Happy New Year, may everyone have an excellent 2015. This
year is being recognized by the United Nations as the Internation-
al Year of Light (IYL 2015). This recognizes the importance of
light-based technologies and how that will have an economic im-
pact on energy, education, agriculture and health. Maybe instead
of Wi Fi routers the world will switch to light based wireless
communications (Li Fi) to stream Netflix and see the hundreds of
new Friends episodes set to come out this month.
On behalf of the entire RCI staff I would like to express our grati-
tude and sincerest appreciation for all the wonderful donations
over the holidays. We all take great pride in keeping Scottsdale
Shadows, your home, looking amazing!
Pool 1 Re-Plaster
RCI always tries to minimize the disruptions to the common are-
as and schedule repairs during non-peak seasons; however, the re-
plastering of pool 1will need to take place during the month of
January. This work can only be done when the weather is cooler.
California Pools will be the vendor contracted to perform the
work. At the time of the writing of this article, California Pools is
in the process of obtaining a city permit from the city of Scotts-
dale. For this reason I do not have a start date. Nevertheless,
RCI will give a minimum of 1 week notice to all residents via fly-
ers of when Pool 1 will be closed. This work is projected to last 5
-6 weeks, during which time the gyms will remain open to all res-
idents. Thank you for your patience while the work is being com-
pleted.
Maintenance Department
Please make sure to see the new section of the newsletter titled,
“Tips from the Maintenance Department,” it contains pertinent
information. Its purpose is to aid residents in possibly identifying

potential costly hazards in your home or cost sav-
ing tips.
Barcodes
RCI would like to remind residents that barcodes
are now $10, effective January 1st.
Reserve Study
Last month I covered the expenditures from the
Reserve Study for the 2014 fiscal year. This year
projected expenses are as follows: Re-plastering
of Pool 1, which is done every ten years. (Please
note: Pool 2 is scheduled for 2016, but RCI may
try to fit this in during the Pool 2 remodel project.)
Work on Pool 3 deck, remodel of the saunas in the
gyms, xeriscaping in the front of RCI offices/lower
lake area. Also included for the 2015 year is the
Trellis work by RCI’s front office, the purchase of
two greens mowers, and finally replacing the
flooring in the RCI Lounge-Kitchen area. The
projected total cost for these projects is $221,000.
Miscellaneous
In conclusion, make sure to turn in your surveys
about the men’s/women’s gyms that you received
with your annual packet. The RCI board values
your opinions on this matter. Work on the
CC&R’s is still going on behind the scenes and all
co-owners will receive a copy for approval once
we reach that point. It is a slow tedious process
that will take some time and effort to complete.

Insurance Coverage Responsibility & Proper Procedures
Regime (Association) Insurance Covers:
Bathroom fixtures initially installed by developer.
Kitchen fixtures initially installed by developer.
Unfinished floors, ceilings, and walls.
Regime (Association) Insurance Exceptions: (Does NOT Cover)
Flooring (carpeting, tile, wood, laminate, etc.)
Drapes
Wall Coverings (paint, wall paper, etc.)
Fixtures
Furniture
Furnishings
Mold
Other personal property supplied or installed by the co-owner
All air conditioning and other services machinery installed therein
A unit owner/resident has primary responsibility for repair/replacement of damages to his/her unit, im-
provements made to his/her unit by current or former owners, to personal property of occupants, for damages
to Regime Common Elements or Regime owned personal property. And as damage to units and personal
property of other owners/residents as the result of willful or negligent acts of the owner/resident, family
member, guest, visitor, pet and/or of damages caused by a defect of services (electrical, mechanical, water/
sewage, plumbing, etc.) used exclusively by occupants of the unit.
In the event that a unit owner does not meet his/her responsibilities for such damages, the Regime Board
of Directors may arrange damage repair and/or replacement and charge the responsible owner for these costs.
Public Liability: The unit owner/resident is liable for any injuries/accidents that may occur within the unit
of the owner/resident.
All unit owners/residents are advised and urged to obtain insurance to protect themselves from
their responsibilities for damages to the unit and for their liability as a unit owner or leaseholder.

Unit Owner Procedures on a Claim
(Water, Fire, Pipe Break, etc.)
Unit owner/resident may contact RCI to help take preliminary action to limit the damages
to the unit and other units. (Neither the Regime or RCI has a management or mainte-
nance responsibility for the unit of any unit owner.)
Unit owner/resident shall contact immediately his/her insurance company of the incident.
The unit owner (not the Regime or RCI) is responsible for contacting the party re-
sponsible for the damages and for filing any claims related to the incident.
All Claims must be promptly submitted through RCI acting as the agent for the Regime.
RCI will notify the Regime’s insurance company of the incident. However, each unit
owner/resident involved in the incident is responsible (not the Regime or RCI) for:
*Contacting their own insurance company
*Contracting the appropriate parties to obtain repair bids
*Contracting for the work to be done
*Paying the contractor when the work is completed
(It falls outside the scope of the Regime’s insurance coverage)
Each unit owner involved will be expected to file a claim and a report of the incident with
RCI and to submit repair cost estimates to RCI to forward to the insur-
ance company of the Regime.
Once an insurance claim has been submitted, the resolution of the claim usually rests with the
Regime’s insurance company and the insurance companies of others in-
volved.
NOTE: After a claim has been submitted the Regime or RCI does not have the answers to any
questions you may have concerning the claim. Your insurance agent is your agent. Direct
your questions to your insurance agent not the Regime or RCI.
It’s strongly recommended that you contact your personal insurance agent and review
your Regime’s (Association’s) CC&R’s to make sure you are adequately insured in the
event of a loss.

RE: Unit Owner Insurance
The master insurance policy covers many of the insurance needs for each unit owner; however, every owner (including those owners who rent out their units) needs a personal policy for those items not covered by the master policy. Below is a summary of what is and isn't covered.
This policy provides property coverage for all commonly owned building property the Association is responsible
for pursuant to the provisions set forth by Association's Covenant, Conditions & Restrictions (CC&R's), and accord-
ing to the Policy terms, conditions, exclusions, and deductible of the Master Policy. The Association is responsible
only for the unit up to the unit's unfinished floors, ceilings, walls, and the kitchen and bathroom fixtures initially in-
stalled by the developer.
Building property coverage excludes all personal property as well as any building property that you are responsible for
according to your associations CC&R's such as; carpeting, drapes, wall covering (paint) fixtures, furniture, furnish-
ings or other personal property supplied or installed by the co-owner or all the air conditioning and other service
machinery installed therein.
Claims must be promptly submitted through RCI as acting agent for the Regime.
A unit owner's personal policy should include the following:
*Coverage for unit owner's contents, including theft of property.
*Building property coverage that you are responsible for according to your Association’s CC&R's and as indi-
cated above under excluded property *Mold Coverage is excluded under the master policy, but most personal policies offer this coverage for an additional premium
*A Loss Assessment Endorsement
*Unit owners liability coverage.
*Amounts need to be determined by each unit owner and your personal agent. Any other coverages you and your per-
sonal insurance agent deems necessary.

ments and ballot for board members so we can achieve a quorum, by the
end of next week. Remember that re-turning your envelope allows you to be counted, even if you do not vote on all
