It will be designed and decorated in line with the bright and eclectic feel of the pub. Works will include:• Constructing a new servery counter, with a traditional timber

panel front. • Installing a brand new back bar fitting, complete with rustic

timber shelving, feature metal details, distressed mirrors and LED lighting to enhance the premium offer.

• Laying a new feature bar apron, with decorative tiling to contrast the traditional wooden bar front.

• Installing a new coffee station to support the improved coffee offer.

• Decorating with feature pendant lights.LobbyA new lobby will be created, providing a premium, contemporary entrance for customers. The multiple existing doors will be removed to create a cleaner entrance, and new matting and doors will be installed.Bar AreaThe bar area will be fully refurbished in line with the pub’s new stylish design to create a London-style pub, providing a lively atmosphere for customers to enjoy a quality drink. Structural works will create a single trading space and tasteful differences in decoration will help create a variety of moods and seating options. Works will include:• Laying new reclaimed timber flooring. • Installing sections of fixed seating, upholstered in a rich cracked

leather finish.• Introducing a variety of loose mid-height furniture, including

sharing tables, wooden chairs and vintage stools upholstered in bright velvets and cracked leather.

• Adding a new flat screen TV complete with Sky, creating more of a local’s-bar feel.

• Constructing a new wall complete with skirting at the end of the new bar servery.

• Retaining the existing AWP machine, but adding screens for privacy.

• Adding a new screen to the darts board, adding safety and distinction to the area.

• Installing a new poseur drinks shelf by the darts board. • Installing a new inset fireplace with a refurbished flume to

create a cosy focal point in the area. • Adding painted wall panelling to frieze height throughout

the space. • Finishing the space with quirky bric-a-brac, framed artwork

and vibrant faux planting. Dining AreaSubtle differences in decoration will create an area to the right of pub more tailored towards customers looking to enjoy the pub’s brand new food offer in unique surroundings. Works will include: • Removing a section of wall to open up the area and create a

counter space for the new bar servery. • Adding a variety of dining furniture to the area, including

upcycled sharing tables, vintage wooden chairs and fixed seating upholstered in cracked leather.

• Decorating the walls with reclaimed timber panelling to frieze height.

• Installing a new inset fireplace with a refurbished flume, adding warmth to the space.

• Adding a new mantel to the fireplace. • Laying new carpet. • Adding new curtains to the windows. • Finishing the space with a warm painted finish, botanical

wallpapers and feature ambient sidelights.

Ladies and Gents Toilets The ladies and gents toilets will be relocated and decorated in line with the premium, lively feel of the rest of the pub. Works will include: • Stripping and removing the ladies toilets, and moving them to

where the existing kitchen is. • Retaining and expanding the existing gents toilets. • Reworking the lobby area to accommodate the

relocated kitchen. • Adding full wall tiling to both toilets. • Mechanising the ventilation systems in both toilets. • Installing new doors throughout. • Adding new urinals to the gents toilets. • Laying new feature floor tiling. • Installing new vanity units with inset sinks to both toilets. • Finishing the space with new ambient lighting and modern

framed mirrors. KitchenA new kitchen will be formed with a full range of equipment and appliances to support the improved food menu. The kitchen will be fully decorated, receive new lighting and will be laid out to maximise service efficiency.Outside Drinking AreaThe outdoor space will be updated to create a vibrant environment for customers to enjoy a drink or meal in during the warmer months. Atmospheric festoon lighting and the possibility of hosting BBQ’s during the warmer months will vastly increase kerb appeal and create a standout spot in the area. Works will include:• Removing the rear windows of the right trading area and

replacing with new patio doors. • Retaining and jet washing all existing ground coverings.• Laying a new bound gravel surface to the rear entrance area. • Adding a new rope and post boundary between the garden

area and car park. • Stringing festoon lighting throughout the space. • Adding new fencing to garden perimeter. • Refurbishing the existing benches with a brand-new stain and

adding new umbrellas. • Retaining and refurbishing the existing grassed garden.• Finishing the area with vibrant potted planting. CellarMinor modifications and redecorations will be carried out to support the new kitchen layout and a SmartDispense system will be installed to reduce waste and improve quality. Licensee AccommodationThis will be in line with our ‘Ready to Trade’ promise so you can focus on creating an exceptional venue from the outset.Signage and External AreaThe pub exterior, lighting and signage will be refreshed to position it as a modern, London-style pub with something to offer for the whole community. The transformation will enhance site visibility, highlight the pub’s offering and complement the new look of the interior. Works will include:• Repainting the lower facades of the pub in an attractive

heritage blue.• Painting murals on to the upper facade of the pub. • Painting the pub’s amenities directly onto the walls. • Installing a new signage scheme, including poster cases,

amenity signs and illuminated name signs to advertise the exciting offer.

• Adding new lighting including lanterns and floodlighting, to illuminate the pub’s entrance whilst improving its evening kerb appeal.

• Softening the facade with vibrant hanging baskets and window boxes to the first floor windows.
