SITUATIONKillean and Dalmore Farms are situated on the west of the Kintyre peninsula amidst magnificent coastal scenery. The Kintyre Peninsula is a peaceful yet easily accessible location on the west coast of Scotland. Joined to mainland Scotland by a narrow strip of land at Tarbert, to the north, it has all the characteristics of island living but the benefits of not being reliant on a sea link. The peninsula is about 40 miles long and benefits from the favourable Gulf Stream climate; the area is noted for its mild weather and long growing season.
The farms lie either side of the village of Tayinloan which includes a village shop and petrol station. Tayinloan is also where the ferry docks for the Isle of Gigha and the towns of Campbeltown and Tarbert are both approximately 19 miles away and offer a wider range of facilities. Glasgow can be reached in just over two hours by road (116 miles). There are regular scheduled flights between Glasgow International and Campbeltown airports (16 miles), the latter having one of the longest runways in the UK which can land almost any type of private aircraft.
Kintyre has an abundance of leisure pursuits available. There is a very good marina at Tarbert with sheltered sailing on Loch Fyne and access from Ardrishaig through the Crinan Canal to some of the most beautiful sailing in the world around the Western Isles. There are many opportunities for inland loch and sea fishing and there is a championship links golf course at Machrihanish. The presence of palm trees and other temperate plant life is attributed to the mild climate created by the Gulf Stream which affects much of Scotland’s west coast and serves to enhance the opportunities to enjoy these many outdoor pursuits.
DescriptionKillean and Dalmore Farms are presently run as part of a larger in-hand farming operation on the Killean Estate. The farms are being offered to the market as two lots separately from the wider estate, as described below. Killean Farm is equipped with a relatively new range of modern buildings and there is a secondary range of buildings and a farmhouse at Dalmore.
In total the two farms extend to around 445 acres including 121 acres of silage ground, 208 acres of permanent pasture and a further 45 acres of rough grazing; the remainder is mainly beaches, buildings and woodland. Stocking is based around a commercial beef herd and a small herd of pure bred Highland cattle. There is also a flock of breeding ewes which is divided between an in-bye flock of mainly Texel and Cheviots.

Dalmore Farm is situated between the A83, the foreshore and the Tayinloan ferry terminal to the Isle of Gigha. At its centre is the farm complex, which includes a 4-bedroom farmhouse and a range of useful buildings.
Dalmore FarmhouseDalmore has a traditional, stone and rendered 1½ storey farmhouse with a slate roof which forms part of the courtyard at Dalmore farm. It has recently been upgraded inside and has a sitting room, kitchen, bathroom and four bedrooms. Council Tax band E. Dalmore Farmhouse is serviced by mains water, private drainage to septic tank and oil-fired central heating. It is currently occupied by the farm shepherd on a Service Occupancy basis.

Killean Farm is situated between the A83 and the foreshore. The land extends to around 239 acres
in all with most of this being improved grassland.
There is a cluster of modern farm buildings which are based around a newly-constructed 1,500 sq m.

The building of the new shed at Killean Farm has allowed for a more intensive and profitable farming operation. With the exception of the Highland cattle, which under the current regime out-winter on the neighbouring hill, all young stock and most of the cows in the main herd are in-wintered on straw bedded courts and fed with silage produced from 110 acres of in-bye grassland here and at Dalmore. The low ground flock are all lambed inside and the hill sheep are lambed in the sheltered fields.
The land is generally classified as Grade 4(1) but it has been improved substantially in recent years with a rolling programme of re-seeding and liming, along with applications of seaweed and dung as well as commercial fertilisers, in accordance with soil test recommendations. Typically two cuts of silage are taken off the farm and some of the fields are capable of three cuts, all of which are baled and stored on the farm.
A grassland management programme has been in place for the past seven years based on re-seeding 20 to 25 acres with new grass and clover annually. Generally, this is sown under a crop of oats which is cut in the first year for arable silage.
Great emphasis has been put on the amenity and environmental appeal of the estate by the present owners who have entered into a number of farm management and stewardship schemes. Both farms lie entirely within a Less Favoured Area and attract the requisite grant subsidies. More details about schemes and subsidies are available from the selling agents.

Ingoing ValuationThe purchaser(s) shall, in addition to the purchase price, be obliged to take over and pay for at a valuation to be agreed between two valuers, one acting for each party, or an arbiter appointed by the valuers, or failing agreement as to the appointment by the President, for the time being, of the Royal Institution of Chartered Surveyors (Scottish Branch), the following:
1. All cultivations carried out in preparation for the current crop valued on a labour and machinery basis.2. All growing crops, on a seeds, labour, lime, fertiliser, sprays and machinery basis with an increment representing the enhanced value of the establishment and age of such crops.3. All hay, straw, fodder, roots, silage and farmyard manure and other produce at market value.4. All oils, fuel, fertilisers, sprays, chemicals, seeds and sundry at cost.
Note If the amount of the valuations has not been agreed on the date fixed for completion, then the purchaser shall pay to the seller such a sum as the selling agents shall certify on account at the valuation pending agreement. Should the payment not be made within seven days then interest will become payable on the outstanding monies at 5% over Bank of Scotland borrowing rate.
Servitude rights, burdens, wayleaves and statutory public and other access rightsThe property is sold subject to and with the benefit of all existing servitude and wayleave rights, including rights of access and rights of way, whether public or private. The purchaser(s) will be held to have satisfied themselves as to the nature of all such servitude rights and others following their solicitors’ examination of the title deeds. The Sound of Gigha is proposed to be designated a marine Special Protection Area which would run close to both farms from the Mean Low Water Springs, although this is unlikely to conflict with farm management objectives.
Minerals, sporting rights and timberAll mineral rights, sporting rights and standing timber in so far as they are owned are included in the sale.
STIPULATIONS
Purchase PriceWithin 7 days of the conclusion of missives a non-returnable deposit of 10% of the purchase price shall be paid. The balance of the purchase price will fall due for payment at the date of entry (whether entry is taken or not) with interest accruing thereon at the rate of 5% above Bank of Scotland base rate. No consignation shall be effectual in avoiding such interest.
DisputesShould any discrepancy arise as to the boundaries or any points arise on the Remarks, Stipulations or Plan or the interpretation of any of them, the question shall be referred to the arbitration of the selling agents whose decision acting as experts, shall be final.
Plans, Areas and Schedules These are based on the Ordnance Survey and are for reference only. Directions From Glasgow follow the A82 along Loch Lomond to Tarbet and onto the A83
signposted to Campbeltown. Follow the A83 through Arrochar over the ‘Rest and
be Thankful’ and down the west side of Loch Fyne through the coastal towns of
Inveraray, Lochgilphead and Tarbert. Continue on the A83 to the west side of the
peninsula. The entrance to Dalmore Farm is about half a mile north of Tayinloan
village, while the entrance to Killean Farm is just under a mile to the south of the
village, both entrances being on the west side of the road.
