Homeowners’ Association Newsletter
President’s Message by Angie Hernandez Greetings to all, and we hope this newsletter finds you healthy and well. We wanted to let you know that, for the most part, Six Mile is financially in good shape for the coming year. We will be working on the 2014 proposed budget and reviewing current and anticipated expenses, but at a glance, there is no need to change the assessments for 2014. In an effort to save money, since it does not appear there will be any need to change the assessment for the coming year, the budget notice and 2014 assessment notification will be sent out with the first annual meeting election notification. Saying that, the best way to insure we limit or eliminate the need to increase assessments is, as always, the more we do for ourselves as a community, the less we spend on contractors and venders to do it for us. If you have any interests or expertise that might benefit your community please let us know. Members interested in working on the 2014 budget draft/analysis are welcome to assist.
Speaking of 2014, it is known that there will be at least two vacant BOD seats for 2014, so nominations and volunteers are needed. If you have any interest or know a member who has any interest please have them fill out a nomination form and return it to Space Coast Property Management, attention Scott Armison. Should anyone want to go over what being a board member involves /requires, we would be happy to answer any questions and go over any processes /projects that may fall on the new 2014 Board. The community must have a Board of Directors and there can be no roll over if current BOD members are not willing to do so (which they are not). There has to be 3 candidates/volunteers minimum so it is important to consider.
As many of you may know, we lost a very caring and community oriented member of Six Mile Creek this past July, John Sovach. John lost a long standing health battle and will be missed by all who knew him. He worked on many projects over the years for Six Mile including document revision, planning of the entrance and common area as well as many other areas for the good of the community. I do believe one of the best and most notable contributions over the years has been the community holiday decorations at the entry ways. His number is listed under “Christmas John” in my phone. This holiday season I would like to go all out on the Community Decorations to honor John. We have lots of decorations donated or built by members over the years, so there is no need to purchase, just design and install. Also (which John would have loved to compete in) VECA is considering having a community holiday decorating contest. Any and all members of any age that are interested in working on the inspecting of lights, design and /or installation of the Entry Holiday Decorations this year would be greatly appreciated. Please contact via email or phone to sign up. We can start as soon as anyone wants to as there are a lot of boxes to go through.

COVENANT RULE REMINDERS: Moldy or Dirty sidewalks and driveways are homeowner responsibility. Please have them cleaned as needed.
Discoloration on your home’s exterior and /or roof is a covenant violation. Please inspect your homes and address any concerns.
Parking on the Streets between 12am -7am and parking over sidewalks at anytime are not only violations of your community documents but against county code which
is a $35 ticket for each offence. The Springs of Suntree encourage law enforcement to ticket.
Pets must be leashed and owners must clean up after them. This is also a county code enforceable by fines. The Springs of Suntree encourages Animal Control and law enforcement to enforce
these laws.
Yardwaste should only be put to the road on Waste Management pick up scheduled days. They should not be piled on the street or over street drains. Large piles
must be called in for special pickup and hired trimmers/landscapers have to take it with them.
Remember, the homeowner is responsible for any violations by tenants related to maintenance of the property and rules of the community. Fines and penalties go to the homeowner and their account. These may seem like very stern reminders but your neighbors and fellow residents would appreciate your cooperation and have encouraged management and Board of Directors to ensure you do.

You have more than likely received 64-gallon garbage and 64-gallon recycling cart to your home. Please do not begin using your carts until the week of September 30th, 2013. The cart program requires an Automated Side Loader Truck for collection so it is important residents do not use their carts until the program begins the week of September 30th, 2013 when the trucks will be equipped with the correct equipment. If you wish to exchange the size of your trash cans you can contact Waste Management to opt for the 34 gallon or the larger 95 gallon. Residents may contact Waste Management at (Central/South Brevard) or Brevard County at (321) 633-2042 to request a different size cart. There is no charge within the first 60 days from the start of service (September 30, 2013) to switch out the standard issued 64-gallon carts.
Remember: Trash cans, recycling bins and yard waste are to be stored out of sight prior to and after scheduled pick up days. If they will not fit in your garage you must have them hidden from view. There are options to accomplishing this- planting or screening are a couple of them. An ARC application is required for any new aesthetic changes.

Help your community enforce rules and
aesthetic requirements.
As great residents in the great community of Six Mile
Creek, it is everyone’s business to be involved in
policing our community. Throughout the year, you
will see HOA infractions. And when you do, it is
important that you point them out. If you see an
infraction or something you think is not correct,
please take the time to politely point it out to your
neighbor or individual who is committing the
infraction. Talk to them as a neighbor or friend and
explain what they are doing is against our by-laws.
They just may not know what they are doing is
against a by-law like parking on the grass or blocking
the sidewalk etc. Let’s make a community effort to
solve the problem at the lowest level! You don’t
have to be confrontational, just point it out. If the
problem persists then bring it to the attention of
Space Coast Property Management as they are
responsible for enforcement. However, they cannot
do it alone so get involved, take an active part of our
community and together we can ensure our
community remains a safe and wonderful
community to live in.
Member volunteers to be like “secret shoppers” by
doing occasional community drives to assist in
compliance requests may be an idea to explore. If
you don’t realize it, the constructive complaints
received are appreciated to help in maintaining our
chosen community standards.

