Summary of Exterior Building Materials

2701 Shattuck is to be fashioned from high quality materials that offer both beauty and durability. The commercial podium will be finely formed exposed concrete, with the Shattuck Avenue side of the project having an integral color stain. The large 19 x 35 foot commercial window openings in the concrete podium on the Shattuck Avenue elevation are broken up with horizontal steel “I” profile beams at 11 feet from grade and vertical steel “I” profile columns at 12 feet on center. This steel substructure supports the large aluminum and glass storefront window systems and provides elegant scale and rhythm to the Shattuck Avenue elevation.

The awning on the Shattuck Avenue elevation is approximately 11 feet high and projects 6 feet into the outdoor seating area. It breaks up the mass of the building at the street level, while providing shade for our outdoor dining and the building interior. The awning is fashioned from flat steel and high quality sustainably harvested hardwood to provide the storefront both beauty and warmth.

Above the commercial podium are wood-frame residential units that are broken up into smaller masses to reflect the buildings proximity to a residential neighborhood. The exterior walls will be medium finish exterior plaster on the north, south, and west elevations. The east elevation facing the residential neighborhood will have both exterior plaster and shingles to harmonize with the prevalence of shingled homes in this area. Windows will be of high quality commercial grade materials and either fiberglass or aluminum. All stairs, bridges, and railings will be of artisan quality powder coated steel.

PROJECT DESCRIPTION

2701 Shattuck Avenue is a proposed mixed-use development project at the corner of Shattuck and Derby Streets in Berkeley, CA. The site is roughly 14,000 square feet and on the southern end of the Shattuck Avenue commercial corridor. The zoning for the property is C-SA, for “South Area Commercial”. The last use of the site was as an automobile dealership. The site is fairly flat and currently mostly a paved parking lot with a small non-descript single story building.

The developer proposes to create a dynamic mixed use project on this site. The project will have 69 residential units (63 studio apartments and 6 one bedroom apartments) above a street level commercial podium type structure with 41 parking spaces and space for a 5,700 square foot restaurant.

The project is designed to create a safe and lively urban experience at this corner, in particular, and in the south Shattuck Avenue area generally. The building allows for the quality and quantity of space at the ground level that noteworthy restaurant operators desire. The pleasantly wide sidewalk along Shattuck will be improved to provide high end outdoor dining and help make this corner a Berkeley landmark.

The developer and designers have also made significant efforts to break up the residential components of the building, to create a harmonic relationship with the residential neighborhood to the east of the property. The residential units that sit atop the commercial podium do so in completely separate masses, none of which are more than 4,000 square feet. These masses are separated by 5 feet for circulation between the buildings. These residentially-scaled building masses surround an internal courtyard that allows light and air to all units. The podium level of this courtyard is 2,100 square feet and acts as community open space for the residents.

Other features of the building include an electric vehicle charging station, 71 bike lockers and a bike repair station, and a 700 square foot community recreation room. The entire project will be designed and built to reflect a commitment to saving energy and sustainable design, construction methods, and systems.

Summary of Exterior Building Materials

2701 Shattuck is to be fashioned from high quality materials that offer both beauty and durability. The commercial podium will be finely formed exposed concrete, with the Shattuck Avenue side of the project having an integral color stain. The large 19 x 35 foot commercial window openings in the concrete podium on the Shattuck Avenue elevation are broken up with horizontal steel “I” profile beams at 11 feet from grade and vertical steel “I” profile columns at 12 feet on center. This steel substructure supports the large aluminum and glass storefront window systems and provides elegant scale and rhythm to the Shattuck Avenue elevation.

The awning on the Shattuck Avenue elevation is approximately 11 feet high and projects 6 feet into the outdoor seating area. It breaks up the mass of the building at the street level, while providing shade for our outdoor dining and the building interior. The awning is fashioned from flat steel and high quality sustainably harvested hardwood to provide the storefront both beauty and warmth.

Above the commercial podium are wood-frame residential units that are broken up into smaller masses to reflect the buildings proximity to a residential neighborhood. The exterior walls will be medium finish exterior plaster on the north, south, and west elevations. The east elevation facing the residential neighborhood will have both exterior plaster and shingles to harmonize with the prevalence of shingled homes in this area. Windows will be of high quality commercial grade materials and either fiberglass or aluminum. All stairs, bridges, and railings will be of artisan quality powder coated steel.
