The tuxes were dusted o and the glam gowns out in full force in a display of elegance not often

seen in this laid-back city. On February 27th, everyone at the Hyatt Regency Hotel ballroom settled in at their beautifully decorated tables and hoped that one (or more) of the 2015 Georgie Awards for excellence in residential construction might be theirs to take home. An elegant dinner, and a few glasses of wine were expected to get the crowd through the ceremony.

Then out came Destineak, an electrifying electro-pop duo with live drumming, an energetic dance beat and talented vocals that woke up the room. Then the contortionists got on stage and things got really interesting. I won’t even go into the casino/cabaret afterparty... Props go to Laura Chok of the Canadian Home Builders’ Association BC for shaking things up and providing a truly entertaining evening for all.

Of course the highlight of the event was the celebration of the best of the best builders in the province, who were honoured in true westcoast style. In this issue, Susan M Boyce has an in-depth look at The Georgies judging process and the rundown of all the winners.

Next up is the GVHBA Ovation Awards, celebrating the best of building and renovating in the Lower Mainland. I’m not sure what will be happening for entertainment, but this awards show is always an exciting opportunity for our builders and designers to showcase their amazing talents. I do have high hopes for this ceremony too, as the reception to announce the winners on March 4th at the Pinnacle Hotel included champagne and a serve-yourself poutine bar. So, cheers to all the Georgie winners, fi nalists, and to everyone involved in the upcoming Ovations happening on April 25th. Promise to keep you posted.

Whether you’re relocating from one coast to the other or moving to your fi rst place,

changing homes can be hectic, exciting and certainly stressful. But, relax.

You can eliminate the anxiety associated with moving by taking control of the situation with confi dence.

Understanding the market is just part of the story. Knowing what you need and what you can a ord is the more important part of the equation. Making a prudent purchasing decision that doesn’t keep you up at night

when interest rates rise or market news becomes the talk of the town is up to you.

Any expert will tell you that buying a home or condo is a long-term commitment. This issue is full of great tips from the experts as well as the latest news designed to help you make a wise purchasing decision.

Along with our Community Focus features, which outline the specifi cs on many fi ne communities, there’s lots to take in. So kick back, relax and enjoy. You’re in the driver’s seat.

COQUITLAM/PORT COQUITLAM/PORT MOODY

Page 16: BC New Condo Guide - Mar 20, 2015

IT’S BEEN A FEW MONTHS since I had the opportunity to visit Spring on Kelly, so I’m delighted to discover this stylish new condo in my old ’hood is now complete and looking oh-so inviting.

Located on a quiet, residential street in Port Coquitlam, Spring on Kelly’s façade is a warm, red brick with black metal accents and an intriguing curved, four-storey entryway — a dramatic blend of traditional, old world charm and sophisticated contemporary outlook. Even better, the building backs directly on to the linear Elks Park, a delightful hidden gem that runs all the way from Shaughnessy Street to

Mary Hill Road — meaning you can walk along a tree-lined, impeccably manicured pathway when you want to stroll the two blocks to downtown.

Life on Your Own TermsI meet up with project marketer Charmaine Betcher in the first of Spring on Kelly’s two display homes. The living room has an open, spacious feeling thanks to its large windows and almost square configuration — a design I’ve always liked because it’s so flexible for decorating and furniture placement. In fact, I’m still surprised this attractive,

intelligent arrangement is such a rarity in the market.

Naturally, the kitchen keeps the joys of culinary adventures firmly in mind: white quartz counters to repel life’s inevitable spills and scratches, stainless steel double sink, fridge with integrated water/ice dispenser, and a comfy looking eating bar for those get-me-going-quick lattés that are part of my morning ritual.

“People love the quality they discover in these homes,” Charmaine says as I check out the size of the master suite’s walk-in closet (big) and

covered balcony (really big). “One of our most recent buyers is an engineer, so when he told us the quality and efficiency of this design was one of the reasons he purchased here, it was a very special compliment.”

Close to What Counts“People are often amazed by Spring’s proximity to amenities like schools, parks and transit,” Charmaine says. No kidding. A five-minute easy walk and you can be exploring the boutiques of downtown PoCo, browsing the diverse offerings at Terry Fox Library, or strolling along the Traboulay Trail, a 25-kilometre loop that’s great for biking or walking and is still one of my favourite afternoon outings.

Feel like heading into Vancouver? No problem. From here, it’s barely four blocks to the West Coast Express and less to a bus stop. You can be on Highway 1 in about 15 minutes or take Barnet Highway — a scenic alternative I often take advantage of when I feel like enjoying the water and mountain views. “This location is so convenient you don’t actually need a car — a lifestyle choice a number of our purchasers have already made,” Charmaine says.

