元素。攀牆本身非常突出而色彩繽紛,在支柱群及

陽光中形成一個與藝術連祊一體的設施。

三個設計方案都表現出對使用我們城市中被忽略的用地,擁有改變成為回饋社會,充滿

活力的社區設施的潛力。

香港荒廢用地的再用潛力

空間,是最後的要塞。就像在著名電視劇「星空奇遇記」中的卻克隊長,他能輕易說出地

球的城市名稱,例如香港。

由於香港的地理位置,對於建築上的種種挑戰,出現了令人印象深刻的多方面構想;而這

個城市亦充份展現出創造生活及工作新居所的天份。但這個城市的限制變成了一道圍牆,

使裡面的人口密度不斷增加。就好像爆米花在鍋內澎漲,樓宇間的空間變得稠密和昂貴。

Working with little space and imported materials, a new wave of interior designers is managing to breathe life (and cash) into these old “walk-ups”.

Andrew Bell is one such interior designer in Hong Kong. A small-scale developer, he believes that stripping the insides of decaying tong-lau apartments and restoring them with period features has created real estate gems. The Australian former graphic designer says he’s always felt like this about older buildings.

“I grew up in Melbourne, which at the end of the 1890s was a rich city in the former British Empire with very grand buildings that were central to its grid system,” recalls Bell. “In the 1960s when they started tearing down many period buildings, I thought if they had just waited another 60 years they would have realised what an amazing city they’d have as a showpiece to the world.”

“I’ve always thought that such buildings attribute so much to the heritage of a city and people living in that city,” says Bell citing his own tong-lau-styled apartment on Hollywood Road as compared to the glitzier modern buildings adorning Hong Kong’s skyline.

Bell trained as a graphic designer, worked in advertising for many years and started to slide into semi-retirement when people started asking him to design their flats. After working for big companies such as Ogilvy and Mather and Grey Design for about 18 years, Bell decided to try his hand at interior design, taking on projects as a hobby.

Bell has now been practicing for 6 years, during which time he has managed to transform 60 small apartments into authentic Old Shanghai-styled spaces. He uses simple tiling sourced from Italy and France featuring delicate Chinese detailing for kitchens and bathrooms. “I add value to the space by creating a lovely old art deco theme throughout.”

However, it’s clear from the interior of his own apartment that windows are his trademark. Bell removes the incongruous aluminium windows of previous renovations and reinstates the original iron-framed windows, often complimenting them with large folding industrial-style internal and external walls.

“When I design flats, I target the strictly young, single expatriate male. They’re probably in Hong Kong on their first overseas assignment and they don’t mind paying a premium for a smaller space because of the vintage Oriental feeling that the interiors convey. They have big salaries and big housing allowances and they want a taste of the city that may just be a transit zone for them. In a place like Hong Kong, this market is massive,” explains Bell.

Bell has primarily worked on apartments located in Hong Kong’s hip and edgy Sheung Wan and SoHo (south of Hollywood Road) districts

“In Sheung Wan, there are a lot of little galleries and bistros creating a warm and tight village-like atmosphere that I’ve always loved, comments Bell. “Small communities where you can say hi to people and where you can just walk to where you want to go is what adds personality to the area. All I can hope to do is stay true to this in my designs through subtle Oriental finishes,” explains Bell.

When asked about the challenges he has faced when reinstating the former tong-lau feel, Bell says: “Yes, we’ve come across hurdles posed by Hong Kong’s Urban Renewal Authority (URA) who are keen to buy up these tong lau blocks, bulldoze them and build brand new, but boring, box-style apartments.”

Bell cites the example of a friend of his who used to live in New York until he moved to Hong Kong’s trendy SoHo area. Having already lived in a New York loft, his friend decided to revamp his tong lau to give it a loftier, artsy look too, adding Bell’s signature railings on its windows. He merged two flats to create a spacious abode in what is usually a crowded and noisy area. However, the URA is threatening to take it away from him and he is currently pursuing them in court.

“Old Hong Kong is fast disappearing,” states Bell “We have to act quickly to preserve this architectural gems that are also part of Hong Kong’s historic past, but nobody seems to seriously appreciate the necessity of preserving these areas. They’ll perhaps preserve a building, such as the old former Police Headquarters building on Hollywood Road or the Central Market that caused a huge public outcry. But what I’d like to see more is whole communities being saved. Places such as Wing Lok Street and areas in NoHo and SoHo are all in dire need of government protection, not government prosecution.”

