EX10.2 FOREST BAY HOMES LTD.To construct, reconstruct, erect or place a building or structure, change a building or structure so that it alters its use or potential use, increases its size or increases the number of dwelling units, site grade and temporarily or permanently place, dump or remove any material, originating on the site or elsewhere on Part Lot 1, 2, 3, Concession 8 Block 1, Plan 65M-3616, (southeast corner of Elson Street and Eastvale Drive), in the City of Markham, Rouge River Watershed as located on the property owned by Forest Bay Homes Ltd.. The purpose is to establish the site grading, temporarily or permanently place materials originating from the site or elsewhere, establish sediment and erosion controls, and establish an environmental buffer block with associated native plantings on the subject property, within an approved draft plan of subdivision. 15

CITY OF TORONTO [ETOBICOKE YORK COMMUNITY COUNCIL AREA]

EX10.3 CITY OF TORONTOTo site grade and temporarily or permanently place, dump or remove any material, originating on the site or elsewhere, at Rustic Park, located southwest of Raven Road and Maidstone Street, near Jane Street and Highway 401, in the City of Toronto (Etobicoke York Community Council Area), Humber River Watershed, as located on property owned by the City of Toronto. The purpose is to undertake stormwater management upgrades. Works will involve construction of a new dry pond facility, replacement of various segments of storm sewer, site grading, and landscaping. No in-water works are within the scope of this project. 18

EX10.4 CITY OF TORONTOTo construct, reconstruct, erect or place a building or structure, site grade, temporarily or permanently place, dump or remove any material, originating on the site or elsewhere, and alter a watercourse, in North Park (587 Rustic Road), northeast of Keele Street and Lawrence Avenue West, in the City of Toronto (Etobicoke York Community Council Area), Humber River Watershed, as located on property owned by the City of Toronto. The purpose is to carry out sanitary sewer improvements. Works will involve removal and replacement of the existing sanitary sewers. Through review of the information provided and identified in the summary of plans section, TRCA is of the opinion that the project and implementation as proposed will not cause serious harm to fish. The Ministry of Natural Resources and Forestry warm water fisheries timing window will apply to this proposal, unless otherwise specified in writing by MNRF. 22

EX10.5 123 MEETING HOUSE ROADTo construct, reconstruct, erect or place a building or structure on Lot 8, Concession 7, (123 Meeting House Road), in the City of Vaughan, Humber River Watershed. The purpose is to recognize the recent construction of a retaining wall located to the front of the existing detached residential dwelling in the City of Vaughan. The retaining wall was constructed without the benefit of TRCA permits or municipal permits. As such, an additional permit application fee amount to 100% was charged to the applicant for this permit "after-the-fact". 24

The purpose is to undertake works within a TRCA Regulated Area of the Humber River Watershed in order to facilitate grading and servicing within the site associated with a municipal draft plan of subdivision application, and official plan and zoning by-law amendment applications to allow a residential development within the Vales of Humber Secondary Plan. 26

EX10.11 CITYZEN (PINE GROVE) INC.To site grade and temporarily or permanently place, dump or remove any material, originating on the site or elsewhere on 165, 170, 180 192, 201, 229 Pine Grove Road, in the City of Vaughan, Humber River Watershed as located on the property owned by Cityzen (Pine Grove) Inc. The purpose is to conduct topsoil stripping and pre-servicing works which will facilitate the development of a townhouse residential complex, located at 165, 170, 180, 192, 201 & 229 Pine Grove Road, in the City of Vaughan. 37

EX10.12 STATEVIEW HOMESTo construct, reconstruct, erect or place a building or structure, site grade and temporarily or permanently place, dump or remove any material, originating on the site or elsewhere on Lot 7, 8, 9 & PART LOT 10, Plan M-111, 8319, 8327, 8331 Islington Avenue, in the City of Vaughan, Humber River Watershed as located on the property owned by Stateview Homes. The purpose is to conduct site grading in order to facilitate the servicing and development of a residential townhouse complex at 8319, 8327, 8331 Islington Avenue, in the City of Vaughan. 40

EX10.13 STANDARD DELEGATED PERMITS - AS AMENDED 41

Standard Permits are implemented by Planning and Development Division staff and are received monthly by the Executive Committee. Standard permits are subject to the authorization of designated staff appointed as Enforcement Officers, as per Authority Res.#A199/13. Standard permits are non-complex permissions consistent with TRCA approved policies and procedures and issued for a time period of two years or less.