But now I need to run because another lifestyle choice awaits me before heading back to Vancouver: coffee and a scrumptious bakery treat at Europe Old Fashioned Bakery & Deli — no matter how busy I am, this is one tradition I always include in a visit to PoCo.

Spring on Kelly’s presentation centre and two display homes are open

noon to 5 p.m. seven days a week at 2214 Kelly Avenue in downtown Port Coquitlam. Be sure to check out the spacious party room and community lounge overlooking Elks Park when

you visit. These move-in ready homes are priced from $231,900. For more

information visit springonkelly.com or call 778.809.3488.

NEIGHBOURHOOD SPOTLIGHT

PORT COQUITLAMRails Meet RiversKNOWN COMMONLY AS “POCO” around Metro Vancouver, the suburb of Port Coquitlam is located 27 kilometers east of Vancouver where the Fraser and Pitt Rivers converge. It is perhaps no surprise that the place that Terry Fox once called home is still the city in the Lower Mainland that has the most parkland per capita; trails abound to such a degree here that runners need never be bored.

HistoryIt was in 1859 that the first European settlers began farming alongside Pitt River, but the area that is now know as Port Coquitlam received a real surge in population when the Canadian Pacific Railway moved its freight terminal from Vancouver to New Westminster in 1911. This, combined with its convenient

geographical location where the Pitt and Fraser Rivers meet, was one of the main factors leading to Port Coquitlam’s incorporation in 1913.

Once largely farmland, the population of Port Coquitlam had grown slowly but steadily since the first European settlers arrived here in the 1860s and its incorporation as a city. By the end of World War II, there were about 1500 people living in the area, and this number had doubled to 3000 by 1952. By 1960, the population was counted at roughly 8400, and today, Port Coquitlam is a bustling suburb that is home to around 57,000 people.

Getting AroundAs Port Coquitlam’s population has grown, it has gradually seen upgrades

in its transportation infrastructure. The Pitt River Bridge, a seven-lane cable-stayed bridge, replaced the pre-existing connection to Pitt Meadows in 2009. In 2010, the Coast Meridian Overpass, a four-lane cable stayed bridge, became another means of travelling north to south over the Canadian Pacific Railway Oxford Street rail yard.

These updates, however, are small potatoes compared to what’s to come. When the Evergreen line opens in neighbouring Coquitlam in 2016, commutes from Port Coquitlam will become faster, too. What’s more, the design plans for the Evergreen Line include a short spur at Coquitlam Central Station, in order to allow an extension to Port Coquitlam in the future.

FUN FACTS» Coast Meridian Road is one of

the oldest streets in the Lower

Mainland.

» A 25 km (16 mi) hiking and

biking trail, known as the

Traboulay PoCo Trail, completely

surrounds the city.

PoCo NowSavvy homeseekers and developers are taking note of this. Charmaine Betcher of Quest Marketing notes that people are choosing to move out here, because “they get more bang for their buck here. They’re moving for the lower price point and the accessibility to public transit.” Spring, a boutique collection of 46 units, will be a mere five-minute drive to the West Coast Express, which gets its passengers downtown in only 36 minutes.

Dave Webster, marketing manager at Maclean Homes, tells a similar story, calling the Evergreen Line, “an absolute game-changer in terms of access.” He remarks that Translink’s impending improvements will allow those who work downtown to commute, and that this will make it more convenient for them to buy into Metro Vancouver’s expensive housing market. Maclean Homes’s Salisbury Lanes in Port Coquitlam, a collection of two- and three- bedroom townhomes, start at $399,900, a drop in the bucket compared to what buyers could expect to pay for similar offerings downtown.

Geoff Duyker, senior VP of marketing at MOSAIC Homes, also notes that Port Coquitlam offers incredible value to home seekers: “It’s a place where first time buyers, young families, can

still afford to have their housing needs met. It is increasingly becoming a more popular place to live, based on what it offers and the value. For the price of a studio downtown, a young family can live in a three level townhome in the city of Port Coquitlam.”

Not only is PoCo affordable, though, Geoff points out, but it also offers a high quality of life: “The city of Port Coquitlam is actually one of the fastest growing cities in the region and was recently ranked the third most livable city in the province of B.C…. ranking ahead of Vancouver.” And projects like MOSAIC’s FREMONT Riverfront District, a masterplanned community that

consists of 650 rowhome and apartment residences and is being tagged as “a complete community where people can live, work and play” are bringing density to the area that will likely further bolster the community.

All of these new developments also offer something else that appeals to the savvy modern buyer: a degree of walkability. Future residents at these projects will find that they all have the basic necessities—parks, grocery stores, schools, coffee shops—within reasonable walking distance. For those who are making the move from renting downtown, this type of convenience is a deal maker.

