Managed units have always been a preferred option for tenants of all kinds across the world, and the reason simply comes down to reassurance and convenience – whenever an issue arises, someone will be available at the other end of the phone to offer a solution.
In the UAE, many expatriates from around the world, particularly from mature, developed markets, expect their units to be managed. However, as the UAE property market still reaches an optimum level of maturity, many residential and commercial units are not managed, creating more of a manual, hands-on process for tenants.
At Better Homes, we encourage landlords to benefit from property management services, allowing a more efficient and professional procedure both for the tenant and for the property owner. Tenants prefer managed units for convenience purposes. If something goes wrong; a leak, your air conditioning breaks down, the electricity doesn’t work, or similar, urgent issues arise, a tenant can make a call to a central number and a relevant party will be sent to provide a solution to any problem, making a tenant’s life easier.
We see the percentage of managed units rising quite significantly over the next two years, as customer service becomes more competitive and all property standards rise.

What is Mina Al Arab? It’s a custom-made resort located in Ras Al Khaimah and it’s been designed to give residents an exquisite lifestyle. Thanks to the Emirates Road, it is also just a 45 minute commute from Dubai.
Can you describe the look of the properties?House-hunters will find an array of villas, each with a high-quality finish. They are set on a stretch of private beach, which means you can step through your back garden and on to the shore. What’s more, the villas have large balconies on the upper level, which make the perfect spot from which to take in the surrounding views, or entertain guests .
What are the interiors like?Each villa has a fully-fitted kitchen, with a cooktop, oven, microwave and dishwasher. There’s also an abundance of storage available, with fitted cupboards in high-quality wood.
Other finishing touches include classy lighting and a marble staircase that’s sure to impress.
Will I be able to get around the area easily? Absolutely. The development is landscaped, which means residents can cycle around on special bike pathways. Or, if you prefer to go by foot, you can stroll along a pedestrianised area called Oasis Walk.
Are there many leisure facilities on offer? There is an array of shops and restaurants in the Al Hamara Mall, a five minute drive away. There are also plans to provide dining and shopping spots in the community itself in the future. At present in Mina Al Arab there is a private beach, large swimming pool, tennis court and a children’s pool and play area, all of which can be used by residents. What’s more, when the resort is fully completed there will be a harbour, water park, four hotels (Millenium, Hilton, Rotana and Intercontinental), a 120-acre theme park and a fitness centre.

Why did you decide to swap life in the UK for Dubai?
My husband was offered a job here with the television network NBC and, given the current situation with the recession in England, we thought it would be an ideal time to move. We were living in Kew Gardens at the time and had never been to Dubai before. He had an interview here and after heading home to think about it, we decided to go for it. It was a great opportunity in a new country.
So, why move to The Lakes?
The thing that attracted me to The Lakes was the fact that it’s very green. Coming from a green part of London I love that there are places here to walk around with a new baby. There’s also a health and fitness club for the local community, Hayaa!, so wherever your
villa is you can walk to and from it, rather than having to travel everywhere by taxi, as you do eleswhere in the city. It’s a real family-friendly area.
What else is there for mums like you?
At Hayaa! there are lots of classes for residents to use, like baby swimming lessons, boogey babies – a baby music class – and ‘buggy fit’, a fitness class for mums. There’s also a local supermarket which has pretty much everything, including the same brand of baby milk that Teddy drank in the UK.
We hear it’s great for sporting fanatics too, what are the facilities like?
The villas are situated between two golf courses (The Montgomerie at Emirates Hills and Emirates Golf Club) but I can’t understand who can play golf in this heat! Rupert is yet to take advantage of it. We are regular pool-goers though – there is a swimming pool just a few feet away from the back of our garden which is really nice and quiet so we all swim most mornings.
What kind of people typically live in the area?
It’s definitely mostly families, there aren’t really any young couples. There’s a real mix of nationalities too. For example, our neighbours are a husband and wife from Glasgow and South Africa, whereas there are local Emiratis on the other side.

