Offsite construction is inherently an

efficient and cost-effective way of

constructing all or parts of a building,

typically halving the time of traditional

build whilst offering a range of associated

client benefits including:

• Finance charges can be reduced as the payment

period and profile is different and revenue

realisation can be earlier. • Lightweight steel frame can act as the primary

structure, removing the need for traditional

supporting structures. • LGSF modular product is typically 30% lighter than

a traditionally built solution, allowing optimisation

of foundation design and associated cost savings. • Factory automation reduces the need for diverse

site trades. • Programme time reduces as work in the factory

can commence in parallel to preparing the site.

• Fully fitted modules accelerate construction time

allowing up to 300 sq. m. of accommodation to be

installed per day. A new build hotel comprising

around 120 beds and various front of house/back

How long have we been doing this?

Our earliest involvement in Offsite goes back to

1984 when we worked with a major oil company

in developing a modular retail shop for their petrol

forecourts. This reduced their overall

redevelopment time by 50%. We have been

involved in the Bathroom pod industry since the

mid-1990s.

Our processes and procedures have been honed

over a 30 year period, and we are constantly

looking at ways of continuous improvement. We

first introduced innovative wiring and plumbing

systems into Offsite manufacturing over 10 years

ago, and have proven procedures that ensure the

most effective manufacturing techniques for

manufacturers are implemented. This in turn leads

to a cost effective solution for end users and

manufacturers alike.

Product Development

We specialise in helping our clients diverse into new

markets in Offsite manufacturing. If you want to enter

the Modular Building or Bathroom pod market we

have a dedicated team who can assist you hands on.

Factory setup

We have setup manufacturing facilities for clients in

the USA, Canada, Europe and Australasia. We have

helped those clients manufacture prototypes, trained

their workforce, and written bespoke QA & QC

Documentation. We have also set up the Sales and

estimation functions.

Supply chain sourcing

As part of our setup process we source a reliable and

local supply chain, normally backed up by a global

products manufacturer. We have worked with

manufacturers such as Grohe, Kaldewei, Laufen and

others to ensure our clients get a continuous supply.

Project Management

We represent the end user when they decide to

contract out an element of their build process to an

offsite manufacturer. From initial tender evaluation

through to factory inspection and final handover we

represent the client’s best interest.

Design

We have partnerships with Structural and MEP

engineers as well as our own design team, who can

provide structural solutions for Modular as well as

MEP design for Bathroom pods and Modular fit outs

and our design team can provide layout design as well

as digitally engineered drawings.

RECENT PROJECTS

We have completed projects on a Global

basis. Here we feature a few of our

recent projects

Canada

The client engaged Intelligent Offsite to help

them set up what would be Canada’s first

mainstream bathroom pod manufacturer. We

engaged a supply chain and trained the

workforce to manufacture 6 prototype

showroom Bathroom pods. We also set up the

Design, Estimating and QA Functions as well as

instigating Sales meetings with major Hotel

chains in future supply. We also designed and

project managed the production facility fit out,

as well as fitting out a fully retail furnished

showroom with all goods supplied free of charge

from our global supply chain.

USA

We have 3 recent assignments in the USA. The

first was for a manufacturer of Modular buildings

and Bathroom pods who employed us to look

and improve their manufacturing techniques,

and the design element. We also assisted them in

setting up a facility in Thailand for production

that was targeted at the Australian market.

The second assignment was for a general

contractor, who we assisted in setting up their

own pod manufacturing and the Third was a

Research and design project for a new

manufacturer.

Australia

We have completed 2 assignments in Australia.

The first was in Perth for newly formed Podium

Pods who are part of McNally group and the other

a bathroom pod company setup for Australian

Portable camps in Adelaide.

On both projects we identified a supply chain to

work with the clients in the future, as well as

designing and manufacturing prototypes, putting

in place a QA and QC system and designing and fit

out of the production facility.
