    Parkingisoneoftheservicesthatisincluded

    intherentformanytenants.Forthisreason,

    theparkingfeeincreasesbythesamerate.

    Sometenantshavebeenleftoutofthe

    applicationandwillnotreceivetheAbove

    GuidelineIncrease(AGI).Thisisforoneof

    tworeasons:

    a) theircurrentrentisalreadyatornearmarket,or

    b) allthecapitalexpenditureworkwascompletedbeforetheirtenancy

    began.

    Also,tenantswhomovedinaftera

    particularcapitalexpenditureitemwas

    completedwillfaceasmallertotalAbove

    GuidelineIncrease(AGI).

    Forinstance,atenantwhosetenancy

    startedonJanuary1,2012wouldnotbear

    thecostforthefirealarmaudibilityupgrade,

    theroofing,theboilerroommodernization

    orthepoolrepairs,sincetheirtenancies

    startedafterthoseprojectswere

    finished.AsaresulttheirAGIincreasewill

    belower(inthiscaseapproximately3.3%

    phasedinas:YearOne=3%andYearTwo=

    0.3%).