You moved into an unfurnished villa, were you happy with the overall finish?
Yes, it’s really nice with plain cream walls and tiled floors. It was completely redecorated and cleaned before we actually moved in. It was even cleaned twice as the company knew that our son Teddy was crawling. It would be nice if the main bedroom had bigger closet space for all of my clothes though!
As you had a blank canvas to decorate, how did you go about furnishing it?
Rupert and I shipped all of our furniture over from the UK. Everything apart from a coffee table and a sideboard, which we bought from Pinky’s in Dubai, and a dining table and chairs and four-poster bed, which we found in Marina. Interiors I like the fact that the villas are plain as it allows you to put your own stamp on things.
Were there any essential items that the villadidn’t include when you moved in? There were no white goods at all so newcomers will have to buy it all, such as
an oven, fridge and kettle. It is probably one of the biggest expenses. I just went to Carrefour, which I would recommend as they do really quick deliveries – it all arrived in one day.
Do you have any other shopping tips?
The One, Marina Interiors and Pinky’s would be my pick of shops. I like their furniture as they have a lot of wood, which is all solid and well-made, with a traditional look. My big tip for newcomers is to look out for open house sales. This is where residents who are leaving Dubai sell their household goods. They tend to be on a Friday or Saturday and are advertised on Dubizzle and the local community boards in supermarkets. You’ll find it all there – from garden furniture and dining room tables to kettles and chairs and everything in between.
All in all, what would you say is the best thing about living in The Lakes?
It has to be the facilities and the fact that it’s all pedestrianised here. Because we’re living in such a hot climate, and children need fresh air, the Hayya! Club at The Lakes means that I can take a walk knowing there is a destination not too far away where I can stop off for a drink, or to feed Teddy. The basic services are also fantastic. People deliver water to you so you don’t have to go out and buy it, and you can have your food groceries delivered too. We also have a gardener, which I love.
What are you most looking forward to about home life in The Lakes?
I love that there is so much space here. Although I think rental prices in Dubai are on the high side, you just can’t get the same kind of space in London where places are much smaller. Teddy is crawling now and we were previously living in a cottage, so this is such a perfect time, I can already see that Teddy is thriving, and it’s great that he now has room to climb all over the place!

MEYDAN DISTRICTThe Meydan district includes the renowned Nad Al Sheba, best known for its racecourse and as the venue of the Dubai World Cup. The Meydan District is also home to Meydan City, which when completed will be a mixed use area with a long stretch of water-front with berths and yachts. The Meydan Dis-trict also encompasses Al Quoz industrial zone.
PALM DEIRA DISTRICTThis district is focused exclusively on The Palm Deira, the largest of the three Palm Islands, set to be finished by 2015, and equipped with over
40 separate ‘fronds’, all stocked with homes, malls and marinas.
PALM JUMEIRAH DISTRICTThe Palm Jumeirah, currently the world’s largest man-made island, is surrounded by a vast breakwater barrier, and kitted out with an artificial reef. Just nearby is The World, 300 island clusters in the shape of the world, and divided into four categories - private homes, estate homes, dream resorts, and community islands.
WATERFRONT DISTRICTThe Waterfront District features Dubai Water-
front and The Palm Jebel Ali. A conglomeration of canals and artificial islands, Dubai Water-front is shaped in an arc and will produce a shelter around the Palm. The Palm itself is set to be ringed by luxury homes on stilts alongside six high-tech marinas.
JEBEL ALI DISTRICTThe Downtown project is set to be one of the few truly pedestrian-centric areas of town, with its own low-emission public transport system, plus entertainment, residen-tial and business zones.
JUMEIRAH DISTRICTThis coastal residential area is one of the more
expensive and exclusive areas in Dubai and is filled with quiet roads of attractive old villas. This district includes areas such as Al Wasl, Badaa, Manara, Safa, Satwa, and Umm Suqeim.
DUBAILAND DISTRICTThis district is huge. Its principal claim to fame is that it’s home to Dubai-land, 3 billion square feet of theme parks, shopping malls and hotels. It also includes City of Arabia, all 20 million square feet of it, which is set to be the main residential and retail centre at the heart of Dubailand. Then there’s Bawadi, a 100 billion dollar project hosting 31 theme-based
hotels. And nearby is Falcon City of Wonders, a falcon-shaped city containing life-size replicas of the Seven Wonders of the World, housing chic apartments and villas.Also here is Dubai Motor City, home to Dubai Autodrome. Then there are some top residential developments including the equestrian-themed desert community Arabian Ranches, the lush and tranquil Green Community and Jumei-rah Golf Estates, built around four themed golf courses. Dubai Sports City, meanwhile, is set to be home to residential properties and cricket and tennis academies.
CREEK DISTRICTThis district comprises the seven artificially-created islands of the Lagoons and Dubai Fes-tival City, a residential, business and entertain-ment development.
AL AWIR DISTRICTThe multi-country-themed International City features 10 architectural styles and is made up of 6 main areas: The Central District, Dubai Design Centre, The Dragon Mart, The Residential District, Lakes District, and the Forbidden City. Also in this district is Dubai Academic City, with its universities and housing.

