One thing I’ve learned since starting in

real estate publishing is the di� erence

between what fi nancial planners call

“good debt” and “bad debt”. Good debt,

like a mortage, is debt you owe on an

appreciating or income-producing asset,

such as your home, investment property,

or business. Consumer debt, on the

other hand, is considered bad, as you’re

paying o� something that’s depreciating

in value, such as a television, computer

or car.

No one is saying we shouldn’t purchase

those things, just that we should

purchase them with disposable income

and not credit when at all possible.

One thing that is saving people a

considerable amount of consumer debt

is getting rid of their car, or going from

two cars to one, and developers are

helping to make this a very easy lifestyle

transition by building great buildings

at transit hubs. When you take transit

to work, you save money on a car, and

never have to deal with the hassle and

expense of parking.

Neighbourhood Profile | KERRISDALE

KERRISDALE MAY BE PART OF

VANCOUVER but it feels like a charming

village. Kerrisdale features a shopping

district running generally along West 41st

Avenue between Larch and Maple Streets

and West Boulevard between 37th and

47th Avenues. Although the city officially

defines Kerrisdale as being south of

41st, the majority of the area’s residents

consider Kerrisdale’s boundaries to be

West 33rd Ave to the north, the Railway

right of way to the east, West 57th Street

to the south, and Blenheim Street to

the west. Kerrisdale has a well-heeled

ambiance, but a great selection of

independent shops and a great selection

of places to buy cool clothes and meet

with friends for afternoon coffee.

The Vibe:

The village has an eclectic mix of small

businesses, independent retail and

casual restaurants. The pace of life here

is relaxed and congenial, and the streets

are lined with luxury sedans and SUVs as

opposed to motorcycles or minivans.

Meet the Neighbours:

Expect to see a lot of cashmere, plaid and

tweed on these people. Many residents

are older in terms of age and definitely

skew into affluent, conservative territory.

Kerrisdale’s population is about equal

parts Asian Canadians and Caucasian

Canadians with the Asian population

making up more of the younger

families and the grannies being mostly

Caucasians. While there are a good

number of families populating the two

high schools and various elementary

schools, there are a high proportion of

retirees compared to the rest of the city.

In the area:

There are many parks in the Kerrisdale

area, the closest being Kerrisdale

Centennial Park, site of the Kerrisdale

Community and Seniors Centre at 42nd

Avenue and West Boulevard. Elm Park at

West 41st and Larch Street (and home

to Kerrisdale Little League); and Maple

Grove Park at Marine Drive, Yew Street

and West 51st Avenue.

Recreational facilities in the

neighbourhood include the Kerrisdale

Skating Arena, Kerrisdale Community

Centre and indoor pool and the

Kerrisdale Lawn Bowling Club located

at Elm Park. Other community facilities

include the Kerrisdale Branch of the

Vancouver Public Library at West 42nd

Avenue and West Boulevard and the

West-Main Health Unit at West 43rd

Avenue and West Boulevard.

The two public high schools are

Magee Secondary and Point Grey

Secondary, and for private schools

there are Crofton House (girls) and St.

George’s and Vancouver College (boys).

Quick Facts

Planes, Trains & Automobiles:

Very convienient to the airport and well

served by public transit, Kerrisdale is

about a 15 minute drive to downtown.

It is extremely walkable and is divided

by the unused CPR train tracks which

provide a walking path through

town. Busses run up Arbutus Street

(which turns into East Boulevard)

from downtown at close intervals and

across the city from Burnaby and East

Vancouver and through to UBC along

41st and 49th Avenues.

The Good, The Bad and The Rest:

» The good: This is a beautiful and very

friendly little village, very close to the

city centre but also close to UBC. The

streets are safe and green and everything

you need from London Drugs to sushi

is right at your doorstep. If you love

meeting your friends for tea, shopping

for houndstooth accessories and looking

at gardens, this is the place for you.

