WHO WE ARE Retnauer Baynes Associates is pleased to introduce our Architectural, Interiors and Master Planning firm based in Chesapeake, Virginia. We have a passion for what we achieve and constantly strive to demonstrate this passion to our clients. We are experts in the types of projects we target and instill our clients with confidence during the design and building process. We are more than a group of people working together. Our group has the ultimate goal of providing to our clients, design services that not only satisfy the conditions of each project but also extend beyond so that each client becomes educated in what excellence in design should be.

MISSION Our mission is to provide outstanding design services to all of our clients, no matter the size or scope of the project. By utilizing our experience, the power of technology and our resources, we shall strive to exceed our client’s expectations. VISION Our vision is to create a built environment that is carefully crafted and meaningful not only to our clients but to the public around us. We examine each project carefully in regards to its purpose and determine the proper route to take to be successful. We feel it is important that each of our clients becomes educated about not only their own project but also the built environment around them. As this education process occurs to each person, they then become the teachers to the next generation. We can affect our entire society, by just working with one person at a time and instilling in them the appreciation of design excellence SUCCESS FORMULA The Principals and staff at RBA have a passion and expertise in the field of Architectural Design. We succeed on projects by listening intently to our clients, consultants, builders and suppliers, and providing to our clients the confidence that we are the team to design their project. We instill this confidence by explaining our design process, communicating meticulously, providing our designs in a timely manner, providing aids in visualizing your project, providing accurate construction documents and being watchful during construction. If complete our role on each project, success is inevitable.

Communication is the key to success on our projects. The first stage of the process is to meet with our potential clients and discuss their goals and vision for their projects. This may occur at the site of the project or in our office. We will take notes and document the conversation, photograph the site if possible and begin the preparation of a design proposal. Subsequently, we sit down as a staff and discuss the merits of your project. If we feel that we would be successful on your project as explained in our mission and vision above, we will prepare a design proposal that outlines the scope of work for the project and the associated costs for the design services to support that scope. Included in the proposal will be a standard Terms and Conditions and an estimated time frame for the project. We then send this proposal to you for review and signature. Once completed and provided back to us, we review our work schedule and set a date to begin the project. Typically, we have a preliminary meeting and discuss the lot you are working with and in the event that there is an existing structure on the site, the use of that structure. We discuss with you, the opportunities you have to improve the site and options that you have to travel the road to success. During this early conversation, we create a program or “Road Map” to your project. This program entails, a listing all of the spaces you desire and the approximate room sizes you envision. This will quickly allow you to understand the overall size of your project and can be modified easily to accommodate your budget. The entire design team including you, the client, has an opportunity to review the program and discuss the components. Additions and subtractions occur until all are satisfied that this is the framework for the design to be built upon.

Example of Program The next step is to have a design meeting using the program as the road map and our visionary skills as the tools to create the basic design concept for the project. We call this a “Design Charette” and it normally lasts about 2-3 hours and can be an intense time of thought for all involved. We will ask an enormous amount of questions about your

lifestyle, family, holidays, pets, collections, etc. We will make you think about items that you feel are taken for granted. We will discuss your goals and vision for the project. We will then begin the arduous task of creating a complex design that begins to answer our questions. We will go through multiple concepts during the meeting. We will discuss options that you may have, possibly ideas that may sound outlandish but will allow you to begin thinking about the design in a new manner. We will educate you in the basics of design excellence and allow you to achieve a level of design that you were not aware of that could occur. By the end of that meeting, we will have a design concept that we all agree with and is ready to be entered into the computer system we use to document our designs. This meeting has the capability to enlighten you, surprise you and invigorate you about your project.

Example of Preliminary Sketches

The next step is to enter the design concept into the computer system and begin the creation of documenting the design. We use the term Preliminary Design for this phase. This may take multiple schemes and a variety of sketches until we are satisfied that the project is heading in the direction of success. Part of this process is to examine the site and document the conditions we have that will affect the design. Possible views on the site, setbacks, easements, and environmental conditions, all play a part in the design process. If we do not review all of the external and internal issues at this stage, we run the opportunity of failure. We will not allow that to occur. This preliminary design stage will ultimately include floor plans and front elevation for your review and approval. Only when we receive full approval on this stage, do we move to the next stage. The next stage is the Design Development stage. This is where we continue to develop the design, increasing the level of detail and providing information for pricing of the project. The drawings will include all the plans and outside elevations of all of the sides of the project so you are able to understand the design concept. We also can provide stunning visualizations utilizing our computer technology that will allow you to view your project from any viewpoint in space. We constantly review the budget and make you

aware of any concerns we may have in regards to affordability of the project. We will not complete a project until we have been provided a construction price that is acceptable to our clients. Once we have completed this stage, then we begin the last stage of the design process. Documentation of the final design: This is where we complete the drawings for your project. They may include a variety of drawings, necessary to deliver the concept to your builder and yourself. We will provide all information necessary to construct the project, receive a building permit and provide other pertinent information that will allow the project to be a success.

Example of Working Drawing

Once the drawings have been completed, your builder will provide a final cost for the home and a contract will be signed to allow for construction to begin. During construction RBA will review the quality of the construction, time frame for payments for completed work and other pertinent phases of the construction process. This is a critical stage and we recommend to all of our clients that RBA represent you, the owner, until the final review of quality is complete and the certificate of occupancy has been issued and the final review of the construction has been completed. As you can see, the design process will hopefully open your eyes to the wonderful possibilities your project has and RBA will do everything in its ability to achieve success. W a l l s R e s i d e n c e This home located in prestigious Cypress Creek in Smithfield, VA is on a unique corner lot, with a high amount of slope on the lot. The combination of stone, brick and siding complement each other and creates a variety of colors and textures. The artful placement of the columns at the garage provides for unique shadow patterns through out the day. Contractor: C.J. Jones Construction Inc.

