The labour cost had to be kept to a minimum. I therefore chose a direction of pre-fabricated units. The design was broken down into modular frames which were constructed and delivered on site. It was therefore possible once the groundwork and foundation slabs were laid for all four units to be erected with roofs on within 4 days with the labour element of 4 tradesmen divided into 2 teams. In short this amounted to 1 man hour per day per unit.

The result was the units were producing an income of approximately 50% more rental wise than comparable unit size in the area, with a growth value of over 20% per annum.

The ESTIA development was a radical design concept. The brief was to design a development of four executive independent 3 bedroom units with a total construction cost of AUD300,000.

The units were subsequently sold to an investor 7 years after the construction at $1.2 million.

He called me resulting from me being recommended to him by George Martin (EMI Records), for an extension to his Hampstead home to house an expensive Italian dining table that he had bought which was too large for his dining room.

This extension extended to a split level lounge flanked by a glass 2 storey bay window housing a white marble staircase with a full recording studio above.

This expensive home which, although in Hampstead and built in handmade bricks, had no more design substance than a housing commission home however after we built the extension, it not only made the property into a well designed home and substantially increased its value.