“The government needs to recognise that the community is part of its heritage as well. The restaurants, the footpaths, the markets, they are all part of street life. They need to be appreciated much more for the charm and colour they bring to a place like Hong Kong.”

Bell sees beauty in the dirt and disorganisation of the narrow, hilly alleyways of Hong Kong’s streets. Whether it’s the box-maker living in the building next to him with his two children running amuck, the friendly restaurant owner wishing him a good morning or the bustling market decked in its traditional red and blue striped covers, the community Bell lives in and loves is authentic.

With Hong Kong’s sky-high property prices, the buildings that are taking most of the fall are the low-rise tong laus, the walk-up apartment buildings that are to Hong Kong what Brooklyn brownstones are to New York.

“In short, tong laus are what give Hong Kong its character,” states Bell.

宅,認為:「這些建築物為整個都市及其市民保留了豐富的文化傳承。」

Bell 的工作及專長為平面設計,於廣告界工作多年;就在他踏入半退休時,開始有很多

人委託他作家居設計。Bell 在奧美及精信廣告公司等大型機構工作了約18年後,決定嘗

試作室內設計,以興趣性質地擔當這些項目的工作。

在這方面工作了6年的 Bell,已經把60個小型住宅化身為真實活現老上海風格的生活空

縱觀他個人住宅時,窗戶部份便凸顯了他的個人風格。Bell 拆掉已安裝但感覺格格不入的

鋁窗,改為原本極具風格的鐵框窗,並往往加上大型可摺、具工業風格的內外窗門。

Bell 對其工作及客戶作解說:「我的住宅設計客戶通常是較為年輕和單身的外籍來港工作

男性。他們往往是第一次到海外工作,也不介意為較小的生活空間花多一點錢,在裝潢

中體驗經典東方風格的氛圍。他們有豐厚的收入和房屋津貼,希望可以品味這個未必是

長久定居的城市。這個客戶群在香港甚為龐大。」

Bell 的住宅項目主要是位於香港較為時尚及新潮的上環及 SoHo 荷南區。

「上環有很多小型的藝廊及餐廳,感覺就像一個溫暖和親厚的村落,我非常喜歡這些大家

會互相問好、又可以方便到達想去地方的小型社群,為整個區域增添個性;我也盡量在設

計中承襲這特色,並賦予含蓄的東方色彩。」Bell 作補充。

當被問及重新為住宅重拾昔日唐樓感覺時所遇到的挑戰,Bell 認為:「是確實有挑戰的。

我們有面對從香港市區重建局 (URA) 而來的一些困難,URA 往往買下整幢唐樓,繼而夷

為平地,再重新建立沉悶、一個個箱子般的住宅樓宇。」

Bell 提到一個真實例子:他紐約市的友人未搬到香港時興的 SoHo 區之前,習慣住在

loft 類型、較為寬敞的空間,來港後也決定為所住的唐樓營造同類的空間感和藝術氣氛,

並為窗戶加上 Bell 的招牌設計;他把兩個單位合併,在通常較為擠迫和煩囂的環境中築

起一個寬闊舒適的安樂居。但市區重建局卻威脅要將單位清拆,他現時也得從法律途徑

去解決問題。

Bell 指出:「舊日的香港已經逐漸消失。我們需要盡快行動,保留這些香港歷史一部份

的建築瑰寶,但似乎沒有人很著意認為需要保留這些地方;他們可能會保留像前荷李活

道已婚警察宿舍或中央街市等引起大眾關注的個別建築物,但我卻希望可以整個社區作

保留;就像永樂街以及 NoHo (荷李活道以北)和 SoHo 區等等,全部都需要政府的保

護,而不是政府的威迫。」

「政府需要認知到社區也是文化傳承之一;一所所的餐廳、市場和路徑,全是生活的一部

Designed by Auckland based architects, Herbst Architects Ltd., renowned for its signature remodelling of the traditional New Zealand bach, the serenity and ambiance conveyed by the design of this deceptively large residence is an idyllic getaway that totally embraces and reflects its surroundings.

Presented with an extremely challenging site which was 90 percent covered in mature pohutukawa trees, the site is part of a continuous belt of forest that edges the road along the beach front.

A highly imaginative response was required in order to design and construct a building that would require the destruction of a large number of mature trees, while still being ecologically conscious in relation to preserving as much of the natural surroundings as possible.