» The bad: It’s expensive, like much of

the West Side of the city, and if you’re

young and on the lookout for nightlife,

you are completely out of luck. Also

there is a lack of a good grocery store in

the village if you don’t have a car.

» If you enjoy peace and quiet you’ll

like it here. If you like to be in the middle

of the action you might want to look

elsewhere.

Dollars & Sense:

» Expensive. Kerrisdale is generally

upscale, but there are lots of sweet

older apartment buildings that are on

the reasonable side to rent. Some have

been turned into co-op buildings and

condos that are affordable to buy, but

many of these are getting bought out by

developers to build much bigger, more

expensive units in the near future.

The friendly community has a mix of elegant homes, nice, newer townhomes and many rental mid-rise apartment buildings built in the 60’s and 70s surrounded by lush gardens and pools. Tree-lined streets give the area an air of respectability and serenity. Recently, many condo buildings have started to replace some of the older apartment building from the 30s and 40s that line East and West Boulevards.

Rental Market: Kerrisdale has a large amount of rental apartment buildings, dating from the 1950s and 1960s offering large, luxurious suites. Many of the buildings have outdoor pools and extensive grounds. Rents are actually pretty

reasonable for the size of the suites, which were built for the luxury market many years ago. There are also smaller suites in older buildings along East and West Boulevards.

Lifestyle overview: Senior-Friendly and Genteel,Kerrisdale is a bustling village with lots of street activity, quite a few community street festivals and a lot of older folks. The tree-lined streets and wealth of independent shops and restaurants attract people from all over the city to shop and stroll. The pace of life here is relaxed and civilized and there are plenty of community resources for everyone from

kids to seniors. It’s not the most exciting neighbourhood in the city, but it sure is one of the most pleasant.

Et. Cetera: In 1905, British Columbia Electric Railway manager, R.H. Sterling asked Mrs. William McKinnon, a young Scottish woman who had recently settled in the area, to name the interurban stop at Wilson Road (today’s West 41st Avenue). She selected “Kerry’s Dale” after the name of her family home (Kerrydale) in Garlock, Scotland. Kerrydale means “little seat of the fairies”. It was soon changed to “Kerrisdale” as we know it today.

It’s mid March, and spring begins

this weekend — signalling what is

traditionally the busy season in

real estate.

The madness in Canadian real estate hit a new peak this week when the

Canadian Real Estate Association (CREA) released its stats for February —

noting that the national average price exceeded $500,000 for the first time. In

February, the average price jumped 16.4 per cent year-over-year to $503,057.

So, in the spirit of the NCAA March Madness basketball tournament,

YPNextHome put together our own bracket of championship housing markets

We paired the top proximate markets across the country, using official

CREA average price growth as the deciding factor. We chose a four-year

window, from 2012 to end of 2015, to provide longer-term, bigger picture

context of market performance.

It’s East versus West, as city market takes on city market to determine the

eventual Canadian slam-dunk champion.

Spoiler alert: it’s not Toronto or Vancouver.

WHY DID WE USE A FOUR-YEAR WINDOW?

Because we thought it would provide a more accurate picture of a real

estate market over the long term. There’s no secret, for example, that areas

such as Calgary and Edmonton are getting hammered due to the prolonged

slump in oil prices.

In Calgary, for example, home prices declined by 3.5 per cent in

February on a year-over-year basis. Ouch. But looking at it over the last

four years, the average price has actually risen 10

per cent. Not bad, eh?

REAL ESTATE IS LOCAL

Forget that CREA says the national average price

exceeded $500,000 — climbing to $503,057 – for

the fi rst time. Sure, it makes for interesting headlines

and provides some context on a national basis.

But as Toronto-based mortgage expert Calum

Ross says: “Saying there is a Canadian housing

market is no less ridiculous than saying there is

‘Canadian temperature.’”

Or that traffi c at one end of the country is the

same at the other.

