ABOUT THE PROJECT...
The goal of this programming study is to provide SONOS with a forecasted view of their employee’s space needs in order to support the effectiveness of their future growth and workspace environment.
This study is based off of data collected from interviews between TROIKA and 12 SONOS employees. Through these interviews each employee acted as a spokesperson for their department, providing TROIKA with valuable information regarding employee counts, space requirements, workspace environment needs, and social/ammenity requests.
The results of this programming study should lead to exciting, engaging spaces for the company, branding opportunities spreading its creative culture, and innovative audio spaces for employees and visitors to be part of the SONOS experience.

SONOS NOW... Before beginning the interview process, TROIKA conducted an onsite observational walkthrough of the current SONOS space in order to gather an overall understanding of the departmental layout, work flow, and density. During this walkthrough a number of individuals within each department were briefly questioned about their spaces. The highlighted floor plans to the left and the Department Schedule shown below are the graphic representation of this walkthrough. The initial understanding of these spaces was a critical element when conducting the official programming interviews.
The takeaway from this initial walkthrough was that the existing layout is inefficient and crowded, a product of the rapid growth of the company within a building where there is minimal expansion opportunities. The densification resulting from these issues skews the USF per person metric (shown above). This number is based on the usable square footage measured off of the plans shown to the left (46,829 USF) divided by the expected employee count for the 2014 Fiscal Year of 219 people. It was also discovered that departments and locations shown in the graphics on this page are a generalization. The densification has led to a mingling of departments sometimes creating unexpected benefits in workflow while at other times creating distractions and difficult working environments.

The key to programming is collecting data and analyizing spaces in a way that allows the metrics to inform the way we understand and design spaces. The observations in this section point out key pieces of information that should be considered when designing for the future SONOS experience.
1. The USF and RSF required.
2. Multiple Circulation Factors to determine design efficiency and for use during
the design process as a measuring tool for proposed layouts.
3. Occupancy metrics.
4. Ratios that inform how spaces are defined and used.
A summary of where this information derives from as well as all of the supporting data for these metrics can be found in the sections 4 and 5 of this study.
The space ratios shown below describe the proportional utilization of spaces discovered through the programming study. Approximately only half of the required SF is needed for individual use. This metric is inline with the trend seen from similar global companies whose process requires a large amount video conferencing and collaborative workspace.
*Ratios are measured by usable square footage. Lab space and circulation space were not included in the square footages used. Lab spaces are a specialty item that could be itemized as individual, collaboration, social, or utility space leading to an ambiguity that would skew the ratio. Circulation is also ambigious as it can be incorporated into social and collaboration spaces.

The space requirements derived from the programming interviews are shown below, the USF is circled in blue & the RSF is circled in red. The effects of 3 different Circulation Factors are used in order to create guidelines against which the design efficiency of proposed layouts can be measured. These Factors are highlighted in yellow along with the design effeciency standard they create.
Using the the SF requirements from the 40% Circulation Factor and the employee counts from the Programming Summary in the next section, the occupancy metrics for move in 2015 and look ahead 2019 are shown below. It is important to note that the decrease in USF/PERSON between 2015 and 2019 is primarily due to the initial buildout requirements for the social and utility spaces. These spaces are being designed from the initial 2015 phase to accomodate the growth of the company through 2019 leading to a larger proportion of space per person initially.

PROGRAMMING SUMMARY... On the left is the programming summary spreadsheet of all of the data collected over the course of the study. A key item to note is that the USF amounts from the supporting spreadsheets which feed into this summary are preliminary and subject to change. Also important to note is that no interview has been conducted with the QA and User Experience departments. As the project moves ahead, it would be important to setup interviews with these departments to identify their specific needs. Also important is the identification of any smaller departments or subdepartments that may have been missed in the first round of investigations.
Lastly, please note that there is an overlap in spaces indicated in the Product Development, Hardware Labs, and Product Management spreadsheets. Due to this replication, the total USF and RSF shown are inflated and could be corrected through another combined meeting with these 3 departments. The known areas of overlap are indicated on the Hardware Labs spreadsheet shown in section 5 in orange highlight. This area amounts to approximately 10,000 USF in 2015 and 16,000 USF in 2019. Our research has shown that there is the potential that these numbers could be as high as 20,000 USF in 2015 and 45,000 USF in 2019.
The results of our initial investigation indicate that, using a 40% circulation factor and a 15% loss factor, the total rentable square feet that would be ideal for the new SONOS space would need to be approximately 150,000 RSF with the ability to grow to around 260,000 RSF within 4 years of occuping the space. The 40% circulation factor used is a conservative estimate and as discussed in the prevoius section, can vary based on the structure of a site, the density of the program, and the ability to incorporate circulation within other programatic elements.
