Introduction
The Return Services Brief has been prepared to describe BSE’s understanding of the services requirements for
review and approval by the Client and/or authorised representative.
This document is intended to outline the following with respect to the building services associated with the proposed development:
• Proposed connections to power, communications, water, gas and sewer
• Building services options and recommendations
• Building services design assumptions
This document is intended to be “fluid” allowing its development from the Engineer and other members of the
design and user team to confirm the requirements for the proposed development.
Project Description
The development is a residential building with 2 levels of basement carpark, ground floor retail and 3 levels of
apartments above . The site has a fall from eastern side street level to Clarke Street side.
The development comprises:
• Ground floor neighbourhood shops
• 5 x studios including dual key units
• 3 x 1 bedroom units
• 19 x 2 bedroom units including dual key units
• 1 x 3 bedroom units
Services Scope
The purpose of this document is to detail the required new services as related to BSE’s scope of work and the
services provisions.
This document discusses the following engineering services:
• Mechanical services
• Electrical, communications and security services
• Hydraulic services
• Fire protection services
• Vertical transportation services

Mechanical Services
The mechanical services that require spatial consideration for the proposed development generally consist of the
following:
• Carpark ventilation systems
• Air conditioning and ventilation for retail areas
• Air conditioning for apartments
• Ventilation for apartments
• Exhaust to apartment wet areas
• Ventilation for common areas
Dimensions indicated are approximate only at this stage.
Design compliance standards
The latest Australian Standards having jurisdiction over the works and materials within this development, in
particular:
• AS 1668.2 - The use of mechanical ventilation and air-conditioning in buildings - Mechanical ventilation for
acceptable indoor-air quality
• AS/NZS 1668.1 - The use of ventilation and air conditioning in buildings – Fire and smoke control in multi-
compartment buildings
Carpark Ventilation Systems
Mechanical ventilation serving the carpark comprises fans, ductwork, grilles and controls, etc. Supply and
exhaust air fans can utilise compact axial fans to save plant space. The fans and ductwork will be provided with
noise treatment to meet acoustic requirements.
Supply and exhaust air ductwork design will be coordinated with the structural slabs/beams to achieve the
required minimum head room clearance within the carpark.
Exhaust air is ducted to the discharge louvres with minimum separation distance of 6m from any natural
ventilation openings or mechanical outside air intakes.
Supply air will be drawn by fans from louvres in external wall on the south façade of ground floor. Some makeup
air will be provided via the main entry. If any roller shutter is installed at the entry, it should be perforated with
minimum 40% open area ratio.
Fan speed controls
Ventilation fans are to be fitted with variable speed controllers (VSDs) linked to carbon monoxide (CO) monitoring
system. VSDs fan controls will save energy and operational cost while maintaining atmospheric contaminant
levels in the carpark to AS1668.2 requirements.
Fire mode operation
The carpark mechanical ventilation system shall operate at full ventilation rate once activated for fire mode
operation. Supply air fans shall shut down upon the detection of smoke in the supply air.

Potential alternative jet fan solution
An alternative carpark jet fan solution to the carpark ventilation may be suitable and can be developed in future
design phases. The jet fan solution will require CFD modelling to verify it can achieve equivalent ventilation
performance.
Once the CFD modelling is complete, a fire safety engineer will be required to complete an assessment to
confirm that this option can be accepted as a performance solution.
Air conditioning and ventilation for retail areas
Refrigerant pipework risers and roof plant areas should be allowed for future air conditioning (AC) equipment
serving the retail areas.
A fire rated kitchen exhaust shaft from ground floor to the roof are proposed at each of the three lift core areas for
future food retailers.
If the tenancy doors and windows remain closed during business hours, facade louvres will be required as part of
makeup air provision for the kitchen exhaust. Façade louvres will also be required for ducted outside air supply
where natural ventilation is unavailable to the tenancy areas.
We understand the air conditioning and ventilation systems serving the retail areas will be part of the future
tenancy fitout.
Air conditioning for apartments
Split ducted air conditioning units concealed within the ceiling bulkhead are recommended for the apartments. The sizes of each split AC unit are approx. 1.3m wide x 1m long x 0.35m high. The supply air will be reticulated from the unit to each room with flexible ductwork and side blow bar grilles.
Each AC unit will be provided with an air-cooled condensing unit located on the roof/plant area. The sizes of each condensing unit are approx. 1.2m high x 1m wide x 0.4m deep. The condensing units will require 1m clearance at the front, 0.3m at the rear and 0.3m on the sides.
The refrigerant pipe riser shall have a minimum space of 150mm wide x 100mm deep for each split air conditioning system. Refrigerant pipework risers are located in the common corridor areas. This allows for any future replacement or maintenance access.
Multi-head split AC systems may be provided to the apartments where the distance from indoor AC unit to the roof condensing unit does not exceed piping length limits.
Ventilation for apartments
The apartments require either natural ventilation or mechanical ventilation for each occupied space to meet BCA
F4.6 ventilation requirements.
The opening area of the natural ventilation device (e.g. operable window) is required to be 5% of the floor area as
a minimum. Where natural ventilation is not achievable, a ducted outside air supply system will be provided as
part of mechanical ventilation to each apartment.