____________________________________________________________________________KEY ISSUEReceipt of a request from the Town of Whitchurch-Stouffville for conveyance of Toronto and Region Conservation Authority-owned lands required for the extension of Baker Hill Boulevard, located to the north of Millard Street, in the Town of Whitchurch-Stouffville, Regional Municipality of York, Rouge River watershed.

RECOMMENDATION

THE EXECUTIVE COMMITTEE RECOMMENDS THAT WHEREAS Toronto and Region Conservation Authority (TRCA) is in receipt of a request from the Town of Whitchurch-Stouffville for conveyance of land for the extension of Baker Hill Boulevard, north of Millard Street, Town of Whitchurch-Stouffville, Regional Municipality of York, Rouge River watershed;

AND WHEREAS it is in the opinion of TRCA that it is in the best interest of TRCA in furthering its objectives, as set out in Section 20 of the Conservation Authorities Act, to cooperate with the Town of Whitchurch-Stouffville in this instance;

THEREFORE LET IT BE RESOLVED THAT a parcel of TRCA-owned land containing 0.92 hectares (2.27 acres), more or less, required for the extension of Baker Hill Boulevard, north of Millard Street, Town of Whitchurch-Stouffville, Regional Municipality of York, said land being Part of Blocks 2 and 11, Registered Plan 65M-4043 and designated as Parts 1 and 2 on Draft Plan of Survey prepared by Rady-Pentek & Edward Surveying Ltd., Ontario Land Surveyors, under their Job No. 15-026, be conveyed to the Town of Whitchurch-Stouffville;

THAT consideration be the nominal sum of $2.00, in addition to all legal, survey and other costs be paid by the Town of Whitchurch-Stouffville;

THAT the Town of Whitchurch-Stouffville is to fully indemnify TRCA from any and all claims from injuries, damages or costs of any nature resulting in any way, either directly or indirectly, from this conveyance or the carrying out of construction;

THAT an archaeological investigation be completed, with any mitigative measures being carried out to the satisfaction of TRCA staff, at the expense of the Town of Whitchurch-Stouffville;

THAT a landscape plan be prepared for TRCA staff review and approval, in accordance with existing TRCA landscaping guidelines;

THAT a permit pursuant to Ontario Regulation 166/06, as amended, be obtained by the Town of Whitchurch-Stouffville prior to commencement of construction;

THAT said conveyance be subject to approval of the Minister of Natural Resources and Forestry in accordance with Section 21(2) of the Conservation Authorities Act, R.S.O. 1990, Chapter C.27, as amended, if required;

AND FURTHER THAT authorized TRCA officials be directed to take the necessary action to finalize the transaction including obtaining any necessary approvals and signing and execution of documents.

BACKGROUNDThe Town of Whitchurch-Stouffville has requested the conveyance of certain lands required for the extension of Baker Hill Boulevard to allow municipal road access to the lands being developed to the north of Millard Street in the northwest area of Stouffville. The proposal includes the crossing of a tributary of the Little Rouge Creek (known as Tributary B) with an open bottom, pre-cast concrete culvert. The project includes extensive grading and the construction of wing walls as part of the crossing of Tributary B. In addition, a sanitary trunk sewer is being extended and will be installed within the new road allowance west of the crossing; a watermain will be extended on the east side. The Town of Whitchurch-Stouffville requires a wider right-of-way in order to accommodate the proposed grading, wing walls, and sufficient area for future maintenance of the sanitary sewer and watermain.

The subject lands form part of a larger acreage acquired by TRCA from Tovtel Enterprises Inc. on March 26, 2008, under the Greenlands Acquisition Project for 2006-2010 Flood Plain and Conservation Component, Rouge River watershed.

The Town of Whitchurch-Stouffville has conveyed lands to TRCA over the years for nominal consideration of $2.00 and has requested that the TRCA lands required for the extension of Baker Hill Boulevard, north of Millard Street, in the hamlet of Stouffville, be conveyed for the nominal consideration of $2.00.

The subject lands required by the Town of Whitchurch-Stouffville are located within the Regional Storm flood plain and Regulated Area associated with Tributary B of the Little Rouge Creek. A permit application pursuant to Ontario Regulation 166/06, as amended, is presently being reviewed by staff and will be brought forward to a future Executive Committee meeting.

PlantingsAll lands disturbed by construction will be stabilized and, where deemed appropriate by TRCA staff, revegetated with native woody and herbaceous plant material in accordance with existing TRCA landscaping guidelines. A landscape plan will be prepared as part of the permit application submission.