“Canada represents one of single largest countries

in the world and going from coast to coast, Canada

is home to a very diverse group of people with local

economics that are vastly diff erent,” he says.

Real estate is local, not national. You don’t

buy the Canadian market, or even a provincial or

regional one. You buy one home in one location.

If you’re buying a home in Chilliwack, BC, where

the average price is $336,000, or Yarmouth, NS,

where the average price is $125,066 — what do you

care what the national average price is?

The fact is, the national average price is heavily

skewed by Vancouver and Toronto, as Canada’s

most active and expensive housing markets. If these

two are excluded from calculations, CREA says, the

average is a more modest $355,235, and the year-

over-year gain is just 8.7 per cent.

HOW DID WE SELECT WHICH MARKETS FACE

WHICH MARKETS?

How did we “seed” the markets, using March

Madness parlance? Initially, geography.

Since real estate is local, market performance is

most infl uenced by the economic fundamentals

on a provincial, regional and municipal basis.

For example, Guelph would naturally take on

Cambridge, since these two markets are barely 23

kilometres apart, and therefore are subject to similar

challenges and opportunities in that area.

While geography was the key determining factor

for which cities face off in the fi rst round, we had

to make a handful of exceptions. For example,

the 32 city markets in the fi rst round for eastern

Canada were all located in Ontario, with the

exception of one maritime city, Yarmouth, NS. To

help compensate for the large geographical distance, we paired

Yarmouth with one of the Ontario cities located farthest east. And

while this still doesn’t necessarily make them fair opponents, it

wouldn’t be March Madness without a little controversy.

As certain cities failed to make it past the fi rst round, proximity

became less prevalent, and opposing cities advanced to the next

round based on which market had a higher increase in home price

growth over the last four years.

How to take advantage of lower mortgage rates

SPRING AND SUMMER are nearly here.

It’s often the time when more people are

shopping for a home and when banks

start to o� er more competitive mortgage

rates. But if you already own a home,

how can you take advantage of lower

rates?

You can break your mortgage and

refi nance it at a lower rate, but there are

pros and cons of doing this.

Advantages

There are a number of benefi ts of

refi nancing your mortgage, including:

» Lower payments/interest costs: A

lower interest rate on your mortgage

could mean your payments will be lower

and you’ll likely pay less in total interest

than if you were to keep your current

rate. Try ratehub.ca’s mortgage refi nance

calculator to estimate what your savings

could be.

» Pay o� your mortgage faster: If you’re

making more money than when you

bought your home, you may decide you

want to pay o� your mortgage at a faster

pace. You could do that by shortening

your amortization period.

» Access home equity: If you’re

considering purchasing an investment

property or renovating part of your

home, you can access the equity in your

home (that’s the value of your property

minus your mortgage balance) to help

pay for either.

» Consolidate debt: If you have any

other debt, such as a credit card balance,

a car loan, or a line of credit, you can

consolidate it into your mortgage. By

consolidating your debt, you’ll pay less

interest and you’ll probably have lower

monthly payments on top of a lower

interest rate. Still, you’ll have the same

level of debt.

Disadvantages

Before deciding whether or not to break

your mortgage, you should be aware

that while there’s a potential to save a lot

of money, there are also costs involved:

» Mortgage prepayment penalty: If you

have a variable-rate mortgage, you’ll only

have to pay three months’ interest. But

if you have a fi xed-rate mortgage, your

prepayment penalty is the greater of

three months’ interest or the interest rate

di� erential (IRD). To determine the IRD,

lenders look at the mortgage rate you

have currently, the number of months

left in your term, the rate they could

charge you for a new mortgage term

similar in length to the remainder of your

term. You can estimate the penalty you’d

have to pay using ratehub.ca’s mortgage

penalty calculator.

» Mortgage discharge fee: If you decide

to use a di� erent lender, you’ll have to

pay a fee to discharge your mortgage

from your current lender. Lenders

set their own fees, which can vary by

province. These fees are typically in the

$200 to $350 range.

