PPeople have long considered a real estate purchase in Rolling Meadows to be a great invest-ment. They love it for its location in the heart of everything and for its excellent schools, well-main-tained parks, bike trails and other community features/amenities such as the Ned Brown Forest Preserve.
In fact, it is still in demand for new construction, when land becomes available.
“Now that the recession is ending, there has been a marked increase in interest in our in-fill vacant property,” said Valerie Dehner, director of commu-nity development for Rolling Meadows. “We are one of the few communities in the area with such a wide variety of housing opportunities for singles, couples, families and seniors.”
For instance, Lexington Homes is currently constructing “Lexington Crossing,” a community of 54 townhouses, on the site of the former bowling alley on Kirchoff Road in the City’s downtown area. It is the first new construction development of its kind in the City in many years and is targeting young families, singles and empty-nesters with two and three-bedroom units with high-end inclusions like granite countertops, hardwood floors on the main level and stainless steel appliances, according to Jeff Benach, co-principal of Lexington Homes.
“When we find a piece of property that presents an oppor-tunity, we make a list of its pluses and minuses and decide from there whether to proceed,” he explained.
“The Rolling Meadows parcel had a great list of pluses. It is located less than a mile from Route 53, but you would never know it. It is only one exit north of I-90 and minutes from O’Hare. Everything around this development is new and
fresh-looking; you can easily walk to many things; and the price of the property was good enough to offer townhouses there with all the bells and whistles at an affordable price,” Benach added.
As recently as 60 years ago, however, Rolling Meadows was nothing but a large expanse of apple and pear orchards. It was unincorporated and some in Arlington Heights were hoping to turn much of it into a golf course, according to Beverly Keagle, vice president of the Rolling Meadows Historical Society.
But Kimball Hill intervened. He had other ideas.
Trained as an attorney but working as a builder, Hill pur-chased those orchards because he thought it was the perfect location for the master-planned community that he had already
designed. Church locations were even mapped out.The original homes, two and three-bedroom ranch homes
built on crawl spaces, were constructed along Campbell Street, west of Wilke Road. He even built three homes and gave them to the school district for a temporary school. Another house became Rolling Meadows’ first city hall after the community was incorporated in 1955.
Kimball Hill’s crews quickly filled the community’s large lots with ranch homes. North of Kirchoff they contained “plennem heating” and were powered by oil, South of Kirchoff, they were powered by gas. The pipes were laid under the homes’ floors and served to keep them warm, Keagle recalled.
“The two-bedroom model sold for $10,900 at first while the three-bedroom model sold for $11,900 and many ofthe buyers were returning GIs from World War II and Korea whom Kimball Hill would finance himself, if necessary,” she said. “The houses weren’t built with garages. Most

of us built our own detached garages later.”For many years, Kimball Hill was the only builder working
in Rolling Meadows. They even built some condominiums. But eventually other builders caught on and started build-ing both single family homes and multi-family townhouses, condominiums and apartments in the city, too.
“We now have four generations of some families living here because it is such a nice community and many of the original owners have never left. We have just added on to our homes because Kimball Hill designed them with additions in mind,” Keagle stated.
At the other end of the spectrum are the large single family homes located in the Quentin Ridge, Creekside, Plum Grove
Creek, Plum Meadows and other similar subdivisions, primar-ily located west of Route 53. Many sell for over $600,000 and tend to appeal to corporate transplants who are new to the area.
In comparatively low supply and high demand in Rolling Meadows are condominiums and townhouses which are pop-ular with young people as an alternative to renting, particular-ly because they come equipped with garages.
Empty-nesters, on the other hand, flock to Plum Grove Village and Fairfax Village where the two-bedroom townhous-es which were built in the 1960s and 1970s, respectively, are a hot commodity.
The new Lexington Crossing community will increase the supply of this type of housing for both groups.

