January 7, 2018 Gazette-Mail Real Estate 5H
I have a love-hate relationshipwith trends. While I love to incor-porate new looks both in myhome and in my closet, this busi-ness – and it is a business – ofkeeping up with the times getsexhausting – and expensive.
Hems above the knee or be-low? Fixtures brass or nickel?Jewelry big or dainty? Pillowsfringed or knife-edged? Shoulderspadded or cut out? Drapes pud-dled or tailored? Belts wide ornarrow? Accessories rustic ormodern? I’ve adopted every oneof these trends, I’m embarrassedto tell you.
Over the years, I have beenfoiled by the fashion fairy, that ar-bitrary arbiter of what’s hot andwhat’s not, more times than I’dcare to admit. I now approachnew trends with caution.
That’s because my cynical sideresents feeling manipulated tobuy new things, and views thechanging world of design as amarketing ploy to make me want— then buy — new looks. Whichworks! However, my more agree-able side concedes that the flowof fresh looks is simply the mar-ket’s answer to our insatiable ap-petite for novelty. And I do havean appetite.
So here’s how I reconcile thisconundrum. While I don’t adoptnew trends very often, preferringto stick with classic, timeless ap-parel and décor, I like to look atwhat’s new.
Thus, to stay in the know onthe home front, I asked a fewleading interior design expertswhat will be in vogue for 2018,and came up with these top eighttrends. Who knows? Maybe a fewof these will show up in myhome or yours:
Hues of blueEvery year, top paint brands
try to influence color trends (andstir up paint sales) by declaringtheir own color of the year. Thesecolor choices often have no com-mon denominator. However, for2018, three top paint brandsanointed shades of bluish greenas the defining color for 2018:Behr chose In the Moment,
Dunn-Edwards picked a similarshade called The Green Hourand Sherwin-Williams dubbedOceanside as the color of theyear, a deep, opulent shade thatthe company’s director of colormarketing called “the color ofwanderlust.” Whatever you call it,shades of marine blue are surfac-ing in décor this season.
A velvet explosionWatch for surges and splurges
of velvet, which is poised to takeover the design stratosphere, saidNew York designer Elaine Griffin.“Design now is about celebratingeveryday luxuries, and no fabricdoes that better than velvet,” shesaid. Unlike linens and microfibersuedes, velvet adds instant so-phistication to any seating group. It’s the “it” fiber for the new year, especially in jewel tones like sap-phire, citrine, emerald, amethystand pink garnet. Fear it’s toofragile? While pure cotton velvetcan stain easily unless itsstain-guarded, new poly-blendvelvets have a lush, luxe feel thatis as childproof as it is elegant.
Anything but stainlessConsumers are experiencing
“stainless fatigue,” said BeverlyHills designer Christopher Grubb.“Thus, we are paneling kitchenappliances, so they disappear andmake the space look larger.” Sar-ah Fishburne, director of trendand design for The Home Depot, agrees and adds, for kitchens thebiggest shift is away from stain-
less steel to black slate and blackstainless appliances.
Blackened floorsBlack has also been growing
in popularity in plumbing fix-tures and furniture over the lastfew years, added Grubb, so it’sonly natural for it to become on-trend in flooring. Though graywood continues to be popular,Fishburne said to watch forblack and darker charcoalsemerging in floor tiles, as well.
Accessories come aliveExpect to see more house-
plants, indoor herb garden andeven shower plants — that’s right, plants that live in your shower —this year, said Fishburne.
Cozy livingCall it hygge (pronounced
“hue-gah”), the Danish word for a
warm, gracious place, or cos-agach (pronounced “coze-sag-coh”), the Scottish term for thestate of being “snug, sheltered orcozy,” the cozy living movementwill continue strong into 2018,said Fishburne. “We still have adesire for this simple, quiet, dis-connected lifestyle where ourhome is our haven.”
More woodOn cabinets and floors, we’re
moving away from white andgray into wood tones and finish-es, said Grubb. “An overwhelmingamount of our residential projectsare using hardwood flooring rightthrough the bedrooms, as wall-to-wall carpeting is being left be-hind.” Wider plank sizes remainthe preferred choice for a projectwith an edge. In finishes, whilemedium brown stains will contin-ue in popularity, espresso or verydark brown stains are goingaway. And as we move forward,
expect to see more of an unfin-ished oak look.
Made by handA trend powered by technolo-
gy, home furnishings made byhumans, not machines, are get-ting attention. Though the high-touch, low-tech trend has beenwith us a while, it will continueto find new expressions as con-sumers “celebrate homegrownartisans and artistry from allover the world,” predicts interiordesigner Karen Wolf, of SouthOrange, New Jersey. Think arti-san light fixtures, hand-carvedfolk art and handwoven blan-kets. Watch the love for Peruvianalpaca products to grow.

(MS) Debris from home improve-ment projects can often be recycled.
According to Waste Management, the largest residential recycler and re-newable energy provider in NorthAmerica, common construction materi-als such as concrete, porcelain, tile,
lumber, metals, masonry, plastic, car-pet, and insulation can potentially berecycled.
When recycled, debris from con-struction projects may ultimately beused in various ways to benefit theplanet.
For example, such debris may usedas inerts that become road base, whileclear wood may be transformed intomulch or biomass fuel.
Crushed concrete can go on to livea second life as gravel or become dryaggregate for new concrete.
Homeowners who want to recycle asmuch of their home improvement proj-ect debris as possible can work withWaste Management and/or their con-tractors to ensure the materials theyno longer need continue to be put togood use.

The recent tax bill could cause theFederal Reserve’s rate increases to comefaster—mortgage rates are expected togo up three or four times in 2018. Thiscould push 30-year mortgage rates uppast 4 percent in the new year.
Mortgage rates typically follow theTreasury yield. The federal funds ratesets the stage for the path mortgageswill take. The Mortgage Bankers Associ-ation forecasts that mortgage rates willgo up, but will stay below 5 percent.
“The Federal Reserve has begun re-ducing its holdings of Treasury securi-ties and mortgage-backed securities, andthis will put additional, modest upwardpressure on mortgage rates,” said the
MBA’s Chief Economist Mike Fratantoni.“We expect that the 10-year Treasuryrate will stay below 3 percent throughthe end of 2018, and 30-year mortgagerates will stay below 5 percent.”
According to the MBA’s predictions, rates will increase to 4.6 percent in2018, 5 percent in 2019, and 5.3 percentin 2020. The National Association ofREALTORS® predicts rates to end theyear at 4.5 percent, while realtor.com®expects mortgage rates to average 4.6percent throughout the year and hit 5percent by the year’s end.