The domestic kitchen rangehood exhaust and bathroom/laundry exhaust can be ducted horizontally to the façade
louvres of each apartment.
Ductwork from the apartments to the façade will be concealed within the ceiling and require approximately 0.2m
high ceiling space. Make-up air for the exhaust is via. external door/window openings.
Ventilation for common areas
Outside air supply will be ducted to the enclosed common areas where natural ventilation is unavailable.
Mechanical exhaust will be provided to the enclosed gas meter cupboards.
Both supply and relief air will be provided to the main switch room for code compliance and temperature control.
Supply air will be drawn from the louvres on ground floor and relief air from the switch room can be discharged
into the carpark.
Toilet exhaust system
A separate toilet exhaust will be provided to the public toilet areas on ground floor. We recommend the exhaust
discharge louvres to be located at eastern façade high level on ground floor next to the garbage room and holding
area.
Grease arrestor room exhaust
Mechanical exhaust system will be provided to the grease arrestor room.
Garbage room exhaust
Mechanical exhaust to the ground floor garbage room and holding area is recommended, although natural
ventilation by openable entry door satisfies code requirements. Mechanical exhaust controls odour more
effectively than natural ventilation.
Mechanical exhaust to the basement garbage room and the ground floor garbage room shall consist of fans,
ductwork, grilles and exhaust discharge louvres.

Electrical Services
Design compliance standards
The electrical services installation shall be designed to comply with the following statutory compliance standards
and codes:
• The latest Australian Standards having jurisdiction over the works and materials within this development, in
particular

− Selection of Cables [AS 3008]
− Interior Lighting [AS 1680]
− Emergency Lighting and Exit Signage [AS/ NZS 2293]

• New South Wales Service and Installation Rules
• The requirements of the National Construction Code
• Industrial safety code regulations including Workplace Health & Safety regulations
• Regulations and requirement of Supply Authority
Extent of works
The extent of electrical works associated with the project shall encompass:
• Substation
• Consumer mains
• Main Switchboard
• Metering
• Submains and cable reticulation
• Distribution boards
• General power distribution
• General Lighting
• Emergency and exit lighting
• Telecommunications
• MATV/PayTV
• Intercom and access control
• CCTV
• Apartment general power and lighting allowances
• Photovoltaic system
Substation
The supply to the development will be taken from an off-site Padmount substation located on the opposite side of
the proposed road to the project site. This will require easements allocated on the adjacent site in favour of the
project site. The Padmount substation easement dimensions are 5500 (W) x 2750 (D). The Padmount substation
requires a 2000 (W) easement from the site boundary to the kiosk substation for HV cabling and 24hr, 7 day a
week unimpeded 27 ton truck access with dimensions 3500 (W) x 4400 (H).