TThe Rolling Meadows Library, 3110 Martin Ln., is big enough to have what you need, but small enough to be able to give personal service to each of its patrons, according to David Ruff, director since 2000.
Advances in technol-ogy have allowed the library to increase its col-lection and its offerings in recent years without adding bricks and mortar.
“The last time we add-ed on to the library was in 1987 and there is really no space for additional shelving in this building,” Ruff said. “But we have been able to strength-en and increase our collection by 10 percent in recent years through the addition of e-Books and e-Audio. We have 2,600 such items in our collection and through a library consor-tium, we have access to an additional 43,000 items. With e-Books, the sky is the limit on our collection which now boasts 200,000 total items in all media.”
“I see e-Books as another way to access information, not as a replacement for books. They are simply a great additional tool. If you are sitting at home, you may want to read a hard copy book because of the visceral enjoyment of holding a book and because you want to better see provided maps, charts, etc.,” he explained.
“But if you are traveling, it is wonderful to be able to load five or six books on a single device and take it on a plane, for instance,” Ruff continued. “We also have some patrons who start a book in audio book form and get so interested in it that they come in and want to check out the hard copy.”
The addition of WiFi wireless to the library about three years ago has also increased the staff’s options when it comes to teaching technology classes.
“We no longer need to add computer terminals in order
to increase the public’s access to the Internet and to technology instruction. We have a computer classroom, but with notebooks and our wireless connection, we can also turn our larger community room into a classroom if there is a lot of demand for a particular program,” Ruff explained.
Classes on Power Point, Excel, Word and other computer programs are very popular, as peo-
ple seek new jobs where such skills are necessary, he said.Other popular programs at the Rolling Meadows Library
include concerts, historical re-enactments, cooking demon-strations, travel programs and movie showings.
“We offer a wide variety of programming that ranges from practical and functional information to entertainment and programs that just expand your horizons,” Ruff said.
The library also offers many program choices for children. Dr. Seuss Day is held each April on the famous author’s birthday. There are activities based on his inventive stories, a birthday cake and even a collective reading of some of his books by local dignitaries – in both English and Spanish.
The children’s library staff is also incorporating program-ming that allows children to participate in science experi-ments in the library and to do cultural investigations of other countries through their unique music, snacks and books and other materials. The countries highlighted change periodically.
The Rolling Meadows Library, according to Ruff, is partic-ularly well-known for its audio-visual collection, but if you are looking for an item not in its collection, staff will work to locate it in nearby libraries and obtain it for you.

RRolling Meadows has always provided its residents and people in surrounding communities with excellent health care, while staying on top of the latest treatments. In 1995, the Rolling Meadows Chamber of Commerce and North-west Community Hospital, took the initiative to form the partnership “Rolling Meadows Tomorrow.”
The program involved community residents, businesses and organizations who worked together to improve health and wellness care. Projects included children’s tobacco aware-
ness and prevention planning, senior housing solutions, vol-unteer recognition, a family festival, and community housing needs. Many of these initiatives are still in place today.
Northwest Community Hospital in nearby Arlington Heights, provides a Day Surgery Center, a Continuing Care Center, 24-hour treatment centers in surrounding communities, home health care services, several physicians’ office buildings, and a nationally recognized award-winning fitness center.