A permit may be refused through a Hearing Process, if in the opinion of the Authority, the control of flooding, erosion, dynamic beaches, pollution or the conservation of land is affected.

RATIONALEThe application was reviewed by staff on the basis of the following information:

Proposal:This proposal involves the widening of Torbram Road from a 2-lane rural cross-section to a 4-lane urban cross-section including turning lanes, construction of a 1.5 m wide sidewalk on the east side and a 3 m wide multi-use trail on the west side. As a part of the road widening three culverts will be replaced. The watercourse located approximately 380 m south of Mayfield Road (Sta. 3+980) currently flows through an existing 18 m by 2 m by 1.5 m box culvert and will be replaced with a precast 42 m by 5 m by 2 m box culvert. Work will also include a minor realignment of the watercourse to optimize flow through the culvert and construction of a low flow channel through the culvert.

In addition, two smaller headwater drainage features are located just south of Mayfield Road and just north of Countryside Drive. Based on the future proposed Countryside Villages Block 48-2 development, located east of Torbram Road and currently under a separate review and permitting process, it is expected that these two features will be eliminated through the development plan as it was concluded in the Environmental Implementation Report for the subdivision that their functions can be replicated within the subdivision design. In the meantime, to accommodate the road widening and any existing flows, the existing culvert conveying the headwater drainage feature located just north of Countryside Drive (approximately Sta. 3+650) will be replaced with a 525 mm diameter culvert. The existing headwater drainage feature located just south of Mayfield Road (approximately Sta. 4+200) will be directed from the west side of Torbram Road into the proposed stormwater system as part of the road work.

Control of Flooding:Works within this area are not anticipated to affect the conveyance or storage of flood waters.

Pollution:Standard erosion and sediment control measures (silt fence, erosion control blankets, silt soxx) will be implemented prior to construction and maintained for the duration of construction, and until the site is stabilized and restored, in order to prevent construction generated sediments from entering the watercourse. Erosion and sediment control measures have been provided in accordance with the TRCA Erosion and Sediment Control Guideline for Urban Construction.

Proposal:The purpose of this permit application is to undertake works within a Regulated Area of the Rouge River Watershed. The works include site alteration and grading, site servicing, temporarily or permanently place materials originating from the site or elsewhere, and to construct the appropriate sediment and erosion control measures, in support of draft approved plan of subdivision 19TM-14004 - Forest Bay Homes Ltd. The site is located northeast of Steeles Avenue East and Markham Road, at the intersection of Elson Street and Eastvale Drive in the City of Markham. As part of the original draft plan of subdivision for the area (Forest Bay Homes / Villages of Fairtree East), the subject property was reserved for a school block; however, the lands were not acquired by the Boards, and as such, the Secondary Plan allows the lands to be converted from institutional uses to residential, subject to a municipal Zoning By-law Amendment process. This has been completed, and the lands are now zoned for residential development.

The subject lands are adjacent to the valley corridor of Morningside Tributary (a tributary of the Rouge River), the limits of which were established as part of the original draft plan of subdivision and already placed into public ownership (City of Markham). Based upon our mapping, a site visit by TRCA staff and our review, the subject property is outside of a slope hazard and outside of the Regional Storm Flood Plain. Some vegetation near the valley will be removed to accommodate municipal infrastructure associated with the development (roadway and storm sewer connection to a stormwater management pond located on the other side of Eastvale Drive); however, this loss will be offset through the establishment of an additional buffer block which is to be vegetated / planted prior to conveyance into public ownership. Furthermore, to accommodate the municipal infrastructure, a low retaining wall (much of it under a metre in height) will be required to ensure municipal standards are met for the roadway elevation. The wall has been reduced to the extent possible and will be in City ownership for maintenance. A second segment of retaining wall, necessary due to servicing constraints and existing topography, has been terraced to significantly reduce its height and length and will remain in private ownership.

Control of Flooding:The proposed works are not located within the Regional Storm Flood Plain. As such, there will be no impacts on the storage or conveyance of flood waters.

Pollution:Appropriate erosion and sediment controls will be installed and maintained on the subject property throughout all phases of construction, and will remain in place until the lands have been stabilized in order to prevent construction generated sediment from migrating off site.

Dynamic Beaches:Not applicable.

Erosion:There are no geotechnical and/or slope stability concerns associated with this project.

