Every Autumn we serve feijoas from our hedges with honey and orange juice. But recently a friend gave me

this recipe for jelly made from the skins. It is not only delicious, but easy to make and a gorgeous pink colour as well.

o create, simply put the skins in a pot of water and bring to a boil. Simmer about 20 minutes then mash the skins a bit when they’re soft. Strain your mixture through a sieve and reserve the liquid. The liquid is a greenie-grey colour but turns a lovely pink when the sugar cooks. Match the liquid with an equal quantity of sugar and continue to simmer. When your mixture reaches setting point, pour into properly prepared (washed and heated) jars and cover. Then, you are able to enjoy your harvest over the winter months.

If you are just happy enjoying fresh feijoas now, you can throw the skins in a bag and store in the freezer until needed. Not enough jam jars? Freeze the strained liquid until you have enough collected.

When was the last time you really

stopped to run the ruler under your investment property portfolio and asked the question “Are you getting an adequate return on your investment”?

Many property investors are guilty of focusing on the next acquisition they might make rather than first reviewing the properties they already have in their portfolios.

You might say, why is this important? The concept of opportunity cost is that retaining an asset will mean forgoing some other investment opportunity. By reviewing a property portfolio you may be able to identify that the rate of return that you are actually receiving has diminished over time to a point where it may be worth determining whether or not it is still a valid decision to retain the property.

This is often a counter intuitive exercise because property investors look to enjoy both

rental income and capital growth over time. Often the property investor will describe their best property as the one that has appreciated the most however the appreciation in the property’s value is often not matched by increasing rental incomes.

This means that over time the rental return relative to the value of the property is often declining. In some case where properties have been held for long periods of time

and are now in highly desirable inner city suburbs, rental yields have fallen as low as 2% or 3%.

When reviewing a rental yield it is necessary to take off those rose tinted glasses and take out of the rental income all of the costs associated with holding the property. These include rates, manager’s fees, insurance and repairs.

This will determine a net income derived from the property. Compare this then to the current market value of the property to determine the net rental yield. A good rule of thumb when determining if this rental

yield is adequate is to look at the cost of funds that you may have associated with debt funding the property investments.

Right now, interest rates are in the 5 - 5.5% to 5.5 - 6.5% mark. If the net rental yield of properties in your portfolio has fallen below the cost of funds there is a definite opportunity cost to retaining them.

One final sanity test is to look at the property as if you don’t already own it. Ask yourself the question “Would I still buy the property at today’s market value relative to the amount of money that it is earning”.

If it no longer fits your criteria for a fresh acquisition ask yourself the question “Why am I continuing to hold it”? Would it in fact be better to realise the capital from the

property and make an alternative investment. This could involve simply reducing debt in the portfolio or looking at fresh acquisitions that may produce better income yields.

It’s fair to say that as people age and look to retire, the actual rental income that delivers their lifestyle should perhaps be considered more important than capital gain expectations.

Remember also that adjusting a property portfolio does not mean that you are becoming a property trader. I would argue that selling a low yielding property and replacing it with an alternative high yielding property or simply reducing debt, just makes you a better investor.

seaon should soon be upon us and one essential thing to remember in your rental or own home maintenance regime is gutters. Gutters and downpipes work hard to protect your house from moisture and it is a good idea to check these out at least annually. If gutters leak or downpipes are clogged, water can spill out and accumulate near foundation walls, soaking the soil and causing foundation walls to settle, ruin gardens and just generally cause a mess.

Keeping gutters and downpipes in good condition required regular maintenance. It is often advised to do this chore twice a year and in the spring and autumn. Yes, it is messy and you might get dirty but it definitely worth it to protect your investment.

Steps To Clean Your Gutters• Clean leaves, sticks, needles and seeds

from gutters, scooping out debris with a

garden trowel or gloved hand. I have even had grass, small plants growing in this catch all area.

• Don’t try to remove the debris with a hose because that may cause downspouts to clog.

• Remove the pasty goo made up from the tiny granules from asphalt roofing shingles that have mixed with dirt and water.

• Flush out residual matter, using a garden hose.

• To clean downspouts, turn on the hose full blast and thread it into the drain opening.

• Check gutters after flushing for pools that indicate low spots. Gutters should be sloped about three centimeters for every three to four meters so that they drain properly.

• Adjust gutters as necessary. Install new hangers to hold gutters firmly in place. Typically, gutters are attached with straps, hangers or long nails.

• Fix leaks and as most gutters are PVC, it is easy to fix leaks at seams with silicone sealer.

Remember that gutter maintenance often means working on a ladder. As you work,

make safety a priority. Make sure your ladder is firmly planted, and don’t stretch to make repairs. Alternatively, if you have rentals and a property manager, they can find a qualified

professional to undertake this work for you. Remember maintenance on rentals is tax deductible.
