gaze at each other with curiosity. Within

the sculpture a tree rises through the

open frame, a tree growing through the

memory of a house. The artwork marks

that threshold between the domestic and

the wilds, and is about the places we live

in and the journeys that begin there.

It is time to turn my triplex over to a property manager?

AS A LANDLORD, I’ve often asked myself

if I should hire a property manager.

Managing my triplex comes with a

lot of other questions, too. Is the top

unit leaking into the unit below? Has

someone seen a mouse? Or a bug?? Did

a tenant just give notice that he’s moving

out? Or that he’s getting a third dog??

Am I struggling to interpret a credit

report? Does my tenant want to sublet?

In my 10 years as a DIY landlord, I’ve had good success:

no empty units, no missed rent payments, no evictions, no

significant damage. Yet I know that I’ve made at least two

mistakes: not raising the rent by the annual allowable increase,

and renting one unit at less than market value. I will also admit

that the only reason I didn’t rent to the tenant from hell is

that I found a great tenant by fluke just two days before

declaring the unit officially empty.

Is it time to turn my triplex and tenants over to a property manager?

“We manage properties for owners who don’t have the time

or energy required to learn a brand new business and skill set,”

says Sharon Golberg, president, Dash Property Management,

which has been in business since 2002 and currently manages

about 500 units for landlords who live in Canada and abroad.

“When it goes smoothly, you think that managing your

investment property is the easiest job ever, but if you have a

demanding career, family life or travel a lot, you may not be

as available or as accessible as you need to be.”

Is being a DIY landlord that big a challenge? It can be.

What does turning your asset over to a property manager really

entail? More than you could ever imagine.

Owners’ experiences vary widely and while I’ve had a

relatively hassle-free run to date, I know one landlord whose

margins are slim on some properties while another consistently

shows a loss. Another investor rented a high-end unit to a

stripper with a substance-abuse problem, a crazy boyfriend

and two Rottweiler puppies. She missed five months of rent

payments and completely trashed the newly renovated unit,

while he took her to court. “She seemed so nice. How could

I have been so wrong?” the landlord asked, only to soon sell

that investment property, never to rent another unit.

Ask yourself, “Do you have the financial stability to risk

gross errors with what is arguably your most valuable asset?”

Campbell, a Canadian real estate

investor, author and senior analyst at

the Real Estate Investment Network,

suggest you start by asking other

property owners, realtors, lawyers and

accountants for referrals.

Rules, regs and responsibilities

Province to province, regulations

governing a property manager varies, as

do licensing requirements. A property

management license can help ensure

relevant knowledge and skill set, and

may require training updates to keep the

license current. In addition, there should

be best practice codes, trust conditions

for deposits and cash fl ow, as well as

insurance in the event of any issues.

“Many people present themselves

as property managers, with very mixed

results in terms of quality and money

management, so most provinces now

regulate and license that industry,” says

Campbell. “Due diligence is key and it is

critical that investors investigate the fi rm’s

license and any breaches.”

Your property manager may let you

select the tasks you want him/her to

handle with fees that refl ect the scope of

their responsibility, typically a percentage

of the gross income. Both Golberg and Campbell also point

out that simply staying current on the constantly shifting rules,

regulations and management strategies pertaining to rental

properties is demanding.

Services may include advertising for new tenants, showing

the unit, assessing applications, screening tenants, leases,

handling all tenant complaints, collecting and depositing rent

payments, paying all related property bills, move-in and move-

out inspections, hiring and managing repair staff /contractors,

cleaning public areas, increasing

rents, fi ling taxes for non-residents, and providing the owner

with monthly reports to identify issues and trends.

the bottom line and setting standards of practice,”

says Campbell.

NDP leading in B.C., according to recent polls

It seems that the province may be

turning its back on Stephen Harper’s

federal Conservative party in favour

of Mulcair’s NDP.

A recent Insights West survey of over

800 British Columbians showed the

NDP was far ahead of the Conservatives

(an Angus Reid poll with about the same

number of respondents also showed the

NDP in the lead, though with a narrower

margin). Conventionally, the province

is divided between Conservatives and

New Democrats. It’s likely that Harper’s

Conservatives will be focusing some

energy on turning this around over the

next while in their campaign.

