Property Profile | CAMERON
IT’S A NEIGHBOURHOOD that never fails
to intrigue me. Located just minutes
from the bustling, sophisticated shops
of Lougheed Town Centre as well as the
easy connectivity of the SkyTrain and
soon to be complete Evergreen Line, the
northeast corner of Burnaby has a natural
charm that feels like a little piece of rural
tranquility in the heart of the city. The air
is fresh here thanks to old growth trees,
and there’s a sense that neighbours are
more than people who live next door —
they’re genuinely friends with each other.
So you can bet I’ve been keeping a close
eye on Cameron, Ledingham McAllister’s
newest lowrise community. Located
adjacent to the trails of Stoney Creek
Park and overlooking the creek itself, this
collection of townhomes and city flats is
set to launch on Saturday, September 19th
and is clearly already turning heads.
Quintessential Burnaby
“As a company, we’ve always had deep
roots in Burnaby,” explains Manuela
Mirecki, Ledingham McAllister’s senior
vice president of marketing and design.
“A lot of us, myself included, were born
and raised here, so we understand how
loyal people are to this neighbourhood.
Many have already told us they’ve just
been waiting for the chance to buy a
new home here, and they aren’t going to
let this opportunity pass them by.”
Welcome Home
“Cameron will offer three distinct home
types,” Manuela says. “In addition to
conventional condos, there will be
ground-oriented, single-level city
homes with direct entry from the
street as well as two-level, stacked
townhomes. The variety means
Cameron will become a very diverse,

to experience salmon spawning season
right in their backyard.”
Plus there’s Cameron’s outdoor spaces
— terraced gardens clustered around the
lush, central courtyard and, of course,
the private four-season balconies or
patios I’ve long associated with a LedMac
home. After all, here on the West Coast,
we love our outdoor living.
Cameron’s Presentation Centre hours
are from noon to 6 p.m. daily except
Fridays at 150A – 3355 North Road in

multi-generational community — which
is good for everyone.”
Inside, kitchens are sophisticated and
open with plenty of storage for your
favourite culinary gadgets and gizmos
— think gourmet dinners for friends and
season celebrations with your entire
family. Massive windows ensure each
home will be filled with sunlight, and all
homes will boast dramatic, nine-foot
living room ceilings. I’m also delighted to
find some one-bedroom plans featuring
an oh-so-intelligent design feature I
seldom find — a cheater ensuite that
leaves more space for rooms where I
spend time during the day.
Oh, and here’s a cool extra. Some
bedrooms even have the window-
box seating I’ve always believed is the
perfect place to curl up with a latté and
a good book — of course, that’s when
I’m not kicking back in a chaise lounge
on the balcony.
Natural Setting
Manuela says she’s particularly
delighted by the way Cameron has
been designed so most homes have
views of either the creek or the trees.
“Stoney Creek is a fully functional
salmon bearing stream — meaning
people who live here may actually get

Property Profile | MADISON & DAWSON
GET READY BURNABY. Something exciting is coming
to the Brentwood neighbourhood. Here’s a hint: if
you’re in the market for a brand new condominium
home with all the contemporary features you
crave and an ambiance that’s more intimate than a
highrise, be sure to mark September 26th on your
calendar. Why? Because that’s when Madison &
Dawson will celebrate its grand opening.
This engaging collection of residences is brought
to you by Porte and offers a broad selection of
floorplans ranging from one- to three-bedroom. “It’s
virtually unheard of to find a three-bedroom condo
home in this area,” says Jeanette Chaput, Porte’s
director of marketing and sales. “Plus, this is the only
new lowrise in the Brentwood neighbourhood.”
Amenities to Dazzle
Jeanette adds that amenities are yet another reason
Madison & Dawson will stand out from the crowd.
“In addition to a guest suite, social lounge, gym and
central courtyard, Porte will build a huge park that
will be half private just for the owners here to enjoy.”
Of course, each suite will be a work of art as well.
“No matter what size home you buy, you’ll have full-
sized appliances including a gas range. It’s simple really

– we just believe full-sized appliances are
something everyone deserves.”
Porte also understands that here on
the West Coast outdoor living is part
of the lifestyle. “Balconies are all much
larger than typical — many will be up to
400 square feet,” she explains. “And they
all include a hookup for a gas barbeque
so you’ll never get caught without fuel
half way through cooking.” Brilliant.
Experience for Yourself--
The Madison & Dawson presentation
centre opens on September 26th and
will be located at 4349 Dawson Street
in Burnaby — half way between the
Brentwood and Gilmore SkyTrain stations
and just a short stroll to Brentwood Mall.
Priced from $298,900. Be sure to register
early so you’re on the list to get more