» Mortgage registration fee: You have

to pay a mortgage registration fee

whether you’re staying with or leaving

your current lender. Your lender removes

the current mortgage amount from the

title on your home and re-registers it

with a new mortgage amount. This fee is

usually around $70.

» Legal fees: You’ll have to consult with

a real estate lawyer when refi nancing

your mortgage. He or she will check

your mortgage’s terms and conditions,

register your new mortgage, and do

a title search to ensure there aren’t

any liens against your home. Legal

fees for refi nancing your mortgage

can be in the $700 to $1,000 range.

But if your mortgage balance is more

than $200,000 and you want to switch

lenders, your new lender may pay

these fees.

While large lenders may soon start

o� ering lower rates and you could pay

less if you break your mortgage, it’s best

to do some research to fi nd out whether

or not you’ll benefi t.

While some require a little more money than others

(purchasing new Energy Star appliances or installing

solar panels, for example), you can still make a

di� erence at home with a few simple tricks.

1. Move your fridge into the shade: Leaving your

fridge in the sunlight forces it to work harder than it

has to and wastes energy.

2. Replace your incandescent light bulbs with LED

ones: LEDs are a great green option as they use less

electricity, produce less heat and last longer than

your average incandescent light bulbs.

3. Put up thick curtains in the winter: You’ll keep

warmer in the colder months (sadly we have many

of them) without having to crank the heat and you’ll

conserve energy in doing so.

4. Sign up for online statements: You’ll save

money (some fi nancial institutions charge for paper

statements), de-clutter your home and save trees in

the process.

5. Use vinegar to clean: Clean everything and

anything you can with vinegar; it’s the perfect all

natural multipurpose cleaner!

6. Install a water-saving shower head: Admittedly

the wrong low-fl ow shower head can make for a

bad shower but nowadays there are many water-

saving options that don’t compromise pressure.

7. Buy local produce — and walk to the market

to get it: The less your food had to travel to get to

you, the better — and who doesn’t love a good local

farmers’ market?

8. Open your blinds: Avoid turning on the lights

in your house and instead open your blinds to

allow the sunlight to naturally brighten and warm

your home.

AS DAYS BECOME longer and the warmth

starts to thaw through the rain and cold,

trends in home design are starting to

emerge. Spring is a time of new hope,

growth and purpose, and that is also

evident in design. Right now, there are

brighter, more vibrant colours, daring art

and accessories and a shift in the “rules.”

Natural elements still play as large a role

as they did in the autumn and winter,

but this time they are less structured and

more abstract.

This spring brings a large shift from

the traditional in terms of room layout.

We are seeing a blur in the lines of each

specific room in new designs. This also

impacts the tasks associated with that

space that generally predict how we

design. For example, wine fridges are

popping up in other rooms besides

just the kitchen. New this season is a

sleeker built-in design in the bedroom

and dining room. Mini fridges have

undergone a makeover and their newer

elegant form can now be found in

bedrooms or family rooms to make

access to a drink and snack easier.

Built-in coffee makers are now seeking a

home in the master ensuite or bedroom.

Along with this movement, there is

a progression of mirrored cabinets and

vanities leaving the bathroom. They

have begun popping up throughout the

home as well. These are great because

in addition to hidden storage space,

they add outlets too. The installation

of in-wall mirrored cabinets is now in

walk-in closets and mudrooms. The

mirrored cabinet isn’t the only item

making its way out of the bathroom.

the emerging colours both outdoors

1980s with this season’s new colours.

There will be a modern take on colours

like dusty rose and hunter green.

The natural infl uences are still strong

dining and coff ee tables. The colours are

earthier, giving the impression of natural

surfaces. These are combined with very

modern lines and brighter colours to

create a beautiful juxtaposition when

mixed together.

The end of winter is often met with

excitement, colour and new styles in

interior design. This year is no diff erent.

