Nolan Ryan’s kids just moved into the neighborhood. Well, sort of. Reid and Reese Ryan along with Jared Shope and Bill Duffy, own the new Coffee Bean & Tea Leaf café on the corner of Lamar & 38th Street.

While this is a west coast franchise, the Ryan’s now own the first two Coffee Bean cafés west of Las Vegas (the other location is on South Lamar). A few things make this shop special. First, they’ve made a conscientious effort to support local business (hiring local architects, builders, artists, and bakeries). Second, they offer a vast array of coffees and teas. They serve two dozen different coffees from Kona to Kenya and over 20 teas, including African Sunrise and Jasmine Dragon Phoenix Pearl. Caffeine-free options are part of the mix.

“ We start with whole leaf teas, which are high quality teas,” said Bill Duffy, who runs the Austin operations. They brew the tea on-site to ensure freshness and also sell all their teas and coffees in pre-packaged tins and bags for you to take home and brew yourself. Take a brochure home for steeping instructions, ice tea recipes and tea storage tips.

The “ice blended” coffee is a big hit: looks and feels like a Frappuccino®, but made with powder-based flavors (sugar-free optional) instead of syrup.

The third thing that makes this café special is the baked goods and the STIR menu. STIR’s yogurt parfaits like Banana Peanut Butter Crunch and Blackberry Cobbler ($4.95) are made with lowfat yogurt and vanilla macaroon granola. you can also build your own with toppings such as walnuts, coconut, almonds, raspberries, blackberries, dates and dried apricots ($3.95 for 16 oz with two toppings).

STIR’s other specialty treat is oatmeal; order from the menu (Peaches n’ Cream, for example) or build your own toppings . Coffee Bean uses “steel-cut” oats, which are still granular in shape (unlike the flat, flaky oats most of us are accustomed to seeing). Less refining means more nutritional benefits and a full, nuttier flavor. oatmeal with two toppings is $3.95.

Duffy said the café hires employees through the Texas Workforce Commission. “We basically did all of our human resources and training there,” he said of opening the first store. They also support Blue Dog Rescue and Heart Gift by donating a percentage of [certain product] sales.

loop 1 managed lanes update

The Mobility Authority has been working in partnership with the Texas Department of Transportation to complete a required environmental study for the Loop 1 project. As part of that effort the Mobility Authority conducted traffic modeling earlier this year to ensure the managed lanes would be able to function safely and effectively. The modeling demonstrated that the added capacity provided by the project would lead to improved mobility for all drivers in the corridor including those who would use the existing lanes.

Under federal law the Mobility Authority will be required to reaffirm noise levels in the corridor and determine where sound mitigation measures (noise walls) are warranted. The Mobility Authority is currently working with TxDoT to identify

funding to complete the environmental study.Finalizing the environmental work is expected to take at least two more years, at which time, assuming the project receives federal clearance, construction could be initiated. A precise construction schedule will be dependent upon the availability of funding.

The Parrish-Fleming House - Before

The Parrish-Fleming House - After

one of the oldest houses in our neighborhood sits on a prominent corner lot at Harris Blvd. and Northwood Rd. Built in 1927, 1410 Northwood is one of the first two houses constructed in the Edgemont subdivision, between Pemberton Heights and Brykerwoods. Edgemont is included in the PHNA.

The 31.5 acres that became Edgemont Addition were purchased in March 1926 by Austin banker and developer Melville Clyde (M.C.) Parrish. M.C. and his son Clyde, Jr. bought and sold lots in Austin neighborhoods such as Hyde Park, Aldridge Place and Enfield. Many of those transactions involved other prominent 1920’s Austinites, including R. L. Slaughter, Edward Josephs, W. T. Caswell, Harvey Penick, Walter Bremond, E.J. Palm, Lila M. Casis, E. C. Rather, and the Gracy, Reed and Niles

Graham families.M. C. Parrish recorded the platting of

Edgemont Addition in March 1927and advertised it as “subdivided into a residence addition” with eight lots already “conveyed or contracted to be conveyed” and “new homes under construction”. Parrish sold his lots with deed restrictions requiring that the single family homes, depending on the street, cost a minimum of $6500- $8500 if two stories and $5000-$7000 if one story.

