Board of Directors

Monthly Meeting

Thursday, September 20, 2007

Meeting called to order at 7:08

In attendance:David Stevenson (DS), PresidentLeo Rotan (LR), Vice PresidentBill Graham (BG), TreasurerJeff Clotfelter (JC), SecretaryDarren Jones (DJ), Assistant Secretary

Proof of notice:- notice was given three days prior to meeting; sign and written

Officers report:- Jean Charles moved the items he was physically able to from the maintenance

area- A&A needs to follow up and cut back growth in the area- BG moves to pay Jean Charles $200 for the removal work- Include a large item collection day for the community in news letter. DJ will

schedule with the city for pickup on Oct 8th

- John Crosby confirmed that there is a pinhole leak under 109 that is causing 108sflooding. That makes it the homeowner of 109s responsibility to repair it.

- Ms. Marcee was given notice to remove the wrought iron fencing from themaintenance area.

- Flat roves have been repaired on units 104,105, and 304- 305s roof is rotten and needs to be replaced. BG moves to get a bid from Folsom

roofing, in addition to Smiths, for the work.- 2 estimates are forthcoming for the replacement of the pool chemical room door

and the construction of a dividing wall.- Wood rot repaira) Rick Brown is being considered (Maintenance & Repair Solutions) see attached

flierb) Southeast Carpentry is being considered to replace 407s deck as is Florida Fence

Treasurers report:- as no questions were brought up at the time, see attached summary?s 103-105 need new gutters and water management- rebid for the work

Tree committee report:

- Armstrong tree service provided the necessary services for the preservation of thesick oak tree in the 400 block

A&A lawn care:- Aldopho is the owner and doesnt have to be covered by workers comp to do roof(high) work

- They have until 9-30 to get all necessary paperwork together or we will have tofind another company

?s When is the budget meeting?- 9-25 7:15- 10-9 7:15- 10-23 7:15

112s drainage:- considering Arborscapes (Bruce Avery) plan of a 1-4 phase approach- 1 being retaining wall and sod- BG moves to get bid on phase 1, LR seconds

304-301:- The issue is tabled until all parties can be present

Clubhouse cleaning:- Spring Cleaning for you (Anita Black)- Insured- Has workers comp exemption- Is cost competitive- LR moves to hire her, DJ seconds

421 archway:- Concerning Mr. Tomas demands for repair before we can fix the archway, we

should repair the things we are responsible for and not everything he demands.

?s Why are the fees so high for Westwood?Adding in all the things that the fees cover, based on an informal survey of comparablecommunities, they are in line with what others are paying.
