As per managers’ meeting, we followed up on whether or not your agents are receiving opportunities to mail “Just Listed” properties, which is sent to them via xpressdocs.com once the new listing hits the Greenhouse. The program is active however, we found an area where notifications were being blocked from coming through to e-mail and we have fixed it.Please ask your agents to mark in their spam filter to never block [email protected].
As a result, agents may soon be receiving some rather old opportunities to send a “Just Listed” card to a radius around their listing via APM as the filter allows these old e-mails through.
The upside is it is fixed on our end and – when they take a new listing, the APM will notify them, if their e-mail client accepts them.

We are now able to offer all team members the opportunity to show many of your lease clients a much larger range of properties through our relationship with Hyperion Homes.
Their Lease with Purchase Right program is outlined in the attachment. Basically, those renters who would love to own their home but can not based on some glitch in credit or not having enough saved up for a down payment may apply on line and when approved for the program, they can look at homes for sale instead of just homes for lease. When they find a property, you write an offer for Hyperion to buy the house for cash. You are paid the commission as buyer’s agent for Hyperion and they will write the lease for your tenant to occupy the house. The resident will have a fully disclosed agreement to purchase the house at any time and for the cost as shown on the attached.
So many families have been caught in the ‘crunch’ of the last few years and I think this program benefits these people and benefits our agents with a better pay check than a rental provides. I am hoping agents who have already seen the program will contact some of their potential tenants right away and get them to go on line and apply. The application cost is $50.00 and if they do not qualify, the app fee will be returned to them.
We will have a presentation with questions and answers at The Woodlands Home Finding Center, June 4th @ 11am. Seating is limited to 35 so register on BackAgent to reserve your spot. It is such a simple concept and simple program, the meeting would need to be no longer than 30 minutes unless some agents stay for specific questions. There is no referral fee on these transactions and agents will be paid at their split. I am sure you can think of past and present prospects who would benefit from this.
I’m anxious to see how this goes as I like the idea of an investor with an eye to putting the probable buyer in a home which is one way for us to preserve our neighborhoods in this high investor buyer market.
