 Pet Pails

As you will see, Pet Pails are being installed in random courts to see their

effectiveness. For more information, please see page 41. Pet owners, when

walking your dogs, please use the Pet Pails when disposing of the animal

waste. Thank you for your cooperation.

 Highland Days

 July 9th Highland Days is fast approaching. Come and participate in this

event and enjoy delicious food. Remember at 2:40 p.m. we will celebrateHighland Lakes 40th Anniversary with Cake and Ice Cream. Details are

on page 24.

Swimming Pool

Summer is Here! Come and enjoy swimming in our pool, but be mindful of

the rules, (see pages 34-35). Please be reminded that for your convenience,

there is a family restroom for parents and their children located inside the

clubhouse next to the women’s locker room.

 Roofng Project 

Phase One of our roong project is progressing nicely. If you have any

concerns regarding the roong project, we ask that you please do NOT

approach the contractors. Contact Joe at 248-349-4006. He can answer

any questions, and if the information isn’t readily available to him, he will

research the question and get back to you.

Bylaws Reminder 

 Just as a reminder, please vote to amend our bylaws. The deadline to submit

your vote is July 31st. Please keep in mind that we need 66% of co-owners to

vote in the afrmative to allow these bylaws to pass.

BOARD OF DIRECTORS MEETING MINUTES - June 20, 2011

 The monthly meeting of the Board of Directors of Highland Lakes Condominium Association was on the 20th day of June,

2011, in accordance with the By-Laws of the Association.

President Kathy Baldwin called the June 20, 2011 regular meeting of the Board of Directors to order at 7:30 p.m.

 Attendance

 The following Directors were present: Kathy Baldwin, Tom Byrne, Kathleen Connor, Sandy Nolan, Clem Tulley and Judy

Nakdimen. (Michelle Todorov was excused). Also present were Joe Poma, Property Manager, Ken Wiewiora, Maintenance

Superintendent, and Shannon Crowley, Administrative Assistant. Approximately 18 Co-Owners were also present.

Finance Committee Report: See report on page 16   Joyce Elvy reported to the Board. In addition to the

  written report, Joyce asked that all committees begin

compiling their wish-lists for the Finance Committee toconsider when they begin the budget process in July.

She will arrange a time to meet with each committee.

Board Action: Motion by Sandy Nolan, support by 

Kathleen Connor, to accept the Finance Committee

Report dated May 19, 2011.   All in favor. Motion

 passed.

 Vision Committee Report: See report on pages 14-15 Rob Berlin reported to the Board.

Board Action: Motion by Judy Nakdimen, support by 

Sandy Nolan, to accept the Vision Committee Reports

dated May 25, 2011 and June 15, 2011 and accept their

recommendations. All in favor. Motion passed.

  Additional Discussion:  Joe reported that the

recommendation that he consult with DA Home

Improvement and RTA had already been completed.

He explained that the removal of the gutters on the

Canterbury units was discretionary and could be changed

 without board vote. Also the trim on the bay windows

could be reduced to the original size without board vote.

 These two modications have already been given to thecontractor. However, to reduce the size of the trim on

the Glasgow units from 6” to 4” would require a board vote as the original spec that had been approved by the

board called for 6”. Joe added that both DA and RTA

had strongly advised against reducing the trim any smaller

than 4”.

Rob asked why they couldn’t run the ashing behind thesiding and then install a 3” board (as is being done with

the Dundee units). Ken explained that because of the

design of the Glasgow, if they install the ashing under

the siding it would run into nails heads and would not

 work. Tom added that the Dundee was originally designed

to allow the ashing to be installed in that way, but inthe Glasgow it would have to be retrot, which wouldcompromise the siding, and you run the risk of removing 

the siding all the way to the roof and have to re-side theentire the building.

Board Action: Motion by Tom Byrne, support by Sandy 

Nolan, to make an amendment to the original spec

for the roong project to reduce the board size on theGlasgow units from 6” to 4”.   All in favor. Motion

 passed.

