As mentioned lastweek, even the bestherbicide program isnot enough to keepsandburs under con-trol. The turfgrassmust be strong andhealthy so it is bettersuited to out-com-pete this peskyweed. This beginswith proper fertility.As the name mightimply, sandburs areusually a biggerproblem on sandysoils. All else beingequal, sandy soils donot retain water ornutrients as well asheavier soils, and aremore likely to be lowin key nutrients. Drysoils low in phospho-rus seem to be espe-cially prone to sand-bur infestation.
A basic soil testcan establish base-line information fornutrient levels, espe-cially phosphorusand potassium. Oncethese nutrients arebrought up to anadequate level, nitro-gen will need to beapplied on a regularbasis to support turf-grass growth.Rainfall or irrigationis a critical playerhere as turf grassshould not be fertil-ized unless enough
water is present tomove the fertilizerdown into the soiland provide enoughwater for basic plantfunction.
Needless to say,keeping sandy soil as
moist as needed tosupport propergrowth can be diffi-cult to do, especiallyduring periods ofdrought. Think backwith me to the sum-mers of 2011 and
2012. Horribledrought conditionsled to an environ-ment that discour-aged turf growth,allowing sandburs togain the competitiveadvantage. Lastsummer’s rains pro-vided enough rain forvirtually all plants toproper, including thesandburs, leaving uswith the explosion ofsandburs we wit-nessed late last sum-mer.

burs can develop insmall pocketsthroughout a land-scape. Learn to lookfor these and hoethem out early beforethe seeds mature.The seeds are the“stickers” and aremature when theyturn brown and falleasily from the stem.
Regular mowingbefore seedheadsform is also benefi-cial. This also helpsdiscourage theseweeds in anotherway. By regularlymowing bermuda-grass at a lowerheight, the turfbecomes more dense,giving it a competi-
tive edge against theweed.
I hesitate to evenmention this nextsuggestion, simplybecause it is so diffi-cult to accomplish.The better you cancontain sandburs to agiven area, the better

Changes in a bor-rower’s financialdocumentation mayalso cause a loan tobe denied. A loanofficer will request avariety of docu-
ments during thepre-approvalprocess, e.g., taxreturns, paystubs,bank statementsand credit history.This information isused to determine ifa borrower meetsloan qualificationsand to provide arough estimate ofwhat they canafford. It’s impor-tant to provide cur-rent informationand to handle addi-tional requestsquickly to keep theloan process inmotion. Also keep inmind, lenders willinvestigate that theinformation provid-ed is correct.

gage process andright before closing,the loan officer willdouble, and some-times triple, check aborrower’s documen-tation for accuracy.It’s standard prac-tice for lenders torequest verificationof employment fromthe borrower’semployer and torequest tax returnsdirectly from theIRS. title through thecommonly used jointtenants with right ofsurvivorship, or inthe similar tenantsby the entireties,both you and yourhusband would berequired to sign asales agreement or
any other type ofcontract. That couldbe a huge problem ifhis illness eventuallygets to the pointwhere he must bemoved to a full-time-care facility, becausehe likely then wouldlack the legal capaci-
ty to understand thedecision he was mak-ing.
Consult an attor-ney soon to discussyour options. Onesolution might be toask a judge toappoint an indepen-dent conservator,
such as a trusted rel-ative or friend, whocould legally act onyour husband’sbehalf. Most statesdon’t allow a spouseto act as a conserva-tor, in part because itcould create a con-flict of interest.
If your husbandstill has most of hismental facultiesintact, the lawyermight instead sug-gest that you createa basic living trustand put your homeand other assets intoit. The two of you