GREATER VANCOUVER is one of the
most beautiful places in the world.
To complement Mother Nature’s
contribution of mountains, ocean and
greenery, many municipalities have
adopted policies that require new home
developments to include public art
contributions.
In Vancouver in 1990, the Public Art
Program was designed to bring artist
contributions to the public realm. Today,
rezoning policies require developers to
either install public art pieces onsite at
their new developments or to provide a
monetary contribution to the program.
As stated by the City, the 5 main goals of
the program are:

1. To cultivate a changing and
distinctive cityscape and enrich the
experience of public places and the
built environment;
2. To be challenging, risk-taking,
creative and innovative in pursuit
of great artworks;
3. To refl ect the distinct character and
experience of neighbourhoods and
diverse communities;
4. To stimulate civic discourse, re-
examine narratives and imagine
new futures through creative
interventions;
5. To craft exceptional opportunities
for artists — local, national and
international, emerging and established
— to engage with the public realm
through typical and atypical media.

We encourage you to take a public art
tour in your neighbourhood. To guide
you, the City of Vancouver provides an
online public art registry (in April 2015,
Burnaby announced that they would also
launch their own registry soon):

Here are our top 5 condominium community favorites:
1. The Persian Wall by Dale Chihuly
(2008) – at The Residences on Georgia
(downtown)
2. The Birds by Myfanwy MacLeod (2010)
– at The Village on False Creek (SEFC)
3. Substation Pavilion by Cedric Bomford
(2011) – at Meccanica (SEFC)
4. Golden Tree by Douglas Coupland
(2015/2016) – to be installed at MC2
(Marine & Cambie)
5. MAC is also very excited for the arrival
of Amacon’s contribution at Redbrick
in Burnaby. Redbrick’s installation
will feature a piece by award winning
artists, Metz & Chew:
HOUSE (red fox black cat) pays homage
to the history of Edmonds village, recalling
the historic gabled houses of the area.
On the “porch” sits a black cat — directly
across from her is a red fox, as if he just
strolled o¤ the greenway path. They
gaze at each other with curiosity. Within
the sculpture a tree rises through the
open frame, a tree growing through the
memory of a house. The artwork marks
that threshold between the domestic and
the wilds, and is about the places we live
in and the journeys that begin there.

BETTER HURRY IF YOU want to snag a
brand new condo at Verve in Surrey.
“The success of these three buildings
has been amazing,” says Jeanette
Chaput, Porte’s director of marketing
and sales. “We’re down to our last dozen
homes, and our presentation centre
is now located in the final building so
you can really experience the way this
community has come together.”
Even better, since all homes are move-
in ready, you can also figure out exactly
where you’re going to place your furniture,
decide which wall your favourite piece of
art will look best on, or simply pause on
the balcony to get some fresh air.
Exceptional Lifestyle
Kitchens are, naturally, full-sized
everything — fridge, stove, dishwasher,
quartz centre island and floor-to-ceiling
pantry wall… honest, even Verve’s junior
one-bedrooms have a full pantry. How
cool — and convenient — is that?
Keeping fit and entertained is a snap
with Verve’s sophisticated amenities.
Billiards room, gym, yoga studio, lounge
and onsite caretaker — everything you
want for easy living is right here. There’s
even a guest suite because you know
your friends and family are going to want
to come for a visit.
Ready to satisfy your craving for
an afternoon of retail therapy or an
evening dining out? Well, your toughest
decision may be where to start. “Local
shopping just keeps getting better
and better,” Jeanette says. “You’re just
a few blocks from City Centre mall,
SkyTrain is a six-minute walk, plus there
are eateries popping up all along King
George Boulevard.”
And don’t forget, Verve is also close
to schools, the new hospital, as well
as a diverse array of parks — including
two of my personal favourites: Holland
Park and Green Timbers. “You could
say it’s the best of all worlds,” Jeanette
says… which pretty much sums up life
at Verve.
Verve’s presentation centre and display
homes are open noon to 5 p.m. every
day except Friday (closed), located
at 13919 Fraser Highway in Surrey.
Junior one-bedroom, one-bedroom,
and one plus den plans available from