 Additional Discussion: Rob asked Joe if he had discussed

 with DA some of the other concerns (picking up debris

etc.) during the construction. Joe said he had, and in

particular he asked them to nd a solution so that blown-

in insulation would leak through the open softs andoutside of the units to ower beds etc. He explainedthat this will be remedied by installing a cardboard sheet

throughout the eaves while the insulation is being blown

so that it cannot escape through the softs.

Court Captain Committee Report: See page 17 Robert Armstrong reported to the Board.

Board Discussion: Kathleen expressed her concern

that Lehigh Lane and Swan Harbor was not included

in the areas for the installation of the Pet Pails. Robert

explained that they are being installed in random

courts to test their effectiveness. If they do work tohelp the situation, they will be installed in more areas.

Kathy added that the list in the Court Captain report

 was compiled based on the suggestions of those who

 were in attendance at the June 2nd meeting. However,

there were enough pails purchased to accommodate

Kathleen’s request. She asked Kathleen to provide Joe

 with a list of the courts she felt were overlooked.

Maureen Osiecki asked for clarication of what was being 

done with the contents of the Pet Pails once the pails

are lled. Kathy explained that the waste management

company will be able to unhook the pails and dump thecontents into the dumpsters instead of having to pick up individual bags on the ground of the dumpster area.Maureen asked if the waste management company hadagreed to make that extra effort. Ken answered that they had agreed to cooperate with us in emptying the pails.

Board Action: Motion by Tom Byrne, support by Sandy Nolan, to accept the Court Captain Committee Report

dated June 2, 2011. All in favor. Motion passed.

Clubhouse Committee Report: See report on page 18 Betty Parzych reported to the Board.

Board Discussion: Kathy said that the budgetconsiderations listed as a recommendation in thecommittee minutes should be presented to the FinanceCommittee for consideration for the 2011-2012 budget.Sandy asked about the consideration for replacing theglass around the doors across from the Kitchen. Tomexplained that the glass around those doors is currently the only glass in the building that is not insulated glass.

Board Action: Motion by Kathleen Connor, supportby Clem Tulley to accept the Clubhouse CommitteeReport as printed dated June 6, 2011 with theirrecommendations.  All in favor. Motion passed.

Grounds Committee Report: See report on page 19 Ray Parzych reported to the Board.

 Additional Discussion: Ray asked Joe about the additionalbids he’s received concerning the Ironwood Berm. Joeanswered that he’s received two bids (Plymouth Nursery and Wilson & Steinkopf), which range from $7500-

$7900. Joe explained that he’s working on getting athird bid, but no one has responded as of yet.

Ken also reported to Ray that he had compiled a list of the tree stumps that needed to be ground and gave thelist and the bid to Joe.

In addition to his report, Ray reported that the FriendshipGarden now has a sign on the corner of Crystal Lake.He also thanked Liette Paiement and Gloria Loudy fortheir hard work in this area.

Board Action: Motion by Judy Nakdimen, support by Clem Tulley to accept the Grounds Committee Report

as printed dated June 8, 2011.   All in favor. Motion passed.

Herald Committee Report: See report on page 20Robert Armstrong reported to the Board.

Board Discussion: Kathy asked for clarication aboutthe when Cake and Ice Cream will be served during theHighland Days. She had thought the time was 4:40pm.Sandy answered that the original time was scheduledfor 4:40p.m. but since the Highland Days games will benished by 2:00p.m., Michelle Todorov told her that the

time had been changed to 2:40 p.m. Shannon Crowleyconrmed that the information that she received forpublication from Michelle indicated that the HighlandDays would run from Noon until 2:00 p.m. and theCake Celebration provided by the Herald Committee would begin at 2:40 p.m.

Board Action: Motion by Tom Byrne support by Kathleen Connor, to accept Herald Committee Report

dated June 13, 2011. All in favor. Motion passed.

Pool Committee Report: See report on page 21Kathleen Connor Reported to the Board.

