Empire Communities PARTNERS WITH MIKE HOLMES FOR HOLMES APPROVED HOMES PROGRAM
Empire Communities continues its commitment to building homes of enduring value, with the announcement that the company has partnered with Mike Holmes and his Holmes Approved Homes Program for all of its lowrise communities in Ontario. Empire was approached by the Holmes team to join the exclusive program.
“Empire is the biggest builder we’ve partnered with, hands down,” says Mike Holmes. “I’m excited about this partnership because it helps me to reach more homebuyers. Everyone deserves to have a home built right. Thanks to this partnership with Empire, now they can. This is going to be huge!”
The Holmes Approved Homes Program implements Mike Holmes’ mandate in new-home construction, giving homebuyers the opportunity to purchase a home built to Mike’s standards. Every unit registered in the Program must undergo a series of inspections during critical stages of construction to receive Holmes Approved Homes certification.
“We are honoured that the Holmes team personally selected us for the Holmes Approved Homes Program, and are thrilled to say inspections have already begun at our sites in Southwestern Ontario,” says Paul A. Golini Jr., co-founder and executive vice-president, industry relations, Empire.
The Holmes Approved Homes Program augments Partner Builders’ quality assurance programs, based on Mike’s building specifications, and transfers that value to their clients for added reassurance and their peace of mind.
Through the partnership, every Empire home that is part of the program will be inspected both during and after construction, including building envelope reviews,
thermographic scans and a complete review of finishes, plumbing, HVAC and electrical, among other inspections.
Once all inspections are complete, Empire homeowners will receive a Holmes Approved Homes Summary Report as a transparent record of their home’s construction and to help build future value.
“By providing our homeowners with transparent proof that their home has been built to be safer, stronger and more durable thanks to superior construction practices and a strict adherence to proper code, they can have peace of mind knowing their future home has been built to last and is a smart investment,” says Golini.

Growth and renewal in Hamilton-Burlington
Partnering to ensure growth, economic renewal and new home affordability are the central focuses for home builders in Hamilton and Burlington this year.
At the recent City Leaders’ Breakfast Hamilton-Halton Home Builders’ Association, HHHBA President Allan Roshko stressed the importance of municipalities and home builders working together to address the challenges brought on by intensification – primarily managing growth and ensuring new home affordability.
The annual event brings together municipal partners, represented by the mayors of Hamilton and Burlington, to discuss their plans and goals for their respective cities as they relate to the residential construction industry. It is also a key opportunity for the HHHBA to discuss the challenges and opportunities its members face in the coming year.
Homeownership affordability is being increasingly tested in Ontario, and new-home buyers are bearing the brunt of rising costs for new development through higher Development Charges.
“The new-home buyer pays,” says Roshko. “And that is who we represent. It is often forgotten than an increase in the cost of land is paid by the new-home buyer. As is any increase in fees, or an increase in development charges. Builders do
not pay these costs – they are all incorporated into the price of a new home.
“It is critical that we all ensure that the price of a new home, regardless of its size, type or location, be affordable. That is in large part why we do what we do.”
Intensification is also forcing the industry to offer consumers more choice.
“Not everyone wants to live in a new single-family home, but not everyone wants to live in a Toronto sized condo, either,” Roshko says. “Building both, and everything in between, is important to achieve to attract the variety of new residents our cities need to thrive. To build products that serve the aging population, the newly immigrated family, the newly graduated college student, and the move-up buyer with a young family.
“This necessitates building a variety of products to serve the many markets that our members serve. We can see that our downtowns have benefited from new highrise developments, and we expect this to continue. In Burlington, intensification is now the main means of increasing the tax base, where greenfield lands have been virtually extinct. Hamilton’s downtown is in a re-genesis and redevelopment abounds.”

K itchener-Waterloo may have once been best known as the home of Kitchener-Waterloo Oktober-fest, meat processor Schneider Foods and the Ontario
Hockey League’s Kitchener Rangers. But while rich in German heritage and other culture, the town of about 220,000 has more recently gained a reputation more for high technology than pork sausage and beer-inspired oompahs.
In fact, this vibrant community located in the Region of Waterloo in the heart of Southwestern Ontario, help form the three point-towns that make up “Canada’s Technology Triangle.” Kitchener-Waterloo and Cambridge today comprise one of Canada’s most diverse economies, evolving from a reliance on manufacturing into a balanced economy that crosses many sectors. Today, the area boasts a thriving advanced technology sector and a highly skilled workforce in the IT, automotive, business and financial services sectors.
Complementing these strengths is a naturally advantageous location off Hwy. 401, close to major Canadian cities Toronto and Hamilton, as well as to entry points to the US at Michigan and New York.