Conservation of Land:Some minor vegetation removals are required to accommodate associated municipal infrastructure (roadway and storm sewer); however, the establishment of an additional enhance vegetative buffer, which is to be conveyed into public ownership, creates a net ecological gain and increase in land base to the overall valley system. The proposed plant materials are comprised of woody, native, non-invasive species and will restore and enhance the edge of the adjacent valley feature. There are no fisheries related concerns associated with this project.

RATIONALEThe application was reviewed by staff on the basis of the following information:

Proposal:The City of Toronto is proposing further upgrades to the existing stormwater management system in the area of Jane Street, south of Highway 401. This project is part of the City’s ongoing Basement Flooding Protection Program. These works were previously identified in a municipal class environmental assessment, completed in 2012. Additional storm sewer reconstruction in this area, also part of this program, was approved by the Executive Committee on September 5, 2014 under permit C-140624 (CFN 50869). Works will involve removal of an existing 200mm concrete storm sewer and ditch inlet to allow for construction of a dry stormwater management pond in Rustic Park, located on the southwest corner of Raven Road and Maidstone Street. The pond will have a maximum storage capacity of 1,322 cubic metres, graded to have slopes of 3:1.

Also proposed are new storm sewers that shall discharge to the proposed dry pond, measuring between 450mm and 825mm. The replacement storm sewers under Maidstone Street, which will direct storm flows to this area, were previously approved under the earlier permit. These new storm sewers will convey drainage from new catch basins on Maidstone Street, directing flow in a southwesterly direction to the pond, discharging from a new twin outfall structure. The new twin outfall will be comprised of armour stone on the wing walls and headwall, with a river stone and boulder energy dissipation surface at its base. Overland flows will also enter the pond by replacing the existing curbs with depressed curbs on Maidstone Street, thereby improving drainage. From this point, flows will then be conveyed across an Ecogrid™ permeable paving surface and empty from the pond via a new ditch inlet, which will connect to existing storm sewers currently discharging into Black Creek through existing outfalls. The headwall at the proposed pond outlet location will be comprised of armour and flag stone. A staging area will be established adjacent to the site entrance on Maidstone Street. Silt fencing will completely enclose the work area. There are 43 tree removals associated with this project, which are to be compensated through the planting of 46 new native trees, 140 shrubs, and 306 ornamental grass plants on the site. An additional 40 trees will be planted at off-site locations due to space limitations in Rustic Park. Construction is expected to begin in spring 2015.

Control of Flooding:The proposed works are not anticipated to impact flooding, flood storage or conveyance of flood waters. The proposed works will improve the existing storm runoff conditions in this area. All grades will also be maintained or matched.

Pollution:Erosion and sediment control measures (silt fence) will be installed prior to construction and maintained for its duration. These measures are being implemented to prevent the release of construction generated sediment into Black Creek, a tributary of the Humber River. This project is part of the City’s ongoing Basement Flooding Protection Program. These works were previously identified in a municipal class environmental assessment, completed in 2012. Works under this contract will involve removal or abandonment of various segments of 375-450mm concrete sanitary sewer to make way for new 450-1050mm concrete sanitary sewers. New concrete drop structures for the sanitary sewers will also be constructed. These works will require two temporary construction access crossings over the watercourse in this valley, which will be comprised of twin corrugated arched culverts topped with pea gravel bags. These access crossings will be removed at the completion of construction. Additional temporary access paths will be comprised of CrossLam™ laminated timber access matting. Access to the site is to be via the existing asphalt park pathways, some of which are to be resurfaced at the completion of works. Silt fencing is to be employed for erosion and sediment control, which will enclose the work locations and staging area. Dewatering effluent is to be disposed in the sanitary sewers. There are 15 tree removals and 21 injuries associated with this project, which are to be compensated through the planting of 99 new native trees and 500 shrub plants, creating a net positive. Topsoil and a seed mix will also be applied. Construction is expected to occur in spring and summer 2015.

RATIONALEThe application was reviewed by staff on the basis of the following information:

Proposal:The purpose of this application is to recognize the construction of a retaining wall located at the front of the existing detached residential dwelling in the City of Vaughan. This application is associated with a municipal building permit. The subject property is located along the valley wall of the Main Humber River valley corridor. The retaining wall is located on the western property boundary, in front of Meeting House Road and ranges from 1.01 m to 2.15 m in height on the north side and 6.2 m to 1.41 m on the east side. The retaining wall was constructed without approvals from the TRCA or City of Vaughan. TRCA geotechnical staff are satisfied that the proposed works will not result in any slope instability or adverse impacts to the valley wall . The proposed works are located outside of the Regional Storm Floodplain. Additionally, there are no erosion or ecology related concerns with anticipated with this application.

