Most real estate agents emphasize the importance of “location, location, location” when it comes to sell-ing a home. Brentwood Realtor Nancy Heap will tell

you there’s another three-word mantra that is equally important when it comes to selling your home:

“Declutter, declutter, declutter,” says Heap.Heap, who holds the Accredited Staging Professional creden-

tial and works with Main Street Real Estate, instructs her clients who are selling a home to go through each room in the house and sort items into three categories: storage, donation and trash. Decluttering, she says, is just one step in staging a home for sale.

“Staging is simply creating a warm, welcoming environment that will appeal to many buyers and allow them to feel they could be comfortable living in the home,” says Heap.

Why is staging so important, you ask?“Staged homes sell 50 percent faster and 6 to 10 percent higher

in price,” says Caren Kirkpatrick of Savvy Home Staging. Those numbers, she says, are based on the national average according to statistics gathered by the Real Estate Staging Association.

Kirkpatrick begins the staging process by taking a complete walk through your home and around your property.

“Next we prepare a step-by-step action plan to get the home in ‘show shape,’” says Kirkpatrick.

While professional staging of a home is a team effort, homeowners are usually only directly involved in the declutter-ing process. After that, it’s best to allow the stagers to take over

and do their job. “The Realtor, the home stager and the homeowner will all

have key roles,” says Kirkpatrick. “So make sure you are all fol-lowing the same action plan.”

Here are some of the staging methods that Hemp and Kirkpat-rick employ to ensure a quicker sale of your home — and for a higher selling price:

• Neutralize. “If you have rooms that are tangerine orange or hunter green, strongly consider a fresh coat of paint in a pleasing, neutral tone,” says Kirkpatrick, adding that subtle, neu-tral colors appeal most to buyers. “It provides a clean canvas and creates a harmonious flow from room to room.”

• Depersonalize. Place personal mementoes out of sight. Heap says personal photos should be put away or at least kept to a minimum. If you have traveled extensively, remove items related to your excursions. “[Prospective] buyers actually spend more time looking over these items and not the home,” says Heap.

Heap recommends packing your travel treasures away in stor-age until after the sale. If you have large portraits or classic art collections, these may remain, though your stager may want to rearrange them or move them to a different area of the house.

• Update. After unneeded items have been removed, your stager may employ the use of fresh accessories to give the house an updated look. “New throw pillows can work wonders on an old couch,” says Kirkpatrick. “Small decorative enhancements

can make a big impact and add that ‘wow factor’ buyers love.”Other easy updates include replacing old door knobs and

drawer pulls with something that looks more current and swap-ping out older or tarnished light fixtures with newer finishes like satin nickel or brushed pewter.

• Curb appeal. Flowers or fresh plants on the front porch, trimmed shrubs, fresh mulch and a new doormat are easy updates that will go a long way with potential buyers.

• Let there be light. Heavy curtains and draperies will block natural light, making the living space appear dark and uninviting. These items can also be a turn-off to someone who doesn’t like your chosen style or color. It’s best to remove them and let the sun shine in.

• Remove excess furniture. “The furniture and décor placement should showcase the home’s best features and down-play any flaws,” says Kirkpatrick. “A high-end home should have a high-end look inside. Buyers want to see a current, stylish interior with a consistent look throughout.”

Kirkpatrick notes that stagers often have an inventory of rental furnishings and accessories to complement a variety of home styles. These items can also be used to stage a vacant home, making it appear more warm and inviting.

By using a certified home stager, Kirkpatrick says you’ll be sure of getting someone with formal training to do the job and with access to continuing education to keep them on top of trends and tricks of the trade.

And when staging is likely to bring you a quicker sale for a higher price, it sounds like hiring a certified home stager could be money well spent.

We’re all longing for those long, lazy hot days of sum-mer, just waiting for a chance to kick back and relax outside. If there’s a pool in your backyard, even bet-

ter. But is your pool area properly outfitted? With the right fur-niture, you can turn that backyard pool into an outdoor living oasis to share with family, friends and neighbors.

Whether it’s lounging in the sun, enjoying a quiet evening or entertaining guests at a pool party, the right furnishings can set the stage for your pool-side activities. With that in mind, we’ve put together some tips and suggestions for dressing up your pool area with the appropriate furniture to accommodate your needs and lifestyle.

CHOOSE THE RIGHT MATERIALSFirst things first: If you have a salt-water pool, you should be

aware that salt oxidizes metal. Outdoor furniture is manufac-tured from a variety of materials, including wrought iron, cast aluminum, wrought aluminum, wood, stone and resin. Even plain water can compromise the appearance and integrity of

your fine outdoor furniture, so it’s important to choose materials wisely and take care of your furniture.

While aluminum doesn’t rust, air pollutants can cause pit-ting, oxidation and discoloration. One option is to opt for lines that have a powder coating designed to protect the aluminum surface. Furniture made from resin is another durable choice. According to Lindsay McMullen, assistant manager at Summer Classics in Nashville, the N-dura resin wicker available at Sum-mer Classics is one of their most popular lines. It’s crafted by covering an aluminum frame with hand- or loom-woven resins and then finished with a polyester powder that is baked on. The result is furniture that has all the appeal of real wicker but the ability to resist fading and water damage.