Board Discussion: Kathy asked if additional lifeguards would be required when Chris Pavloff is conducting theswim lessons. Ken answered that there must be a guardon deck for every 75 people in the pool. Tom asked why Chris was offering lessons after hours. Joe answered thatit was to accommodate different resident’s schedulesand availability. Kathy asked how many residents hadsigned up for the late lessons. After referring to the signup list, Joe reported that 3 residents signed up for thenight classes. There was some discussion as to whetheror not it was practical to pay 2 lifeguards to stay for anadditional hour to teach a class of three people. Aftermuch discussion it was decided to discontinue the nightclass sessions.

Sandy also questioned the recommendation in the minutesthat called for allowing children up to age 5 to go inthe locker room with their parent. She stated that sheremembered at the meeting that it was decided to be age4. Kathleen explained that “up to age 5” would mean

children age 1-4 and not including age 5.Board Action: Motion by Tom Byrne, support by Sandy 

Nolan, to accept Pool Committee Report dated June 14,2011, to revise recommendation #1 to approve “childrenof opposite sex up to age 4 to enter the locker room with their parent” as well as to reject recommendation#2. 3 in favor, 2 opposed. Motion passed.

Engineering Committee Report: See report on page 22   Terry McNally Reported to the Board. Terry noted that

modication #5 should read “ Deck & Entry Door” not“Deck Entry Door.” He also added that when he and

 Tom reviewed the requests, he asked the co-owners tosign off on the diagrams provided in the modicationrequest form.

Board Discussion: Kathleen asked to be listed as being in attendance on the report, as her name had beenomitted from the minutes.

Board Action: Motion by Tom Byrne, support by   Judy Nakdimen, to accept the modied EngineeringCommittee Report as printed dated June 15, 2011 with the recommendations to accept the Modicationrequests #1-#6.  All in favor. Motion passed.

Board Discussion: Kathleen asked that a reminderabout boat registration be reprinted in the Herald for  July. Ken added that if a boat is picked up, he doeseverything possible to notify it’s rightful owner. If thereis no indication of who’s boat it is, the boat remains atthe shop for a month before it’s sold at auction. Thereis typically ample time for boats to be reclaimed beforethey go to sale.

 Additional Comments

Family Social Committee: Kathy Baldwin remindedeveryone to come out for the Highland Days “Minuteto Win It” games at Noon on July 9th. The Family Social Committee will be serving grilled Hot Dogs and

Pulled Pork Sandwiches. There will be pool games andgames in the common area, and the Herald Committee  will provide Cake and Ice Cream for the AnniversaryCelebration at 2:40pm.

Co-Owner Forum

 Joel Lutz:  Joel explained that he owns a .Falstaff unit,and his facia boards are colored to match his siding..He expressed concern that during the roong projectthe facia boards would be changed to white instead of colored to match the siding. He noted that on Savoy Court where a Falstaff unit has been completed, thecolored facia board has been replaced with a white faciaboard and that the white facia board is larger than theoriginal. Joe answered that the spec calls for white andcalls for a 6” board. (The original board was 4”). Tomagreed that it was reasonable to keep the board the samecolor it always has been, but wasn’t necessary at this

meeting to decide what material to use for the board(ie aluminum wrapped wood). or to decide the widthbecause he felt Joe needed to explore it more with thecontractors and nd out what is available. Tom statedthat it was unreasonable to change the architectural look of the outside of the unit. He directed Joe to see whatcould be done to make the board the same color as thesiding.

 Jesse Roe:  Jesse introduced himself as a co-owner anda fth grade educator at Silver Springs Elementary School. Jesse wanted to take the opportunity to thank the board and particularly Joe for allowing his class tocome to the property for a Lakes Ecology eld trip. Helooks forward for the opportunity to do it again nextyear. Kathy asked Jesse to explain more of what theclass found on the property. Jesse explained that they   were studying metamorphosis, so they took samplesof dragony and mayy nymphs. They also learnedabout erosion control and surface water runoffs. Jessesaid it was a great hands-on learning experience for thechildren and they said it was one of their favorite days

of school.Maureen Osiecki: Maureen commented that she

appreciated the age limit for children in the locker rooms,and added that she had forgotten that the clubhouseprovides a private family restroom for parents withchildren. She suggested that reference to the family restroom be included in the pool committee minutes.Kathleen agreed to add it to the report.