Please note that TRCA approved a permit (Permit No. C-110373, issued June 10, 2011) under Ontario Regulation 166/06 to facilitate the construction of a new residential dwelling. It should be noted that this approved permit did not include the retaining wall.

Fees and Permit Timing:As the works were completed prior to the issuance of a permit under Ontario Regulation 166/06, therefore the permit is to be issued "after-the-fact". The applicant has paid the application fee plus 100% as required for a permit "after-the-fact" in association with the violation of Ontario Regulation 166/06. In addition, the time frame for this permit has been adjusted to reflect that the works have been completed.

Control of Flooding:The property is not located within the Regional Storm Flood Plain. There will be no impacts on the storage or conveyance of flood waters.

Proposal:The purpose of this application is to undertake works within a TRCA Regulated Area of the Humber River Watershed in order to facilitate grading and servicing; and restoration and enhancement of the valley corridor associated with a draft plan of subdivision (City File #21T-12007B), and official plan and zoning by-law amendment applications (City File #C08E17.007). The subdivision will include 66 single detached dwellings on the 8.53 ha (21.08 acre) site located south of Mayfield Road, and west of McVean Drive, in the City of Brampton. The subject lands are located within the Vales of Humber Secondary Plan, for which a Master Environmental Servicing Plan (MESP) was completed and approved. The proposed land use on the subject lands is consistent with the vision of the City of Brampton Vales of Humber Secondary Plan.

A key objective of the MESP was to identify a natural heritage system (NHS). The NHS on the site includes the valley corridor of the Main Branch of the West Humber River (Tributary B). Based on site visits conducted by staff, the valley slope on the subject property has been highly altered due to past and current agricultural practices. In order to establish a more defined valley corridor, through the MESP, the altered valley slope was identified as an "area of grading opportunity and constraint". Through this application, detailed plans have been submitted that provide a general valley reconfiguration consistent with widths and elevations on adjacent lands; a net area gained for the valley corridor; and significant restoration of natural cover in the NHS. The proposed development is sufficiently setback from the limit of the proposed NHS.

Proposal:The City of Brampton is proposing to widen Countryside Drive from 4 lane rural cross section to a 4 lane urban cross section from Goreway Drive to approximately 150 m east and 200 m north and south of Countryside Drive on Goreway Drive in the City of Brampton. The road widening will involve the replacement of two bridge structures, one located approximately 75 m east of Goreway Drive on Countryside Drive and the other approximately 100 m north of Countryside Drive on Goreway Drive. The structure located 75 m east of Goreway Drive on Countryside Drive will be replaced with a 34 m span bridge and the structure located 100 m north of Countryside Drive on Goreway Drive will be replaced with a 9.755 m span bridge. A tributary of Salt Creek which traverses Goreway Drive and Countryside Drive will be realigned to accommodate the road widening. The realigned tributary of Salt Creek will include additional fish habitat features such as woody debris habitat bank treatment, brush layering and pool/riffle sequencing. In addition, the urbanization will include the construction of curbs, gutters, storm sewers, storm outfalls and bus pads.

Proposal:The purpose of this application is to undertake works within a TRCA Regulated Area of the Humber River Watershed in order to facilitate the construction of a one-storey library and parking lot on the east side of Bramalea Road, approximately 500 m north of Sandalwood Parkway at Dewside Drive, in the City of Brampton, associated with a municipal site plan application (City File #15-004). The subject site was previously approved for a townhouse development as part of a larger residential development to the south (City File #C05E13.007). However, the developer has dedicated the subject site to the City of Brampton for a library with community uses.

A tributary of the West Humber River (Tributary H2) is located along the north and east property boundary. The proposed development will be adequately setback from the valley corridor and is located entirely on the tableland portion of the subject property. The proposed works are located entirely outside of the Regulatory Floodplain. An extensive enhancement planting plan has been submitted with this application to improve the ecological function of the adjacent valley lands.