How to get started in the housing market

By Cameron McNeill

Spring is traditionally a busy time for the housing market and Metro Vancouver has got a head start

already with the Real Estate Board of Greater Vancouver reporting that sales in February 2015 were 20.2 per cent above the 10-year average for the month. If you are getting Spring fever, but are a first time home buyer or new to Vancouver, here are two suggestions to get you started:

1. Work with a realtorWorking with a great realtor can be very beneficial. If possible, work with a realtor that you trust or has been referred to you by someone you trust. Many realtors specialize in certain cities or neighbourhoods. If you are looking in a specific neighbourhood, it may be best to find a realtor that does a great deal of work in that area. That means they will know the history of some of the buildings or offerings, know the other realtors and salespeople, know what questions need to be asked and if there are any special circumstances. For instance, a realtor in a certain area may know what strata councils are extremely proactive or whether a building is planned to go in front of that amazing view. Realtors also have access to other professionals you may need such as inspectors, lawyers, mortgage brokers, etc. They will be able to negotiate on your behalf and help you understand the cost implications such as property transfer taxes, HST/GST and maintenance fees. All of these details would take quite a bit of research if you were working without one.

Cameron McNeill is the owner of MAC Marketing Solutions, one of B.C.’s and Alberta’s leading real estate sales and marketing firms. Cameron also co-founded TAC Real Estate, a resale firm, and MPC Intelligence, a real estate market-research firm.

Together with his experienced and dedicated team of sales,

marketing and administration professionals, he has transacted

more than 14,000 new homes and $5 billion in sales. Email him at cm@macmarketingsolutions.

2. Tour Presentation CentresAnother great way to get your spring shopping started is to tour the sales centres that developers set up for their pre-sale multi-family projects. You don’t need to have a realtor yet to start seeing what’s out there. The project sales team can walk you through all the features of the future building and show you options for floorplans. Buying a home “off-plan”, i.e. before it is built, can be a great investment in a busy real estate market as the value of your future home can increase before you even start paying a mortgage. Another benefit of buying new is that you avoid getting into a bidding war with multiple offers. Most sales centres are open every day except Fridays from noon to 5 pm and will include a display home so you can experience the layout of the home and see the actual finishings and appliances.

Happy home hunting and enjoy the Spring season in our fantastic City!

ORCHIDLive Riverside

CONDO PROFILE

As always, arriving at Orchid in Port Coquitlam is like a breath of fresh air — literally. I love

the way the breeze rustles through the surrounding mature trees and the sound of the Coquitlam River bubbling past, just on the other side of the Traboulay Trail that meanders along the property’s western edge.

And now with construction well underway on Orchid’s first building, it’s easy to visualize how this alpine-inspired collection of one- and two-bedroom homes will fit comfortably into this established neighbourhood. I can even see where the central courtyard’s stone water feature will add a new visual dynamic to the outdoor spaces.

Welcome HomeIn the presentation centre, there’s a kitchen vignette that ingeniously showcases all three of Orchid’s colour palettes — one an urban white-on-white with high-gloss cabinets and quartz counter, another a shades-of-grey combination that’s

at once tranquil yet warm, and a third with dramatic dark woods and contrasting ivory.

Even the bathroom vanity gives a preview at Orchid’s practical sense of luxury. Hint: a white quartz, solid surface sink/counter above suspended cabinetry — the perfect marriage between sleek, contemporary style and easy care/easy clean.

Plus, since there are 13 different floorplans, Orchid has something to offer everyone. “PoCo in general is an extremely diverse community with its own, distinct vibe — downtown feel but still small-town friendly,” says Rob Delves, development and marketing. “Orchid is a reflection of that diversity. It’s why our buyers range from first time homeowners to people downsizing — ‘right-sizers’ as we like to call them.”

Live Life to the MaxOrchid’s onsite amenities, too, will be impressive — three workout areas, infrared sauna, theatre room, business centre, pet washing station and a bike workshop in addition to secure bike

storage. There’s even a guest suite for when family comes calling.

All this, and Orchid is still only a short, level walk from my favourite PoCo amenities: Terry Fox Library, Giggle Dam Dinner Theatre, the West Coast Express to downtown Vancouver and the ever popular Europe Old Fashioned Bakery & Deli — if you haven’t tried their Christmas gingerbread, you’ve been deprived of one of life’s tasty treats.

Orchid’s second phase of one- and two-bedroom condominium residences are due to be released on March 21st

with prices starting from just $159,900. Be sure to ask about the current

incentive of five per cent interest paid on minimum deposits of 15 per cent.

Presentation centre open noon to 6 p.m. daily except Fridays at 2455 Wilson Avenue in Port Coquitlam. For more

information, visit orchidcondos.com or call 604.866.4206.

IN THE NEWS

The Real Estate Board of Greater Vancouver (REBGV) reports that residential property sales in

Greater Vancouver reached 3,061 on the Multiple Listing Service® (MLS®) in February 2015. This represents a 21 per cent increase compared to the 2,530 sales recorded in February 2014, and a 60 per cent increase compared to the 1,913 sales in January 2015. Last month’s sales were 20.2 per cent above the 10-year sales average for the month.