SURREY/LANGLEY
It is time to turn my triplex over to a property manager?
AS A LANDLORD, I’ve often asked myself
if I should hire a property manager.
Managing my triplex comes with a
lot of other questions, too. Is the top
unit leaking into the unit below? Has
someone seen a mouse? Or a bug?? Did
a tenant just give notice that he’s moving
out? Or that he’s getting a third dog??
Am I struggling to interpret a credit
report? Does my tenant want to sublet?
In my 10 years as a DIY landlord, I’ve had good success:
no empty units, no missed rent payments, no evictions, no
significant damage. Yet I know that I’ve made at least two
mistakes: not raising the rent by the annual allowable increase,
and renting one unit at less than market value. I will also admit
that the only reason I didn’t rent to the tenant from hell is
that I found a great tenant by fluke just two days before
declaring the unit officially empty.
Is it time to turn my triplex and tenants over to a property manager?
“We manage properties for owners who don’t have the time
or energy required to learn a brand new business and skill set,”
says Sharon Golberg, president, Dash Property Management,
which has been in business since 2002 and currently manages
about 500 units for landlords who live in Canada and abroad.
“When it goes smoothly, you think that managing your
investment property is the easiest job ever, but if you have a
demanding career, family life or travel a lot, you may not be
as available or as accessible as you need to be.”
Is being a DIY landlord that big a challenge? It can be.
What does turning your asset over to a property manager really
entail? More than you could ever imagine.
Owners’ experiences vary widely and while I’ve had a
relatively hassle-free run to date, I know one landlord whose
margins are slim on some properties while another consistently
shows a loss. Another investor rented a high-end unit to a
stripper with a substance-abuse problem, a crazy boyfriend
and two Rottweiler puppies. She missed five months of rent
payments and completely trashed the newly renovated unit,
while he took her to court. “She seemed so nice. How could
I have been so wrong?” the landlord asked, only to soon sell
that investment property, never to rent another unit.
Ask yourself, “Do you have the financial stability to risk
gross errors with what is arguably your most valuable asset?”
Golberg says.
Advice | INVESTMENT ADVICE
By Kara Kuryllowicz

Rather than relying exclusively on
online search engines to fi nd property
management fi rms, Golberg and Don
Campbell, a Canadian real estate
investor, author and senior analyst at
the Real Estate Investment Network,
suggest you start by asking other
property owners, realtors, lawyers and
accountants for referrals.
Rules, regs and responsibilities
Province to province, regulations
governing a property manager varies, as
do licensing requirements. A property
management license can help ensure
relevant knowledge and skill set, and
may require training updates to keep the
license current. In addition, there should
be best practice codes, trust conditions
for deposits and cash fl ow, as well as
insurance in the event of any issues.
“Many people present themselves
as property managers, with very mixed
results in terms of quality and money
management, so most provinces now
regulate and license that industry,” says
Campbell. “Due diligence is key and it is
critical that investors investigate the fi rm’s
license and any breaches.”
Your property manager may let you
select the tasks you want him/her to
handle with fees that refl ect the scope of
their responsibility, typically a percentage
of the gross income. Both Golberg and Campbell also point
out that simply staying current on the constantly shifting rules,
regulations and management strategies pertaining to rental
properties is demanding.
Services may include advertising for new tenants, showing
the unit, assessing applications, screening tenants, leases,
handling all tenant complaints, collecting and depositing rent
payments, paying all related property bills, move-in and move-
out inspections, hiring and managing repair staff /contractors,
cleaning public areas, increasing
rents, fi ling taxes for non-residents, and providing the owner
with monthly reports to identify issues and trends.
“You are not abdicating responsibility. You
still manage the overall process, however you delegate key
tasks while remaining in control of

