Who is responsible when a bed bug infestation is discovered in my apartment?

If you have a problem with bed bugs or other insects or pests, you should immediately inform your landlord, your superintendent or property manager, or someone else who is responsible for ensuring homes are pest-free. As a tenant, you are responsible for cooperating with your landlord’s efforts to control bed bugs. What if other units have bed bugs? Do all tenants have to co-operate?

If the pest control operator believes there is a need to also treat neighbouring units, your landlord may have the right to enter to inspect and treat your apartment as well as the affected apartment.

What if you cannot properly prepare your apartment for treatment of the bugs?

Proper preparation is key to successful treatment and prevention of bed bugs. Landlords should tell you what you need to do in order to make treatment effective. Be prepared. This can take a lot of work, including clearing out shelves,laundering all clothing and bedding, moving furniture away from walls and removing clutter.

It is every tenant’s responsibility to make sure they properly prepare the apartment according to the landlord’s instructions. If you are unable to do this or have questions, make sure you speak to your landlord about it right away. Family members, friends, neighbours or community members may be able to provide additional support with the preparations.

Landlords can apply to the Landlord and Tenant Board for an order to evict a tenant if a tenant seriously and unreasonably interferes with the landlord’s efforts to deal with bed bugs.

Who pays for pest control costs?

Landlords are responsible for the costs for treatment.

What if your landlord fails to take action?

If a landlord refuses to help when a tenant notifies them of a bed bug problem, tenants may obtain assistance or advice from a legal clinic or from the Landlord and Tenant Board.

How do I check for bed bugs?

Use a flashlight to look for bed bugs and theirdroppings. Or use a hot hair dryer, thin knifeor playing card to force them out of hidingspaces and cracks. Check in the seams of yourmattress, inside your box spring and along yourbed frame. Also look in cracks and crevices inand around your bed and check surroundingfurniture and baseboards.

How do I stop bed bugs from entering my home?

Even the cleanest homes can get bed bugs,but regular inspection and cleaning can helpyou prevent an infestation. To prevent bedbugs from coming into your home you should:• Vacuum your mattress often• Clean up clutter• Seal cracks and crevices with caulking• Inspect used furniture or clothes before

buying• Never bring discarded bed frames, mattresses,

box springs, upholstered furniture or electronics into your home

• Inspect your luggage and its contents when you return from a trip

SATA Tenants Lounge RulesThe Tenants Lounge is located in the basement of Building 1, across from the pool.It is open daily from 9:00 AM to 9:00 PM.

1. This room is only for the use of tenants of the Saville Apartments. Public events are not allowed due to safety and security concerns, and the lack of washroom facilities. 85% of the people in the lounge must be tenants.a

2. The capacity of the room is 60 people.

3. Reservation of this room must be coordinated with both the Saville Apartments Rental Officeb and SATA (usually the President – see SATA Contact List).

4. Regularly scheduled events have priority booking - see Weekly Activities Schedule.

5. No alcohol is permitted.

6. No smoking is permitted.

7. Food for the lounge can be prepared in tenants’ units but all ingredients must be freshly purchased. Food cannot be prepared in the lounge.

8. Noise will be kept to levels acceptable to residents of the building.

9. The room must be always be left clean and tidy.

10. Paramount Properties and the Saville Apartments Tenants’ Association (SATA) assume no responsibilities for personal injury.

a The ban on public events and events where less than 85 % of the attendees are tenants was discussed at the 2013 AGM. It was decided to maintain the ban due to the following concerns:• There is only one door out of the room which can cause a bottleneck if there is a fire• In case of fire, non-residents will not be able to exit to the garage which is locked• There are no water facilities with which to extinguish a fire• Public events would allow strangers access to the building, putting tenants security at risk.