Colour is a strong player with less

defi ned spaces and a nod to raw nature.

Remember, this does not mean to

reinvent your style, but introduce the

pieces you love and mix them with your

current style. The only thing that matters

is that you love your space!

IT’S A WONDERFUL THING when

coming home feels like a vacation

every day. That’s the case with many

condominiums today, which o� er

For me and so many others, the

WANT TO LIVE AT LUCKY NUMBER seven?

Would you ever live on the 13th floor?

How superstitious are you, and how

much would it affect your next home

purchase? You might not think that

finding the perfect home has much to do

with luck and superstition, but for some,

it’s on the list.

You have to do your research and

check out the tangible factors, but it just

so happens that the wrong number can

stigmatize a property and hurt the price

— or add value because of a luck factor.

Numerology plays highly in real estate

superstition, because it’s so integral

— street names, street numbers, floor

numbers, suite numbers and even sale

prices. Home pricing strategy, says

Realtor Yan Gurevich, is affected by

numerology and personal connections

to lucky or unlucky numbers, and

to personal and sometimes weird

preferences. He notes that you’ll see

numbers that add to a specific lucky

number, or the inclusion of repeated

numbers, like an 888 price point.

So what are the lucky — and not so

lucky — numbers?

4 UNLUCKY

Tetraphobia. In Chinese it sounds

like the word for death so 4, and any

number with a digit of 4 is to be avoided:

40, 444, 441. Numerous buildings

exclude the fourth floor. You may find

buildings like hotels, apartments and

even hospitals without a fourth floor

and even without a room number 4. In

fact, Vancouver has had an increasing

problem with developers wanting to

omit the fourth floor, 14th floor and any

other floor with the number 4 — even

excluding suites with the number 4.

According to Chief Building Officer Pat

Ryan, as reported in the Vancouver Sun

November 2015, it was becoming a

safety issue, and the city issued a bulletin

to developers that removing floors for

cultural or superstitious reasons would

have to stop, citing that, for example,

it could pose a danger to firefighters

in case of emergency, who would not

be able to rely on finding an actual

floor by numerical sequence if random

buildings.

7 LUCKY

Whether it’s the number of days it took

the divine to create the world or the

fact that 7 is a number that repeats itself

in too many obvious ways — 7 seas, 7

colours in the rainbow’s spectrum, 7

notes on the scale — it’s lucky and it’s

worked out well for playoff games and

James Bond (007) too. My house address

is number 7, and without fail, everyone

that has ever visited has remarked that

my home is lucky. I can’t disagree — it’s

been good to me.

8 LUCKY

An auspicious number in Chinese

culture, 8 is considered to be the luckiest

number. Have you ever seen a property

listing price with the last three digits 888

— as in $400,888? Now you know why.

9 UNLUCKY

In Japanese, 9 sounds like the word for

torture or suffering and is to be avoided.

13 UNLUCKY

Triskaidekaphobia, or the fear of the

number 13, has long been a superstition.

Paraskevidekatriaphobia is the fear of

Friday the 13th. Whether it stems from

The Last Supper in the Christian faith,

where Judas was the 13th apostle to sit

at the table, or from Viking lore, we’ll

never know — but it’s among the most

famous of superstitions, enough so that

a great number of buildings — rentals,

condos and office buildings — don’t offer

a 13th floor.

17 UNLUCKY

In Italy, 17 is not a welcome number.

The Roman numerals for 17 (XVII) are

an anagram for VIXI — a term implying

you’re dead, similar to the term RIP (Rest

In Peace). You don’t want your address

denoting you’re dead. Real estate, in turn,

rules out 17 — which is easier and less

intrusive than ruling out the number 4!

18 LUCKY

In Hebrew, the same digits are used for

letters and numbers, so every word can

be read as a number and every number

can be sounded out. The digits for 18 are

read as the word “life” which is invested

with a belief of luck, especially luck to

live a long life. To live at number 18 or on

the 18th floor would invest the residence

with luck for a long life.