The Padmount substation itself is approx. 1400 (W) x 3200 (L) x 1600 (H) and must not be located within;
• 1:100 flood level or in stormwater paths
• 10000 of an external fire hydrant/fire pumps etc
• 6000 of any ventilation opening
• 3000 of any part of a building unless it is 180/180/180 FRL & 2kPa blast
• 3000 from site boundary unless provided with 180/180/180 FRL & 2kPa blast wall
• 3000 of any glazing and fire exits
The above will need to be coordinated and agreed with the proposed design of the adjacent structures.
Consumer Mains
Consumer mains will be sized to match the building maximum demand of 327 A/phase plus a spare capacity of
20%.
The consumer mains will commence from the proposed substation low voltage board, and reticulate via inground
conduits across the road, then on cable tray through the carpark to the main switchboard.
The consumer mains will be fire rated copper cable installed on fire rated cable trays in accordance with the
requirements of the Wiring Rules (AS3000).
Main Switchboard
A main switchboard will be installed in a main switchroom at the basement 1. This room will contain the main
switchboard, authority meters, power factor correction equipment, and a house services distribution board.
The main switchboard will be designed in accordance with Endeavour Energy’s supply standards, the
requirements of AS3000 and AS3439.1 and will comprise service protection device, main switch, moulded case
circuit breakers and surge protection device.
Metering
We propose that retail, house and residential authority meters are located within the main switchroom. This
means that the main switchroom is required to be larger, but the risers through the residential levels are much
smaller.
In addition to the authority metering, private energy monitoring shall be provided in accordance with NCC section
J8 for house services, including:
• Life safety services
• Lifts
• Mechanical plant
• Hydraulic plant
• Fire protection plant
• Artificial lighting
• General power

Sub-main reticulation between the main switchboard, distribution boards and apartment distribution boards will be
through the electrical risers and on cable trays at high level through the carpark and in ceilings along the
corridors. This will be coordinated with the communication cabling systems and other services.
Sub-mains will be fire rated for life safety services or XLPE/PVC with Copper conductors for others.
The size and type of sub-main cables will be based on AS3000, AS3008, NCC and Supply Authority requirement
with appropriate diversity incorporated in the design.
Sub-mains will be sized for connected load with an additional 20% spare capacity at time of design.
Distribution boards
House distribution boards will be provided in the main switchroom.
The distribution boards will be wall mounted IP42 split chassis proprietary manufacture type. Lighting and power
outlet sub-circuits will be provided as required with combination circuit breaker / RCD devices as per current code
requirements. Single pole sized units will be specified maintaining spatial capacity within the distribution boards.
There will be 20% spare capacity allowed in the design of the distribution boards.
Retail tenancies shall be provided with a dedicated distribution board located within that tenancy.
Each residential apartment shall be provided with individual distribution boards installed in a cupboard above
fridge or recessed into the wall for adaptable apartments. Residential apartments shall be provided with the
following circuits as a minimum:
• General power
• General lighting
• Laundry power
• Kitchen power
• Oven
• Air conditioning
General power distribution
General power and cleaner’s outlets will be provided throughout as required.
Special purpose power outlets/supplies will be provided for plant.
Outlets of appropriate IP rating will be provided to wet areas or where exposed.
House power dedicated outlets will be provided for electrical equipment/appliances including:
• Security system
• Hydraulic services pumps
• Fire services pumps
• Fire detection system
• Access control system
• Lift service
• Hot Water Units

General lighting
Lighting for the common areas shall be as follows:

3.10.1. Lighting control systems
Automatic operation of the common area lighting systems (e.g. carpark, circulation spaces) shall be by
occupancy sensors with a 30min run-on timer and some 24hr lighting for safety. Plant rooms shall be controlled
solely by occupancy sensors with a 30min run-on timer. Lighting in fire stairs shall be controlled by occupancy
sensors and dim down to 10% when not in use.
External lighting shall be controlled by timer and daylight sensor.
Emergency and exit lighting
Emergency luminaires will consist of recessed LED luminaires and Exit luminaires located in accordance with the
NCC and AS2293.
All exit signs will be fitted with “running man” decals.
All exit and emergency lights shall be the single point self-contained type with the batteries, charger and inverter
contained within the fittings.
Fire stairs, storage room, garbage room, carpark and similar areas will utilise integral battery/charger packs to the
general lighting.

