The builder that you are considering to buildyour newhouse (youknow, thebiggest investment of yourlife) says he has all kinds of cost cutting suggestions foryou. “Yes, it will save you thousands of dollars”, he says.“I do this with all my customers”, he says. “Whypay thegovernment?”, he says.

Before you go any further, here are some red flags andsome other things to consider:

“You don’t need to pay to register with Tarion for their warranty program; I providethe warranty myself.”Professional homebuilders are legally (I repeat for emphasis...legally) required toregister withTarion, When a homebuilder is registeredwithTarion, their homes comewith a seven-year comprehensivewarranty that covers the entire home for the firstyear, andmajor structural defects, such as cracks in the foundation, for seven years.

“I can save youmoney by not charging you theHST.”This under-the-table transaction hurts all of us that pay taxes...not tomention thattax evasion is highly illegal. Doing a“cash job”screams of a builder willing to employunscrupulous practices. What else is he not telling you?

“I can afford to build your house cheaper because I avoid theWSIB overhead andabsorb the safety liabilitymyself.”Not only is it illegal for a builder to notmake premiumpayments toWSIB, if theydon’t and aworker gets hurt on the job, you the home owner can be held liable forthe damages...potentially hundreds of thousands of dollars. And if they are cuttingcosts likeWSIB, chances are good they are not training their people properly...furtherincreasing the chances of an accident.

“These are just some of the ways I can save you money.”If your builder is cutting corners on these illegal practices, you must also ask whatother corners are they cutting....quality of materials, electrical work done to code,structural shortcuts, etc.
