Facilities department is utilizing the energy navigator on a daily basis.
Refillable dry erase markers being used in Breck.
September 2014 (facilities department) -Attend training on Energy Navigator by
CLEER -Begin using energy navigator on daily basis, Identify 125KW spike causing
High Peak Demand costs -Begin inspecting electrical system and large electrical
devices, transformers and distribution panels testing amps and volts, temps and
overall use/run time
October 2014 (facilities department)
-Performed preventive maintenance (P.M.) on all culinary refrigeration
equipment, identify needed repairs, order parts and make repairs,( reduced run
time on this equipment by 25%) and by completing this work in house we saved
$1500 on outside labor -Repaired and re commissioned Cyber Café refrigeration
units. Shut down large display refrigerator ( to be used for special events only
now) -Repaired domestic hot water leaks on commercial dishwasher and dish pit
triple sink -Begin daily checks and create maintenance log for all commercial
refrigeration units -Performed P.M. on Dillon mechanical room and heating
system, make needed repairs, pass inspection and receive recertification by CO
state boiler inspector ( reduced start and run amps by 20% on boiler heat
pumps), completing this work in house saved $2500 in outside labor costs
-Added environmental controls to roof drain heat tape ( Dillon), Begin shutting
off/on unregulated heat tape manually -Repair and re commission Dillon Annex
gas fireplace. This unit has a very efficient burner and requires no electricity to
operate. Great way to heat up the front offices and lobby and it looks great too.
( In house labor savings=$450) -Oversee L E D parking light project in Dillon.
Replacing existing lamps at main bldg. and adding new poles and lamps at the
annex. (This project has added an electrical load to the building, however it does
qualify for a rebate program with Xcel Energy)
November 2014 (facilities department:
-Attend energy audit with CLEER, obtain general overview of commercial power
systems, receive advanced training on Energy Navigator -Decrease our run time
on the HVAC system by adjusting schedules and decreasing our unoccupied set
points to 55 degrees
- Performed an in house energy audit, My focus was on the HVAC and electrical
system usage as well as the building shell and thermal barrier. I identified all
building performance issues and created a report with my recommendations to
dramatically increase our energy efficiency.
December 2014 (facilities department):
-Identify control points for domestic hot water (DHW) system, significantly
reduced runtime on recirculation pumps -Perform P.M. on culinary ice machine,
increasing performance and efficiency, ( in house labor savings=$500)
-Shutdown all gas cooking equipment during holiday break -Create holiday HVAC
schedules and run system at minimum capacity during holiday break -Shutdown
vending machines during holiday break -Shutdown domestic hot water heaters
during holiday break -Installed heavy duty appliance timer on 1 vending machine
Ongoing Projects (facilities)
- Weatherize and Insulate Dillon Annex attic -Install insulation on all exposed
heating and( DHW) piping and storage tanks
- Replace Dillon main building roof with new high performance roof materials
and coatings
- Replace interior common area fluorescent lighting with LED's and add
occupancy sensors at Dillon main bldg.
-Obtain thermal image photography of all buildings to identify weak points in
our thermal barrier, seal any air gaps, add insulation and window inserts to
minimize heat loss -Obtain thermal imaging of electrical distribution system,
identify and repair voltage leaks -Xcel energy to perform energy audit and
building analysis -Obtain all qualified rebates for our Solar panel, LED lighting
and high efficiency condensing gas boilers -Install heavy duty appliance timers
on all vending machines -Retro-fit parking lot lighting to LED's at Breckenridge
campus
Ongoing Brainstorming Parking Lot
I'm wondering if there have been further discussions in the Green Team about
actual ways to use the Navigator. I plan on having an assignment in my classes
doing some data analysis with the navigator info, but apart from class
assignments (which I think are very valuable) and Julie's flyer, are there any
plans to encourage the general population to review the data? I 'm thinking we
might consider an ongoing energy "contest" among the campuses. Each
navigator gives a square foot usage of energy which is a good common
denominator to measure reductions in energy use. We could have a campaign
for a month or so for each campus to try to reduce the energy used and then
provide some sort of reward to the winner. I haven't thought through this idea
completely, but what do you think. (Krissy Barret)
Goals (facilites) need to be incorporated into this plan:
Dramatically reduce our energy usage, lower our carbon output and increase
our building performance. Become a member of the United States Green
Building Council (USBGC) and attain LEEDS certification in Facility Operation and
Maintenance ( O & M)
There are many sections of LEEDS certification from construction to
maintenance, you must register and apply with the USBGC. ( The cost is not
high, It is less expensive if you are a USBGC member.) For more info visit the
USBGC website. ( USBGC.COM )
Need to plan the Spring mini-sus conference.

6. Explore composting options/share composting
data
The majority of composting waste at the Summit
Campus comes from the culinary kitchen. At this time,
95% of compostable waste from the kitchen is being
collected and composted. To expand composting,
collection bins will also be set-up in Dillon
Initiative Owner Justin Pollack & Doug Schwartz
Team
Budget Estimate
Action Items to Implement Initiative
Share what is currently happening with composting (95%) on the bulletin board, at staff meetings, etc.
Justin will explore the following:
contacting HC3- can CMC be a pick-up site, develop a
plan for transporting compost, explore including
composting bins in bathrooms, signage directing
users to use proper bins, changing contracts with
janitors to sort bathroom trash- Justin did this and
learned that only food waste will be accepted by
county. So- we will not pursue bathroom tissue
composting at this time.
There was an idea to collect food waste from staff
meetings to compost with BK kitchen waste but Doug
informed us that only raw food can be composted
using the kitchen composting system.
Bins will be set up in BK and DL to collect all food
waste and Justin will collect these and bring to
composting site.
Anticipated Benefits

7. Regularly share information from the energy
navigators with students, staff and faculty.
Currently, there are energy navigators at both sites.
However, they do not seem to be used to the fullest
possibly because there is not a clear understanding of
how to use the data. This is an attempt to share the data
from the energy navigators and help others understand
how to use the tool.
Initiative Owner Bryan Trujillo