Emergency lighting test switch and control systems will be provided on the house services distribution boards.
Communication Cabling and Facilities
NBN connection is currently available for the site. The communications services installation will be designed in
accordance with the requirements of NBN and will include the following systems:
• Conduits for lead in cables
• Adequate spatial clearance as per NBN’s requirements in Basement 1 communications cupboard for main
communications equipment
• Dedicated riser as per NBN’s requirements for each core
• Cable pathways through the whole building consisting of cable trays and conduits in slab from riser to retail
tenancy/residential apartment
• Space for NTD’s in wardrobe of each apartment
• Space for NTD’s in each retail tenancy
• Power supply (GPO) for NBN equipment in each apartment, communications riser and communications
cupboard
• Patch panel and Cat 6 cable from NTD to each outlet in the apartments
• Coordinate the position of the connection point, pits and conduits with NBN
• Dedicated outlets for lift, FIP, Security, Gas and Water Meters
Supply and installation of fibre optic cabling and equipment shall be by NBN and coordinated by the electrical
contractor.
MATV / PayTV Systems
A dedicated digital MATV system will be provided for the building. The system will be capable of receiving all free
to air commercial and Pay TV channels. The system in the building will consist of:
• Digital Aerial on the roof for analogue and digital colour Free-to-Air TV reception.
• Foxtel compliant TV cable connection by underground cable or by satellite plate into the building.
• Headend amplifiers and associated equipment positioned to suit the system in the building. This could be in
the Basement 1 communications cupboard or elsewhere to suit the riser cables.
• Backbone cabling for MATV system including Pay TV ready cables – 5 backbone cables.
• Splitters, switchers in communications riser at floors for individual connections to each apartment.
• Cables from splitters to each apartment TV outlet.
Intercom and Access Control System
An intercom and access control system shall be provided consisting of:
• Wall mounted audio/video intercom within each residential apartment with pedestrian door release, vehicle
entry open and lift call facilities
• Wall recessed weatherproof audio/video intercom at each pedestrian entry with a separate resident proximity
card reader. Pedestrian entry doors shall be provided with electric strikes or magnetic locks
• Bollard mounted weatherproof audio/video intercom at each vehicle entry with a separate resident long range
proximity card reader. Automatic egress control on carpark roller shutter by induction loop.

• Proximity card reader within each lift allowing access for residents to their block and level plus communal
spaces only.
• Door monitors (reed switches) with alarms for monitoring perimeter doors.
We understand that retail tenancies will be key lockable. Staff will be able to access the carpark via proximity card
reader.
CCTV System
A CCTV system shall be provided to the building consisting of:
• IP based weatherproof and vandal resistant CCTV cameras at the pedestrian and vehicle entries to the
building
• DVR digital video recorder and monitors within the main communications cupboard with 30 days storage

Photovoltaic System
A 5kW photovoltaic system shall be provided to the building consisting of:
• A matrix of Photovoltaic panels located on the roof top facing north and fixed on mounting racks to achieve
an angle no less than 15 degrees in horizontal.
• Panels shall be connected to an inverter located on the roof.
• The inverter shall be connected to the main switchboard via cabling within the electrical risers.

Hydraulic Services
Design compliance standards
The Hydraulic Services installations shall be designed and installed to comply with the following standards and
codes:
The latest Australian Standards having jurisdiction over the works and materials within this project, in particular
• National Plumbing and Drainage Codes Parts 1-5 [AS/NZS 3500]
• The requirements of the Building Code of Australia
• Industrial Safety code regulations including Workplace Health & Safety regulations.
Extent of works
The extent of hydraulic works associated with the development is generally as follows:
• Potable water service
• Hot water service
• Sanitary drainage and plumbing
• Stormwater drainage
• Natural gas service
• Metering
Potable water service
Supply of the potable water service to all fixtures used for washing, cooking, drinking, personal hygiene shall be designed in accordance with National Construction Code and AS 3500.1.
Cold water isolation valves shall be provided to each fixture group.
Hose taps with required backflow prevention devices shall be installed within all plant, garbage and trade waste areas to comply with AS3500.1, the National Construction Code (NCC) and local Council requirements.
A cold water isolation valve and Sydney Water meter shall be provided at the property boundary to monitor usage of the development and remote reading capability by Authorities (Sydney Water).
Building will be connected to the planned water main in the Riverstone Street. Meter cupboard will be located on the eastern side of the building next to the gas boundary regulator and meter set and grease arrestor fixed pump out connection point.
Cold water meters are required for each apartment/tenancy to monitor usage within that apartment/tenancy. Refer to the metering clause in this section for spatial requirements associated with the apartment/tenancy metering.
Sydney water will monitor water consumption remotely. Each cold water meter will be equipped with integrated radio transmitter that sends the signal to the central unit connected to SW with mobile connection (SIM card).
A domestic cold water booster pump will be required to provide adequate pressures for the correct operation of fixtures and appliances. The final pump selection (e.g. duties) will be subject to the available pressure and flow within Sydney Waters water main.