All of this has the region poised for long-term economic health. Employment and population growth, two key factors in housing demand, are both doing well in the area, though they are not without their challenges in the short term.
Residential construction is experiencing a shift in the new home market, from single-detached homes to condos, and demographic changes will support this continuing trend, according to Canada Mortgage and Housing Corp.
“Housing demand in 2015 will be supported by in-migration and job growth. In the longer term, as baby boomers age, the trend to smaller households will support the shift to higher density housing,” says Erica McLerie, CMHC’s senior market analyst for Waterloo Region.

of the growth, CMHC says, and is expected to average more than 3,000 annually. The city, in fact, is second only to Toronto in attracting immigrants, with almost all of them under the age of 45. In addition, the 2011 Census showed population in the Triangle grew 5.7 per cent to 477,160 in 2011 from 451,235 in 2006.
Companies such as Toyota Canada, Com Dev International, Innovative Steam Technologies and Heroux-Devtek are expanding production, helping power the manufacturing sector to forecasted growth averaging 6.2 per cent between 2011 and 2014, according to the Conference Board of Canada.
In addition to growth in high tech, the region has also seen expansion in the educational sectors in recent years. A new health sciences campus of the University of Waterloo, located in downtown Kitchener, opened in 2009 and is expected to inspire further social and economic spin-off benefits. Redevelopment of the downtown block includes new condo, retail and hotel projects and other improvements.
Ontario has committed to building a new provincial courthouse in the downtown area, which could lead to further job growth in the legal sector.
Transit expansion, an important element for any growing city to accommodate new residents and housing development, has also been a focal point for Kitchener. This facilitates

transportation not just within the city but also eases commuter traffic to Hamilton, Oakville, Mississauga and Toronto.
Regional Council has been discussing a light rail transit system to service the Tri-Cities for years. Officials are negotiating funding agreements with the provincial and federal governments to cover the estimated $790-million cost of the system.
Meanwhile, GO Transit is also expanding service to the area. In 2009, it extended bus services connecting Kitchener with the Milton GO Train station and the Square One Bus Terminal in Mississauga, and in 2011 GO extended train service on its Georgetown line through Guelph to Kitchener.
As for entertainment, Kitchener has a lot more going for it than just Oktoberfest. From Bingemans camping resort and family playground, to Chicopee Ski Club, to the Children’s Museum, the Kitchener-Waterloo Art Gallery and the Farmers’ Market, there is always plenty to see and do in town.
And, of course, there are the Kitchener Rangers of the OHL, a fixture in town since 1963. Playing out of the storied Kitchener Memorial Auditorium Complex, the Rangers are especially noteworthy because they are a publicly-owned team, operated by a 40-member board of directors comprising season ticket holders. This a rarity in sports today, and speaks to the level of community spirit and involvement in Kitchener.
So, what does all this mean for prospective homebuying in Kitchener-Waterloo? For one thing, KW-Cambridge is ranked as the number two investment area in Ontario through to 2018, according to the Real Estate Investment Network. In addition to the strong economy, a commitment to infrastructure improvements and transportation projects will help drive the economy and real estate market in this area, the group says.
Builders seem to agree, as all of Branthaven Homes, Empire Communities, Eastforest Homes, Fusion Homes, CountryGreen Homes, Mattamy Homes, Monarch Corporation and Williamsburg Homes have developments underway in Kitchener, while Winzen and other companies are building in Cambridge.
Despite the growth, Kitchener remains proud of its German ancestry, harking back to its founding in 1854 as the Town of Berlin. Today, about 25 per cent of residents are Canadians of German descent.
Oktoberfest still serves as an annual celebration of this heritage. The nine-day event, based on the original German Oktoberfest in Munich, is the largest Bavarian festival in the world outside of Germany, and runs every October from the Friday before Thanksgiving to the Saturday after.
Whatever Kitchener has going for it, it seems to be working. In a recent survey of residents conducted by Environics, 91 per cent of citizens indicated they were pleased with the strategic direction of the city and the services provided by the municipal government.
All told, it sounds like a recipe for continued prosperity – and “ein prosit!”