Why should you vote

for the amended bylaWs?

What if...•  An investment company buys a bulk number of our 

condominiums, and Highland Lakes slowly becomes anapartment community?

•The federal national mortgage association will not cover aloan here because we have not met all of the requirements?

•  Residents can waste heat and water, keeping doors and windows open all year so that the dog can enjoy the sunshine?

• Resolution of any matter becomes difficult because the present documents are vague or overbroad?

The current bylaws are out of date and do not reflect today’sissues. They offer us no protection and we are wide open to

conditions caused by the economy.

MANAGEMENT REPORT

TO: Board of Directors, Co-OwnersFROM:  Joe Poma, Property Manager

RE: Property Manager’s ReportDATE: June 20, 2011

1. Our community rules and regulations are very general, but even if they were somewhat more specic as to the common

things that annoy us on a day to day basis, many people have forgotten one unwritten word: courtesy. We live in acondominium community and have come to accept the fact that our homes are attached and things are in close proximity.

Everything that you do has some sort of effect on your neighbor and as long as your conduct is reasonable, it doesn’t bother

anybody. Planting owers, tending to your garden, walking the dog, using the amenities and enjoying Highland Lakes is

part of the living experience here. Feeding ducks, geese, birds, not picking up after your pet, slamming doors and cabinets,

shouting, using parking spaces other than your own, or a wide variety of other things has an effect on your neighbor,

whether good or bad. If your neighbor does not pick up after their pet, then they will not be upset when you don’t. If your

neighbor came from a war zone, the noise may not bother them as much and if your neighbor has a mess of a patio, nobody

will care if you do not clean. If your neighbor has a reasonable lifestyle and cares about their surroundings, they may move

out if you do not. If it happens in several locations, it will establish an area trend and the entire property will go downhill.

It does not happen overnight, but you come to realize that each of the 691 units here affects your home values. For those of

you that have been told that there is a problem, and are not used to condominium living, let the standard of a “reasonablerequest” be your guideline. Pick up after your pet, pull the weeds, respect other residents’ property, clean the patio, try to

be quieter during the evening hours, register your boat, complete your census forms, communicate and if you have some

free time, take part in the community. If you do not have any time, just enjoy Highland Lakes and let us take care of the rest,

but by all means, be a good neighbor and a be bright spot in your courtyard.

2. Those of you that have not voted for the bylaws amendments will be notied by a letter and a ballot will be enclosed. We

have 55% of the ballots returned. I am not asking for a yes or no, but rather, your vote. The bylaws amendments question

cannot be answered unless we have the required number of residents that have voted. The bylaws votes are being counted

by me, stored in my locked ofce. The staff will only know the way you voted if you hand the ballot to the front desk in an

open envelope. Otherwise, your vote is condential and I am the only one that knows how any particular resident voted.

Like the chimney inspections, I am just as anxious as you are to get this out of the way and move on.

3. As you can see, our roong project is off to a good start. If you want to see an example of a nished building, check out the

west end of Savoy Court. It will give you an idea of the shingle color, chimney box and cap colors, new gutters and the new

Glasgow porch styling. DA Home Improvement has been very cooperative with residents and has generally adhered to

the care and clean-up practices that we are looking for. There will always be some things such as a at tire here and there, a

torn screen or some leftover material in the yard, not because they are careless, but because people make mistakes and have

to be reminded. DA has never failed to reimburse or respond to the concerns of any resident, and that is why we chose the

company. As we move forward, any inconvenience will be overtaken by the increased value to the property, which leads

me to the next line-item below.

4. Concrete and asphalt will be starting soon. Cars will have to be moved as usual, as heavy equipment tears up sidewalks and

parking lots. This is the last big year for concrete and asphalt before we concentrate on the roong. Routine maintenance

of the lots will continue as the roong progresses, but the property will be a busy and crowded place this season while wehave both the roofers and the pavement contractors on site at once.

