THE PROPOSED FLAT FLOOR WILL PROVIDE FLEXIBILITY OF USE AND OPPORTUNITY FOR THE THEATRE TO BE ALSO USED FOR FUNCTIONS, WEDDINGS AND SMALL CONCERTS. A MOBILE THRUST STAGE AND/OR TABLES & SEATING CAN BE ARRANGED TO SUIT DIFFERENT USES. A DEDICATED ROOM IN THE CAR PARKING AREA HAS BEEN PROVIDED TO STORE THE MOBILE STAGE AND FUNCTION FURNITURE WHEN THOSE ARE NOT IN USE.

• PLATFORM LIFT TO BE PROVIDED CONNECTING THE ENTRY FOYER TO THE DRESS CIRCLE FOYER. A PLATFORM LIFT WILL NOT REQUIRE AN OVERRUN OR A DEEP LIFT PIT AND WILL MINIMISE IMPACT ON THE EXISTING THEATRE STRUCTURE.

• STAGE ZONE TO BE ADAPTED TO SERVICE BOTH THE THEATRE AND HOTEL OPERATIONS. THE EXISTING STAGE ZONE WILL BE REPLACED WITH A THEATRE BACKSTAGE ROOM, THEATRE STORE ROOM AND A KITCHEN. THE PROPOSED FACILITIES WILL BE ABLE TO SERVICE THE PROPOSED HOTEL OPERATION, FUNCTIONS AND EVENTS HELD AT THE AUDITORIUM.

• PROVISION OF A LIFT LINKING THE HOTEL FLOORS TO THE STAGE ZONE.

• HOTEL MAIN ENTRANCE AND RECEPTION RELOCATED TO SHORT STREET.

• THE HOTEL COMPONENT OF THE BUILDING IS LOCATED BEHIND THE THEATRE, SETBACK FROM ITS SIDE WALLS AND IT EXTENDS AROUND SHORT STREET READING ESSENTIALLY AS A SEPARATE BUILDING.

• WEST ELEVATION: RETAIN CHURCH STREET FAÇADE INTACT • NORTH ELEVATION: RETAIN THEATRE SIDE WALLS AND GABLE

ROOF. • PROPOSED BUILDING IS SIGNIFICANTLY LOWER THAN PREVIOUS

DESIGN STEPPING DOWN FROM 4 TO 2 STOREYS. THE REVISED DESIGN PROVIDES A SKYLINE TRANSITION FROM THE THEATRE LEVEL TO THE LOW SCALE RESIDENTIAL STREETSCAPE OF SHORT STREET. THE HOTEL COMPONENT READS AS A SEPARATE BUIDING FROM THE EXISTING THEATRE.

• THE GENERAL HEIGHT OF THE EXTENSION IS RL 466.73

• THE BUILDING SECTION FACING SHORT STREET HAS AN APPROXIMATE HEIGHT OF 6.9M

• THE REDUCED BUILDING HEIGHT MINIMISES THE BULK AND SCALE OF THE BUILDING AND IT ACTS AS A TRANSITION BETWEEN THE PUB AT THE CORNER AND THE DOMESTIC SCALE OF THE BUILDINGS ON SHORT STREET.

• THE PROPOSED DESIGN IS SIMPLE, ITS STYLE SUITS THE COMMERCIAL/HOTEL USE AND FOLLOWS THE RHYTHM AND THE PROPORTION OF THE STREETSCAPE. IT FORMS A BACKGROUND TO THE THEATRE AND THE PUB.

DA08 – PROPOSED ELEVATIONS REVISION C

• EAST ELEVATION: PROPOSED 5 STOREY BUILDING HIGHER THAN EXISTING THEATRE IN ACCORDANCE WITH PREVIOUS APPROVAL.

• SOUTH ELEVATION: PROPOSED 5 STOREY BUILDING HIGHER THAN EXISTING THEATRE IN ACCORDANCE WITH PREVIOUS APPROVAL.

• EAST ELEVATION: PROPOSED BUILDING IS SIGNIFICANTLY LOWER THAN PREVIOUS DESIGN AND MAJORITY OF THE EASTERN ELEVATION CONSISTS OF A 2 STOREY BUILDING.

• SOUTH ELEVATION: PROPOSED BUILDING IS SIGNIFICANTLY LOWER THAN PREVIOUS DESIGN AND EXTENSION STEPS FROM 4 LEVELS TO 3 LEVELS NEAR THE LOCATION OF THE RIDGE OF THE PCYC BUILDING.