666 EVIL

From the book of Revelations, John

The Apostle’s reference to ‘The number

of the beast’ (chapter 13) is associated

with Hexakosioihexekontahexaphobia.

Though in Chinese culture, the

pronunciation of 666 sounds like “things

going smoothly” so the number is

favourable. I once had a colleague who

lived at 668. She joked that she was ”The

Neighbour of the Beast.” This one is

pretty universal.

There are other superstitions and signs

of luck in real estate, beyond buying a

home with a yard full of four-leaf clovers

on St. Patrick’s Day. The colour red is a

symbol of luck in Chinese culture and

occasionally comes up, from the paint

palette to the marketing material of new

developments.

Some agents and homeowners believe

that burying a little statue of St. Joseph

will help their home sell. There are a few

differing views about how the statue

should be buried, though all agree that

the statue should be wrapped to keep it

clean as a sign of respect. You can buy

a St. Joseph House Selling Statue

Kit online.

Feng Shui is also given some

consideration. If a property has bad

energy or no flow, it can be a deterrent

for a sale. Feng Shui can even relate

to a residence’s placement on a street

and how the energy will interact with

the flow in the neighbourhood. A home

at the T of an intersection can get too

much chi too fast, and that’s not good.

But for now, may luck be with you for

your real estate ventures.

Hot pink + jet blackOne strong colour deserves another. You don’t want

the room to look unbalanced, so to counteract the

boldness of a hot pink, introduce another powerful

colour such as black, which will even everything out.

Keep in mind that the pink doesn’t always need to

be in the paint. The black can also be in the upholstery,

such as black leather club chairs. The fi nish that would

work well here would be a rich looking type of natural

wood, such as zebra wood.

Medium pink + light greenWould you ever upholster your dining chairs in solid

pink fabric? Well, I would! Lavish looking crushed

velvet paired with a neutral wall treatment such as

grasscloth with a subtle hint of green in it looks really

striking. A touch of gold will take the look up to the

Soft pink + dark blueHave you thought about using pink on the ceiling?

Deep, dark blue painted walls, like Benjamin Moore’s

Petals as an accent colour for the ceiling looks really

classy. This combination works particularly well for a

bathroom. Refl ective surfaces can help make a space

ever and, with limited inventory and

home demand near record heights,

bidding wars and homes selling over

the asking price are taking place on a

signifi cant number of homes for sale.

“In the past six months, on average

we’ve been seeing three to fi ve o� ers all

the way up to 20 o� ers on every desirable

home on the market. In these situations,

it is not uncommon to see homes sell for

fi ve to ten per cent over asking” says Pete

Shpak, TAC Real Estate Agent.

For those serious about winning a

bidding war, this means putting your

best foot forward with an o� er free of

subjects to fi nancing and inspection,

as well as a tight closing date. All of

which put a ton of stress on buyers

who feel panicked, picking the next

home available instead of the best

home for them.

Buying presale can relieve some of the

pressure. In the lower mainland, buying

presale means buying a home before it

has fi nished construction and in many

cases before construction has even

started. Your home may take up to three

years to be ready for you to move into

depending on how early you buy and the

type of home you’re buying.

Presale a� ords you the time, selection,

and spread out deposit structure desired

in such a signifi cant decision. The

seven-day rescission period permits

you the time to really think through

your decision, you can choose between

multiple fl oorplans to fi nd the one that

best suits your lifestyle and a spread out

deposit structure allows you additional

time to save for the deposit, and the end

result is a brand new home!

The key to presale success is to stay

up-to-date on upcoming projects in

your desired neighbourhood. Ensure that

you’ve registered online to be fi rst to

receive important information, make sure

you’re working with a realtor for early

information, and visit the MAC website

MOVE OVER VANCOUVER, with your pricey homes, bridges and

traffic congestion. Just like Brooklyn has sucked all the young

creative and middle class out of Manhattan in the last couple

of decades, Burnaby is about to do the same to Vancouver.