Husband and wife team, Nicola and Lance Herbst basically separated the brief into private and “public” components, providing them with smaller individual masses with which to articulate the forms. The private bedroom areas and garage are housed in two towers which are loosely interpreted as freshly sawn stumps of the trees that were removed.

The owners had requested the inclusion of three bedrooms, plenty of light and the ability to totally open the house up in summer. This allowed for a degree of flexibility in determining what could be built on the site. So, the architects’ first step was to develop a design that required the removal of as few trees as possible and was sensitive enough to get building consent from local authorities. To achieve this, the home’s two-storey volumes minimise site coverage and the entire home is constructed on piles to avoid damaging the roots of the remaining pohutukawa.

In order to instil a conscious reference to the bark of the stumps, the skins of the towers are clad in black/brown stained rough sawn irregular battens with the result that the interior spaces are seen as being carved out of the freshly cut wood, which was achieved by detailing all the wall, ceiling and cabinetry elements in the same light timber.

The residence’s public space connects the two towers and again attempts to engage with the surrounding pohutukawa forest by defining a crossover space between the powerful natural environment and the built form. The plane of the roof form pins off the towers to engage with the continuous tree canopy, disintegrating from a rigid plane to a frayed edge which filters light in a similar way to the leaf canopy.

Within this compact but complex residence, the primary structure holding up the roof again refers back to the natural surroundings and is a series of tree elements which again allude to tree trunks and branches, but are also detailed in a rigorous geometric arrangement suggesting some sort of natural order as it enters and forms the building.

Continuing the primary reference back to its exterior surroundings beyond, the height of the public space with its light glass division responds to the height of the surrounding trees and the roof plane is partially glass to allow the full extent of the trees to be felt as they lean over the building. A walkway links the towers at the upper level allowing engagement with both the natural and manmade canopies.

The weekend getaway that rose on the site is also an attempt to honour the pohutukawa that were cut down and hence the building making reference to the memory of the trees. So, the Herbst’s designed a pair of two-storey blocks, one containing two bedrooms, the other the main bedroom above a single garage, representing metaphorical tree stumps. These blocks are clad in dark cedar boards with battens arranged in a pattern that loosely mimics pohutukawa bark, while the light poplar ply that lines their interiors suggests the hollowed-out timber inside the trees. Between these two forms is a lofty living, kitchen and dining area where the part-glass roof is dramatically held up by ethereal, painstakingly realised geometric branches of steel and timber. The views reach all the way to the top of the pohutukawa canopy.

The home’s design is not just about diminishing its impact on the trees, but celebrating the prospect of living among those that remain on the site. The living area, where the ceiling rises as high as six-and-a-half metres, was designed to allow for experiencing the trees in their entirety. A partial glass roof like the one installed would also normally require external louvers or some other architectural device to filter the light and prevent the home from overheating, but here the canopy fulfils this role.

The intricately patterned battens on the home’s dark timber exterior are as decorative as they are functional and make sense in the context of the home’s thematic approach. They are also grounded by the discipline and order of the building’s overall composition. It is anchored not only by the double-height wall of dark timber behind the fireplace, but by a solid rear axis of built-in elements, including the kitchen island and the outdoor barbecue area. Similarly, the bedrooms are compact and cosy, each possessing its own character but with no space wasted. Every part of the home is innately elegant, but it also functions like a high-performance machine.

There is also always a sheltered outdoor space to enjoy no matter which direction the wind is coming from and the internal temperature can be calibrated through the simple opening and closing of windows and doors on both levels to allow cooling cross-breezes.

The home is a meticulously crafted structure of opposing elements in near-perfect synthesis - darkness and light, shelter and openness, and a blurring of boundaries between natural and manmade elements.

這個細緻卻複雜的住宅設計,其屋頂的主要支撐結構再次參照周遭天然環境,以一系列與

樹枝及樹幹有關的元素形成,但以幾何方式排列,讓住宅型態滲入大自然的秩序。住宅整

體顧及到周遭氛圍,刻意將公共空間的透光玻璃高度與旁邊樹木的高度相若,而屋頂平面

部份範圍選用玻璃,讓住客能夠全然感受到這些環繞的樹木。兩個塔樓在上層以行人路徑

作連接,行走時可圓融無間地享受天然和人造的簷篷。

這所週末度假屋向鋸下的新西蘭聖誕樹致敬,整所建築物讓人聯想到這些樹木;Herbst 因此設計這對兩層高的塔樓,其中一個塔樓備有兩個睡房,另外一個則作主人睡房及車房之