“It’s an active and competitive marketplace today. Buyers are motivated and homes that are priced competitively are selling at a brisk pace right now,” Ray Harris, REBGV president, said. New listings for detached, attached and apartment properties in Metro Vancouver totalled 5,425 in February. This represents a 15.4 per cent increase compared to the 4,700 new listings reported in February 2014.

Last month’s new listing count was 11.8 per cent higher than the region’s

10-year new listing average for the month. The total number of properties currently listed for sale on the REBGV MLS® is 11,898, an 11.3 per cent decline compared to February 2014 and a 10.1 per cent increase compared to January 2015. The MLS® Home Price Index composite benchmark price for all residential properties in Metro Vancouver is currently $649,700. This represents a 6.4 per cent increase compared to February 2014.

The sales-to-active-listings ratio in February was 25.7 per cent. This is the highest that this ratio has been in Metro Vancouver since March 2011. “We’re seeing more multiple offer situations and generally more traffic at open houses today,” Harris said. “In a market such as this, it’s important to do your homework and work with your local REALTOR® before embarking on your home buying and selling journey.”

Sales of detached properties in February 2015 reached 1,296, an

increase of 25.6 per cent from the 1,032 detached sales recorded in February 2014, and an 84.1 per cent increase from the 704 units sold in February 2013. The benchmark price for a detached property in Metro Vancouver increased 9.7 per cent from February 2014 to $1,026,300.

Sales of apartment properties reached 1,244 in February 2015, an increase of 20.5 per cent compared to the 1,032 sales in February 2014, and an increase of 63.7 per cent compared to the 760 sales in February 2013. The benchmark price of an apartment property increased 3 per cent from February 2014 to $386,500.

Attached property sales in February 2015 totalled 521, an increase of 11.8 per cent compared to the 466 sales in February 2014, and a 56.5 per cent increase from the 333 attached properties sold in February 2013. The benchmark price of an attached unit increased 4.6 per cent between February 2014 and 2015 to $481,500.

BUYER PROFILE

Look up ‘outdoor enthusiast’ and it’s likely you’ll find a picture of Scott and Kaila beside the definition.

“Right now we have three bikes, camping gear, and a surfboard… all stored in the living room.” Kaila laughs as she adds that’s no counting the mountain bikes Scott generally stores at Rocky Mountain Bicycles where he works. No question this couple needed more space for their stuff.

They’d already heard about Mill House’s ‘gear garage’ and were intrigued — perhaps they could finally use their living room for entertaining. Then one rainy weekend, after a long run through the Seymour Demonstration Forest, they spotted a bus shelter advertisement. It was the reminder they needed. The presentation center was right round the corner, so despite their muddy, somewhat bedraggled appearance, they decided to take a look.

Serendipitous Synchronicity“It was like everything just came together,” Kaila says. “We realized we could afford a two-bedroom, two-bath suite with a huge deck here — way bigger than the Kits apartment we’re living in now. I have friends who spent the same amount to buy a one-bedroom with no deck, no room to barbeque, and no secure storage — they’re still regretting it. Ten minutes after we walked in, we knew we could live here.”

Perhaps not surprisingly, it was Mill Hose’s innovative storage solution that sealed the deal. “We’ll have a huge, private storage area so I’ll be able to put up racking so all our stuff is organized,”

Scott and Kaila at Mill HouseTHE BEST OF ACTIVE, OUTDOOR LIVING

By Susan M Boyce

Scott says. “It’s not like those flimsy wire fence lockers either. Every gear garage has a steel, roll-up garage gate meaning it’s not only really secure, people can’t see in as they walk by.”

Then there was Mill House’s location adjacent to forest yet close to a diverse range of city amenities. “We’ll be easy walking distance to coffee shops, places to get groceries and produce, the library, wine stores, schools, and Lynn Canyon Ecology Centre,” Scott says his enthusiasm growing every second. “And because it’s a boutique building, we won’t be just one of ‘many doors’ like we’d be in a highrise with hundreds of suites — it’s going to be a way friendly place to live.”

Scott and Kaila on a road trip along the Oregon Coast.

It was like everything just came together.— Kaila

Looking AheadFor now, Kaila says she and Scott are trying not to make too many plans. “It’s over a year till the building’s complete, but it’s so exciting just thinking about all fun we’ll have once we’re there.” And bikes in the living room? She just laughs. “No way.”

CONDO PROFILE

Tick tock, tick tock. Time’s running out if you want to check out the presentation centre at Tempo

in one of Richmond’s hottest new neighbourhoods.

