Daughtry Longleaf Woodlands is ideally located in the “pine barrens” of Georgia’s Upper Coastal Plains. The pine barrens are well known for being less suited to farming but perfectly suited for the production of high quality pine timber. The land here has sloped gently up from the coast providing for a well draining soil with a rolling topography. This region was once dominated by the longleaf pine ecosystem and with professional management it is making a strong comeback. The woodlands is three miles north from of Metter, Ga in Candler County and less than an hour drive from historic Savannah, Ga. Additionally, Atlanta’s Hartsfield International airport is two and half hours away.

This tract is easily accessed from Georgia Highway 121, a state maintained paved road. The property is also conveniently situated five miles north of exit 104 on Interstate I-16. The eastern border of the tract s five hundred yards of road frontage on Highway 121. From this the entire northern boundary of one and a quarter miles is a well established dirt access road. The western end of the property has twenty-five yards of frontage on Highway 23, however currently there is no vehicle access point to the highway. The southern boundary extends back almost due east and bisects a thirty acre pond. Thus nearly half of the southern boundary is made up by this water feature.

Locals have a tradition of proclaiming, “Everything’s better in Metter” and this property is no exception. The Daughtry Longleaf Woodlands is a gently rolling property that transitions from around 185 to 250 feet above sea level. The vast majority of the tract has been converted to longleaf pine plantation with some mixed hardwoods buffering the property. To go along with this there is a thirteen acre pecan orchard and a barn located on the northern property line. While the large pond along the southern boundary is the dominant water feature, the property also has a four acre pond to the west and three scattered smaller ponds each under an acre in size.

In 2014, one hundred forty acres of former crop land was converted to longleaf pine plantation. The four year old timber stands have seen strong survival rates and should be ready for a first thinning in eight to ten years. The longleaf pine traditionally has flourished in this region of the south. In an effort to revitalize the natural aesthetics a program has been established to promote conversion of cropland back to longleaf forests. The Daughtry Woodlands has taken advantage of this program and has great potential for the future. The remaining timber on the property is natural mixed pine and hardwoods. These serve as a buffer zone along the southern property line as well as along the shorelines of the several ponds.

Annual property taxes for 2017 were $1,100. The property is currently enrolled in the Longleaf Pine CRP savings program and has nine years remaining with an annual payment of $9,020. The property is owned by Randy Daughtry whose deed is recorded in Candler County courthouse in Deed Book 264 Page 751 and Plat Book 18 Page 50.

The property is zoned A5, or agricultural. This designation is used for tax purposes.