用,代表著兩根樹樁。塔樓以深色的雪松板和板條作修飾,其陣列含蓄地摹擬新西蘭聖誕

百葉或建築裝置來隔光並防止過熱,但天然的樹蔭已經提供同樣的果效。

在外牆精心列陣的暗色木材板條,除了裝飾性詮釋住宅的主題外也具備功能,符合建築

整體構造的主綱,與壁爐後面雙層高的深色木材牆壁互相輝映,也襯托著一系列的內置

元素,當中包括了獨立的廚房工作臺和戶外燒烤區。睡房同樣地細緻舒適,盡用空間並

各有特色。整個家居每個細節皆備有優雅的內蘊,同時兼具高功能性。住宅還包括了可

避風的戶外空間,顧及任何方向來的風勢;平時只需要簡單地開關兩層的門窗,便可納

入清涼的微風,適切地調節屋內的溫度。

這精心製作的建築作品,近乎完美地合成了不同的相對元素-光與暗、庇蔭和開放感,並

It’s Tasmania's multimillion-dollar Museum of Old and New Art (MONA), opened in 2011 and recently awarded the Sir Zelman Cowen Award for Public Architecture by the Australian Institute of Architects (AIA) and the first time that a Tasmanian project has received an award regarded as AIA’s highest honour for a project.

Sir Zelman Cowen was Australia’s 18th Governor General and a noted advocate for architecture and oversaw several significant building projects in his capacity as Vice Chancellor of the University of Queensland and was known for pushing wherever possible for high-quality design solutions. In 1981, AIA approached him about establishing an award for architecture in his name and The Sir Zelman Cowen Award is now widely recognised as Australia’s leading award for public buildings.

"This award is a particularly sweet victory for everybody involved because of the closeness to our hearts of the project,” stated Fender Katsalidis Architects Director, Nonda Katsalidis. “It was a labour of love with a team that spared no effort in achieving what everybody knew was going to be a remarkable project for a remarkable client".

Owned and developed by collector, entrepreneur gambler and eccentric, David Walsh, and designed by noted Melbourne architects, Fender Katsalidis, MONA is Australia’s largest private art gallery containing around 450 artworks owned by Walsh, who has often been noted describing the $175 million gallery as “a subversive adult Disneyland”.

The MONA site

Originally the home of the Mouheneenner band of Aboriginal people, the site was cleared, planted with fruit trees and the sandstone quarried following European settlement in 1804. In 1948, Italian immigrant Claudio Alcorso purchased the site and a few years later planted the first vineyards in southern Tasmania. This was the start of Tasmania’s modern wine industry. Alcorso named the site “Moorilla” meaning “rock by the water” in various Aboriginal dialects.

In 1958, Roy Grounds, at the time one of the country’s leading architects and designer of the National Gallery of Victoria, was asked by Alcorso to design two houses that today are heritage protected and form part of the Museum: the Courtyard House, now the entrance, gift shop and café, and the Round House, now the Library.

Founded by David Walsh in 2001, the precursor to MONA was the Moorilla Museum of Antiquities. It closed in 2007 when Walsh commissioned a $75 million renovation and new three-level structure built into the cliffs around Berriedale peninsula. The decision to build MONA largely underground was also taken according to Walsh to preserve the heritage setting of the two Roy Grounds-designed houses on the property and also because Walsh wanted a building that “could sneak up on the visitor, rather than broadcast its presence.”

The evolution of MONA

Situated on the Morilla Estate and occupying 3.5 hectare (8 acres) on the Morilla Estate site on a peninsular jutting into the Derwent River, the MONA site was originally purchased by Walsh in 1995. Easily accessed by taking a 45-minute fast catamaran journey up the Derwent River, visitors are initially perplexed as to where MONA is actually located, such is its convergence and blending with the surrounding landscape.

In 2005, Walsh met Melbourne architect, Nonda Katsalidis, and asked him to design a large building for a wide variety of exhibits. David’s brief to Katsalidis stated “that the art is to be discovered rather than shown off, so that the connection (or not) with the viewer is built from personal experience rather than something imposed.”

Altogether, MONA occupies 6,000 square metres, including 1,300 square metres of touring gallery space. There is also a theatre for time-based art with seating for 65 persons, the 501-square metre Nolan Gallery, 177-square metre Library, and 120-square metre Kiefer Pavilion.