5. Please remember to purchase a boat sticker at the front desk if you have a watercraft on one of the lakes. Also, boats that are

kept on Crystal Lake should indeed be kept “on” Crystal Lake. Boats that are stored on the shore destroy the grass beneath

them and make for an untidy landscape. If you will be gone on an extended vacation, don’t forget about the boat. I have

had a few people leave before the registrations are up for renewal and return to nd their boat conscated and sold.

6. The pool is open and this year’s team is offering water aerobics and swim lessons. If it gets hot outside, come and join us at

the pool. Otherwise, just have a great summer.

Let’s all step-up to keep our community clean, & please report trash violators to the clubhouse.

1. Unit / Building repair: Work orders for building leaks, from the past month rain fall, have been comingin at a steady pace. The rain fall generated in excess of 45 building leaks the following Monday. Most

were basement wall rod-hole leaks or cracks. We are in the process of making those repairs. Additionallywe have received many work order requests for gutter repairs, due to over owing gutters. What wehave found is that many gutters were not plugged; the rainfall was just too much for the gutter to handle.Note we had close to 7 inches of rain in a 24 hour period in Northville.

2. Grounds: Lawn mowing was quite a task with all of the rain that Mother Nature provided us, only twoweeks after the rst lawn fertilizer application was done. We were over two weeks behind in mowing,due to three major factors, 1- rain out days, 2- having to mow 6 to 10 inches of grass, and 3- equipmentbreak downs. As of today, we are all caught up with our weekly round of mowing. Starting this weekwe will be doing the lawn edging.

3. Catch Basin: As of today, we have 4 catch basins which have failed, and require rebuilding. One was

repaired last week. The next two will be started once the roong project is completed. Additionallythere is one basin on Silver Spring, and One on Russ Fogg Drive, that are owned by the county.

4. Boats: Please remember to register your boats, also keep a look out for your neighbor and remind them

to. We will start tagging boats this week, and within two weeks start to pick up unregistered boats.

SUBJECTS DISCUSSED:

1. Rob Berlin explained that the purpose for the meeting is for our committee to review the currentmethods of construction being developed into the Glasgow and bay window unit, the Dundee. Thegoal of this meeting is to obtain consensus from our committee to recommendations can be made tothe Board in a timely manner so as not to delay the progress of the contractor.

2. Rob showed pictures of the re-roofed Glasgow and Dundee units and discussed the size of the trimaround the bay window and the new design for the Glasgow. Ken explained that the size of the trimwas due to the fact that the siding had to be cut to install 6” ashing under the siding. Discussioncontinued regarding the ashing and the design look with the large trim work.

• Motion by Ann Creviston seconded by Hazel Whitman to recommend to the Board thatRTA, DA and the Property Manager discuss with the Board reducing the size of trim boardontheGlasgowandDundeeunitsoranyunitwheretheroofngcomesincontactwithhorizontal siding. Motion carried.

3. The front facia board of the Glasgow was discussed and it was noted that when the units are re-sided, this area will be sided.

4. The rippling of the chimney caps was discussed and Ken Wiewiora noted that this has been addressedwith the contractor and is being corrected.

5. The downspouts of the mansard roof style units were discussed and it was decided that they shouldbe removed.

6. Pictures of debris were shown and Joe Poma asked for copies to show to the contractor so that debrisis quickly disposed of.

3. 2012 Budget: There was preliminary and general discussion regarding the operatingportion of the budget. The Treasurer suggested that the committee consider reducingand or to prioritize discretionary spending. We agreed and hoped the board will followthis approach.

1. A review of “Herald” Costs vs. revenue showed that the ads can cover the printing costs.

2. Diane Pittaway submitted additional interview information that was printed in the June “Herald.”

Diane will bring a count of how many interviews she has completed to the next meeting. She alsobrought additional bags to sleeve the “Heralds” in inclement weather. Thanks, Diane.