“Construction is underway, so we’ll be closing the centre and display homes at the end of April,” says Melissa Howey, Amacon’s development and marketing manager. “But until then, we’re extending the celebration of construction beginning with our Red Envelope Days promotion.” Buyers, she explains, draw from a pool of red envelops to discover what amount of credit they will receive on their purchase. “It’s a fun way to engage our homebuyers and a great opportunity for them to save money.”

you’re a young professional taking your first steps into the delights of homeownership or a downsizer looking for the convenience of lock’n’go living, there’s a home to delight and satisfy.

Exceptional AmenitiesThen there are Tempo’s amenities, which Melissa says will be, in a word, outstanding. “Tempo’s club house will include an indoor swimming pool, TV lounge and games area, party kitchen, fitness room, hot tub and a dance/yoga studio — 7,000 square feet in total. Plus, on the podium-level, homeowners will have exclusive access to a lush courtyard with walking pathways, a play area for tots, garden plots, sports court and even an urban orchard.”

Mind you, there’s still the nearby Olympic Oval waiting to be explored, the miles of walking/cycling trails along Fraser River just across the street, as well as the diverse fashion and culinary scene to be found at Richmond Centre or Lansdowne Mall. In fact, you could say this is a location that has it all… and then some.

Tempo offers of 223 homes in three concrete midrise towers. But hurry because the presentation centre

located at 7720 Alderbridge Way in Richmond is closing soon. Till then,

visit between noon and 5 p.m. Saturday through Thursday or by appointment on Fridays. For more information and

updates, visit amacon.com/tempo or call 604.276.8885.

TEMPOLife in Balance By Susan M Boyce

Homes for LivingInside, Tempo homes are designed with no-compromise, contemporary living in mind… starting with my favourite room, the kitchen. “Tempo’s kitchens are built for chefs,” Melissa says pointing out the 30-inch, five-burner gas cooktop, the spacious quartz island, and the oh-so-practical French door fridge in stainless steel. Plus, there’s plenty of storage for everything from toasters to an espresso machine — after all, who starts their day without a latté? Certainly not me.

“Buyers constantly tell us that they love how spacious these homes feel,” Melissa continues. And no wonder. Floorplans are meticulously thought out so every square inch is usable and comfortable — meaning whether

CONDO CULTURE

The wine cellar solution for condo dwellers

Just because you’re a small-space dweller doesn’t mean you can’t live luxuriously.

Wine cellars are generally one of those dreams that move out when you move into a compact home. While the big, climate-controlled room with tasting table and built-in racks may still be beyond the condo owner’s reach, there’s a great solution that lets you have your wine and drink it too, so to speak.

Wine cellars now come in a wide range of shapes and sizes, with an even broader array of features. From dual-temperate zones to countertop models, there are options for everyone – from wine beginners to wine aficionados. Which is great news, as sommeliers world-wide would agree that storing wine in a cupboard is probably the worst thing you can do for wine. And unless you’re drinking your wine and replacing it regularly, those cute six-bottle holders that go on the wall are not your vintage’s best friend. There’s no light or climate control.

Indeed, top sommelier Anne Martin says that storing a wine in your fridge at too cool a temperature can dry out the cork, making the bottle more difficult to open. She adds that many of us are unknowingly guilty of drinking our white wines too cold, and our red wines too warm! A too-cold white wine doesn’t allow you to fully enjoy its range of flavours, while a too-warm red brings out too much of the alcohol notes, and not enough of the flavour.

Wines are best stored in a dark spot, free of direct UV rays and household lighting. Sunlight can cause wine to age too quickly and deteriorate. Plus,

away from the light, those lovely labels won’t fade.

Then connoisseurs and oenophiles can just start collecting. No need to let your living situation dictate your enjoyment of finally opening up that award-winning vintage, or aging that special bottle to perfection!

A dedicated wine storage unit, such as the wine cellars offered by Canadian company Koolatron (koolatron.com), eliminates this stress and guesswork by offering a consistent, regulated temperature, free from ambient lighting. They also protect against environmental dangers such as vibration and strong odours. Starting at $159.99 for a six-bottle unit, proper wine storage and serving is affordable, and small enough for small space living.

Of course, the six-bottle cellar may be for the more occasional or novice

collector. The serious collector will want to consider a larger unit – 45 or 68 bottles. The serious collector may consider the 165-bottle cellar, or combine several.

With great controls, a unit such as this is self-contained. Sophisticated construction means they control the position and climate perfectly, to ensure wines age well and can be enjoyed to their fullest potential, without worry of vibrations stirring up the sediment or light getting in.

As opposed to a built-in, these freestanding units are modern and offer contemporary design, so they work well in your decor. They can be located in a convenient corner or closet as they are space-saving and streamlined in design. And if you move, they move with you. It’s an investment in your lifestyle, not just your décor.