DOWNTOWN DISTRICTBusiness Bay is the regional business capital, a ‘city’ for international trade which is expected to have more than 230 commercial and residential towers when completed. Also in the district is Dubai International Financial
Centre , the world’s newest financial centre. Finally there is Downtown Dubai, a prestigious neighbour-hood built around Burj Khalifa, the world’s tall-est tower and featuring around 30,000 houses, nine hotels, parkland area, 19 residential towers, the Dubai Mall and the Burj Lake.
MARINA DISTRICTAt the heart of this district is Dubai Marina, with over 200 towers. Finishing off the mix are The Dubai Pearl and the freezones of TECOM and Dubai Media City.
EMIRATES LIVING DISTRICTThis district features the gated community of Emirates Hills, with its lush landscaping and world-class Montgomerie golf course. You’ll also find The Meadows, The Lakes, The Greens, and The Springs, all prestigious districts with a range of high quality apartments, malls and community centres. Another real standout in this district is Discovery Gardens, a 420,000 square metre
development with multi-sized apartments. Jumeirah Islands is a self-contained community of 50 islands with homes available in one of four different architectural themes, all with their own pools. Jumeirah Park, meanwhile, is a family-orientated community which spreads out over 370 hectares. It has more than 2,000 villas and expansive parks.
MIRDIF DISTRICTA small but rapidly growing residential area comprised of Uptown Mirdif, Warqaa, and Khwaneej. Uptown Mirdiff has been designed on the lines of an ancient spa town and promises contoured landscapes filled with stylish townhouses.

From peak levels, several communities have fallen in rental prices by 55-65%. Those areas which have been most resilient to the declines are Trade Centre, Jumeirah, and Mirdif, having fallen by only 15-20% from their peaks in 2008. Trade Centre is currently priced at AED 180-210 psf, Jumeirah between AED 160-200 psf, and Mirdif between AED 180-210 psf.
Trends in mid-Q3 showed rates stabilizing, with very small declines in the range of 1-2% per month in many commercial leasing areas in Dubai.

This room is my son Teddy’s lounge, his little chill-out room. It’s a perfect
space away from the rest of the house and when my friends come round
with their children we all hang out here.
I love the ‘shabby chic’ look, so this room has an eclectic mix of bits and
pieces. Most of the items are from the UK, such as the picture, which
is an antique from Chiswick. Cath Kidston is great for this look so the
bedding is by her and the quirky one-off items, like the foot-shaped
table, is from Spitalfield’s Market in London. As Rupert is quite patriotic I
wanted to add a British touch too, with the Union Jack cushion.
There are lots of toys in here for Teddy to occupy himself with. The fun
number hopscotch is from the Early Learning Centre in Dubai. I think
these stripy curtains work well with the room’s other colours too –
shoppers can find them in Festival City’s Ikea.