3. The roong project is underway and will continue until completed. Kathy Baldwin canvassedresidents at the “Pool Opening” encouraging them to vote for the By-laws. Court Captains canobtain a list from Joe Poma of those who have not yet voted if they would like to knock on doors.

4. Sandy Nolan heard from Mike Burroughs regarding summer safety tips. Just a reminder for allresidents to practice safety measures for the summer when outside activity is accelerated. Robert willbe contacting Mike Burroughs and/or John Werth for an invite to a future meeting.

5. Robert and Kathy Baldwin reported on the “Pet Pail” formerly known as the “Muck Bucket” projectadopted to attempt to resolve the pet waste issue. These receptacles will be attached to the inside of

dumpsters for pet waste, small loose trash, etc. The following courts will be tted with a “Pet Pail”for the pilot program to test the efciency. Bryn Mawr, Pond, Dearborn, Irongate ,Valiant, Norwoodand the west end of Pond serving Lake Success.

6. The leash ordinance is currently not observed as well as it should be. It was suggested that theordinance be published in the “Herald” as a reminder to all pet owners to be responsible.

7. Children playing in parking lots is a concern and perhaps a sub-committee can be formed to comeup with some ideas for resolution of this serious safety issue. Anyone interested in being part of thiscommittee should come forward and we can address this at a future date.

8. Our new security person, Michael Deckert stepped in and introduced himself. He shared hisbackground and some of the issues he has encountered since being on the job here in Highland Lakes.Welcome Michael!

9. The meeting adjourned at 8:00. A vote was taken in regards to suspending our meetings in July andAugust. We will resume our meetings In September.

1. Election of Chairperson. Judy O’Connor was elected Chairperson and conducted the rest of themeeting.

2. Paint Colors. Members considered a number of paint samples and decided to recommend thatthe hallway be painted the existing color with white trim.

3. Budget. A Budget Request for 2011-2012 was approved.

4. Highland Room. It was a pleasure to meet in the beautiful new room. The Association hasbeneted from the volunteer services of a number of residents. The Committee would like toexpress their appreciation to Rob Berlin and Ilio Alessandri for the original design concept,Ilio especially for his detailed professional drawings, and Brad Todorov and Jayson Oliver forrewiring the room. In addition, the HLCA crew who worked on the room did a great job. Thanksto all.

A search of Clubhouse Committee minutes dating back to 1992 reveals only one Increase inthe cost to rent the Highland Room. The rate was increased $5.00 for an afternoon rental and

$10.00 for evening in 2006. Although a review of similar area facilities indicates our rate isextremely reasonable, it was decided not to ask for an increase at this time. However, membersare concerned that many residents may not be aware of the kind of facility available to them andwould like to feature the Clubhouse and rental rates in the next issue of the Herald.

5. Future Improvements. A number of items were discussed and three projects were identied ashaving priority: installation of a projector and sound system in the Highland Room, replacementof locking devices for doors across from Kitchen, and installation of insulated glass in doorsacross from Kitchen.

RECOMMENDATIONS TO THE BOARD:

In the budget process for 2011-2012, consider the following:

1. Install a projector and sound system in the Highland Room at an estimated cost of $2,500.

2. Remove existing exit locking devices from doors across from Kitchen. Install new devices and adjustfor Clubhouse key. Estimated labor and materials $2,900.

3. Replace glass in and around door across from Kitchen with Clear Temp insulated glass. Estimatedlabor and materials $2,900.

1. Completion of ower planting. Members and other volunteers are to be complimented forplanting of owers at 5 sites over the Memorial week-end. A job well done.

2. Slab removal adjacent to clubhouse. No date has been set at this time.

3. Ironwood Court landscaping. Plans and material specs. For the initial bid were discussedby the Committee.

4. Shrub trimming and sprinkler system. It was noted that the shrub trimming was inprogress. The sprinkler system was activated June 6th due to extreme heat conditions.

5. Ground cover at North slope of Crystal Lake. The Committee noted the high growth ofvegetation in this area. Suggestions were that we might have the lawn crew mow this areaevery other week.

