Vanderhaven Farm’s Recreation Committee needs volunteers for the Easter Egg Hunt and this is a great way to earn some extra hours towards your total amount needed. If you’re interested, please contact Christine Wynkoop through the Management Office at (908) 707-0760 or email [email protected]

Need Volunteer Hours for Confirmation, Scouts or School?

If you are planning to be away from your home for more than 72 hours, you must notify the Management Office at the clubhouse with a letter in writing. Please put your name, unit number address, the dates you will be gone from Vanderhaven Farm and your emergency contact number. The emergency contact number is someone who, in the event of an emergency, the Property Manager will call to notify them. The emergency contact should have a key to the unit as well. This is to let the Property Manager, maintenance technician, police, firefighters, EMS, plumber, restoration specialist, electrician or any other contractor needing to access the unit in stress. As a homeowner, you are responsible of notifying management in writing; it is also part of your governing documents.

All windows and doors must have an application approved by the Board of Trustees. You may download an application from the website at VanderhavenFarm.com go to forms. All contractors must be licensed and have a certificate of liability turned into the Property Manager. A sketch and description of materials being used must be submitted with application and certificate of insurance as well. The Board approves all modifications at the meeting held once a month on the third Thursday. All windows must have uniform grids and all doors must match color.

Clubhouse Rentals

As we are approaching warmer weather, please remember we will still have a few cold spells in March. Please remember to turn your heat up to a sufficient temperature during inclement weather. Run a slow drip at the faucets in all bathrooms and kitchen sinks. Open the cabinet doors to bathrooms and kitchen sinks to let the warm air defrost the pipes. If your unit has no water put a space heater facing the pipes to warm them up. Do not leave the house with space heaters on; this could be a fire hazard. Shut the main water valve off if a pipe bursts. If a pipe bursts, call a plumber immediately.

Main shut off valve is located in the following places:

1. Condominiums on the 1st floor, in utility room.

2. 2nd floor condominium units located outside front building in ground with pick (where meter is located).

3. Townhomes, in the kitchen pantry.

Clubhouse rentals must be scheduled 1 week in advanced for a party. We must have a completed application filled out with (2) checks:

(1) $100 non-refundable made out to Vanderhaven Farm (2) $200 deposit made out to Vanderhaven Farm.

When checks are deposited, the check needs time to clear the bank. Then we have an inspection before the clubhouse is rented. Our maintenance team needs time to clean and prep the rooms for use. The homeowner renting the unit must pick up the key on Friday before the weekend of the party. If we are closed for a holiday, please be sure to make any arrangements with the Property Manager to pick up the key in advance. Please Do Not Call the Midlantic Property Management Emergency number to rent a room. This number is used in the case for “True Emergencies” such as your unit is flooding. If you have an emergency such as a fire or flood, always call 911.

¾ If you are selling your home

this Spring, replacement of items that are deteriorating and need attention is always a good choice during the time you live in the unit. If your unit has skylights, doors, windows, cabinets or flooring (including carpeting) and these items are deteriorating, it is best to repair or replace the items now and enjoy using them new. If you wait to sell and it deteriorates, the buyer will request you to replace the item. This could break a deal at a closing table…so why not keep your unit beautified and enjoyable at the same time. Please remember windows and doors are modifications that need to be approved by the Board of Trustees.

¾ To improve your kitchen appeal, remove all items off outer surface of refrigerator. Clean all unnecessary items and appliances off the counter tops to give more spacious look. Store all dishes away unless setting a formal display or decoration. Clean all magnets off your refrigerator.

¾ Enhance each room with more space. Put away collectibles in a safe place. Let the buyer envision their personal possessions in the home.

¾ Improvements do not have to cost you a fortune. A coat of fresh paint is appealing to

• We have been addressing the situation of the mounds of snow piled on the corners particularly by building 22 corners Pinhorn/Doolittle and Dooli t t le /Lindsley extremely high. Management has explained to the snow removal to lower the mounds of snow and spread it out to other areas. We have several complaints that children are climbing on the snow mounds while waiting for the school bus and are waiting un-supervised. Please explain to your children not to climb on the mounds of snow by the roads. They could easily slip and fall into moving vehicles. We have a great concern for the general safety of all children at Vanderhaven Farm. We would appreciate the assistance of residents to reiterate the importance to the children. I personally

responsibility to give, the Public Offering statement and hand book to the new buyer/tenant. Please instruct the new owner/tenant to come to the Management Office at the clubhouse and see the Property Manager. The Property Manager will issue all required forms to be filled out. If you have a new tenant, a 1-year period lease is required to be held at the Management Office it is the owner’s responsibility to deliver the document.

• If you are putting out a bulk item for pick up, and hired a removal company, you must put the item out the morning of the scheduled pick up. It is against policy to leave couches out on the front lawn and violation notices will be sent if not complying with the rules and regulations.

• Garbage cans MUST have the number of your address on the can. This is a policy at Vanderhaven and must be followed. Please remember to bring in your garbage can after pick up. Plastic garbage bags are not allowed on the ground because animals can get into them.

To register your vehicle, please bring your driver's l icense, vehicle insurance card, NJ Motor Vehicle registration card and a completed parking application to the Clubhouse during normal business hours. Vehicles parked on the property which are not registered with the Association are subject to being towed. If a green sticker has been placed on your car, come to the Property Management Office at the Clubhouse immediately as your vehicle will be towed within 24-48 hours’ notice.