Conservatives promise home renovation tax credit

Prime Minister Stephen Harper

has promised to introduce a new,

permanent home renovation tax credit

if he’s re-elected this October. The

plan, which would cost the federal

government about $1.5 billion a year,

would likely be phased in over the

course of the 2016-17 fi scal year,

depending on economic conditions.

Many are critical of Harper’s

Vancouver, Surrey sourcing independent transit funding

With Metro Vancouver’s transit plebiscite

well behind us, Vancouver’s mayors

are still trying to decide who will be

responsible for funding the $7.5-billion

10-year plan that they had in mind for

the future of the region’s transportation.

As it stands, there is no alternative

method to fund the proposed transit

improvements, but some of Metro’s

mayors are considering separate,

independent transit funding for their

cities. Although the outcome of the

plebiscite dictates that the mayors

should not introduce other funding

sources prior to the next municipal

election in 2018, operating costs at

TransLink are on the rise. With labour

agreements due for renewal in 2016

and upgrades to the 30-year-old Expo

SkyTrain line and stations soon to be

necessary, this problem will only be

exacerbated.

Green Acres? Developers sell farm livin’

Community gardens have become

increasingly popular lately, and

developers are paying attention to the

trend. Developments such as Creekside

Mills at Cultus Lake in Chilliwack,

Southlands development in Delta and

High Point Estates in Langley are making

outdoor pursuits such as farming and

horseback riding more accessible to the

average homeowner. Likely, both Eddie

Albert and Eva Gabor of TV’s Green

Acres would be on board with this kind

of farm livin’.

Following location, the thing that renters

look at most closely is cost. The lower the

price, the more potential tenants you’ll

attract. Keep in mind that most renters

aren’t looking for spare rooms and fancy

fi nishes. Buy small and buy cheap.

3. Extensive amenities.

While some renters prefer a smaller

building with little or no amenities, most

would choose a building with plenty of

amenities over one without. Topping the

list? A good gym.

4. Flexible fl oor plan.

Floor plans that allow for di� erent uses

of the space – for example a den that

could double as a second bedroom or a

home o� ce – will open up your unit to a

larger pool of potential renters.

5. Window coverings.

This seems like a small thing, but

something that is very important

I GET A KICK OUT OF READING the

comments section on any article

written about the Canadian highrise

condominium market. A common

statement in many of these articles is

“Why would anyone want to live in a

glass box?” I am willing to wager a guess

that most of the folks making this remark

have never lived in a downtown condo.

Nearly 15 years ago I lived in a

basement apartment and was searching

for a professionally managed rental

apartment building in the suburbs. The

lack of available properties led me to

lease a suite in the middle of the city.

At fi rst I hated it; too much tra­ c, no

places to park, too busy. However, within

a few months, I started to really enjoy

the access to amenities, how quickly and

cheaply I could move around the city

via public transit, and I began to feed o�

the excitement and energy that a high-

density municipality exudes. A couple

of years later, I bought a loft condo and

have never looked back – maintenance-

free living in the big city is perfect for me.

report (a robust bi-annual analysis of

of Canadian residential developers and

builders, asking them: What is the biggest

activity in Canada? Forty-four per cent of

respondents mentioned a� ordability and

36 per cent said proximity to amenities

like employment and entertainment.

There are probably a lot of people living

in “glass boxes” because it is the only

housing type they can a� ord, but I bet

a lot of them were like me, and enjoyed

the highrise experience more than they

thought they would. I agree with the

developers I surveyed; people are putting

a premium on their time, and they don’t

want to spend it stuck in tra­ c – they

want to be very close to amenities.

Additionally, they don’t want the huge

expense of a car, which is a must when

you are not close to anything.

Who wants to live in a glass box? An

increasing number of people according to

the CMHC data. In the Calgary CMA, over

27,000 condominium apartments have

been built since 2005, 63 per cent more

than the previous 10 years. In Vancouver,

84,000 condos completed since 2005,

62 per cent more than the 1995 to 2004

period. In the Toronto CMA, over 158,000

condo suites have been occupied since

the beginning of 2005, an increase of 170

per cent from the 10 years prior.