A large supply of new buildings, proximity to transit, post-

secondary institutions, recreation and shopping are going to

make Burnaby the first residential choice, no longer the back-

up plan.

Large, diverse and spread out, unassuming Burnaby has

always been defined primarily by its proximity to the city, but

soon it will also be defined as where everyone young and cool

now lives.

It’s always been a nice, respectable suburb where you grew

up before moving into the city, (though you might move back

once you had a kid and wanted to settle down). In the 1980s

the mall at Metrotown became an attraction, but although

both Skytrain’s Millennium and Expo lines go through either

end of the city, Burnaby was still a place

you had to get through on your way to

somewhere else.

Not so today. The available land,

progressive growth strategy and

plethora of transit hubs have turned

Burnaby into a destination and a coveted

place to live. With exorbitant prices in

Vancouver and very little housing supply,

Burnaby’s transformation has been

drawing homebuyers from all over Metro

Vancouver, and they’re primarily young,

educated, and upwardly mobile. And

they’re snapping up Burnaby condos and

townhomes like they’re fresh cronuts on

Now Concord Pacific, famous for

creating much of the Yaletown we know

and love on the vacant Expo lands, is

getting in on the action with a new

26-acre master-planned community

just on the other side of Lougheed from

Brentwood Mall.

“Concord Brentwood will transform

an underutilized industrial area into a

beautiful and diverse mixed-use park-

side community that completes the

exciting revitalization of the Brentwood

Town Centre neighbourhood,” says

Matt Meehan, senior vice-president

of planning with Concord Pacific

Developments Inc.

Designed by award-winning architect

James K.M. Cheng of Vancouver,

Concord Brentwood will consist of

10 glass and concrete towers, most

between 40 and 45 storeys tall. Tower

1 of Phase 1 will consist of 426 units on

45 storeys. It’s being marketed as “the

new Yaletown”, which appeals to young

professionals looking for a trendy and

connected place to call home.

What is so attractive about Burnaby?

For one thing, Burnaby’s leaders have

created a very dynamic action plan for

development that works around four

town centres, Brentwood, Metrotown,

Edmonds and Lougheed, 11 urban

villages, and seven suburban multi-

family areas that will support the over

2,000 units of new housing Burnaby will

need each year for the next 25 years of

population growth. Sustainability, transit,

educational facilities and parks are

integral to this strategy.

In his annual address refl ecting on

the year past, Mayor Derek Corrigan

spoke about some of the development

and plans for future greenspace. “In the

rapidly developing Brentwood Town

Centre, for example, the Gilmore Station

Plan, developed in partnership with

the community, will ensure citizens’

expectations are front and centre. The

plan includes signifi cant open areas

among the many new residential and

commercial buildings. In addition,

conceptual design work is well under

way for the much-anticipated Willingdon

Greenway that will link Brentwood Town

Centre to Confederation Park. This

green space will provide an attractive,

pedestrian oriented public park linking

the Heights and Brentwood Town

Centre, two iconic areas of our city.”

Burnaby also has many of the

province’s leading academic institutions,

including SFU and BCIT. But most of all,

it has the potential to supply enough

new homes to ensure that there are

many new, aff ordable options. With

the infl ux of new residents comes new

businesses, restaurants and amenities.

Says Dan Wilson, Executive Vice

President of Shape Living, “The Amazing

Mayor Corrigan is certainly happy

with the direction his city is progressing.

sustainability, and is nationally

recognized as a great — and, I would

argue, the best — place to live, work,

learn and play”. When Vancouver is a

ghost town of Airbnb rentals and absent

millionaires, all the fun will be happening

next door in Burnaby — the new

Brooklyn of the Pacifi c Northwest.