The exterior of MONA comprises concrete and Corten steel panels with roof gardens, a tennis court and walkways – deliberately underwhelming in line with Walsh’s specifications. A spiral staircase (or the lift) takes you beneath the Courtyard House entrance and through the rock face.

Three subterranean levels have been cut into the sandstone quarry of the river bank and is not until visitors reach the ground level that they appreciate that they have, in fact, descended some 17 metres underground.

The sandstone cliff face wall is 525 square metres in length and ranges from 14 to 12 metres. More than 35,000 cubic metres of material, primarily sandstone, was removed from the site. Once exposed the rock face revealed various levels of hardness and bolts were used to reinforce and stabilise it. The sandstone wall is also a living wall and flows with water in places during rain.

A world away from the “white cube” interiors usually associated with galleries and museums, MONA’s interior has also been purposefully designed to encourage visitors to

lose themselves in the slow reveal of the galleries. Recycled, lanolin-soaked Jarrah timber floors from a former West Australian wool storage shed feature along with a massive three-storey high M.C. Escher-like Corten stairway comprising 13 prefabricated flights each weighing around five tonnes create an additional way to explore each level.

The concrete waffle design used externally is repeated in many of the gallery ceiling spaces to highlight the scale and varying structural levels within the interior “We are forcing that scale down your throat,” says Walsh. Approximately 2100 waffle forms were used to create the roof structure.

To enable the roof to also be landscaped as a public area, all operating facilities are incorporated within the building. The plant room sits within the central floor level to ensure that required climatic conditions are always available (temperature and humidity) with two systems operating in tandem.

MONA introduces a fresh new concept to the traditionally conservative museum environment and one that has been noted by arts aficionados and curators around the world. Its radical spaces and immersive experience combined with the overall wonderment of its architecture opens a door on a radical new museum experience that will continue to entice and enthrall.

It has redefined the modern museum experience, reinvigorated local tourism, and put Australia’s southern-most state capital, Hobart, at the top of every serious culture vultures “must do” list.

首次有塔省建築項目奪得這權威學會的最高榮耀。

Zelman Cowen 勛爵曾任澳洲第十八任總督,是著名優質建築倡議者,擔任昆士蘭大

學校長期間,曾主導校園內幾項大型建設,特別在資源許可下,以推動優質設計方案著

名。1981年,澳洲建築師學會於主動聯絡勛爵希望以其名字褒揚傑出項目,該獎項現已

一致推祟為澳洲公共建築的最高榮譽。

博物館選址悠久酒莊

MONA 原址為澳洲土著 Mouheneenner 族人聚居地,歐洲人在1804年登陸殖民後變成

果園及砂岩礦場。意大利移民 Claudio Alcorso 於1904年購得此地,於數年後設立塔省

南部第一個酒莊,是塔省現代釀酒工業的發祥地。Alcorso 將地方命名「Moorilla」,在

土著語言有「水邊之石」含義。

Alcorso 在1958年委託澳洲當年最負盛名建築師,維多利亞省國家博物館的設計師

Roy Grounds,設計兩楝現今被頒布作法定古蹟的前衛建築物。這兩楝古蹟已成為現今

博物館的一部份— Courtyard House 莊園大宅,變作博物館入口、禮品部及咖啡室,而

Round House 圓屋,則是博物館圖書館所在。

MONA 由 David Walsh 於2001年創立,前身是 Moorilla 古董博物館,但於2007結業。

館主隨即耗費七千五百萬美元翻新及大興土木,在 Berriedale 半島的峭壁內擴建三層樓地

下藝術空間。根據 Walsh 要求博物館向地底發展,旨在保留兩楝古蹟周邊的謐靜氣氛,亦

按其構思博物館「避免大張聲勢,反而予訪客一個靜悄悄驚喜。」

博物館演變史

MONA 位於 Morilla 酒莊內,佔地3.5公頃,位處一個伸入德文特河的半島上,由 Walsh於1995年購得上址。沿上德雲河乘坐快速雙體船45分鐘即達,訪客初抵步時對博物館的

