Water View News August, 2015 Edition 93 Water View News October, 2018—#129 www.waterviewnews.ca NEWS FROM THE BOARD——Diane Rowat-Walton Another month has gone by and the weather is certainly changing. I walked over to Dunlop St. this after- noon to do some window shopping and certainly noticed that fall is in the air. A jacket was necessary, and you can see that the leaves are beginning to change colour. Another tell tale sign was a call this week from my car dealership reminding me that it was time to think about booking an appointment to have my winter tires put on. Now it is time to dream about a vacation to somewhere sunny and warm in the coming months. Your Board of Directors met on September 24 th and all four directors along with our Property Manager were in attendance. The meeting lasted almost 3 hours and covered our financials, items in progress, correspondence and new business. The garage floor repair project has entered its final phase and not without a lot of stress and planning. Our hope is that the project will be complete by October 10 th or sooner and everyone will be back in their indoor parking spot. Our AGM is quickly approaching, and you should have received your AGM package by the time this newslet- ter hits the stands. We will have 2 3-year director positions open. Terry has decided to fulfill the final year of his tenure and I am pleased to let you know that as of Friday, the 28 th , we have 5 owners who have submit- ted their letter of intent to Management. Their letters of intent and biographies will be included in your AGM package. We will be hosting an AGM after party in the Condo Room again this year and invite everyone to join us for a glass of cheer. You will have a chance to meet your new and existing board members. The New Resident Night has been re-scheduled and now will be held on Friday, October 12 th in the Condo room. The invitations were delivered late last week, and we are looking forward to seeing you. The Annual Christmas Tree Lighting party will be held on Saturday, November 24 th . We have decided to change things up this year and are excited to try something different. Stay tuned for more information. We would like to say a big Thank You to Jana for organizing a very personal presentation given by Tracey and her very special guest YUNIA. It was a very moving experience and there were tears in the eyes of many in attendance. Yunia is from Uganda and has dedicated her life to helping the children of Confident Children out of Conflict orphanage. With the help of Brad and Tracey, she has been in Canada for two weeks. She got to experience so many firsts that we take for granted. She flew here by herself and had to change planes 3 times. She experienced ice cream, snow, standing on an ice rink, swimming in a pool, relaxing in a hot tub, train rides, roasted hot dogs and marshmallows, and creating her first photo album. It was amazing to meet this humble but strong young lady.

How to Prep Your Condo for Fall: Five Organization Tips The weather’s turning and that means switching to focus on hats, scarves, and potential turkey-related ob-jects. Here are a few organizational tips you can break out well ahead of time to get your condo ready for fall and keep winter from turning into one long hug with your clutter. Cycle your closets One of the easiest ways to keep your condo feeling bright, breezy, and uncluttered is to not stuff your clos-ets with clothes and coats, but cycle them with the season. It’ll make laundry easier, save on hangers, and make sure you aren’t wedging cold or wet boots between dry shoes which won’t be used until spring. Make sure your summer clothes are clean and dry before storing them somewhere cool for the win-ter. Once they’re away, it’s time to crack out the winter clothes. Check out your fall and winter coats for any needed repairs now, so you can get those loose buttons fixed well before the first snow flies. If your scarves, hats, and mittens need cleaning, now’s the time: wash and repair that extra winter gear.

Retire the balcony for winter If you’ve got patio furniture, plants, or other de cor on your balcony, now’s the time to wipe down, tie down, and put it away for the winter. When the plants in your garden play out, cut back any dead growth and dispose of it in the building com-post. Pots can be left at the Garbage Room door and the Super will dispose. If you’re willing to take a shot at growing your container plants year-round, bring them inside to a spot with enough sun. But either way, it’s best to take ceramic pots indoors for the fall and winter: the autumn rain and temperature fluctuations can shatter them, especially when a deep freeze sets in. Wipe down any patio furniture with a damp cloth and soapy water. If you’ll be storing patio furniture out-doors during the winter, make sure it’s well secured. Stormy fall winds can blow lighter objects right off balconies, causing a risk to anyone below. Bike ties, which are stretchy but strong, are great for this, and available cheaply at most hardware stores. If you do want to use your balcony through the winter, invest in a small shovel you can keep outside. Snow may pile up on your railing or balcony depending on which way your unit faces, and clearing it to one side—do not dump it over the railing!—will be a big help in keeping that space welcoming.

Make time for a deep clean Some of the products we use for really tough cleaning jobs, like scouring the oven, can put off serious fumes—and it’s best to get that dirty deed done while it’s still warm enough to air out your unit by throwing a few windows open. Make time for a serious deep clean of your appliances, bathrooms, and anything else that uses a necessarily chemical cleaner before the weather gets frosty. Break out the doormats You can get away without them during the summer months, but in the damp fall and slushy winter, good door-mats and trays to contain snowmelt and drips are a must—especially with the hardwood and carpet you’ll find in most condo units. If your doormats and boot trays are in good shape from last year, give them a cleaning before setting them out. If there are any rips, tears, or just too much wear, invest in a new one—one that’s large enough for guests—well ahead of time. Just remember mats are for inside – due to fire regulations they cannot be in the hallway. This includes the boots/shoes that belong on them.

Treasurer’s Report … Diane Rowat-Walton

Our first quarter of 2018-2019 is in the books and our financial position remains strong. Our August expenses were unfavourable to plan due to the inclusion of two months water and sewer, a heat pump replacement and the new annual membership to CAO. Our year to date expenses remain favourable to plan and we have author-ized the first installment of the yearly change room repayment. Shared Facilities expenses are running unfavourable to plan. We experienced a sprinkler line leak which impact-ed the water and sewer expenses. Repairs and maintenance were unfavourable to plan for the month due to the power washing and re-sanding of the 3rd floor terrace but is only slightly over plan year to date. Insurance is un-favourable to plan due to appraisal costs. On a positive note, our Guest Suite rental income is almost 70% over plan and the suites remain as popular as ever. The August financials will be posted to the Owners section of our website in due course. Any questions can be
