East: (RB) Two-Unit Residential West: (NB) Neighborhood Business Planner’s Comments: The subject property is an irregularly shaped lot located on the corner of Varner
Loop and Ivy Road, measuring approximately +/- .628 acres upon which there is currently one two-story
duplex rental structure. A property of this size in the (RB) district will allow an additional duplex. The
applicant is seeking to construct a second two-story duplex on the property, creating a total of four units
for this project known as ‘Ivy Road’. As limited in this zoning district, each of the units will have three
bedrooms. The applicant plans to keep the one existing point of ingress and egress at Ivy Road.
Additionally, the Land Development Code requires this site to have thirteen (13) parking spaces, and the
applicant is providing thirteen (13) spaces. No significant trees will be removed in the construction; thus
no mitigation will be needed.
The Storm Water Detention Management Report for Ivy Road dated April 25,2016 has been reviewed by
the City of Oxford engineers and meets the requirements set forth in the City of Oxford Ordinance: Article
V. – Stormwater Management, Sections 98-110 through 98-117.
Recommendation: Staff recommends approval of the Site Plan for ‘Ivy Road’ with the following
conditions:
1. Approval is for the site plan as submitted.
