TORONTO - Toronto Real Estate Board President Mark McLean an- nounced that Toronto Real Estate Board Commercial Network Mem- bers reported 306,003 square feet of combined industrial, commer- cial/retail and office space leased through TREB's MLS® System in April 2016. This result was down from 811,123 square feet of space leased in April 2015. Following the historic norm, industrial properties accounted for approximately 70 per cent of the total space leased in April. The office segment accounted for the next largest share followed by the commercial/retail segment. Average lease rates for properties trans- acted on a per square foot net basis, where pricing was disclosed, were up for the industrial and office market segments, but down for the commercial/retail segment. Commercial leasing results can be volatile on a month-to-month basis. This means that changes in average lease rates can be the result of changes in market conditions and compositional shifts in the type and location of properties leased. "There is no doubt that we have experienced some volatility in commercial leasing and sales activity over the past few months. This mirrors the broader Canadian economy. The most recent monthly GDP result released from Statistics Canada represented a decline in economic activity following four consecu- tive increases. Many businesses may still be in a holding pattern with regard to further real estate investment," said Mr. McLean. There were 48 com- bined industrial, commercial/retail and office sales reported in April 2016, where pricing was disclosed. This result was down compared to 72 sales repor ted for April 2015. Changes in average sale prices on a per square foot net basis varied by market segment and, similar to the leasing market, reflected changes in the type and geography of properties sold along with changes in market conditions.

Protect skin, hair from UV rays on sunny daysNEW DELHI, (IANS) Taking precaution is the best way to deal with theproblems that harsh ultraviolet rays can cause to your skin and hair, says an exper t. Make-up ar tist Shreya Chadha has suggested someprecautions:* Keep your skin super-hydrated and well-nourished to retain mois-ture even in the driest months of April and May. Always keep anessence spray with you, especially when you go outside. The es-sence spray help to combat dullness, balances the skin's pH, boostshydration level and keeps your skin soft and supple.* Add juicy, seasonal fruits and vegetables in your breakfast andmeal menus. Orange, watermelon, melon, pineapple, tomatoes, broc-coli, lettuce and spinach are great source of beta-carotene that meetthe water requirement of your skin.* During summer, avoid cleansing milk and use a mild face wash asper your skin type. Face wash containing alpha-hydroxy acid two tofour times a day is advised.* Before going to bed at night, apply an oil-free moisturiser all overyour skin to replenish its glow.* There are several types of sunscreen available in the market, butchoose the one with Sun Protection Factor (SPF) 25 or above. Apply

the sunscreen 30 minutes before leaving the home. If you are afflictedwith sunburns, then apply cool compresses only and never cover thesun-burned skin with a mask.* To remove excess oil and acne marks from the face, apply claymask and face wash containing salicylic acid. These two give yourface freedom from annoying oils and pimples and enhance the naturalglow of your skin.* Excessive sweat makes your hair greasy and crumbled. To avoidthis panic, wash your hair daily with a mild shampoo during sum-mers, but don't scrub the scalp every time as scrubbing leads tosecretion of oils from the scalp. After shampoo, you can use a conditioner to make your hair silky andshiny, but keep yourself away from the thick and dense hair oilsthroughout the summer.* Dandruff is another devil to your hair. It is a major cause of hairloss. Always keep your hair dry and clean to prevent dandruff. Toavoid the issue, wash your head with a medicated shampoo contain-ing zinc pyrithrone and ketoconazole once a week. Kitchen ingredi-ents like lemon and fenugreek seeds are also very much effective totreat dandruff.

HARD WATER LINKED TO RISKOF ITCHY RED RASH IN INFANTS

LONDON, (IANS) High levels ofwater hardness at home may belinked to the development ofeczema or itchy red rash earlyin life, says a study. Skin barrierimpairment and dry skin arethought to be triggers of eczemain early life, partly throughgenetic predisposition. Environ-mental factors may also contrib-ute to the breakdown of the skinbarrier. The study examined the link

between water hardness andchlorine concentrations inhousehold water, damage to theskin's natural barrier andeczema in infancy. The re-searchers studied 1,300 three-month old infants from familiesacross Britain and gathered dataon levels of water hardness(calcium carbonate) andchlorine in their householdwater from local water suppli-ers. The infants were checked

for atopic childhood eczema andtheir skin's barrier function wasassessed by measuringtransepidermal water loss onthe skin of an unaffectedforearm. The findings, publishedin the Journal of Allergy andClinical Immunology, showedthat living in a hard water areawas associated with an up to 87percent increased risk ofeczema at three months of age, independent of domestic waterchlorine content."Our study builds on growingevidence of a link betweenexposure to hard water and therisk of developing eczema inchildhood," said lead authorCarsten Flohr from St John'sInstitute of Dermatology atKing's College London. "We areabout to launch a feasibility trialto assess whether installing awater softener in the homes ofhigh risk children around the timeof birth may reduce the risk ofeczema and whether reducingchlorine levels brings anyadditional benefits," Flohr said.

LONDON, (IANS) Savouring positive memories and images is likely to generate positive emo-tions in the human mind and can prove to be effective in treating individuals with anxiety ordepression, reveals a new research.A team of researchers from University of Liverpool investigated individuals' emotional reactionsusing a social technique called social broad-minded affective coping (BMAC) technique -- anintervention that aims to elicit positive affect or emotion through the use of mental imagery of apositive memory."The findings suggest that the BMAC has the potential to be a practical and effective method forboosting mood amongst individuals with specific mental health problems such as anxiety or

depression," said lead researcher Peter Taylor from University of Liverpool in Britain. Thefindings showed that following the social BMAC, the par ticipants showed an increase in feelingsof social safeness, warm positive affect and relaxed positive affect, whilst the negativity de-creased. The results, which provide preliminary suppor t for the effectiveness of the social BMACin activating specific types of emotion, have been detailed in the journal Psychology and Psycho-therapy: Theory, Research and Practice. As par t of the study 123 par ticipants, recruited online, completed self-repor t measures of self-attacking (thinking mean, diminishing, insulting, and shaming thoughts about oneself), socialsafeness (feelings of warmth and connectedness) and pleasure.

OCEAN-FACING HOUSE LINKED TORELAXED LIFE, BETTER MENTAL

NEW YORK, (IANS) Wish to lead a relaxed life with a sea-facing house? Here's another reason foryou to save for a beach-facing house as the sight of water is linked to less stress and improvedmental health, researchers say. The findings revealed that even af ter taking into account residents'wealth, age, sex and other neighbourhood factors, having a view of the ocean was associated withimproved mental health."Increased views of blue space are significantly associated with lower levels of psychological distress,"said Amber L. Pearson from Michigan State University's water science network in the US. "However, wedid not find that with green space," Pearson added. Using various topography data, the team studied thevisibility of blue and green spaces from residential locations; green spaces included forests and grassyparks. The national survey used the Kessler Psychological Distress Scale, or K10, which has proven to bean accurate predictor of anxiety and mood disorders. They found a strong link between health and thevisibility of water, which the researchers call blue space. Visibility of green space did not show the samecalming effect. "It could be because the blue space was all natural, while the green space includedhuman-made areas, such as spor ts fields and playgrounds, as well as natural areas such as nativeforests," Pearson said.