NDP leading in B.C., according to recent polls
It seems that the province may be
turning its back on Stephen Harper’s
federal Conservative party in favour
of Mulcair’s NDP.
A recent Insights West survey of over
800 British Columbians showed the
NDP was far ahead of the Conservatives
(an Angus Reid poll with about the same
number of respondents also showed the
NDP in the lead, though with a narrower
margin). Conventionally, the province
is divided between Conservatives and
New Democrats. It’s likely that Harper’s
Conservatives will be focusing some
energy on turning this around over the
next while in their campaign.
Conservatives promise home renovation tax credit
Prime Minister Stephen Harper
has promised to introduce a new,
permanent home renovation tax credit
if he’s re-elected this October. The
plan, which would cost the federal
government about $1.5 billion a year,
would likely be phased in over the
course of the 2016-17 fi scal year,
depending on economic conditions.
The Conservative’s pledge to make the
home renovation tax credit a permanent
The skinny on what’s happening in real estate in the lower mainland
Hot o the web
fi xture could either make the current
hot housing market all the hotter…or
have no impact whatsoever, according
to experts.
Many are critical of Harper’s
announcement, because they believe
he is providing help to those who don’t
need it: people who already own their
own homes, rather than those who are
struggling to enter the housing market.
Vancouver, Surrey sourcing independent transit funding
With Metro Vancouver’s transit plebiscite
well behind us, Vancouver’s mayors
are still trying to decide who will be
responsible for funding the $7.5-billion
10-year plan that they had in mind for
the future of the region’s transportation.
As it stands, there is no alternative
method to fund the proposed transit
improvements, but some of Metro’s
mayors are considering separate,
independent transit funding for their
cities. Although the outcome of the
plebiscite dictates that the mayors
should not introduce other funding
sources prior to the next municipal
election in 2018, operating costs at
TransLink are on the rise. With labour
agreements due for renewal in 2016
and upgrades to the 30-year-old Expo
SkyTrain line and stations soon to be
necessary, this problem will only be
exacerbated.
Green Acres? Developers sell farm livin’
Community gardens have become
increasingly popular lately, and
developers are paying attention to the
trend. Developments such as Creekside
Mills at Cultus Lake in Chilliwack,
Southlands development in Delta and
High Point Estates in Langley are making
outdoor pursuits such as farming and
horseback riding more accessible to the
average homeowner. Likely, both Eddie
Albert and Eva Gabor of TV’s Green
Acres would be on board with this kind
of farm livin’.

SOUTH SURREY/WHITE ROCK
YOUR INVESTMENT CONDO is only useful
to you if you can fi nd tenants to rent it
out and put cash back in your pocket.
Shopping for a condo from the perspective
of a landlord is di erent than shopping as
a homebuyer. Yes, you have to like it. But
more importantly, renters have to want it.
With an eye toward what will draw the
most quality tenants, here are my top
fi ve most “rentable” qualities to look for:
1. Convenient location.
Renters today more than anything are
concerned about having a location that
is convenient to work, shopping and
pubic transit. Buy near these three, and
you will have a winner.
What renters really want5 things condo investors should look for

2. A ordable price.
Following location, the thing that renters
look at most closely is cost. The lower the
price, the more potential tenants you’ll
attract. Keep in mind that most renters
aren’t looking for spare rooms and fancy
fi nishes. Buy small and buy cheap.
3. Extensive amenities.
While some renters prefer a smaller
building with little or no amenities, most
would choose a building with plenty of
amenities over one without. Topping the
list? A good gym.
4. Flexible fl oor plan.
Floor plans that allow for di erent uses
of the space – for example a den that
could double as a second bedroom or a
home o ce – will open up your unit to a
larger pool of potential renters.
5. Window coverings.
This seems like a small thing, but
something that is very important
to tenants. Invest in a good set of
window coverings and your unit will
be more attractive to tenants and will
rent out faster.