SUBORA LIVINGWhere urban sophistication and easy access meet

CONDO PROFILE

Get ready for it. On Saturday, March 21 the doors open to Subora Living’s sales and

presentation centre. One-bedroom condos will be priced from $279,900, two-bedroom condos start at $379,900 and three-bedroom homes which meet the growing requests of downsizers and families are priced from $479,900.

Two blocks from MetrotownWith a brilliant Burnaby location across the street from Bonsor Park and Recreation Complex, residents can walk to Metrotown, or catch the Skytrain and be in Vancouver in just 20 minutes.

“It’s so central and close to everything,” describes Vineet Kirpal of SVM Developments, “Parks, schools and places to grab dinner are literally steps from home. And if you have kids at UBC, SFU or BCIT there’s a bus right there to take them.”

This family-owned company has found its niche building low-rise condo

from Germany, LED pot lights and under-cabinet lighting are standard, and the elegant Caesarstone countertop cascades beautifully like a waterfall down the side of the kitchen island. Vineet personally selected the stainless steel Whirlpool appliance package, along with pull-out faucets and a deep stainless steel sink for their performance and modern style.

“Attention to detail is very important to me, and I feel I can provide an overall better product and quality when I’m personally involved, says Vineet.

In contrast to the many skyscrapers being built around Metrotown, this new residential building will be just four-storeys with 42 homes and offer a quieter setting off the main street at Dunblane and Imperial. Subora’s West Coast architecture evokes great design with large roof overhangs, extensive use of HardiePlank™ siding in rich earth tones, and spacious patios and decks. An abundance of windows fill homes with natural light and frame mountain views from select north-facing homes.

Fitness Room and Entertainment LoungeThose who call Subora Living home will have secure underground parking and access to the impressive 1,838 square foot amenity space complete with fitness centre, games room, entertainment kitchen and lounge.

Subora takes living to the next level. See yourself there? Learn more at

SuboraLiving.com, call 604.506.7653 and visit the presentation centre at

6929 Royal Oak Ave. in Burnaby, open daily (except Fridays) 1 to 5pm.

More women choosing the condo lifestyle

By Barbara Lawlor

The condominium landscape across Metro Vancouver gets more beautiful and exciting every

day. And condos continue to be the popular choice for new homebuyers from all walks of life, including more and more single women.

This started a few years ago, when the condominium lifestyle began receiving attention from more than just the empty-nester segment of the market. The feeling of community, nurtured by gorgeous amenity areas, combined with the privacy of having one’s own suite, offers the best of both worlds. Residents can mix and mingle with neighbours and also enjoy the solitude of their personal surroundings – all under one roof.

Add to that the enhanced security that comes with condo living, and it is even more attractive for women. With the concierge providing screening of visitors and “eyes on the street,” suite owners have a feeling of security when entering their buildings. Today’s condo dwellers also enjoy peace of mind from features such as monitored cameras in

the underground parking garage, enter phone or in-suite security systems.

In a condominium, there are plenty of neighbours close by should residents need help with anything. Trading favours like watering plants or caring for pets while someone is away is a common occurrence, and seeing the same people day after day in the hallways and elevators and getting to know them over time is comforting.

Another wonderful thing about buying a new condo is the “new” part. There is nothing like the smell of a new suite that is completely clean and waiting for your personal imprint. What a joy it is to be able to select your own colours and materials for flooring, countertops and the like. And starting out with brand new appliances is a real luxury.

Even when couples are involved in a condominium purchase, it is usually the woman who makes the primary decisions when it comes to selecting features and finishes, and even sometimes which building they choose. The standards and upgrades offered are important, because of the value they provide, and the opportunity to create surroundings that reflect the buyers’ personalities.

In addition to paying particular attention to the details, women tend to see the overall picture. Take the lobby, for example. This area is like the living room for the entire building, and I think that women, in particular, prefer it to have an upscale, sophisticated feel that reflects the sensibility of the condo’s architecture.

Day-to-day lifestyle is critically important in the list of reasons why

women opt for condos as their first choice. A fantastic sense of freedom comes from the ability to lock and leave, without worrying about lawn maintenance, snow removal, heavy repairs and the like. Plus, today’s condominiums have positively gorgeous amenities that nurture a sense of belonging and make these buildings feel like “home” in the true sense of the word.

And let’s not forget price as a motivating factor in condominium selection. Across Metro Vancouver, condo suites are less expensive than lowrise homes, which accounts for their popularity with first-time buyers – females and males alike.

Buying instead of renting is a wonderful investment in your financial and lifestyle future, and you can enjoy the fruits of this investment every day.

