The bounty continues with root vegetables such as pumpkin and squash.

Butternut squash is tasty and versatile. Stores well and made in a tasty soup a great winter warmer.

Ingredients1 butternut squash, about 1kg, peeled and deseeded2 tbsp olive oil

1 tbsp butter2 onions, diced1 garlic clove, thinly sliced2 mild red chilies, deseeded and finely chopped850ml hot vegetable stock4 tbsp crème fraîche, plus more to serve

MethodHeat oven to 180C fan. Cut the squash into large cubes, about

4cm across, then toss in a large roasting tin with half the olive oil. Roast for 30 minutes, turning once during cooking, until golden and soft.While the squash cooks, melt the butter with the remaining oil in a large saucepan, then add the onions, garlic and ¾ of the chili. Cover and cook on a very low heat for 15-20 minutes until the onions are completely soft.

Tip the squash into the pan, add the stock and the crème fraîche, then whizz with a stick blender until smooth. For a really silky soup, put the soup into a liquidiser and blitz it in batches. Return to the pan, gently reheat, then season to taste. Serve the soup in bowls with swirls of crème fraîche and a scattering of the remaining chopped chili.

Current market rents can be a bit of a minefield to

determine with so many variables. The time of year makes a difference. People tend to move less in winter so demand generally is a lot less than in the busy summer months. Is the property furnished or unfurnishes and what ‘state’ it is in. Often advertised listings are used to determine rent, but this is not reliable as the rent being asked and the actual rent achieved can be quite different. Statistical information doesn’t tell you the details such as landscaped private gardens, magnificent views, garages et al. items that can significantly change rental income. I suggest investors with queries about rents to contact their property managers, who have accurate, up to date information about actual rents received and the potential for any increases based on local conditions and the specific properties involved.Market rent is described in the Residential

Tenancies Act as the rent amount a willing landlord might reasonably expect to receive, and a willing tenant might reasonably expect to pay, for a tenancy. It needs to be similar to the rent charged for similar properties in similar areas.Meanwhile, the government has launched a new website (www.tenancy.govt.nz), developed by the Ministry of Business,

Innovation and Employment, that makes it easier for landlords and tenants to access relevant information.Market rent information is based on bonds lodged with Tenancy Services and can now be accessed directly from the home page, where you can enter the name of the area to find the market rent details relating to that area. Information is updated monthly and includes bonds, the lower quartile, median and upper quartile for the area and by dwelling type and dwelling size. While this can be a useful guideline it will not replace the experience of a property manager or letting agent who is constantly renting

properties and are your eyes and ears on the ground. Availing yourself to experts can save you time, money and hassles with tenants. I am

happy to discuss properties and problems you may have and offer solutions. I have twelve years of experience in this area and there not any scenarios I haven’t come across.

Market rents a veritable minefield

As much as investing in residential property has the

ability to create wealth, a poorly executed plan for property investment can actually have the opposite effect. To make sure that you make the most out of your investment properties, I have listed for you the 4 most common mistakes that investors make in managing their property portfolio.

1.Failure to have a long-term planInvesting in residential property is a long term project. Before you begin it is important to determine if you have the discipline to see it through to the end, even when the going get tough… and it can get really tough. Life can throw you many challenges, and nothing is certain. Before you set out on the path of property investment you need

to feel optimistic (dare I say confident) that you can keep to your plan. There will be many challenges, both personally, such as relationships changes, birth of children and employment changes to name a few. There will also be other factors such as interest rate changes, bank lending criteria, tax changes, and the occasional natural disaster for example.

That’s not to say that you should not invest in property. But, you need to be sure in yourself, that if faced with these types of adversities, you are prepared to make the sacrifices required to keep to your plan, even if it impacts for a period of time on your lifestyle. If not, then perhaps property investment is not the right investment for you. The last thing that you want to have happen is to have to prematurely sell down your investment properties because it is harder than you

thought it would be and you’re not financially prepared to make the sacrifices required.

2. Selecting an investment property based on perceived tax benefitsPurchasing a loss making property, may save you tax in the short term by utilizing the losses it creates, but unless you have a strategy to make that property profitable, in the long run the property may actually erode your wealth rather than create it.

Despite the potential for capital gains, you

must take into account the time value of the cash top up required every month to service the debt, versus the potential for capital gains in the future. Remember also, that after the not so recent tax changes that have been passed since 2011, which removed the ability to claim depreciation on buildings, it actually costs you $1.00 in cash to achieve a 33c refund.
