This DEED OF ABSOLUTE SALE, made and executed by and between:

W I T N E S S E T H :
WHEREAS, the VENDORS are the registered and absolute owners of a parcel of land including all the improvements thereon, situated at ____________________________________________________, and more particularly described in the Transfer Certificate of Title No. ___________ of the Register of Deeds of the City of Makati, as follows:

That for and in consideration of the sum of TWO MILLION FIVE HUNDRED THOUSAND PESOS (Php2,500,000.00), Philippine Currency, receipt of which in full is hereby acknowledge by the VENDORS from the VENDEES, the VENDORS hereby SELL, TRANSFER and CONVEY absolutely and unconditionally, unto the said VENDEES, their heirs, successors and assigns, the above-described parcel of land, together with the improvements thereon, free from any and all lien or encumbrances of whatsoever nature; that the VENDORS shall defend the rights of the herein VENDEES again any claim of third persons; that the payment for the Capital Gains Tax, Documentary Stamp Tax, Registration and Transfer of Title, Transfer of Tax Declaration and other related expenses in connection with the transfer of title in the name of the VENDEES shall be for their own account.