6. Eight Mile Rd. landscaping. Nine Emerald Green Arborvidae to be replaced by PlymouthNursery. The Committee discussed shrub trimming of this area. It is also requested that an

additional layer of wood chips be applied to all but the ower beds in this area.

7. Stump removal. The Committee discussed the removal of existing stumps throughout thecomplex. A survey will be conducted by Earl Smith and Robert Armstrong to determinethe number of stumps on the property with emphasis on Silver Spring Drive.

2. Robert Armstrong has put together a beneft sheet to help sell advertisements in the Herald. TheCommittee thinks it is a very good document.

4. Wilma Leonard is preparing an article on various social groups including the Women’s Club for afuture issue of the Herald.

5. Sandy Nolan will publish very helpful tips for the summer in her “Have You Heard” column.

3. All members of the committee have volunteered to assist with the Hot Dog Daze.

4. Use of noodles in the pool will be permitted at all times. Toy time will permit the use ofnoodles and all other toys supplied by Highland Lakes only.

5. Discussed the age of young boys permitted to go in the women’s locker room with their motherto use the facilities. The committee voted this would be appropriate until they reach the age of5 years. Parents are also encouraged to utilize the Family Restroom in the Clubhouse next tothe Women’s Locker Room.

6. The Adult Late Night Swim is scheduled for Saturday, July 30th at 8:00 p.m. Please join yourneighbors for the evening and have an enjoyable time and bring a plate of hors d’oeuvres topass for 6-8 people.

7. It would be appreciated if everyone would take time to read the pool rules, which will answera lot of questions submitted.

8. Information on the colored ags outside the clubhouse:

SWIMMING POOL RULES:

A. HOURS AND GENERAL REGULATIONS

1. The traditional swimming pool seasonis from Memorial Day weekend

through Labor Day.2. The regular pool hours are from

12:00 noon to 8:00 p.m. Mondaythrough Friday, and 11:00 a.m. to 8:00p.m. on the weekends.

3. A green ag ying at the front of the clubhouse indicates that the pool is open. A redag indicates that the pool is closed. A yellow ag indicates that the pool will open late.

4. All persons using the pool and related facilities do so at their own risk.5. An 18-year old will be considered an adult.6. The association will not be responsible for personal property left in the pool area or

related facilities. Locks on baskets in the locker room must be removed each night.7. The Head Lifeguard or Assistant Head Lifeguard has the authority to temporarily

revoke the swimming pool rights and privileges of any person for reasons ofmisconduct or violation of any rule.

8. Co-owners will be responsible for all damages caused by their children, their guests orthemselves.

9. Personal radios should be played at low volume.

B. IDENTIFICATION AND ADMITTANCE

1. Only members in good standing will be admitted to the pool. Your account must bepaid IN FULL. This will be true for the entire swimming season.

2. Admittance to the pool will be allowed only through the gate off of the parking area.All members must sign in at the check-in desk. A census form must be completed,listing only those persons living in the unit. An ID tag is required for admittance to thepool.

3. All children under the age of 10 must be accompanied by an adult. Children 10 to 12years of age must be accompanied by an adult unless they have qualied for a DolphinPatch. Dolphin Patch holders will be retested on an annual basis, and will be doneafter Memorial Day. (During Memorial Day weekend, all children under 12 must beaccompanied by an adult.)

C. SANITARY REGULATIONS

1. Everyone must take a soap shower and use the foot bath before entering the pool.2. No one with a skin, eye, nose, throat or other infection or ailments which may be

considered communicable or tending to contaminate or pollute the water will beallowed to use the pool. Persons with excessive sunburn, abrasion which has nothealed, corn plasters, bunion pads, adhesive tape, rubber bandages, etc. will not bepermitted.

3. Eating, drinking and smoking will be allowed in the terrace area ONLY and not withinthe pool enclosure. There will be no smoking anywhere in the pool enclosure area. Noglass containers of any type are allowed within the pool enclosure or on the terrace.

4. Everyone must where a bathing suit. No cutoffs will be allowed in the pool or poolarea. Cutoffs are permitted on the terrace only.

