I will reiterate on the criteria for the rules and regulations of a grill. All residents with Patios/Decks/Balconies: If you have a grill make sure they are 5 feet from any combustible area. This means 5 feet from the unit, 5 feet from the fence, 5 feet from the wood trim around the patio, 5 feet from the overhang above the unit and if you have a wooden deck the grill is not permitted on the deck. Grills are not permitted in the grass as this is common area and the resident does not own the grass. The Condo residents are only permitted to use electric grills. The DCA will strictly enforce the rules and regulations to grills in the community as well as the Fire Marshall of the township.

Any fines received from the D.C.A. Department of Commu-nity Affairs, will be assessed to the homeowner in violation. All residents must be incompliance with the D.C.A.

The State of New Jersey Community of Affairs (D.C.A.) Inspector, Neal Costanzo is scheduled to return on August 4, 2015 between 9:30 am and 11:30 am. The Inspector will be re-inspecting previously failed inspections for grills, smoke detectors, carbon monoxide detectors and door numbers on front door. If you were previously notified, they will be coming to your unit for re-inspection. If you had a smoke detector or carbon monoxide detector issue those residents are required to be home to let the inspector inside their unit. Residents with grill issues are not required to be home, but we recommend you be there when the Inspector comes out to make sure the issue is resolved.

If you receive a failed violation, the fine will be applied to your maintenance account automatically and the resident in violation will be responsible to pay the fine.

Management has notified all residents by mailings, Newsletters and Stat Coms of the D.C.A. coming for re-inspection. There is absolutely no excuse to be in violation. The inspection will be performed by the State of New Jersey-Department of Community Affairs Inspector. Midlantic Property Management and the Board of Trustees of Vanderhaven Farm have nothing to do with the inspection; we are merely notifying you they are coming. This is a homeowner’s responsibility, not the responsibility of Vanderhaven Farm.

Please remember to drive within the speed limit of 20 mph to 25 mph in designated streets of Vanderhaven Farm. This is an important reminder that children will be out of school for summer vacation and at play in the area. Please slow down for the safety of our children at play. There will be absolutely no passing of vehicles on Vanderhaven Farm property. Remember you are responsible for your guests and you must inform them of our policies as well. We had the Bridgewater Police place an electronic speed sign at the entrance to remind residents to slow down as school is now out for the summer break.

Recently at Vanderhaven Farm, the Health Department in Bridge-water Township came out to in-spect. All issues were addressed and we are in good standing with the Health Department. Our one concern is the pet waste not being picked up; please I am asking you to bring a small bag when walk-ing your pet to pick up after your pet. Please dispose of pet waste properly. This is our community and we need to keep it looking beautiful. Management has re-cently handed out (4) violations with automatic fines of $150.00 for not picking up after pets. If you see anyone not picking up after their pet, please report it to the Property Manager and that resident will receive a $150.00 fine automatically. This is a seri-ous violation that we at Vander-haven Farm do not take lightly. We strive to keep Vanderhaven Farm a healthy and clean com-munity. If you have not validated your pool passes for the 2015 season, please come to the clubhouse office or call the Property Manager. Please bring your old passes with you to register. We have extra pool applications at the clubhouse. If you lose your old pool passes, the replacement cost is $25 for each new pool pass to be processed. Your maintenance account must be current and not in delinquency. Your vehicle must be registered with Vanderhaven Farm with your address on your driver license, registration and insurance card. A 2015 Census form is required at pool registration by every homeowner every year.

If you need to purchase guest seasonal pool passes the cost is $20.00 and good through Labor Day 2015 Pool season. If you need to purchase guest daily pool passes the cost is $2.00 per pool pass for a one-time use during the 2015 Pool season until Labor Day. To purchase guest seasonal or guest daily pool passes, you need to bring a check or money order made out to Vanderhaven Farm Village I. It is policy that absolutely no cash is accepted at the Management “clubhouse” Office.

Validation stickers for the pool passes will not be issued if you owe the Association any monies. You must discuss this with the Management Office.

The Recreation Committee is looking for volunteers for our Annual Visit from Santa Claus. Currently our Recreation Committee consists of one person with the help of Board Members generously stopping in to help on the day of the event.

Our Santa Claus and Easter Bunny visits have a great turnout with the children in our community and it’s wonderful to see them all come out but it can’t happen without your help and it’s not fair to the one person organizing the event.

Unfortunately, it has come to the point if we don’t have volunteers in our community to assist in our events we will no longer be providing them for the children and that’s very upsetting.

If you’re interested in helping out this holiday season please contact our Property Manager and she will forward it to the Recreation Committee. Thank you.

Clubhouse RentalsClubhouse rentals must be scheduled 1 week in advanced for a party. We must have a completed application filled out with two (2) checks: (1) $100 non-refundable made out to Vanderhaven Farm (2) $200 deposit made out to Vanderhaven Farm.

When checks are deposited, the check needs time to clear the bank. Then we have an inspection before the clubhouse is rented. Our maintenance team needs time to clean and prep the rooms for use. The homeowner renting the unit must pick up the key on Friday before the weekend of the party. If we are closed for a holiday, please be sure to make any arrangements with the Property Manager to pick up the key in advance. Please Do Not Call the Midlantic Property Management Emergency number to rent a room. This number is used in the case for “True Emergencies” such as your unit is flooding. If you have an emergency such as a fire or flood, always call 911.

If you are using the pool, the bathrooms are located on the back of clubhouse. Children must be accompanied to the clubhouse bathrooms by an adult. Please ex-plain to your children not to make a mess in the bathroom. We have found toilet paper torn in pieces on the floor and soap all over the countertop.

Anyone using the bathroom please remember to dry off before entering as the water could cause residents to slip and fall.

If you have large items for bulk pick up you may call Grand Sanitation. There is a charge for large item pick up. The large items must be put out the day of the pick up or you will be fined. Grand Sanitation phone number is 908-222-1566.