IIf Rolling Meadows is any indicator, the lengthy national recession is over, according to Valerie Dehner, Community Development Director for the City of Rolling Meadows.
“We have been going gangbusters here, with a great deal of our empty spaces being filled. I have been here for eight years and it is the most devel-opment I have ever seen. In fact, in May Bisnow Commercial Real Estate News dubbed us as one of the top 10 fastest growing cities in Illinois,” she said.
This is hardly surprising because when companies, large and small, consider expanding or relocating into the Chicago area, Rolling Meadows is often at the top of their list of possible sites. Rolling Meadows is located where I-90 meets I-290/Route 53, putting it at the crossroads of the Northwest suburbs. The fact that it is also only eight miles from O’Hare International Airport, a true gateway to the rest of the world, makes Rolling Meadows a dream location for world-class corporations, as well as small to medium businesses.
“We have a great location with high-traffic visibility and a first-class, business-friendly climate,” said Barry Krumstok, City Manager. “But we also have a small town feel with great services.”
Since the city boasts approximately 5 million square feet of prime, Class A office space, the second largest inventory of space in the Northwest suburbs, convincing a corporation to open offices in Rolling Meadows generally isn’t a tough sell, Krumstok said.
Recently, for instance, Verizon Wireless announced plans to move 900 workers from its Elgin call center to a larger office in Continental Towers at 1701 Golf Rd. That move is expected to take place in February, 2016 and during the year that follows, they expect to move another 200 workers into their new 159,800-square-foot Rolling Meadows facility. The new offices will include a call center, social media team and chat group workers.
Verizon and others, including Panasonic Corp. of North America, Komatsu America Corp. and Ceannate Corp., are choosing to move into
Continental Towers, expand their spaces and renew their leases because of the massive improve-ments being made to the three-tower complex by its new owners, Glen-Star Properties.
Since the purchase, when the complex had a 50-percent vacancy rate, GlenStar has invested $12 million in updated lobbies, renovated tenant corridors and washrooms,
upgraded elevator systems, upgraded building exteriors, new landscaping and new building entryways with improved lighting. A new four-story parking garage, to be built over an existing detention pond, is also planned, as is a resurfacing of the existing 2,550-vehicle parking lot.
The purchase and total redevelopment of the 11-story of-fice building at 2850 Golf Rd. by Arthur J. Gallagher & Co., the nation’s fourth largest international insurance firm, was also big news for Rolling Meadows. They are moving 1,400 employees to Rolling Meadows from Itasca.
Weichai America, a global diesel engine manufactur-er which moved its North American headquarters to a 167,000-square-foot building at 3100 Golf Rd., is in the process of making major interior renovations. In addition, Bank of America has announced its intentions to take over three floors of the office tower located at 1600 Golf Rd.
“We expect growth to continue as people recognize what Rolling Meadows is. We are a family. We are helpful and very business-oriented with a totally different atmosphere than you find in neighboring communities. We are excited about every new business that comes in – whether it has one employee or 500 – and we actively help everyone market themselves,” Krumstok said. “Rolling Meadows is small but a very busi-ness-friendly community. We are willing to work with every-one and that is probably why we are continuing to experience
so much growth.” And the Rolling
Meadows Chamber of Commerce works hand-in-hand with the city, not only orchestrating grand openings and ribbon cuttings, but providing business/community information as well. They are also another resource for businesses that are interested in locating to the city. Since they often receive the initial inquiry,

they become instrumental in setting up meetings with the appropriate city representatives.
The city staff is also working on all fronts to improve local businesses’ opportunities for growth. Transportation via mass transit to the Golf Road area of Rolling Meadows is currently being enhanced by a joint project between the City, the Illinois Depart-ment of Transportation (IDOT) and the Regional Transportation Authority (RTA) in order to make the area more appealing to employers who need to attract workers.
“Sidewalks are being added, as are crosswalks and pedestrian-friendly signaling along Golf Road so that employees in this beautiful corporate corridor can more easily and safely cross the road for access to the forest preserve and the bus stops,” Dehner said.
Work on redevelopment of commercial properties within the city also continues. The new owners of part of the large shopping center at the corner of Algonquin and Golf roads are aggressively seeking ways in which to fill the vacant Sam’s Club by sometime in 2016. Bull Dog Ale House is also slated to move into the long-shuttered Chili’s restaurant.
In the downtown area along Kirchoff Road, efforts also continue, Krumstok said. A frozen dessert and coffee estab-lishment called COMET is under construction at 3001 Kir-choff Rd. It will be modeled on similar stores in California.
“Clark Street Development has also been working hard to redevelop the Meadows Marketplace shopping center in the downtown with strictly commercial tenants, to no avail. Now they are throwing out the net a bit wider for other possible users and types of product. The City would like to see some commercial development on this site, but we may consider some type of mixed use instead of waiting any longer for all commercial that may
never materialize. We hope to see some movement there in 2016,” Dehner said.

RRolling Meadows and its Chamber of Commerce are fortunate to boast a diverse economic base, comprised of businesses, large and small, new and well-established. Some