5. Babies and Children wearing swimmer diapers and tight-tting rubber (waterproof)pants will be allowed in either pool.

6. No pets are allowed in the pool or terrace area.7. People in street shoes are not allowed in the pool area or shower rooms. Member

spectators are welcome in the pool enclosure provided they remove their shoes.

D. SAFETY REGULATIONS

1. No admittance to the pool at anytime unless a lifeguard is on duty. Entry by anyperson when no lifeguard is on duty is in violation and will be subject to prosecution bythe Michigan State Police or the Township of Northville Police.

2. Children under 12 years of age will be issued a dolphin patch upon successfulcompletion of the qualifying test. A responsible adult must be present at the time thechild is given the swim test. Children under the age of 10 with a dolphin patch muststill be accompanied by an adult in the pool area.

3. Children under 42 inches in height (shallow water depth) will not be allowed in thelarge pool unless an adult stays in the water with the child or the child has a dolphin

patch.4. Children using the wading pool must be accompanied by an adult within that pool

enclosure who assumes full responsibility for the child.5. Strollers and other wheeled vehicles are not allowed in the main pool area.6. Children will be allowed to play with toys provided by the Pool Committee during Toy

Time. Toy Time is Every weekday• 2:00 p.m. – 3:00 p.m.• 4:00 p.m. – 5:00 p.m.• 6:00 p.m. – 7:00 p.m.

No toys or balls will be permitted in the large pool at any other time. Only Coast Guard

approved otation devices secured to the body will be allowed.7. The life line is not to be played with or sat on.8. Horse-play or any kind of running will not be tolerated in the pool area or related

facilities.9. Only one person is allowed on the diving board at a time. One bounce on the board

and no diving off of the side of the board. Diving is allowed only from the board end ofthe pool. Make sure, when diving, that the pool area is all clear. Leave the diving areaif you continue to swim. No swimming is allowed in the diving area.

E. GUESTS

1. Guests may only use the pool in the company of an adult resident.

a. Only residents of Highland Lakes are to be listed on the census forms.b. Guests must be signed in by the resident.c. Young residents, 14 years or older, are allowed to bring one guest per day to the

pool without an adult present.2. Each unit will be allowed a maximum of four guests per day.

Hi everyone! Summer’s nally here and we’re more than ready to enjoy the season after

the long snowy winter. The following is a review of the tips we all need to remember to

insure a safe and happy summer.

Summer Safety tipS

 As the warm weather approaches, the Northville Twp. Police

Department wants to remind you of some tips to keep yourself 

and your home safe during the summer months.

• Keep doors locked at all times. If you are working in the back yard, keep your front door and

garage door closed and locked; and lock your back door when you are in the front yard. Always

lock your doors when you leave, even if you only plan to be gone for a few minutes.

• During the Summer weather, many people open windows or sliding glass doors while they are

at home. Always remember to close and lock your windows and sliding doors when you go to

bed or leave the house.

• Install motion-activated lights in your front and back yards, so when someone approaches your

home, the lights automatically come on, illuminating that person.

• Put all ladders and other tools back into a secure storage area after you use them. Ladders and

other tools can be used by criminals to access your home. Always lock any storage unit or shed

you have on your property.

• Be aware of home improvement scams. If you did not solicit the contractor or salesman whoshows up at your door unannounced, do not do business with that person.

• If a utility representative comes to your house, request identication. True representatives will

carry their identication and they will gladly show it to you. Call their company for verication.

• Always remember to roll up your car windows, take any valuables out of your car, and lock your

doors every time you exit your vehicle, even if your vehicle is parked in your driveway.

Being a good neighbor can be one of the best crime prevention tools. Watchful, attentive neighbors

can spot criminals and alert the police and the community to their presence. Get involved in your

community, and help keep your Summer happy and safe.

Curfew violations will occur as the weather warms. Children under the age of 12 and unsupervised are

prohibited from being out in public from 10pm to 6am. For children under the age 17 the prohibited

hours are from 12am to 6am.