2014 BUDGET
Meeting Dec. 4, 2013
We are preparing for the 2014 budget. At a quick
glance we are in good shape barring any unforeseen
expenses. We have already collected the first half of the
2013 years shared expenses from Crane and Cross Creek, have worked well with our contracted
vendors so we are not anticipating any large increase in expenses. Exceptions are FPL and the City of
Cocoa who are the most fluctuating costs. As one of the many ways we are working to control costs, the
Budget Meeting will take place on Wednesday December 4, 2013. Why so late? Well, for a couple
of reasons. Mostly, we do not anticipate any need to increase assessments and by delaying the meeting we can include the proposed budget and budget notice in the first annual meeting mail out, saving
nearly $800 in multiple mailings.
SMC ANNUAL YARD SALE – NOVEMBER 16 2013
We will have our annual yard sale in November. We are in need of sign makers and sign installers. If you are interested, please contact Kristi Anderson at 321-752-7879. If no one steps up, this will be the last year. It is fun, and not a lot of work.
HELP WANTED If you want to help review the finances or budget analysis to develop the 2014 budget please let Angie know. Since there are only 3 members to the board, only one BOD member works on the budget. The other two BOD members have to be present to make up a quorum, but we cannot meet unless it is in a formally scheduled posted meeting place which cost money. So though we do not currently have a finance committee, if you would like to help, let me knows.
TWIN CREEKS PARK
Twin Creek Park is the park at the end of Old Gory which is owned and maintained by Six Mile Creek and Crane Creek HOA’s. Over the years we have put “band aids” on the play area and general amenities at the park. At this year’s 4th annual park clean up, it was great to see there were less vandalism and littering. A couple of picnic table areas had to have minor repairs, the 5-12 year old play set did need to have the “monkey bars” removed and reconnected due to structure concerns but for the most part we have another year of minor repairs. The basket ball courts have been used more than ever over the last year and because of that it was decided between the two communities to have the back boards re-done and new hoops put up. We are at the point where serious planning by both communities needs to take place in regards to the play areas. We have in the past gained quotes on replacement options and cost and using that as a basis, each community will need to plan on investing at least $4000.00 at some time in the next couple years. This investment can also be financed with some of the playground equipment providers so we would like to have interested volunteer’s input into this project. We have also been looking at how and if we can put security lights at the back of the park as patrolling officers have strongly recommended. We can, and the least expensive price, would be about $1500 per community. Both communities will be looking at the finances to see where we stand. The park is designated a park and cannot be used for any other purpose. SMC membership has never voted to have a pooled reserve or deferred fund for things like the park, or the entries and fountains. (Members would have to vote in order for one to be established.) These expenses need to be planned for within our yearly operating budgets.
CRIME WATCH
We have had an outbreak of vehicle vandalism and theft within the past few weeks. As most of you probably are aware from the newspaper coverage, Six Mile Creek, Suntree, and other local neighborhoods have been targeted. Local authorities are aware of the situation and sheriff deputies are patrolling the neighborhood. Each of us need to become more vigilant about keeping vehicles locked, noting unfamiliar vehicles driving slowly through the neighborhood, or seeing unfamiliar people walking in the later hours of the evening. Also, insure that home doors and windows are locked. If you see anything unusual or anyone acting in a suspicious manner, call the Sheriff's Department. Six Mile Creek and Crane Creek HOAs have been working together to help secure our communities by sharing the off duty patrols which give each community extra patrols each month. We have also started sharing a crime watch notification which allows each community to give the other a heads up if there are any incidences reported. Please help by keeping your neighbors and community informed if you experience any concerns.

ways. This summer has been a hot one and
the waterways are showing it. Aquatic Systems technicians have been
battling all kinds of algae outbreaks and noticing other creature activity.
We have not had many gators reported in our community but other surrounding communities have. Our
landscapers and lake service contractors have reported a higher
number of moccasins than in previous years and there have been public
safety warnings regarding illness and deaths related to bacteria in fresh water lakes and ponds. The county ditch that runs from Murrel Road to
the opening in the sound wall is being treated by the county to take care of
the overgrowth but there is still water under those weeds and this is one of the areas the poisonous snakes have
been spotted. This is also an area where many of the younger kids seem
to like to hang out. So please warn your kids to stay a health distance
from the water ways.