Barbara Lawlor is president and CEO of Baker Real Estate Inc., and an in-demand columnist and speaker. A member of the

Baker team since 1993, Barbara oversees the marketing and sale of condominium developments

Excellent location + quality finishes + natural surroundings

CONDO PROFILE

Langley is a city and a region steeped in history; yet it offers plenty of urban sophistication for

both residents and visitors. The city has retained its rural roots while embracing the future, allowing it to emerge as a sought-after community that attracts people from all across the Lower Mainland. It is in the heart of Langley, in the desirable Murrayville neighbourhood, that Newmark Group, a highly respected residential property developer with more than three decades of experience, is set to unveil its newest condominium project – Murrayville House. “The real estate market, especially in this area, is exciting right now and we have a beautiful product in a fantastic location – Murrayville is a highly-sought-after community,” says Karen Wright, sales manager of Murrayville House. “Prospective homebuyers will be delighted with these beautifully appointed suites – and they will have a level of finishing that is exceptional. Newmark Group is focused on creating

a property that will be a shining jewel in an amazing location.” Murrayville House pays tribute to pioneer Bill Murray who built the original “Murray House” in the late 1800s. The boutique-style wood-framed building is a collection of 92 residences, featuring one- and two-bedroom homes, many with dens, ranging from 675 to 1,300 square feet. The four-storey building features contemporary sophistication, which makes it a unique opportunity for buyers to find a quality built, finely crafted home that will suit their taste and need for both style and space. Discerning homebuyers will appreciate the attention to detail that went into these single level suites – from the oversized private balconies and patios to the gorgeous, quality flooring throughout entry, kitchen, dining and living areas to the modern nylon carpeting in the bedrooms.

The gourmet kitchens will showcase sleek stainless steel appliances, solid quartz countertops, a choice of white or wood shaker cabinetry, porcelain or

Elevator etiquetteTHE 10 COMMANDMENTS

By Jane Herman

There’s a certain amount of common sense when it comes to elevator etiquette. If you live in a

highrise, the elevator is the main way in and out of your home; a confined space in which you briefly encounter your neighbours several times daily. The natural instinct is to be absorbed in your own headspace, preoccupied with where you’re headed, and keeping strangers at a distance. And yet, the other elevator occupants, unfamiliar as they may be, deserve a modicum of courtesy. Unfortunately, most people have forgotten their elevator etiquette.

10 Rules of Elevator Etiquette

1. Out first, then in. It only makes sense. Allow passengers to exit before attempting to board the elevator.

2. Take the stairs if you are only going one or two floors, except if the elevator is empty or you have a cart, stroller, large packages or are disabled.

3. Hold the door for others who are running to catch the elevator – especially your neighbours coming from down the hall. A plague on anyone who watches the door slide shut in someone’s face!

4. If you’re sick, wait for an empty elevator. If that is impossible, don’t cough and sneeze for the duration of the ride. And if that is impossible, never put your germ-infested hands on the floor buttons.

5. If you are first on the elevator or closest to the control panel, ask other riders what floor

they would like. On the other hand, it’s somewhat rude to call out your floor to the person standing nearest the buttons as if that person is the elevator operator.

6. When other passengers board, move a little to give everyone some personal space.

7. Avoid carrying out interpersonal conversations, be they face-to-face or – particularly – talking on your cellphone. The elevator is not a phone booth.

8. Likewise, if you’re listening to your iPod, turn down the volume so you don’t disturb other riders.

9. If you’re carrying a backpack, make sure it doesn’t land in someone’s face when you turn around.

10. Never drop litter or deface the walls of the elevator. Vandalism hurts everyone.

Riding in an elevator can bring out the best – or worst – in people. Think of

the elevator as an extension of the building’s lobby, and of other riders as your guests. Remember, a little elevator etiquette goes a long way. Now, enjoy the ride!

EDGEWATERRiverside Lifestyle

CONDO PROFILE

This is it: the grand finale and your one remaining opportunity to own a brand new condominium home

at Edgewater in South Surrey.“Edgewater has consistently been

one of South Surrey/White Rock’s most popular communities and now there are only seven homes left — all of them over 1,000 square feet and some more than 1,100,” says project marketer Jamie Squires. “One of the great things about single-level living is that you don’t have stairs, so these homes feel more spacious than many 1,500-square-foot, three-level townhouses. You’re truly able to upsize your lifestyle and downsize your ‘to do’ list here.”

Style to ImpressLuxury is the watchword for Edgewater’s interiors. Sunny living rooms feature

settled in time for summer barbeques on your private deck,” Jamie says. In every season, though, views to the great outdoors are incredible — after all, 11 of Edgewater’s 14 acres are either natural greenery or lush, new landscaping. “We have homes overlooking the courtyard or the forest that leads to the creek — so whatever your preference, there’s a home to suit.”

When you’re ready for some resort-style activities, head to The Outlook Clubhouse that’s rapidly becoming the social heart of this community. “People are already talking about the rooftop pool opening, and you should see how many homeowners use the fitness center every day,” Jamie says. “Plus there’s the workshop for handyman projects or tuning up your bike, a well-appointed chef kitchen for larger dinner parties, and a great theatre where I often see groups of friends watching the latest blockbuster or hockey playoffs.”