BETTER QUALITY BETTER LOCATION BETTER VALUE
I GET A KICK OUT OF READING the
comments section on any article
written about the Canadian highrise
condominium market. A common
statement in many of these articles is
“Why would anyone want to live in a
glass box?” I am willing to wager a guess
that most of the folks making this remark
have never lived in a downtown condo.
Nearly 15 years ago I lived in a
basement apartment and was searching
for a professionally managed rental
apartment building in the suburbs. The
lack of available properties led me to
lease a suite in the middle of the city.
At fi rst I hated it; too much tra c, no
places to park, too busy. However, within
a few months, I started to really enjoy
the access to amenities, how quickly and
cheaply I could move around the city
via public transit, and I began to feed o
the excitement and energy that a high-
density municipality exudes. A couple
of years later, I bought a loft condo and
have never looked back – maintenance-
free living in the big city is perfect for me.
For my latest Market Manuscript
report (a robust bi-annual analysis of
MORE ADVICE ONLINEypnexthome.ca/news/advice
the Canadian housing market, due for
release this month), I conducted a survey
of Canadian residential developers and
builders, asking them: What is the biggest
factor infl uencing urban condominium
activity in Canada? Forty-four per cent of
respondents mentioned a ordability and
36 per cent said proximity to amenities
like employment and entertainment.
There are probably a lot of people living
in “glass boxes” because it is the only
housing type they can a ord, but I bet
a lot of them were like me, and enjoyed
the highrise experience more than they
thought they would. I agree with the
developers I surveyed; people are putting
a premium on their time, and they don’t
want to spend it stuck in tra c – they
want to be very close to amenities.
Additionally, they don’t want the huge
expense of a car, which is a must when
you are not close to anything.
Who wants to live in a glass box? An
increasing number of people according to
the CMHC data. In the Calgary CMA, over
27,000 condominium apartments have
been built since 2005, 63 per cent more
than the previous 10 years. In Vancouver,
84,000 condos completed since 2005,
62 per cent more than the 1995 to 2004
period. In the Toronto CMA, over 158,000
condo suites have been occupied since
the beginning of 2005, an increase of 170
per cent from the 10 years prior.
Anyone who spends their Friday night
in downtown Vancouver, Montreal or
Toronto, (especially single people), can
appreciate what it’s like to live ‘in the
action’. Buying an a ordable, modern-
designed condo with quick access to
your job, your friends and all of the
downtown amenities are all the reasons
many young fi rst-time buyers need.
Di erent strokes for di erent folks, but
before you throw stones at the Canadian
condo boom, realize that hundreds of
thousands of domestic purchasers are
seeing the benefi ts of urban highrise
living. About time some people started
thinking outside the (glass) box. Happy
condo hunting.

HOT ON THE HEELS of a spectacular success
at Opsal, Bastion is poised for a mid-
September release of the long-anticipated
penthouse and terrace homes at Proximity in
Southeast False Creek.
“We’ve taken the very best of the features
people told us they loved most at Opsal, and
then made them even better,” says Alecia
Rossi, Marketing Manager. “These residences
are meticulously designed to maximize living
spaces and contemporary elegance. After all,
why would you compromise on luxury?”
Caesarstone countertops, spa-inspired
ensuites, and massive windows are just the
beginning of Proximity’s long list of attention-
grabbing finishing details. But it’s the terrace
homes’ outdoor spaces that are one of this
release’s most dramatic features. “Think
about how cool it would be to have 800 to
900 square feet of private patio or terrace to
expand your indoor spaces,” Alecia says.
“Plus, there’s a common rooftop deck
with fire pit that will be an amazing place to
socialize with other owners — perhaps with
a glass of wine at the end of the day. And on
the second level podium we’re going to add
an amenity room and outdoor area that will
include community garden plots.”
Close to What Counts
“The building’s name really does speak for itself,”
Alecia stresses. “You can bike or jog along the
Seawall to Granville Island in about 15 minutes,
you’re steps to the AquaBus to downtown

Property Profile | TATE DOWNTOWN
TICK TOCK, TICK TOCK. Time’s running
out if you want to be one of the lucky
people who own a brand new home in
the Beach District — one of downtown’s
newest, most exciting neighbourhoods.
“Tate Downtown is already over 75 per
cent sold,” says Anson Chan, president
and CEO of Bonds Group of Companies.
“So once the final homes are gone,
they’re gone for good.”
The good news? Tate Downtown’s
final homes have now been released
for sale — including some of exclusive
Private Collection located on the 32nd
floor and above. “Some of these plans
are among the most sought after in the
building, and have been sold out until
this latest release,” Anson says. “They
are all about exquisite finishings that will
stand the test of time.”
Cosmopolitan living
Sophisticated and meticulously designed
to eliminate wasted space, Tate
Downtown’s interiors would be right at
home in any world-class metropolis.
Kitchens feature Miele curved-glass
hood fan, Eggersman cabinetry, quartz
counters, and integrate fridge to
preserve the uncluttered, modernist
aesthetic that’s heaven for people who
consider culinary experimentation an
adventure to be savoured.
Then there’s the attention to details
you might not notice at first — metallic
waterproofing on all under-sink shelving,
full-sized Blomberg washer/dryer, and
soft-close everything. Best of all, you
can enjoy it all from every room or from
a spacious, covered balcony — which
is where you’d likely find me enjoying
sunsets and the company of good
friends all year round.
Live life well
And just in case all this isn’t enough,
Tate Downtown also takes amenities
to a new level. State-of-the-art fitness
studio, 24-hour concierge, billiards room,
multi-media theatre, and fully connected
conference/meeting room facilities are just
some of the extras homeowners will enjoy.
And for people who celebrate the
car-free lifestyle or simply prefer to keep
their options open, Tate Downtown offers
secure bicycle storage and a car share drop
point right in the building’s parkade.
Tate Downtown’s presentation centre
is open noon to 5 p.m. daily except
Fridays on the southeast corner of
Howe Street and Beach Avenue in
Vancouver. For more information visit