Hot water service
Supply of the potable hot water service to all fixtures used for washing, cooking, drinking and personal hygiene
shall be designed in accordance with the National Construction Code and AS 3500.4.
The new building shall be designed with independent gas hot water heaters for each apartment in the building.
Continuous flow gas heaters will be located on the apartment balconies and will be equipped with flue diverters.
Additional dedicated electric hot water storage units shall be provided for grease arrestor room, sewer pump out pit room and each bin room. These are approximately 1m wide x 1m long x 1m high each.
Reduced pressure zone devices (RPZDs) will be provided to prevent backflow of water in Bin rooms and in
grease arrestor room.
Hot water reticulation pipework would be constructed of copper tube with 25mm thick thermal insulation.
Tempering valves shall be provided to all resident’s rooms and all sanitary fixtures used primarily for personal
hygiene.
Circulated hot water flow and return system will be applied in the apartments where apartment heaters to the fixtures dead legs exceed 12m in length.
Sanitary drainage and plumbing
Sanitary Drainage and Plumbing is to be provided to all waste fixtures and faucets to comply with AS3500.2, National Construction Code 2016 and Sydney Water Corporation requirements.
The Sanitary drainage system shall connect to the planned Authority Sewer Main which will be built in the Riverstone Street.
Sanitary drainage of levels above the B1 slab will be drained by gravity, however the trade waste lines from GF, grease arrestor outlet and all fixtures from B1 and B2 will be drained towards the sewer pump out pit located in the B2 services room. The B2 Sewer pump out pit and the Grease arrestor needs to be vented directly to the atmosphere. Grease arrestor will be located in the B2 for the 3 tenancies (minimum 1000L per tenancy). There will be fixed pump out spot next to the gas meter to allow the cleaning of the GA by the maintenance company.
System venting is to be via conventional atmospheric type and local venting.
The sanitary drainage system (vertical stacks) serving building upper levels will be designed to the fully vented modified system in accordance with the above mentioned Australian standards.
S-trapped tundishes will be provided to receive condensate water from local air-conditioning drains where
connecting direct to the sanitary system and not via a floor waste.
Floor wastes will also be provided to all apartment meter cupboards. Each floor waste will be connected to a trap
priming device to maintain the water seal in accordance with AS3500.
Stormwater and roof drainage
Building stormwater drainage encompassing the roof and balconies above ground level shall be provided in
accordance with AS3500 and local Council requirements.
Buildings roofs will be drained in to the Rain water harvesting tank (size still to be confirmed) that will overflow in to
the OSD tank (by Civil engineer).
Downpipes shall be concealed where possible, however will not be cast into the structural columns.

Balcony rainwater outlets shall be cast within the concrete slab. Final detail and arrangement shall be coordinated
with the project Structural Engineer.
Overflows to all balconies shall be built into the balcony hobs. BSE shall document rainwater outlets to balconies
only. Hob details for overflow provision shall be included as part of the architectural package.
All building stormwater drainage (balconies, roofed areas etc.) shall discharge to the site Civil stormwater drainage system. BSE shall coordinate with the project Civil Engineer for building stormwater connection locations.
The ground, basement and site stormwater system shall be completed by the Civil Engineer.
Natural gas service
The natural gas service and appliances are to be installed in accordance with AS 5601 and Jemena Gas fitting
rules.
The connection to the existing high pressure gas main in the Clark street requires boundary regulator for the
pressure drop from 1050 KPa. However, at this stage, we are proposing to connect to the planned main in the
Riverstone Street. The gas pipework is to extend to the site Boundary Meter set where pressure will be reduced
and is to reticulate to and throughout the building.
A metered gas connection shall be provided to each apartment. A gas connection shall be provided to gas cook
tops and HW Heaters .
Metering
Tenancy/apartment individual meters for Potable water services are to be located within a common area (corridor, lobby etc.) to ensure unrestricted access to the meters. Hot water meters are not required because the hot water system will be individual for each apartment.
The meter cupboards will also contain the Gas, Potable water rising mains and rainwater downpipes from the roofs and should be vertically aligned.
Gas isolation valves for apartments shall be located within the meter cupboards.

