We love watching the earth come to life, as little seedlings pop their way through the mulch reaching for the warmth of the sun, bringing the promise of future harvests and full tummies! There is nothing quite as satisfying as fresh organic fruits and veggies and the kiddos tend to eat more of them when they have a hand in growing them!. The HOA Board is seeking volunteers from the

Forest Creek HOA membership (property owners)

who would be interested and willing to serve on

the HOA Architectural Review Committee

(ARC). Most of our members bought into an HOA

managed community in order to assure that high

quality standards would be enforced. The purpose

of the ARC is to review and approve or reject pro-

posed changes and improvements to community

properties in order to maintain the high quality of

our community. The responsibilities include read-

ing and becoming familiar with the ARC Standards

for changes and improvements to our community

homes and reviewing homeowner requests for

changes or additions. The reviewing is done via

internet. Member’s identity and application voting

is confidential (limited to other ARC members and

the Board.) Reviewing applications and respond-

ing (approve, disapprove, suggested changes to

gain approval) should be accomplished within one

to two weeks. This is your opportunity to both

serve you community and have some influence

over maintaining high standards for our neighbor-

In January, Forest Creek HOA won the Neighborhood of the Year (NOTY) award from the city of Round Rock for our recy-cled water project. After that, we entered in the Neighbor-hood of the Year competition at the national level through the Neighborhoods, USA.

Neighborhoods, USA, is a national non-profit organization set up to create an opportunity for neighborhoods and cities to share success stories and keep neighborhoods thriving. This sharing of success stories takes place at their annual confer-ence, scheduled for May. They also select and award “Neighborhood of the Year” recognition for the best neighborhood activity. Forest Creek’s recycled water project was submitted and has cleared the first hurdle and is now a “Finalist” for the national Neighborhood of the Year award competition. We should know more by the end of the con-ference on May 23rd. Even if we don’t win the Neighborhood of the Year, by being a finalist we will still garner national attention for our neighborhood and continue to reinforce the strong reputation of Forest Creek.

Grab your pole, tackle and bait The City of Round Rock Parks and Recreation Department presents the Youth Fishing Derby from 7 to 11 a.m. Saturday, March 21, 2015 at Bright Lake in Old Settlers Park. The event is FREE but pre-registration is strongly encouraged. For ages 3-12 years and all children must be accompanied by a parent or guardian. Fishing Derby Participants must provide all their own equipment and one fishing pole per child. We will have some worms onsite, but feel free to bring your own bait. Bright Lake is home to bass, catfish and sunfish, so prepare accordingly. Size 6-8 is a good all-round hook size.

There will also be demonstrations and other activities.

7 to 11 a.m.: Fishing 8 to 11 a.m.: Activities

Awards immediately following result tabulation at conclusion of fishing. Prizes will be

Hello Neighbors. I have two amazing exchange students who will be attending Cedar Ridge High School this fall who are looking for their permanent host family. Please contact me for information. Ammy is from Norway, and here is what her teachers say about her: “Ammy is such a sweetheart! She is so positive and cheerful, always smiling. She is very warm, caring sweet and tolerant, a trustworthy and reliable girl. She is very family-oriented and is close to her family .They do many activities together, one of them is training karate. Ammy also loves sewing, being creative and dancing. She is very excited to study a year abroad and hopes to get a good and close relation-ship with her host family. She will be an excellent exchange student.” If you’ve thought about hosting you might want to grab Ammy! Emma is from Sweden, with wonderful recommendations from her teachers too. Here’s what she says about her dream year in the USA. “I hope to get a new cul-tural experience and to experience the American lifestyle and the American high school spirit. Yes! According to U.S. Depart-ment of Agriculture data, Ameri-cans have been eating roughly the same quantities of fruits and vegetables for some years (ERS 2010). For instance, in 1997,

every American ate an average of 100.42 pounds of fresh fruit. In 2007, the number was 100.21 pounds.

This flat trend worries nutrition-ists, who recommend that adults and children consume at least two servings of fruits and three servings of vegetables daily (CDC 2009). The federal Centers for Disease Control and

Prevention reports that this ad-vice is routinely ignored: less than a third of adults meet the current guidelines. Even more troubling, only one in three high school students eats enough fruit, and less than one in five eats the recommended amount of vegetables (CDC 2009a).

to sort out the legal mess.

Be cautious and stay informed

as you conduct your real estate

transactions. Review some ex-

amples of predatory and

fraudulent practices such as

predatory lending, foreclosure

rescue schemes, property mis-

representation, fraudulent

loans, and unscrupulous buyers.

Here are six of the more com-

mon home buying hoaxes and

predators to avoid.

Predatory Lending

Predatory lending covers a

broad range of schemes that

typically ensnare unsophisti-

cated, financially strapped, or

older buyers. A perpetrator can

be a door-to-door sales person

or a telemarketer who promises

no-money-down loans or loans

that don’t require credit checks.

