1.0 INTRODUCTION An investigation was carried out on Tuesday 26th February 2013, to assess the effects and methods of on-site sewerage treatment and land application of effluent for the proposed 2 x 3 bedroom dwelling at Lot 3 on RP 883 446, Rasmussen Avenue, Hay Point for Sandsky Developments Pty Ltd. This investigation seeks to provide the background information and process used to determine the recommended treatment and disposal system detailed in this report and enable the local authority to approve the installation with confidence that it will meet or exceed the current policy requirements.
The report has been undertaken in accordance with the Plumbing and Drainage Act 2002 and the Queensland Plumbing and Wastewater Code. Where no reference to required information appears in the Queensland Plumbing and Wastewater Code, AS1547: 2012 On-Site Domestic Wastewater Management has been adopted as the relevant source. 2.0 SITE EVALUATION The subject site is described as Lot 3 on RP 883 446 [No. 5] and is situated on the northern side of Rasmussen Avenue, Hay Point. The area of the subject land is 829 m2. The topography of the development area is virtually level <5%. Borehole locations are shown on the plan in Appendix A of this report. Vegetation on the site consists mainly of grasses and trees. No wells or bores were evident on the site or on an adjacent property within 50 metres of the proposed land application area. No intermittent or permanent watercourses exist on the site or on an adjacent property within 50 metres of the proposed land application area. No water storage dam exists on the site or on an adjacent property within 50 metres of the proposed land application area. A 1200mm high block retaining wall was located on an adjacent property. The location is shown on the plan in Appendix A of this report. The builder was interviewed with regard to his knowledge of the site history and features. Particular points covered included previous land use, wells and bores on the subject land or neighbouring land, watercourses, land filling, water tables and seepage.

3.0 SOIL EVALUATION On Tuesday 26th February 2013, three (3) boreholes were established with a 100 mm diameter power auger in the proposed land application area in the locations shown on the plan in Appendix A of this report and bored to the depths indicated on the log sections included in Appendix B of this report. Numerous disturbed samples were collected and hand classified. The soil types encountered were assessed in accordance with Table E1 of AS1547 : 2012 with the soil texture determined for each soil type being shown on the log section included in Appendix B of this report. The soil texture of the predominant soil type is brown loamy sand. A Percolation test using the constant head method was undertaken in one (1) location in the proposed land application area. The test was performed in accordance with AS1547: 2012 Appendix G. The test report is included in Appendix C of this report. The results from the percolation test were used to determine a permeability value of 0.972m/day. The subsurface soil in the critical absorption zone as a result of the assessment of the soil texture and other classification methods of Appendix E of AS1547 : 2012 and making consideration for the calculated permeability, it is classified as a Soil Category 2. This soil is further determined to be massive with an indicative permeability of 1.4 – 3.0 metres/day. No impermeable layer (permeability of less than 10% of the over-lying strata) or rock layer was encountered in the boreholes. No groundwater (or signs of groundwater) was encountered in the boreholes.

4.0 DESIGN CONSIDERATIONS The proposed on-site sewerage treatment facility is a septic tank system used in conjunction with AES. The proposed method of land application of effluent is underground. For the purposes of determining the system’s required capacities, the design flow rate calculations are based on a multiple occupancy residential premises comprising a total of six (6) bedrooms. The builder has advised that a food waste disposal unit will not be installed in the kitchen. The builder has advised that a spa bath will not be installed in the house. The source of the water for the system will be from a reticulated community supply. For the purpose of calculating evaporation, the long-term average monthly pan evaporation and rainfall figures from the Bureau of Meteorology weather station at Mackay have been adopted.

5.0 DESIGN 5.1 Land Application: All Waste Effluent Facility The proposed method of All-Waste effluent disposal by AES absorption is acceptable.
It is considered that a reserve area of 100% of the design area must be available for the expansion or replacement of the land application facility. This additional area is allowed for in the land application area on the plan in Appendix A of this report. The location of the land application area as shown on the plan in Appendix A of this report met the requirements of: (i) being exposed to the prevailing wind and not shaded from the sunlight; (ii) the minimum separation distances required by the Queensland Plumbing and
Wastewater Code and the Australian Standard for On-Site Domestic Wastewater Management AS1547: 2012 have been met with particular reference is made to the following: 10 metres to the bank of a permanent water course (e.g. river stream or lake); 10 metres to farm dams, intermittent watercourse, drainage channels; 10 metres to a bore or well used for domestic water supply; to property boundaries, paths, walkways, dwellings:
4 metres when lower than the disposal facility; 2 metres when higher than the disposal facility.
The wastewater daily flow volume used to calculate the size of the land application facility is based on the minimum flow rate of 150 litres per person required by the AS1547:2012 On-Site Domestic Wastewater Management from which a total flow of 1350 litres/day has been determined. This figure has been varied by half to account for two separate dwellings yielding a design flow of 675litres/day per dwelling. The DLR used to calculate the size of the land application facility is 50mm / day, as per AS1547 : 2012 Table - L1 : Recommended Design Loading Rates for Trenches and Beds. The Land Application Facility is an AES Absorption trenches covering a minimum surface area of 17.28m2 per dwelling. The trenches are each 9.6m in length and 1.8 m in width. One (1) is required per dwelling. The disposal system is to be installed in such a manner to ensure even distribution to the land application area. A detailed drawing of the facility is included in Appendix D of this report and should be used in conjunction with Action Tanks Installation Manual. The design calculations are included in Appendix E of this report.

5.1 Land Application: All Waste Effluent Facility continued Vegetation of the Land Application Area should be carefully planned to maximise the effectiveness of the facility. We recommend the use of the vegetation as specified in AS1547 : 1994 “Disposal Systems for Effluent from Domestic Premises” (Appendix C), included in Appendix G of this report. A local Plant Nursery should be consulted as to the type and density of planting best suited to your area. 5.2 Sewerage Treatment Facility The design calculations have been undertaken for a septic all-waste tank using the figures for a 2 x 3 bedroom dwelling. The On-Site Sewerage Treatment Facility is as stipulated by AS1547 : 2012, Appendix J, an all-waste septic tank of the capacity of 3000 litres per dwelling. The all-waste tank shall be designed and constructed in accordance with AS1546.1, On-Site Domestic Wastewater Treatment Units. The treatment facility shall be located by the building designer / plumber and not encroach on the horizontal separation distances shown on the plan in Appendix A. Despite the minimum separation distance noted above, good engineering practice dictates that any excavation be kept a minimum of the depth of the excavation from the adjacent structure to avoid the potential for subsidence of the building foundation. All pipework shall be installed in accordance with AS3500.2.2, National Plumbing and Drainage, Part 2.2, Sanitary Plumbing and Drainage - Acceptable Solutions. A typical example of an AES trench is included in Appendix D of this report.