Anyone who spends their Friday night

in downtown Vancouver, Montreal or

Toronto, (especially single people), can

appreciate what it’s like to live ‘in the

action’. Buying an a� ordable, modern-

designed condo with quick access to

your job, your friends and all of the

downtown amenities are all the reasons

many young fi rst-time buyers need.

Di� erent strokes for di� erent folks, but

before you throw stones at the Canadian

condo boom, realize that hundreds of

thousands of domestic purchasers are

seeing the benefi ts of urban highrise

living. About time some people started

thinking outside the (glass) box. Happy

condo hunting.

somewhere in between — either geographically or

vertically — when it comes to savouring the condo

lifestyle, expectations and products are as varied as

the people who call them home.

This issue, New Condo Guide chats with

Charmaine Betcher, president of Quest

Marketing, about some of the di� erences

between the three condo fl avours and

how to fi nd your perfect height.

Q: In basic terms, what defi nes a low,

medium or highrise property?

A: While there’s no actual hard and fast defi nition,

usually anything four storeys or less is considered a

lowrise, fi ve to 12 storeys is a midrise, and once you

go over 12 storeys, it’s a highrise.

Q: Other than height, are there other

structural di� erences?

A: Lowrise developments are almost always

wood frame construction, highrise towers

are, by regulation, concrete. Recent changes

to the building code, however, have created

some overlap in the defi nition of what

constitutes a midrise since six-storey

wood frame construction is now legal

and gaining popularity.

Q: What are some of the main pros and

cons of wood frame versus concrete?

A: Wood frame is always less expensive to build

than concrete — usually about $100/square foot

less expensive — so they’re appealing to price

conscious, fi rst time buyers.

anticipate less long-term maintenance costs.

Q: Since lower heights usually equates to fewer

units, what’s the impact on strata fees?

A: That’s a bit of a trade-o� . Highrise towers are able

to tap into economies of scale to provide high-cost

amenities like rooftop gardens and decks, pools,

lounges with catering kitchens, even multi-media

rooms. Because the expenses are shared by a large

number of owners, they aren’t prohibitively expensive

like they would be in a 20-unit three-storey.

But high- and midrise towers have additional

costs that may not be immediately obvious.

Elevators, for example, are a huge expense that

never goes away —having the three or four

elevators necessary to service a 30-storey tower

versus one for a three-storey building can easily

outweigh any potential savings.

Q: Are security issues another trade-o� ?

A: Yes. A 200-unit highrise is more likely to o� er

the peace of mind of a concierge or onsite manger

— possibly both — than a 20-unit lowrise. New

developments also usually incorporate high tech

security features like entry fobs rather than keys.

On the fl ip side, in a smaller property owners

typically get to know who their neighbours are.

There’s a greater sense of community meaning the

building can be ‘self securing’ — people are less

likely to let someone through the front door unless

they’re really sure that person live there.

Concrete highrises in urban centres like

downtown Vancouver also frequently have a higher

ratio of investor owners meaning people are moving

in and out more frequently. Keys and fobs change

hands more often, so there’s more opportunity for

illegal duplication or simply getting lost.

Q: What about amenities?

A: Providing bare bone amenities is one way

developers have kept costs and strata fees down

in smaller projects. For young professional or

fi rst time buyers, that can mean the di� erence

between renting and owning — especially in an

urban centre like downtown Vancouver where you

just step outside your front door and have access

to restaurants, rec centres, and a ton of other

amenities. Spending $500 a month on strata fees

simply doesn’t make sense.

For downsizers who might be considering a

location like Metrotown or South Surrey, cost

isn’t as much of an issue. They want — and more

importantly are both willing and able to pay for —

amenities like a spa, clubhouse and lounge with

kitchen and terrace where they can entertain larger

groups of guests.

But whether it’s highrise, lowrise or midrise, a

good gym is one of today’s most popular amenities.

It’s no longer enough to have a couple of treadmills

in a small room. Buyers want state-of-the-art

equipment and they want it at home — they aren’t

willing to drive even three or four minutes to a gym.