Fire Services
Design compliance standards
The fire services installations shall be designed to comply with the following statutory compliance standards and
codes:
• The latest Australian Standards having jurisdiction over the works and materials within this development, in
particular
− Portable Fire Extinguishers and Fire Blankets [AS 2444-2001]
− Installation of Fire Hose Reels [AS 2441-2005]
− Fire Hydrant System [AS2419-2005]
− Fire Detection, Warning, Control and Intercom Systems [AS 1670.1, AS 1670.3, AS1670.4-2015]
• The requirements of the Nation Construction Code 2016.
• Industrial safety code regulations including Workplace Health & Safety regulations.
Extent of works
The extent of the fire services works shall encompass:
• Fire hydrant compliance
• Fire hose reel compliance
• Portable fire extinguishers
• Automatic fire detection and warning system
Fire hydrant system
The development shall be supplied and equipped with a Fire Hydrant System in accordance with the BCA Section
E1.3 and AS2419 – 2005. The fire hydrant system shall serve all levels of the development.
The Fire Hydrant System shall be subject to the requirements of Clause 3.2.3 of AS2419.1 and associated
clauses such that the development shall comprise of internal hydrants throughout the building to provide full
coverage from a 10m hose stream issued from a 30m hose. Fire Hydrants shall not obstruct egress routes.
Fire hydrants will be located within the fire stair landings on each floor and will be directly connected to the riser
pipe within the fire stairs in the building. Where coverage from the fire stair is insufficient to cover an area
completely, additional fire hydrants will be provided in readily accessible areas to provide the coverage.
5.3.1. Fire Service Water Provision and Pumps
The fire protection services shall be accommodated with a city municipal water supply provided that the source of
water for the fire hydrant installations shall be not less than that necessary to satisfy the minimum flow
requirements of the hydrant system. Connection to the reticulated water supply shall comprise of a single
compression ignition engine fire pump and comply with the requirements of AS2941-2013.
Provided that the fire pump/s are located internally of the development and building not sprinklered, the
pumproom shall have a door opening to a road or open space, or a door opening to fire-isolated passage or stair
which leads to a road or open space.

Final assessments shall be validated once Sydney Water’s flow and pressure information is available for the
development.
Fire hose reels
The development shall be supplied and equipped with a Fire Hose Reel System in accordance with the BCA
section E1.4 and AS2441-2005.
Fire hose reels will be located within 4m of fire exits within the building. Where coverage from the fire exits is
insufficient to cover an area completely additional fire hose reels will be provided to provide the coverage. The fire
hose reels will be connected to a metered water supply.
Automatic fire alarm & detection system
The development shall be supplied and equipped with an Automatic Fire Alarm & Detection System in
accordance with BCA section E2.2a and AS1670.1-2015. The building shall comprise of a fire detection system
connected to a new Fire Indicator Panel located at the main entrance on ground level. Smoke detection shall be
located throughout the ground level commercial tenancies and residential suites. A new private provider call out
facility will be connected to the new Fire Indicator Panel for fire brigade notification.
The new system will be an addressable system and will use fire signatures or multiple detection criteria to
eliminate false alarms.
Portable fire extinguishers
The new development shall be supplied and equipped with Portable Fire Extinguishers. Assessment of the
building by the BCA Consultant shall confirm locations and areas where required.
Portable fire extinguishers will be mounted on walls or in cupboards/alcoves within 4m of fire stairs on the
apartment floors and next to hose reels on the commercial and basement floor levels.
AB(E) type portable fire extinguishers will be located adjacent to each hose reel. CO2 type portable fire
extinguishers will be located at all significant switchboards and essential services boards. Portable fire
extinguishers will be located in plantrooms and the like.
Testing, commissioning, maintenance and certifications
Testing, commissioning, 12 months warranty and maintenance will be provided as part of the scope of works.
Essential Services certifications will be provided at practical completion and at the end of the 12 months warranty
and maintenance period.

All Lifts shall include Variable Voltage Variable Frequency (VVVF) motor drives with Regenerative Drive features
which allows the elevator to generate power back into the electricity grid when the out of balance load is assisting
the direction of travel.
Additional equipment features that will be specified to reduce the power consumption of the lift system include:
• High efficiency permanent gearless motors.
• LED down lights.
• Motion sensing / timing devices to turn off elevator car lighting and ventilation fans when the elevator is not in
use.
• Halogen free cables.
• Signalisation dimming- timing devices to turn off elevator car and landing signalization to preserve energy.
• Regenerative Systems would recover excess braking energy from the elevator and converts it for use.