G r a h a m R e s i d e n c e This home, built directly by the owner contained many unique features, such as the casework between the kitchen and family room, the large mudroom and the enclosed screen porch. The variety of materials utilized on the exterior facade brings an old world charm to the home.

S u l l i v a n R e s i d e n c e Renovations are usually complex projects but this particular project involved a variety of conditions. RBA worked carefully around the existing structure, originally hand built by the owner. The final design creates a home that will be visited by family for many years to come. As seen on the left, the existing home was a common style in Sandbridge, VA. With the property values soaring in this area, more clients are realizing the value their homes have gained and are renovating them so that the homes are updated with the spaces vacationers are searching for.

U R B E N R E S I D E N C E A taste of Williamsburg……. This classically inspired home was the beginning home in a Chesapeake Neighborhood and set the standard for other homes to follow. The intricate detailing around the door and the courthouse steps are base on similar colonial homes, just on a grander scale.

5 8 t h S T R E E T R E S I D E N C E The prototypical beach cottage… This home sited on a standard 50’ x 150’ beach lot had a 30’ swath of view to the beach on the side of the lot. The design created the entry and focal point along that line of site to allow the owner the most unobstructed view to the ocean. This in turn required that the house be set so that the side elevation was to the street. From anywhere on the first level, you can see the other end of the home, creating an openness not found in newer homes. Contractor: VB Contractors, Inc.

E A S T B E A C H R E S I D E N C E Norfolk design comes home……… The East Beach Development in the Ocean View section of Norfolk has become the catalyst for change in the area. Once where there were derelict homes, there now are designs patterned after coastal communities found in the Carolinas. This particular home creates a private space within a public community. How to make something out of nothing……… This home designed for an abandoned lot in Ocean view had severe size limitations that necessitated the layout shown. RBA did historical research for the area and developed a design that is accurate in it’s detailing but modern in its functions.

W H E E L E R R E S I D E N C E Making room for the new kid on the block……… This waterfront home would be comfortable along any waterway on the east coast. The modern twist to a traditional design provides a unique character to the home. The expansive family room kitchen/keeping area allows the whole family to be in touch with each other through the day. The folding glass doors at the keeping room bring the outdoors in and create a fabulous location for the neighborhood party. Covered porches, front and rear, allow one to sit outside during a rainstorm and enjoy the beauty of nature.

The Beach is Calling……… This home designed for a waterfront community is a unique seaside home located in Cape Charles, Virginia. The 3 story home is designed to offer incredible views to the bay. The spine of the house contains a third story loft area, which opens to an exterior widows walk at the rear. The level of detail is complex throughout the home and allows one to appreciate fine craftsman ship.

A new Sothern Plantation……… This home continues the traditional Southern Plantations, but in a thoroughly modern way. The courtyard garage allows for visitors to utilize the front entry at all times, with the welcoming colonnade protecting you from the elements. The rear of the house is situated on a golf course and includes a number of sitting areas that allows one to enjoy the greenery.

B o w d e n R e s i d e n c e This complete renovation and additions is the result of a incredible relationship between the owner, builder and Architect. Modifying the existing home to what you see here was actually a very fulfilling experience and all involved believe that we went beyond what any of us thought was possible.

E a g l e H a r b o r Unique character in a small package Partnering with Franciscus Homes, RBA created a series of Model homes for the Eagle Harbor Development. Utilizing small footprints and a vast array of historical details, our team created multiple models with multiple elevations. This allowed for the builder to offer an economical plan that could be built multiple times, but also allowed for a wide variety of architectural interest in the development. One of the designs won a National Builder magazine Award

One if by Sea……… This home design, was developed so that the client would be able to sit out on their porch in the tower so that they could enjoy seeing the ships come into the bay. (Not Built).

J i m e r i c o H o m e s Affordable Quality Teaming with Jimerico Home, RBA has created model homes that are affordable, but include a sense of quality that is unseen at this price range. Using our vast experience in single family design, our team has allowed our construction partner to flourish in their new building market.

N R H A I n f i l l P a r c e l s Creating something from nothing RBA teamed up with a small builder and Norfolk Redevelopment Housing Authority to create prototype designs for narrow infill parcels found throughout the city. These homes are designed to be no wider than 20', to allow them to fit comfortably on 30' wide lots. Using traditional vernacular, our team created multiple elevation designs, bases on historical precedents found in Norfolk.

P r o j e c t E x p e r i e n c e Multiple Locations - TND Design

T N D D e s i g n Creating a Neighborhood Fabric RBA has over the years, been at the forefront of Traditional Neighborhood Design (TND) in the Hampton Roads Area. The TND concept is intended to create walkable neighborhoods that focus on the main body of the house, while allowing garages to be secondary. Homes are placed close to the street while garages are de-emphasized and placed to the rear or recessed back.

H o s p i t a l D r e a m H o m e

Being there for the Children RBA in partnership with Stephen-Alexander Homes have designed the last 4 Hampton Roads Dream Homes. These homes are designed and built with volunteer labor and auctioned off to benefit the Hospital. It is one of their largest fundraising events each year, and RBA is proud to volunteer each year to be the designer of the home.

S I T E D E S I G N Solace is Key This project in partnership with Miller Custom Homes, included creation of a rear yard oasis for the client. Design included a covered kitchen area, outdoor stone fireplace and utility building. The detailing is extracted from details on the existing home
