Different lenders may quote you different prices, so contact several lenders to find the best loan at the best price Compare loan costs. Ask lenders for infor-mation about the same loan amount, loan term and type of loan. Also, ask for a list of all closing costs and fees. Look at the annual percentage rate (APR). The APR is the most important thing to

compare when shopping for a loan. It takes into account the interest rate, points, mortgage broker fees, and other charges, expressed as a yearly rate. Generally, the lower the APR, the lower the cost of your loan. It is also important to ask if APR is fixed or adjustable - that is, will the APR change? Ask about points and fees. These charges may not be refundable if you pay off the loan early, and you may pay extra points if you decide to refinance. Points are usually paid in cash at closing, but may also be financed. If you finance the points, you’ll pay additional interest and increase the overall cost of your loan. Know the terms of the loan. How many years will you have to make payments on

the loan? If you’re getting a home equity loan that con-solidates credit card debt and other shorter-term loans, remember that the new loan may obligate you for a longer period. Look at the monthly pay-ment. Can you afford it? Will it stay the same or change? Watch out for balloon payments. A balloon pay-ment is a large payment that comes due at the end of the loan, often after a series of low monthly pay-ments. If you can’t come up with the money, you may be forced to take out another loan. Watch out for prepayment penalties. Would the loan require you to pay extra fees if you pay off the loan early by refinancing or sell-ing your home? To avoid getting trapped in a loan by prepayment penalties, try to negotiate the penal-ty out of your loan agree-ment. Find out what happens if you miss a payment. Some loans include a provision

that raises the interest rate for the rest of the loan if you miss a payment or pay late. Try to negotiate this provision out of your loan agreement. Look at credit insurance carefully. Some lenders may imply that you must purchase expensive credit insurance in order to get a loan, or they may automatically include the insurance as part of the loan agreement. Heat your home with a pellet stove

(StatePoint) When temperatures drop, house-hold use of fossil fuels rises in order to keep homes warm and comfortable. But it doesn’t have to be that way.

In fact, more than one million households nationwide already heat with biomass pellet stoves rather than burn more expensive and damaging fossil fuels like oil -- and such stoves can even be retrofitted into existing fireplaces as an insert.

If you’re not familiar with pellet products, here’s what you need to know:

What’s a Pellet Stove?Pellet stoves burn uniform cylinders of compos-ite biomass fuel to create a steady, warming fire. Pellets are loaded into the stove hopper and automatically fed into the stove burn pot.

Pellet composition varies depending on regional resources, but is typically comprised of a mix of sawdust, waste paper, residual forest waste and

agricultural by-products.How They HelpPellet stoves are great for the environment and your wallet in many ways. A few include:

• Pellet stoves are already saving 4.5 million tons of carbon emissions, according to the Pellet Fuels Institute.

• Each installation of a pellet or wood appliance in a single-family home in a cool climate can displace between four and seven tons of carbon emissions annually, estimates the Alliance for Green Heat -- about three times the impact of buying a hybrid car, for roughly half the cost.

• Biomass fuels are constantly replenished and reforested and absorb nearly as much carbon growing as they give off when burned. The result is a virtually invisible carbon footprint.

• Pellet stoves cost 64 percent less to operate than heating your home with oil, 47 percent less than propane and 54 percent less than electrical

Your home is probably your most valuable possession. But, if you agree to a loan that’s based on the equity you have in your home, you may be putting your most important asset at risk.

Watch out for abusive lending practices like these that could cause you to lose your home:

Asset-Based Lending: The lender makes a loan based upon the equity in your home, without considering wheth-er or not you can make the payments. If you can’t keep up with the payments, the lender will foreclose - taking your home and the equity you spent years building.

Loan Flipping: A lender keeps encourag-ing you to refinance your original loan with a new long-term, higher cost loan. Each time the lender “flips” the existing loan, you must pay new points and fees, which are added to the loan balance. These added costs will eat up the hard-earned equity that you have earned.

Packing: You receive a loan that contains charges for products or services you didn’t ask for and don’t need. “Packing” used to involve the inclusion of long-term credit insurance on home loans. North Carolina law now prohibits lenders from financing credit insurance on home loans.

Hidden Balloon Payments: A lender may

offer to refinance your mortgage and lower your monthly payments. Look at the loan terms carefully. The payments may be low because you’ll owe a huge lump sum called a balloon payment at the end of the loan term. If you can’t make the balloon payment, you could lose your home.

The Home Improvement Loan: A con-tractor offers to perform work on your home and tells you he can even arrange financing. You agree to the project and sign some papers, only to realize later that you’ve agreed to a home equity loan with high interest rates, points and fees. Make sure you understand who is making the loan and that you have recourse against the contractor if he never finishes work on your home or does a poor job.

Mortgage Servicing Abuses: After you get a mortgage, your loan and loan payments may be handled by your lender or by a third party known as a servicer. Make sure that your lender or servicer does not add

charges that you don’t understand – such as legal fees, inaccurate late fees, and extra insurance – to your loan. You are entitled to a written explanation if any additional fees are added to your account. By law, you can also request an itemized loan history statement from your servicer without charge once in every six month period.

Signing Over Your Deed: If your lender has threatened to foreclose, a foreclosure “rescue” outfit may promise to help catch up your payments to avoid foreclosure. The rescue outfit will promise to let you stay in your home while asking you to deed your property over. But once you sign over the deed you can be evicted, because you have lost control over your house. In addition, signing over your deed doesn’t get you out of the responsibility for paying your mortgage. Finally, the res-cue scammer can also borrow money on any equity you had in the house.

Major flooding in the Carolinas means it’s only a matter of time before vehicles damaged by floods show up for sale on new and used car lots, Attorney General Roy Cooper cautioned consumers today.

“Our hearts go out to the victims of these terrible floods as they work to recover,” said Cooper. “Unfortunately, storms can continue to do harm when consumers get tricked into buy-ing flooded cars.”

After major storms, both new and used cars that were flooded will be offered for sale. These vehicles are frequently put through extensive cleaning that can make it difficult for prospec-tive buyers to detect even serious damage.

Under North Carolina law, flood damage to a car must be disclosed in writing before the car is sold. Vehicles that have been partially or totally submerged in water resulting in dam-age to the body, engine or transmission are classified as flood vehicles, but title paperwork is sometimes unlawfully altered to remove any mention of flood damage. Failure to disclose

damage to a vehicle is a class 2 misdemeanor prosecutable by local District Attorneys, and violators of the law can face civil penalties of up to $5,000 per violation.

“If you’re in the market for a car in the coming weeks or months, be on high alert for flood cars,” Cooper warned.

To avoid buying a flood-damaged car, follow these tips:

Ask the seller directly if the car has been dam-aged in any way, including by storms or flood-ing.

Consider getting a complete vehicle history report using a service like CARFAX.Request a copy of the title for any used car. Check the date and place of transfer to see if the vehicle comes from a state that recently experienced flooding. Flood damage will only be disclosed on the title if the insurance com-pany officially declared the car totaled.

Have the car examined by an independent

mechanic of your choice before you buy.

Avoid buying a car over the Internet if you hav-en’t seen it in person, especially if it is being sold in an area that recently experienced flood-ing.If possible, take the car for a test drive and remember to:

Check for rust and mud in the trunk, glove box, and dashboard and beneath the seats.Look for rusty brackets under the dash and carpet, discolored upholstery, and mismatched carpet.Test electronics like headlights, windshield wip-ers, turn signals, power outlet, and radio.Run the heater and air conditioner, and look in the vents for signs of water or mud.Make sure all gauges on the dashboard are working accurately.