In July 1927, Clyde and Linda Parrish bought 1410 Northwood from his father for $6000. The purchase price indicates that the house had already been constructed by M. C. Parrish, Sr., perhaps as a model home for Edgemont. The second house built was at 1501 Northwood.

who also worked in one of M. C. Parrish’s banks, Texas Bank and Trust Co. or University Bank. Clyde’s close U.T. friend and architect Morton Wilson McClure, Jr. designed 1410 Northwood as perhaps his first architectural commission. In 1929, Parrish, Sr. had McClure design his own new home at 1506 West Lynn in Enfield and [later] two additional Parrish homes at 3221 Stevenson Dr. and 1615 Northumberland Rd.

Wilson McClure’s early residential designs were traditional picturesque styles like 1410 Northwood. But as his practice evolved in Dallas, he became known in the 1950’s for more modern designs that highlighted indigenous Texas materials.

When Clyde and Linda Parrish moved into 1410 Northwood, they had one young daughter, Linda. Linda Parrish Richardson now lives in Houston. She remembers her parent’s stories about making beer in the attic during Prohibition. Stirring was simplified via a cord thru the attic floor into a closet; family members would give it a pull as they went by.

By 1931, Clyde and Linda Parrish moved to E. Texas to manage M. C. Parrish’s bank in overton. 1410 was rented to two different families until the Parrish’s sold it in 1937 to Denver and Bess Keeney. Mr. Keeney worked for the State Employment Commission and his wife for the IRS during the 17 years they owned 1410. In the early 1940’s, his niece Elizabeth Burke Keeney lived with them while she

was society editor of the Austin Daily Tribune.The Keeney’s sold 1410 to Kathleen and Ray Lee in 1954. A

journalist, Ray Lee was moving back to Austin after a post as first secretary for information services at the U.S. Embassy in Pakistan. While his younger son was at U.T., Lee was an officer and director of the Austin Life Insurance Co. In 1954, the Lee’s built the only addition to 1410 Northwood, a third bedroom and second bath at the rear of the house. They sold the house in 1957 and Ray Lee rejoined the Diplomatic Service with a posting in Kingston, Jamaica.

The new owner was Francis Fleming, the widow of a country doctor who died early. She moved into Austin from Elgin with her two daughters, Jan and Mary. Francis Fleming taught piano at the Texas School of Fine Arts, a private academy that provided preparatory and college-level courses from 1930-1973 in music, speech, drama, and art. When the school closed, Mrs. Fleming continued to teach private piano students in her home.

Francis’ daughter Jan is an accomplished potter who lives in Austin. Her kiln occupied the storeroom behind the garage at 1410. Beginning in 1971, she and her mother hosted twice yearly pottery sales in the house and yard of 1410 Northwood. Many neighborhood residents fondly remember these events, with ceramic angels a highlight of each fall sale. Francis Fleming painted their faces. The last pottery sale was held in 2001.

As Mrs. Fleming’s health began to fail, the condition of 1410 was deteriorating as well. Francis’ next-door neighbors purchased her house in 2000, giving her a life estate. After her death in 2004, the neighbors had plans prepared to demolish 1410, merge the two lots, and build a new 5,000 sq. ft. residence. The owner presented his plans to the PHNA board in 2005 and they expressed concern about the loss of 1410 with its prominent location and as a contributing house in our National Register District.

The owner then listed 1410 for sale in fall 2005, and because developers were interested in demolishing the house to build two residential units, he applied for a demolition permit. Six Pemberton residents formed Pemberton Preservation Partners and stepped forward to question the demolition permit request. They purchased 1410 in late 2005 and spent 2006 completely restoring the house.

In 2007, they sold it to Jackee and Tony Kayser. Pemberton Preservation Partners received a Heritage Society of Austin Merit Award in 2007 for the restoration of 1410, and that same year Candace Volz undertook the research that resulted in Historic Landmark status for the Parrish-Fleming House. So today 1410 Northwood stands on its prominent corner in Edgemont, reminding us daily of the people and times that created our neighborhood more than 80 years ago.