RATIONAL USA, a manufac-turer of high-tech ovens, moved its North American headquarters to Rolling Meadows in early 2014, taking over the former Magnum’s Prime Steakhouse space between the two towers at Continental Towers.
A subsidiary of RATIONAL A.G., RATIONAL USA, based in Landsberg am Lech, Germany, employs 60 people at its Rolling Meadows facility that includes office space, a Culinary Expe-rience Center and a technical training center.
RATIONAL’s combi-ovens, which combine steam with dry heat, are used in commercial kitchens such as in fine-dining restaurants, hotels, schools, hospitals, prisons, military opera-tions, grocery stores, convenience stores, chain restaurants and more. While the technology has evolved and improved since the combi-oven was first invented in 1976, the goal remains the same: to provide their customers with the best solutions to help them complete their cooking tasks.
The latest generation, the SelfCookingCenter® 5 Senses, was introduced in 2014 and its intelligent cooking control, iCookingControl, allows an operator to grill, bake, steam, fry, roast, overnight cook, proof, poach, smoke and much more using one single piece of equipment that also cleans
and maintains itself daily. In addition, it has the ability, thanks to its innovation iLevelCon-trol, to cook multiple items at the same time. For instance, a restaurant could be cooking bacon on one shelf, French toast on another, sautéed greens on another and so forth, according to Billy Buck, national corporate chef for RATIONAL USA.
“The SelfCookingCenter® 5 Sense can be set to achieve the perfect coloration and doneness for each food item and will alert the chef when each one is done and ready to be removed,” Buck said. “And when the door is opened to remove one item, the SelfCookingCenter® 5 Sense will automatically adjust the cooking times as needed.”
RATIONAL combi-ovens are currently sold in 85 coun-
tries worldwide. The Rolling Meadows-based firm is the U.S. subsidiary. All units are manufactured in Landsberg, Germany and during the firm’s history, over 685,000 units have been sold. It is estimated that over 120 million meals per day worldwide are currently prepared using RATIONAL combi-ovens.
“We have the largest research and development team within the foodservice equipment industry,” Buck said, and they are constantly working to develop the next innovation in thermal cooking.

One of the best-known vehicle graphics companies in the United States is located in Rolling Meadows. Suburban Accents, Inc. is a family owned and operated firm which designs vinyl graphics for cars, buses, entire fleets, buildings and other uses, literally all over the country. Depending upon the needs of the customer, a specialist from Suburban Accents will travel to their location and install the graphics or, the finished graphic can be shipped to the customer and installed by someone local with the necessary expertise.
Ric Sisi launched Suburban Accents in 1974 and has seen it grow as the technology to create such graphics has improved. He started out by hand-cutting vinyl for his creations, then took projects to a local sign shop for cutting for several years and finally, he invested in the necessary machines so that he could do all the work in-house. Computers have allowed the designs to become even more intricate and elaborate over the years, as have advances in vinyl technology, Sisi said.

SSpecial events at the Rolling Meadows Park District are extremely popular with the community. Old favorites like Trick or Treat Fest and Dining with Santa took on new names as staff implemented fresh ideas to make them even more spooky, sweet and jolly. Early in the year is Daddy/Daughter Dance where participants get dressed up for a “date night” with dad. New in 2015 was the Parking Lot Party that featured family activities and a live band. Offering these events is central to the park district’s mission to create community connections.
New to Salk Park in 2016 will be a Footgolf course! The course being installed along the same route as the Disc Golf
Course which is also along Salt Creek in North Salk Park. Footgolf has been rapidly growing in popularity the last few years and combines the elements of soccer and golf. This course will be free to residents.
The Park District also offers a variety of rental facilities. Whether it’s a birthday party, a shower, meeting or wed-ding/reception, the park district offers two banquet halls, an auditorium, gym space, outdoor picnic pavilions and an assortment of smaller rooms. The Community Center offers several meeting rooms, two of which are available for rental. The auditorium features both a kitchen and a dance floor and can accommodate up to 150 guests. Rolling Meadows Park District is your hockey headquar-ters. The park district’s two ice arenas, located at 3900 Owl Dr. and 3939 Winnetka Ave. operate 12 months a year, seven days a week for more than 18 hours each day. There are in-structional and league hockey for Hockey Tots and Pre-Mites through the Rolling Meadows Men’s Adult Hockey League (RMAHL). The annual Ice Show, a 44-year community tradition is held in April. Throughout the weekend children enrolled in Learn-to-Skate and Free Style classes perform as groups or individuals, and the world champion Chicago Jazz teams showcase their talents.
Excerpts from famous operas by unique rod puppets is something you will not find anywhere outside of Rolling Meadows. Opera in Focus opened in its present home at the Rolling Meadows Park District Theater, 3000 W. Central Rd., in 1993 and the following year it won the prestigious “Doro-thy Mullen Award” from the National Recreation and Parks Association for Fine Arts Programming. The theaters uniquely articulated rod puppets, the only ones of their kind, are the invention of the late William B. Fosser, who began work on their design in the late 1930s. For many, the performance brings back memories of the old Kungsholm Miniature Opera where Fosser worked, beginning in 1943. Currently, brothers Justin and Shane Snyder (protégés of Fosser) are the artistic directors of Opera In Focus.