實際位置還一片茫然,可見它和周邊環境如何完美地渾成一體。

Walsh 在2005年遇上墨爾本建築師 Nonda Katsalidis 遂委託他設計一楝能收納其眾多展

品的大型建築,向 Nonda 標明「要讓來客細心發掘每件展品,不向他們炫耀;以個人經

歷而不是透過填鴨式去建立共鳴。」

MONA 總佔地六千平方米,包括一千三百平方米展覽空間,建有坐容納65位觀眾展覽時

間性展品的戲院,五百零一平方米的 Nolan Gallery,一百七十七平方米的圖書館,和最

後120平方米的 Kiefer Pavilion。

MONA 外貌由混凝土,耐候抗腐蝕、高拉力之鋼板砌成。加上天台花園、網球場及行人

道合成---特一切根據館主貫徹沉實風格。於 Courtyard House 門口一道螺旋/圓筒型樓梯

或升降機,帶領訪客貫通石層,直抵博物館。

博物館地下三層由河畔沙岩礦場原址改裝,訪客回到地面時察覺剛才身處砂岩下的十七

米地底下。

砂岩壁外牆525米長,闊12至14米,工程期間,挖走超過三萬五千平方米以砂岩為主的

材料,暴露石層不同硬度,工程師運用螺栓加固防崩塌。砂岩充滿生命力,下雨時牆身

享水幕奇觀。

和一般藝廊及博物館的白色立體空間截然不同,MONA 內部精心佈局,讓訪客們慢慢細

味各項展品時流連忘返。從西澳洲一個羊毛儲存倉拆卸得來的賈拉柚木地皮,經過羊毛脂

處理循環再用;配以三層高縱橫全館,有著荷籍錯覺大師 M.C. Escher 簡約鋼材樓梯,由

13件各重5噸組件合成,供訪客另一途徑探索每一層。

如格子餅般混凝土外牆亦應用在博物館內部天花,突出內部規模及不同結構層次。

「我要將博物館的宏偉強塞給你們!」Walsh 笑言。此天花由大約2100塊煎格子餅型混

凝土製件砌成。

為方便天花能美化為公共空間一部份,所有的營運設施均隱埋於建築物內部。機房坐落於

三層中間,確保兩個並行的操作系統能提供館內所需溫度及濕度。

MONA 為傳統上保守的博物館領域帶來新火花,備受全球藝術愛好者及展覽策劃人注目。

它前衛空間及身臨其境,結合整體擊節讚賞的建築設計,為嶄新博物館體驗刷下一頁,未

來將繼續吸引和迷住每一位訪客。

The recent announcement was made in Tokyo by celebrated Japanese architect Tadao Ando, who chaired the judging panel. British architects Richard Rogers and Norman Foster were also judges. Making the announcement, Mr Ando praised the fluidity and innovation of Hadid's design and how it complements Tokyo's landscape. "The entry's dynamic and futuristic design embodies the messages Japan would like to convey to the rest of the world."

"It is an honour for us to be selected to build the new National Stadium of Japan. I would like to thank the Japan Sports Council, the competition jury and the people of Japan who will enjoy this magnificent new venue. I have worked in Japan for 30 years. Our three decades of research into Japanese architecture and urbanism is evident in our winning design and we greatly look forward to building the new National Stadium," Hadid said.

"The stadium will become an integral element of Tokyo's urban fabric, directly engaging with the surrounding cityscape to connect and carve the elegant forms of the design. The unique structure is both light and cohesive, defining a silhouette that integrates with the city. The perimeter of the stadium will be an inhabited bridge: a continuous exhibition space that creates an exciting new journey for visitors."

The competition rules specified the stadium must be able to seat 80,000 people, have a retractable roof, be environmentally efficient and complement the surrounding landscape. It must also be up and ready by 2018 to host the Rugby World Cup the following year. The construction budget is 130 billion yen (US$1.62 billion).

The new 290,000-square-metre Tokyo National Stadium will be more than a large sports facility designed to the highest design specifications and functional requirements; it will be a piece of the city’s fabric and urban connector which enhances and modulates people moving through the site from different directions and points of access. The elevated ground connections govern the flow of people through the site, effectively carving the geometric forms of the building.

The building volume sits gently within the urban landscape and is articulated as an assembly of stadium bowl, structural skeleton, cladding membranes and the museum, together forming an intricate structural composition that is both light and cohesive. The perimeter of the bowl structure becomes a new inhabited bridge, a continuous exhibition space that creates a new type of journey for visitors flowing along the project’s north-south axis.

The stadium roof defines an iconic silhouette that integrates gently within the cityscape around it. It is an intricate assembly of efficient long-spanning structural ribs which are spanned by a system of lightweight, translucent membranes. This unique structure is a lightweight solution, where the stadium elevation graciously touches the ground, defining a clear approach towards the stadium entrances.

