R enowned for serpentine crescentsoverlooking the rolling Cotswoldlandscape, Bath is a world heritage city

that wears its architecture proudly. SomersetPlace is no exception and has survived assomething of a time capsule full of originalGeorgian plasterwork, fireplaces and originaldetailing from the late 1790s.

“I believe that good design is not merely adiscipline but a way of life that seeks tochallenge, inspire and engage,” says Emma.“When dealing with period properties, one hasto work closely with each client to preserve theauthenticity of the architecture but in a waythat reflects current lifestyles and needs.”

Emma and her team applied this philosophy at SomersetPlace, which has a history to match its landmark status. Thefaçade was designed by John Eveleigh in the late 1700s and is atypical example of “Queen Anne front and Mary-Anne back”design characteristic of the era. Original purchasers would havebought a length of the façade and employed their own architectsto finish the rear.

The Second World War took a heavy toll on the property,which was badly damaged in the Bath Blitz in 1942. Followingthe war, the damage was gradually repaired and the building wasintegrated into the Bath Spa University campus.

It was in 2005 that Somerset Place again made history as itbecame the first crescent in its entirety to be offered for sale in

200 years. Sims Hilditch were approached by Future HeritageGroup to be part of a development team tasked with restoringthe property to its original glory.

“It is very rare that an entire Grade I listed crescent is put upfor sale. In fact, the last time one was on the market was whenGeorge III was on the throne so we were thrilled to be a part ofits rejuvenation,” says Emma.

The apartment in question was a lateral conversion offering2000 square feet of space, long rooms, high ceiling and wellpreserved period features. The design scheme emphasises thecontinuous flow throughout the apartment with a considered useof colour to create a sense of unity.

“Our interior design scheme looked to preserve the elegant

character of the historic Georgian architecture, whilstsympathetically introducing a contemporary palette of brightaccents, luxurious materials, wide oak floor boards and acomplementary mix of modern and traditional lighting,” saysEmma.

It was vital that the generous proportions and striking periodfeatures took centre stage, so the design was stripped back tocreate a clean, classical feel that emphasised the natural lightand mainly south facing views.

When it comes to maximising natural light, Emma advisesthe use of reflective materials like glass, metal and mirror.

“These do have a contemporary feel so it’s important tobalance these finishes with textured materials like the grass

cloth wallpaper which we used on the walls orthe elegant linens and sophisticated silks weused for the bedrooms.”

The combination of luxurious textures, suchas velvet and linen, with sleek lines and carefullyselected statement pieces makes fora comfortable, yet luxurious modern familyhome.

At this beautiful but minimalistic diningsetting, we see a bright and rich yellowantique brass chandelier suspended overa warm, natural wooden dining table.

Both the dining table and soft cashmereleather chairs have smooth, curved linesthat compliment the geometric lines andthe shape and style of the chandelier. Thecolours of the chairs are muted pastels,soft but with a strong design character.

In the background we see a piece ofabstract art that reflects some the coloursof the furniture whilst incorporating deepertones too.

The unity of rough surfaces like the bronze,soft textures of cashmere leathers, woodand the reflective finish of the art is a greatmix to balance different materials in oneroom. Altogether it has a vintage yetmodern feel, calm and simple!

In this room, we have the grouping of strongfurniture pieces that are put together asobjects of opposing shape. We can see howarchitecture and furniture are working inunison. The blues and ash blues gives asurprisingly warm atmosphere whenbalanced with grey hues.

The nuanced finishes of leather areemphasized and enhanced throughcombinations with neutral materials,allowing the raw material to become themain character.

This room setting is another exampleof great architecture, geometricshapes and layers of different

textures and finishes in one area.

Shades of taupe are used with a largeaccent of a very light pastel blue,black stained iron finish of sidetables and a small chair, a sand

colour tribal rug, and soft leathersthat are matched with light and deep

grey shades.

All this mix between moderntechniques and local materials is a

typical show of tradition.

Broadsword Security Services was founded in 1985 byJohn Granville. Initially providing property securitywith night watchmen and security patrols at random

times of day or night. One customer in those early days wasthe Bliss Tweed Mill in Chipping Norton who required securityduring the renovation of the buildings into apartments asbuilding materials and artefacts were being stolen.

John Granville was soon looking for another way to protectproperty. Night watchmen and random security patrols wereonly effective when physically on site and labour intensive,so electronic security systems was the way forward, they’reready to detect an intruder when the property is vacant andif it’s in the middle of nowhere, the intruder alarm system, iftriggered, would in those days play a recorded message overa telephone line to the local Police Station for them torespond and attend.

Not only does thesurvey highlight any construction and legalissues that may be present but they will alsoadvise on things to watch out on in the future;such asmaintenance issues.

Having a survey could be a cost-effectiveway to avoid unpleasant and sometimesexpensive surprises after moving in. Surveysshould therefore be considered asdocuments which add value to the property(if purchased) and seen as an investment asopposed to just an added cost. A house withthe benefit of a survey can fetch a higherprice in themarket.

What type of survey should I have? For a

Mortgage Loan, there will be a ValuationSurveyor who is sent to carry out a valuationon behalf of the Bank or Building Society butit is still recommended that you instruct yourown independent surveyor to carry out asurvey (Both Consumers’ AssociationMagazine ‘Which?’ and the Council ofMortgage Lenders give this advice.) This isbecausemortgage valuations are preparedfor your lender; not for you, the borrower.Therefore, reports do not highlight personalconcerns or give details of the condition ofthe property – just whether it offers suitablesecurity for your loan which is securedagainst it. The RICS offers two types of surveyfor buyers; A Building Survey (formerly a FullStructural Survey) or the HomeBuyer Report(HBR)

A Building Survey is a customised servicesuitable for all residential properties andgives full details of the construction andcondition. The Building Survey is especiallyrecommended for unusually built, run down,

Listed/older properties – or properties whichhave been significantly altered or with whichyou are planning amajor conversion orrenovation.

The RICS HomeBuyer Report includes aninspection, a report and a valuation. It isdifferent to a Building Survey in three ways:

1) It is designed formodern/new builthouses, bungalows and flats. (Flats andleasehold ownership have special termsfor consideration prior to purchase).

2) The HBR contains ‘Condition Ratings’(Scaled 1-3) to elements of the building,highlighting what the surveyor considersto be themost important issues ordefects whichmay require immediateattention or could affect the value.

3) The HBR includes the surveyor’sopinion of the current Market Value andReinstatement Cost for rebuildingrequired for insurance purposes.

If the survey highlights that there areproblems with the house – what should I do?A: Firstly, do not panic! Read the surveycarefully so that you fully understand whatissues have been raised and if you do notunderstand the terminology, do not hesitateto contact your surveyor and ask him themeaning of what has been said. Often buyerspanic when reading the Report and assumethe worst but, in most cases the problemsare solvable and not as bad as initiallyanticipated. Most Agents and Surveyors willexpect some issues to be highlighted within aReport, especially if the house is over 20years old. This does not mean that youshould not go ahead with the sale though.Speak to both your Agent and Surveyorabout the findings and liaise about workingthrough the problem areas and resolutionwith them.