If price is no consideration, McMullen recommends teak fur-niture.

“Teak, for the most part is indestructible. That being said, it is the highest price point,” says McMullen.

SELECT THE RIGHT PIECESThe basics for a pool area include

chaise lounges, end tables and umbrel-las, but your outdoor activities can expand beyond the functionality of the pool. With the calming water as your backdrop, the addition of more pieces, the backyard pool becomes an enter-tainment hotspot.

“Homeowners have outdoor living areas complete with fireplaces and TVs. The best set up for these areas is a sofa, lounge chair and ottoman, a motion chair — think swivel glider or spring lounge, coffee table and end tables,” says McMullen.

To fully enjoy meals al fresco, include a table and seating designed for din-ing. And if you really want to splurge on furnishings for your outdoor space, add something like the Sedona daybed (available from Summer Classics).

“It’s perfect to curl up on,” says McMullen, adding the daybed will comfortably seat a family of four.

MAKE IT FEEL LIKE HOMEBy bringing indoor elements to your

With a few simple steps, you can keep your outdoor furniture looking fresh and new for many years. The American Home Furnishings Alliance offers the following care and mainte-nance tips:

ALUMINUM FRAMES Clean with mild soap and water. For

non-textured surfaces, apply an auto-motive wax every few months. On tex-tured finishes, periodically apply baby or mineral oil. Occasionally spray oil lubricant on chair swivels or glides.

TEMPERED GLASS TABLETOPS Clean regularly with a soft cloth, a

mild detergent and warm water. Buff dry with a clean lint-free cloth. Com-mercial glass cleaners also may be used.

OUTDOOR WICKER Vacuum gently or brush with a soft-

bristle brush. Hose off every few weeks and clean periodically with mild detergent and water. Rinse thoroughly and air dry.

VINYL STRAPS Wash with mild detergent and warm

water, using a soft sponge or cloth. Rinse thoroughly. To remove scuff marks, apply toothpaste or gentle abra-sive and rub gently with a dry cloth. To remove mildew, use a solution of warm water, mild detergent and bleach (no more than one-quarter cup to 3 gallons of water). Apply vinyl protectant to the straps after cleaning.

SLING FURNITURE Wash with mild soap and water.

Rinse thoroughly and air dry.

CUSHIONS Vacuum as needed to remove

organic material and prevent decay. Clean by sponging with mild detergent and warm water. Rinse thoroughly. Air dry. If mildew occurs, use a solution of 1 cup bleach and a squirt of deter-gent per gallon of water. Scrub with a sponge or soft brush. Rinse thoroughly with clean water and air dry. Always test an inconspicuous spot first to make sure the color won’t fade. Bleach may not be suitable for some fabrics.

WROUGHT IRON AND STEEL Clean with warm, soapy water.

To maintain the gloss on non-textured surfaces, apply automotive wax. On textured finishes, periodically apply mineral or baby oil. If rust develops, clean the area by lightly sanding, then wipe thoroughly and apply touch-up paint (usually provided by the manufacturer).

HARDWOODS Clean with mild detergent and water.

Rinse well. Some manufacturers rec-ommend an occasional application of oil. Teak can stay outdoors year-round. Pine, oak and cedar should be stored for the winter. Painted woods will require painting every year or so.

UMBRELLAS Wash covers with mild soap and

water using a long-handled brush. Spray silicone on the joints of wire frames. Use wax or furniture polish on wooden umbrellas.

During warm weather, people clamor to spend more time outdoors, and with help from local pros, that outdoor time can be enjoyed to the fullest.

When you have one of these outdoor living spaces, Gardens of Babylon landscape coordinator Mark Kerske says it’s like adding square footage to your home.

“Our clients actually treat their new outdoor space as an extension of their indoor space, thus expanding the living area that they can enjoy,” says Kerske.

Kerske notes that your outdoor space can serve myriad purposes: a quiet place to read, an alternative home office space, a place to entertain or a zenlike space to just be.

So how should you go about planning this outdoor space? Kerske suggests that you consider how you want to use the space. Will you really use an outdoor kitchen? Do you plan to entertain? How much space do you need?

“We’re there to offer ideas, but it all boils down to how

we can effectively design a space that takes care of all their needs,” says Kerske.

When designing your outdoor space, it’s important to keep comfort and convenience in mind.

“If you are interested in an outdoor kitchen, not only do you want all the amenities — such as a wet sink, refrigerator and grill — close at hand, but you also want to design the space so you can be close to your guests,” says Kerske.

If you think ahead and envision how you plan to use your space, Kerske says, you can design it so that you can enter-tain and get the most enjoyment from it.

Kerske notes that televisions and stereo speakers allow for a full entertainment atmosphere. Other items of importance are: furniture (and its placement) and a sufficient number of electrical outlets.

To truly make your space comfortable and inviting, consider including an outdoor fireplace. If there’s a culinary genius in the household, plant an herb garden near