The interior of the stadium is also given a clearly identifiable identity through the strong roof structure that contrasts with the lightness of the translucent membrane tensile structures.

The museum is displaced from the main bowl geometry as a discernibly separate element. It defines an elevated plaza for public use – a new urban gathering space that can be used by the public for functions outside of sports events, yet its carefully controlled views into the stadium intimately tie it to the overall sports complex. The museum is lifted up above the ground plane, allowing for a minimal footprint on ground where the landscape extends beneath it.

位於東京市中心,新國立體育館佔地約二十九萬平方米,它不僅是以最高規格建造的多功能大型運動場館,更與都市建

築接軌,調控來自各方的人流,提升參觀者或用家的感受體驗。

體育館座落於繁忙的市中心,將碗型的主場館、建構骨架、外牆及博物館等建築物融為一體,把複雜的設計,以輕巧

簡約及高度聚合力的風格反映出來。碗型的主場館四周建有行人天橋,由北至南,讓行人可以在這連綿不斷的展覽空間

中,感受與別不同的旅程。

碗型的主場館設計偏離主軸,儼如分開的部份,設戶外廣場開放給公眾使用,並可有限度地觀看場內賽事。博物館位於

體育館提升的部分,既減少步行時間,亦不影響其景觀。

整體設計以「輕盈」為主;天花獨特的輪廓與四周環境結合,結構樑柱長而高效,幕牆以輕巧半透明物料建造。通過天

花,光線從透光幕牆進入體育館內,讓體育館的內部添上獨有色彩;入口處

緩緩傾斜,尤如邀請來賓進場。

The West Kowloon Cultural District Authority (WKCDA) have announced the appointment of two Hong Kong born architects to collaborate on the architectural design of the Xiqu (Chinese opera) Centre, one of the landmark cultural venues for the West Kowloon Cultural District, scheduled for commissioning in 2016.

The two lead architects, Bing Thom in Vancouver and Ronald Lu of Hong Kong, have formed a joint venture partnership, Bing Thom Architects and Ronald Lu & Partners Company Ltd., and will work with the authority over the next four years to design and deliver a world-class facility for the preservation, development and promotion of this important art form of Chinese cultural heritage in Hong Kong.

The Xiqu Centre will be the first of 17 core arts and cultural venues to be opened within the district. The venue will provide a platform for the Xiqu communities to interact, develop, produce the finest examples of Cantonese and other Chinese opera performances, attract new audiences, educate and collaborate with and host international cultural programmes.

Occupying a prime site of 13,800 square metres at the eastern edge of the district on the corner of Canton Road and Austin Road West, the centre will provide a gateway of access to the Cultural District. Early concept designs illustrate that the building will provide a striking entrance, a lantern for the district, employing the Moongate traditional Chinese motif and a dynamic treatment of the facade. Its flow or “qi” is expressed with curvilinear paths and forms. The architecture incorporates a generous amount of public leisure space, in addition to 2,000 square metres of training and education facilities, two superbly designed auditoria for 1,100 and 400 seats (the latter to be developed in phase 2) respectively and a traditional Tea House for performances for audiences up to 280.

Bing Thom and Ronald Lu have a wealth of relevant experience in the design of performing arts and Chinese opera venues including: Ronald Lu & Partners’ design for the first purpose-designed Chinese opera facilities in Hong Kong, the Ko Shan Theatre Annex, Hong Kong; Bing Thom Architects’ ongoing project of Shijiazhuang Grand Theatre; The Chan Centre for the Performing Arts at UBC, Vancouver, (completed in 1997) and; The Arena Stage Expansion in Washington DC (completed in 2010).

Mrs Carrie Lam, chairman of the WKCDA Board said the government is firmly committed to providing world-class arts and cultural facilities in the West Kowloon Cultural District.

The West Kowloon Cultural District is one of the world’s largest arts and cultural projects which will raise awareness of the rich performing arts scene in Hong Kong both locally and internationally. The positioning of the Xiqu Centre within the district will enable multi-disciplinary dialogue and interaction between Xiqu and other performing arts. By building this cultural hub, we are investing both in our future and our heritage, to celebrate Hong Kong’s unique cultural identity.”

“Ronald Lu & Partners is delighted to have won the Xiqu Centre (Chinese Opera Centre) together with Bing Thom Architects,” said Bryant Lu, Vice Chairman, Ronald Lu & Partners. “Our team is honoured to be selected among so many world-class designers and particularly proud to be an all Chinese architectural team from Hong Kong. The project will be a new cultural landmark for Hong Kong and for the Xiqu art form. We hope the centre to be the place to nurture a new generation of master performers and a sophisticated audience.”