Unbeatable ValueNeed a final enticement? How about the best pricing in two years and net GST included. Okay right, that’s two enticements. “We have large, two-bedroom and den homes starting at $419,900 — which is a great deal especially with the GST included. And don’t forget you’ll have a full Home Owner Warranty because you’re the first owner — something resale home can’t offer,” Jamie says adding yet a third to the list.

Edgewater’s presentation centre and display home are open noon

to 5 p.m. on Saturday and Sunday, or by appointment any time, at 152nd

Street and 36th Avenue in South Surrey. Prices start at $419,900

(net GST included). For more information visit edgewaterliving.com

or call 604.518.9073.

plenty of over-height windows and an elegantly traditional fireplace that forms a pleasing visual contrast with the ultra-contemporary kitchens — double-door fridge, gas range, quartz counters and a comfy eating bar for casual dining or when your guest want to just hang out with the chef.

IN THE NEWS

The date: February 27th, 2015. The mood: distinctly celebratory. The event: the 23rd Annual Georgie

Awards®. On that evening, more than 500 people gathered at Vancouver’s Hyatt Regency Hotel to honour the crème de la crème of British Columbia’s vibrant residential construction industry — an industry that year after year becomes more innovative, creative and environmentally savvy.

Entries in the Georgie Awards’ more than 40 categories are submitted by builders, developers, renovators, and marketers throughout BC. And Rob Capar, immediate past president of the Canadian Home Builders’ Association-BC (CHBA-BC) and president of maison d’etre design-build inc, was delighted to announce the total number of entries in the 2014 competition had increased

by 30 per cent compared to 2013 — making this a truly provincial competition. Judging takes place over three intense, exhausting days as a panel of industry experts, all from outside the province to ensure impartiality, choose the winners.

The Envelope Please…The runaway leader this year was Naikoon Contracting Ltd, whose table was covered with seven gold Georgie Awards — four of them for Midori Uchi in North Vancouver. Boasting a dramatic, ultra-energy-efficient rammed wall as well as a design inspired by the distinctive, linear Japanese minimalism, Midori Uchi is one of the very rare Lower Mainland houses that are completely net-zero — on an annual basis, they return to the grid as much energy as

THE BEST OF BC’S RESIDENTIAL BUILDING INDUSTRY

they consume. No one was surprised when Naikoon was named Custom Home Builder of the Year.

Reflecting the growing demand for single-level, lock’n’go living, condominiums made a strong showing even in categories not specifically designated as such.

Named Multi-Family Home Builder of the Year, Adera took top honours in a total of five categories spanning three projects. Sail at UBC was named Residential Community of the Year after striking gold as Best Multi-Family Lowrise — a particularly sweet victory since this was one of the first six-storey, wood-frame construction lowrises to be built in Metro Vancouver. In North Vancouver, Adera’s already much honoured remix community garnered gold for the interior design of its display suite.

Salt, by long time Georgie Award participant Concert Properties, got the nod for Best Multi-Family Highrise. Located in downtown Vancouver, this 33-storey tower wowed buyers with its space-maximizing floorplans, integrated appliances and attractive pricing.

Fifth Avenue Real Estate Marketing struck gold in three of the evening’s four marketing categories — including Marketing Campaign of the Year — for The Ridge at Bose Farm. Located in Surrey on land that boasts more than

The Ridge at Bose Farm garnered three Georgie Awards for marketing excellence and innovative design.

In the heart of downtown Vancouver, Salt by Concert Property struck gold as Best Multi-Family Highrise.

Sail by Adera, one of Metro Vancouver’s first six-story wood-frame residences, was named Residential Community of the Year.

A 628-square-foot condo is reimagined by reVISION Custom Home Renovations in Petite & Chic.

100 years of history as the historic Meadowridge Farm owned by four generations of the Bose family. The new, multi-phased, lowrise community includes a full restoration of the original barn and farmhouse, preservation of the mature forest along the southern property line, and offers a one-of-a-kind blend between contemporary interior design and the charm of tradition.

The 23rd Georgie Awards also recognized that renovating a condo introduces some unique challenges, and this year two categories celebrated

this achievement. Best Condo Renovation Under $300,000 went to Vancouver based reVISION Custom Home Renovations for Petite & Chic — the transformation of a simple 628-square-foot condo into a dramatic personality statement. In White Rock, Moeski Design Agency won Best Condo Renovation Over $300,000 for a full penthouse renovation.

Building BC“This year’s Georgie Awards winners showcase the imagination and ingenuity

that resides and flourishes within our province,” noted Neil Moody, CHBA-BC’s CEO. “The increase in submissions as well as attendees at this gala demonstrates the vitality of the residential construction industry in our province. Congratulations to all the winners on a job well done.”