SEPT 18 - OCT 2, 2015 | NEW CONDO GUIDE 65
NORTH SHORE/SQUAMISH/WHISTLER
DOWNTOWN HIGHRISE, masterplanned lowrise
community in the burbs, or midrise suites
somewhere in between — either geographically or
vertically — when it comes to savouring the condo
lifestyle, expectations and products are as varied as
the people who call them home.
This issue, New Condo Guide chats with
Charmaine Betcher, president of Quest
Marketing, about some of the di erences
between the three condo fl avours and
how to fi nd your perfect height.
Q: In basic terms, what defi nes a low,
medium or highrise property?
A: While there’s no actual hard and fast defi nition,
usually anything four storeys or less is considered a
lowrise, fi ve to 12 storeys is a midrise, and once you
go over 12 storeys, it’s a highrise.
Q: Other than height, are there other
structural di erences?
A: Lowrise developments are almost always
wood frame construction, highrise towers
are, by regulation, concrete. Recent changes
to the building code, however, have created
some overlap in the defi nition of what
constitutes a midrise since six-storey
wood frame construction is now legal
and gaining popularity.
Q: What are some of the main pros and
cons of wood frame versus concrete?
A: Wood frame is always less expensive to build
than concrete — usually about $100/square foot
less expensive — so they’re appealing to price
conscious, fi rst time buyers.
Concrete construction is still considered

to o er better soundproofi ng and buyers can
anticipate less long-term maintenance costs.
Q: Since lower heights usually equates to fewer
units, what’s the impact on strata fees?
A: That’s a bit of a trade-o . Highrise towers are able
to tap into economies of scale to provide high-cost
amenities like rooftop gardens and decks, pools,
lounges with catering kitchens, even multi-media
rooms. Because the expenses are shared by a large
number of owners, they aren’t prohibitively expensive
like they would be in a 20-unit three-storey.
But high- and midrise towers have additional
costs that may not be immediately obvious.
Elevators, for example, are a huge expense that
never goes away —having the three or four
elevators necessary to service a 30-storey tower
versus one for a three-storey building can easily
outweigh any potential savings.
Q: Are security issues another trade-o ?
A: Yes. A 200-unit highrise is more likely to o er
the peace of mind of a concierge or onsite manger
— possibly both — than a 20-unit lowrise. New
developments also usually incorporate high tech
security features like entry fobs rather than keys.
On the fl ip side, in a smaller property owners
typically get to know who their neighbours are.
There’s a greater sense of community meaning the
building can be ‘self securing’ — people are less
likely to let someone through the front door unless
they’re really sure that person live there.
Concrete highrises in urban centres like
downtown Vancouver also frequently have a higher
ratio of investor owners meaning people are moving
in and out more frequently. Keys and fobs change
hands more often, so there’s more opportunity for
illegal duplication or simply getting lost.
Q: What about amenities?
A: Providing bare bone amenities is one way
developers have kept costs and strata fees down
in smaller projects. For young professional or
fi rst time buyers, that can mean the di erence
between renting and owning — especially in an
urban centre like downtown Vancouver where you
just step outside your front door and have access
to restaurants, rec centres, and a ton of other
amenities. Spending $500 a month on strata fees
simply doesn’t make sense.
For downsizers who might be considering a
location like Metrotown or South Surrey, cost
isn’t as much of an issue. They want — and more
importantly are both willing and able to pay for —
ABOVE

amenities like a spa, clubhouse and lounge with
kitchen and terrace where they can entertain larger
groups of guests.
But whether it’s highrise, lowrise or midrise, a
good gym is one of today’s most popular amenities.
It’s no longer enough to have a couple of treadmills
in a small room. Buyers want state-of-the-art
equipment and they want it at home — they aren’t
willing to drive even three or four minutes to a gym.
Charmaine is the founder and president of
Quest Marketing. Information available at