And to further complicate

things, what they’re doing may

not necessarily be illegal.

It all starts with the signing of

paperwork that subjects the

borrower to exorbitant fees and

interest, saddling them with

payments they had not antici-

pated and are unable to meet.

Some suspicious signs that may

indicate a predatory loan:

.The loan is higher than the

value of a home.

You are required to buy credit

insurance. (This is optional in

legitimate loans.)

Unexpected costs at settlement

were not explained to you.

You have a balloon loan where

after a series of low payments,

you are required to pay a large

lump sum that would require

you to obtain another loan to fi-

nance the lump sum.

You are encouraged to include

false information.

The loan agreement includes

blank lines.

The lender alters the loan.

Foreclosure Rescue

Preying on homeowners who are

behind on their mortgage pay-

ments and fearful of foreclosure,

this scammer assures you that

they can help you can avert a

foreclosure. You’re asked to pay

upfront fees and not to contact

your lender.

One scenario goes like this.

You’re asked to sign a tempo-

rary title transfer so you can stay

in your home by paying rent to

the rescue company. What often

happens is that once the com-

pany obtains the title, they pay

you an amount lower than you

could have received had you

sold the home on the market—

plus, you’re still on the hook for

the original mortgage payments.

Equity skimming

Equity skimming occurs when a

buyer convinces a seller to re-list

their home for an inflated

amount so that they (the buyer)

can obtain a larger mortgage

from their bank. What often hap-

pens in these situations is that

the buyer will take out the larger

mortgage, pay the seller the

original asking price, and then

disappear with the remainder of

the mortgage payment. The

typical end result is that the

house goes into foreclosure.

If you’re attempting to sell

your home on your own

without an agent, look out

for people posing as buyers.

Here’s how it can play out.

You get a call from some-

one claiming to live outside

the country. They tell you

they are moving to the U.S.

and want to buy your home

and will pay cash. Next,

they tell you they need your

bank information in order

to wire your bank the cash.

There is no cash. They have

no intention of buying your

home. They wanted access

to your bank information to

try to take money out of

your account, not put

money into it.

Bait and Switch Buyers

Another example using the lure

of cash is the bait and switch

buyer. A cash buyer offers you

an attractive verbal offer and

awaits your verbal acceptance.

When it comes time to sign the

written contract, it’s different

from what you and the buyer

verbally agreed to— sometimes

unrecognizable from the verbal

agreement. The buyer is hoping

you won’t read the contract care-

fully and discover those

changes.

Phony Agents

Open houses are great for mar-

keting your home. But you can’t

always trust people are who they

say they are—even if they attend

your open house and know de-

tails about your home and situa-

tion. The ruse goes like this.

This person claims to be an

agent representing an interested

buyer. They try to negotiate a

price with you. You tell them

you’re interested. They then tell

you there’s a commission. If you

refuse to pay the commission

they threaten to sue, claiming

they’re entitled to a finder’s fee,

since they introduced you to a

buyer. Why is this bogus? Sell-

ers are under no obligation to

pay a finder’s fee.

Don’t Rush It

Emotions can run high in real

estate transactions, and you’re

not always thinking clearly when

you think you’ve found a buyer

making an attractive offer. Keep

a level head, don’t act rashly,

and do your homework. Here are

some additional tips:

Consult a recognized profes-

sional real estate agent with ex-

perience and a track record.

Do your research. The internet

and search engines have made

this so much easier.

Consult the real estate commis-

sion and district attorney con-

sumer fraud department if some-

thing sounds too good to be true

or seems fishy.

Get everything in writing.

Read carefully.

Ask questions when you don’t

understand what you’re reading

or what someone is telling you.

weeds. Keep weeds cut back to

prevent flowering and re-

seeding. Fill bare patches sod.

Apply lawn food after three

mowings. At this time the grass

will be actively growing and it is

a good time to apply Milorgan-

ite, LadyBug 8-2-4, Micro Life

or other lawn fertilizer.

Prune or plant roses. Now is

the time to begin applying rose

food on a monthly basis. Use

Rose Glo, an organic fertilizer

we keep in stock.

Plant tomatoes by the middle

of the month for a spring har-

vest. Plant peppers, okra, cu-

cumbers, eggplant, climbing

spinach and more. Use Cotton-

seed Meal or a liquid organic

fertilizer like John’s Recipe by

Ladybug for an abundant and

healthy harvest.

Start seeds or set out plants for

spring flowers and herbs. Plant

now and get established before

heat sets in. Good herbs to plant

include basil, dill, chives, cilan-

tro, fennel, oregano, mint and

parsley. (Come on in and see our

wide selection). Use a dilute so-

lution of John’s Recipe to im-

prove vigor.