An existing stormwater management pond located downstream provides stormwater management controls for the proposed development. In addition, the design includes several Low Impact Development (LID) measures such as infiltration trenches, bioretention swales, permeable pavers and a green roof system. For this project, an extensive type green roof is proposed for the sloped portion of the roof with an area of 398 sq. m. Extensive green roofs consist of a thin layer of growing medium (15 cm depth or less) with a herbaceous vegetative cover. In addition to environmental and social benefits, the green roof will provide significant stormwater management benefits, such as improving water quality and reducing runoff rates and volumes.

Control of Flooding:The proposed development is located outside of the Regulatory Floodplain. As such, no impacts to the storage and/or conveyance of flood waters is anticipated.

Pollution:Appropriate erosion and sediment controls will be installed and maintained throughout all phases of construction.

RATIONALEThe application was reviewed by staff on the basis of the following information:

Proposal:The proposal is to conduct preliminary topsoil stripping, pre-servicing and to carry out cut/fill grading works, which will facilitate the eventual development of 103 stacked townhouse units, located at 165, 170, 180, 192 & 229 Pine Grove Road, in Woodbridge, in the City of Vaughan.

The subject lands are located 100 m east of Islington Avenue, south of Langstaff Road, on Pine Grove Road. The property is approximately 3.4 ha in size and is divided into two parcels located on the north and south sides of Pine Grove Road. The north parcel is 2.6 ha in size and currently consists of a large gravel parking lot and turning circle. Of the entire 3.4 ha, 0.36 ha will be developed while the remainder will be converted into natural open space area and dedicated into public ownership. The south parcel is approximately 0.8 ha in size with a developable area of 0.28 ha. The former Hayhoe Mill industrial complex (flour mill) is currently located on this parcel.

In 2008, Hayhoe Mills suffered a large fire and the historic mill complex has been shut down since. The area is also home to several abandoned residences and a gravel parking lot used for truck parking. The property is located within the Regional Storm Flood Plain of the Humber River and portions are also located within the Woodbridge Special Policy Area (SPA). The proposed development conforms to the adopted and partially approved Woodbridge Centre Secondary Plan (WCSP) and meets the policies of the updated Woodbridge SPA.

The subject works consist of the preliminary phase of work to prepare the work site for the development of the townhouse complex. Works will be conducted in three phases: the first, of which this permit application is the subject of, consists of preliminary topsoil stripping. A cut/fill grading program will also be carried out which will increase storage of flood waters during a Regional Storm Event. This cut/fill balance will also decrease the extent of the flood plain on the subject lands but will not impact any properties upstream or downstream of the site.

The second and third phases of works (where future O.Reg. 166/06 permit applications will be submitted) consists of an existing bank wall removal and remediation along the edge of the Humber River and a final site grading and development permit which will allow for the construction of the townhome units and associated servicing of the site (i.e ., underground parking structure).

The subject works will remediate and transform the former Hayhoe Mills site by converting a brownfield industrial site which has fallen into disuse and disrepair. The industrial buildings along with abandoned residential homes will be removed. In addition, a deteriorating bank wall along the edge of the Humber River will also be removed and re-naturalized. The surrounding area around the mill site will be restored into a natural area and will benefit members of the public for years to come.

Control of Flooding:The storage and/or conveyance of flood waters will be improved through the implementation of the proposed cut/fill balance program. In addition, the storage/conveyance of flood waters will be improved through the removal of the existing industrial mill complex and abandoned homes. Work will be conducted in accordance with TRCA guidelines for construction within the flood plain, including the storage of equipment and potential pollutants outside of the flood plain area. TRCA technical staff are satisfied that the subject works will not impact upstream/downstream properties and will accommodate the flood plain on the subject lands.

Pollution:Erosion and sediment control measures including sediment fencing will be erected around the work site to ensure sediment is not transported into the nearby Humber River and surrounding natural system. In addition, as noted above, protocols for working in the flood plain area including the storage of potential pollutants (i.e ., petroleum products) and construction equipment will be located outside of the flood plain area.

Dynamic Beaches:Not applicable.

Erosion:The TRCA's Geotechnical Engineer has reviewed the technical plans associated with the subject works and has noted that there are no geotechnical/erosion hazards. Erosion will also be minimized through the implementation of the aforementioned erosion and sediment control measures.

Conservation of Land:No other significant natural features will be impacted by the proposal. There are no in-water works proposed for this phase of grading works. In-water works will be required as part of the bank wall removal which will be the subject of a separate O.Reg. 166/06 permit application in the future.

PlantingsPlantings of native, non-invasive species will be carried out as part of the future grading/development permit for the townhouse complex.
