COMMENTSThe Wendy’s Restaurant is ideally located in the dense residential suburbs
of northeast Dayton Ohio and these neighborhoods feature excellent fast
food demographics. A Kroger Grocery store is the primary grocery store
used by local residents which anchors the trade area as well as a cluster
of 6 national fast food restaurants & several strip retail centers which
creates considerable amount of synergy in the trade area. There are also
very favorable afternoon & early evening traffic patterns that create an
excellent amount of lunchtime and early dinner business at this location
as traffic counts along Harshman Road exceed 30,000 cars per day.
This Wendy’s restaurant also draws from the prestigious Huber Heights
residential neighborhoods to the north of the Wendy’s property which has
some of the best demographics in the Dayton area.
The Wendy’s restaurant was originally constructed in 1991 so it has a 35+
year history of successful operations in this location which is an excellent

also draws from 8,000+ acre Wright Patterson Airforce Base which has