Plant fruit trees, shade trees,

and ornamental trees. Be sure

to apply mulch around the root

zone to keep moist and avoid

weeds. Make sure trees are wa-

tered regularly during first few

years of growth, while tree is

getting established. Add my-

crorhizae to planting hole to

also aid establishment of the

tree. Use Super Thrive or Root

Stimulator every few weeks for

the first three months after

planting.

Plant shrubs such as roses

and azaleas. Use Super Thrive

or Bio Tone every two weeks

for the first few months after

planting.

Feed Hibiscus, Bougainvillea,

Plumeria, with Nutri Star. This will help plants to put out

new lush growth and plenty of

blooms.

Prune trees and shrubs while

dormant. If you need assis-

tance with the proper way to

prune your crepe myrtles, let us

know~!!! Don’t butcher the

poor things. Prune spring-

flowering shrubs such as azal-

eas, spireas, and redbuds after

they’ve bloomed. Feed with

Espoma, LadyBug or Micro-

life, once after they bloom and

then again in June.

Psst! I've got a secret!

Remember those Just Because tutus that will be

auctioned at the Round Rock Public Library Fund-

Raiser on Saturday? The set on display is not the

only one! I'm not going to spoil the surprise but

let's just say there will be another set...that might

include tied tutus...that might look like lady-

It's a chocolate extravaganza with both a

silent and live auction. A $15 ticket will

Private Dance Lessons

I am a senior at Cedar Ridge, the local High school, and I have been a member of the Cedar Ridge Royalty dance team for 3 years now. I have also had studio dance experience for 14 years in jazz, modern/contemporary, tap, lyrical, ballet, and hip-hop. My students currently consist of aspiring per-formers who attend Ridgeview Middle School, and Cedar Ridge High School as Freshmen. I am offering private lessons for $20 an hour or $30 for an hour and a half for dancers between 5th and 9th grade. I teach classes in Technique,

Drill Team Preparation, Jazz, Modern, and Lyrical. My classes are typically an hour or an hour and a half long, however, private lessons of any length are welcome. The lessons I give are in my personal studio that I have in the garage at my house. I have a full mirror, and an air conditioning unit as well for when the weather is unfavorable.

Beginner Guitar lessons

I’m offering beginner guitar lessons to

those ages 6-10 years old. My cur-

riculum teaches students all the ba-

sics that are the foundation of any

and how to play with a showcase at the end of

each session to show what they’ve learned. Les-

been playing guitar for the last eight

years. I am lead vocalist and bass player

in my own band that has been together

my life and I love the opportunity to share this

with younger kids and encourage them to pursue

Round Rock. It will include a family

5K paint run, BBQ Cookout, two

live bands, children’s activities in-

Mardi Gras at the Ridge - Prom &

Spring Fashion show will be held

on Saturday, April 18th in the

Cedar Ridge High School Cafeteria.

It will include a Silent Auction,

Fashion Show was a very success-

ful event and we anticipate this

Round Rock ISD has launched the

Anonymous Alerts® program at its

middle and high school campuses in

an effort to empower students to report

bullying, threats, weapons and drug-

related activity at school.

All reports are completely anonymous and will

be sent directly to school officials. Students

have the option to reveal their identity during the

process to have a person-to-person discussion.

Students can access the service using the

Anonymous Alerts® app, which can be found

in the Apple App Store and Google Play, or at

anonymousalerts.org/roundrockisd. A two-way

text message between the student and school

official can be accessed within the app to have

a private, encrypted conversation.

To submit a report, the student must select a

school building and a person to contact, then

select the incident and explain what happened.

Students also have the option to add a photo or

screenshot to the incident report.

Message topics may include bullying, cyber-

bullying, family difficulties, self-harm, cutting,

drug and alcohol abuse, student depression,

harassment, weapon-related issues or abnormal

student behavior. Anonymous Alerts® is not a

24-hour crisis hotline and will only be monitored

during school days and school hours.

Round Rock ISD is now hiring college students to work as tutors for the Advancement Via Individual Determination, AVID, pro-gram.

Tutors will earn $12 per hour and can work between one and five hours per session for AVID programs at Round Rock, McNeil, Stony Point, Cedar Ridge and Westwood high schools. All tutors are able to create their own schedule.

Qualified tutors should care about making a difference in the lives of their students and work to prepare RRISD AVID stu-dents for future college success. Tutors will work alongside teachers and students while serving as guides and facilitators of students’ learning through questioning, writing, thinking and dis-cussing the material.

“Students in the AVID program are hardworking and dedicated to creating a successful life for themselves,” said John Wei-shaar, RRISD AVID coordinator. “Collegiate tutors have the op-portunity to not only help with academics, but also serve as mentors and inspiration for students as they prepare for post-secondary life.”