WHETHER YOU ARE a fi rst time buyer,

looking at buying a bigger house or

downsizing, if you are looking at buying

an investment property it is important to

do it be prepared. This spring a sellers’

market is in full swing, which is more

noticeable in certain areas of the Lower

Mainland. With historically low interest

rates, buyers are making the jump into

homeownership, because for many,

their mortgage payments will be less

than what they are paying in rent. It is

certainly a great time to get into the

market. However, in a sellers’ market

buyers fi nd themselves in competition

with other buyers to purchase a home.

Buying a home can be exciting but

having to compete for it can add a lot

more stress. In this case, a property’s

asking price and what the property will

sell for is quite diff erent, and in most

cases the selling price will be well above

and beyond the listed price.

When a homebuyer goes into a

multiple off er situation, they are less in

control. As a buyer, you need to prepare

yourself by doing work upfront and with

the understanding that you might not get

the property in the end.

During multiple off er situations, the

seller is not obligated to negotiate or

accept any of the off ers. The seller has

the liberty to choose the best off er to

negotiate and they will accept the off er

that best refl ects their needs. While price

is important, that will not be the only

Here are some things you can

consider and help you feel more in

control of the situation when going into

multiple offer situations:

» Get pre-qualified by a Mortgage

Expert – One of the most important

aspects of buying a home is knowing how

much you qualify for. You will need to

know what you are comfortable paying

on a monthly basis but also what is the

highest amount you can offer. While you

might be qualified, the lender still has to

approve the property you are buying.

» Prepare and have all your

documentation ready – It is important

that you provide your Mortgage Expert

will all the documentation the lender

is going to require upfront. Especially

since time will be of essence, you

don’t want the added stress of getting

documentation when you are in the

middle of negotiations and during the

subject condition period.

» Having the right real estate agent – It

is critical that you have an agent that has

your best interest in mind. As a buyer it

is not your job to seal the deal, it’s your

agent’s responsibility to know what is

your limit and respect that. Don’t let your

agent try to upsell you on the price and

encourage you to go above your budget.

It’s their job to research comparable

properties in the area and advise you,

but you are the one that makes the final

decision. After all, it’s your money.

» Set your boundaries – Once you set

your budget, stick to it. Determine how

exactly how much you can go over if

you end up in multiple offers. Don’t get

sucked in by emotion and peer pressure

because in the end it can end up costing

you a lot more money.

» Consider doing a home inspection

ahead of time - The buyer could

consider your offer more readily if it

doesn’t include a “subject to inspection”

clause.

» Be flexible – Winning a multiple offer

situation might be as easy as agreeing

to the seller’s conditions such as closing

dates, buying the property “as is” or even

tightening the subject removal dates.

This is important if the seller has already

bought another property and is anxious

to move on. By agreeing to make the

transaction as easy as possible could

mean winning over a more generous

offer. When buying a property “as is” and

limiting the subject conditions (such as

requesting that a missing knob or floor

tile be replaced) might work in your

favour too. If your agent is aware of any

information about the seller’s situation

and if you can be flexible in any way, take

advantage of this opportunity that might

help you get your offer accepted.

» Write it down – Perhaps you might

want to write a quick letter to the

seller explaining who you are and

why you want to buy their home so

much. Buying and selling a home is an

emotional time for everyone, especially

if the seller has lived in that home for a

long time and raised their family there.

Sometimes, it’s not about the highest

offer but it can certainly also be about

an emotional connection. Even though

your offer might be lower than the

others, some sellers might feel a strong

connection to your story and decide

that it’s not about the money but about

someone who will really appreciate a

great home!

» Know when it is time to walk away

– Multiple offer situations can be

stressful and sometimes listing agents

strategically set the price of the home

below market value to start a multiple

offer situation. Make sure you stand firm.

Buying your home is about a great

investment and you have to be smart

about it. In the end, it’s about being

comfortable on what you are paying a

month and happy with the decisions you

make. After all it’s about finding a home

that will be a great place to start building

equity and creating memories.