Mr Bing Thom said: “The world is fast becoming a blend of Eastern and Western cultures and Hong Kong captures this magic by nurturing and celebrating Xiqu tradition. The Xiqu Centre design is a contemporary expression of a traditional Chinese opera building to show our wonderful art form to the world. The West Kowloon Cultural District gives Hong Kong talent its world stage.”

The design team was picked unanimously by a jury panel made up of prominent leaders in the relevant professional and cultural sectors in Hong Kong, China and internationally: Mr Cui Kai, Architect, China; Prof. Odile Decq, Architect/ Urbanist, France; Mr Jordi Farrando, Architect, Spain; Mr Lee Shing See, WKCDA Development Committee member and Chairman of the Steering Committee and Engineer, Hong Kong, China; Mr Mao Chun Fai, Fredric, Theatre Director, Hong Kong, China; Mr Pau Shiu Hung, Architect, Hong Kong, China and; Mr Yuen Siu Fai, Vice Chairman of the Chinese Artists Association of Hong Kong.

及呂元祥建築師事務所有限公司,將於未來四年與管理局攜手設計及塑造一座世界級的

場地,以保存、發展及推廣這項重要的中國傳統文化藝術。

戲曲中心是西九文化區內17個核心文化藝術設施中最早開放使用的場地,將提供一個讓戲

曲界互動的平台,以發展及製作最優秀的粵劇及其他中國戲曲表演,並吸引新的觀眾,推

行教育項目,協作及舉辦國際節目。

戲曲中心佔地13,800平方米,位處西九文化區東面即廣東道及柯士甸道西交界的黃金地

段,將成為遊人到訪文化區的東大門。根據初步的設計概念,戲曲中心的大門令人注目,

整座建築猶如一盞亮麗彩燈,採用了中國傳統的月拱門圖案,外觀設計充滿動感及活力。

戲曲中心的流暢外型以至空間的鋪排處理,都呈現出「氣」的概念。戲曲中心將提供寬敞

的公共休憩空間,除了佔地2,000平方米的培訓及教育設施外,更會有兩個設計瑰麗的劇

場,分別可提供1,100個及400個座位(後者將於第二期落成),以及一個可供表演及容納

280名觀眾的傳統茶館。

譚秉榮及呂元祥在設計表演藝術及中國戲曲表演場地方面擁有豐富經驗,呂元祥建築師事

務所設計了香港首個專為粵劇而設的場地高山劇場新翼大樓,而譚秉榮建築事務所參與設

計的項目包括石家莊大劇院(進行中)、溫哥華卑斯大學的陳氏演藝中心(1997年落成)及華

盛頓競技場舞台擴建項目(2010年落成)。

管理局董事局主席林鄭月娥女士表示,政府堅定地致力於西九文化區興建一流的文化藝術

設施。她說:「西九文化區是世界級的大型文化藝術項目,可在本地及國際間提升香港精

采豐富表演藝術的地位,以及加深對它的認識。戲曲中心將有助促進戲曲與其他表演藝術

之間的對話與互動。我們相信,戲曲中心對於鞏固香港成為文化樞紐,以及影響今日亞洲

的表演藝術領域,將擔當舉足輕重的角色。」

呂元祥建築師事務副主席呂慶耀說:「我們很高興與譚秉榮建築師事務所在戲曲中心比

賽中一起勝出!我們的合作團隊非常榮幸地,在一眾世界級建築師中被選中,尤其是一

個身處香港及全華人的團隊,為此令我們深感自豪。該項目將成為一個新的文化地標,

以及推動香港的戲曲藝術。我們希望那裡可培育出新一代的表演大師,和提升觀眾對戲

曲的情操。」

譚秉榮先生說:「東方與西方的文化匯聚無疑是世界未來的趨勢,香港正好藉著培育及

發展戲曲藝術,抓緊了這個機遇。而即將興建的戲曲中心,會為傳統的中國戲曲建築賦

予新的表現方式,並透過西九文化區的大門,讓香港走上世界舞台,展示中國美妙絕倫

的藝術!」

戲曲中心的設計由評審團一致選出。該評審團由香港、中國內地及國際專業及文化藝術

界的翹楚組成,成員包括建築師崔愷先生(中國);建築師/ 城市設計師 Odile Decq 教授
