HOMEOWNERS should brace for abig jump in mortgage repayments ofmore than $5000 a year over the next18 months, a mortgage broker haswarned.

While the Reserve Bank left theofficial cash rate unchanged at a 49-yearlow of 3 per cent last week, the centralbank warned it will need to raise the rateto “a more normal” level at some stage.

Loan Market Group executivedirector John Kolenda said homeownerscould expect variable mortgage rates torise by a full two percentage points overthe next 18 months.

“Don’t get accustomed to such lowrates and get prepared for eventual rateincreases,” Mr Kolenda said. “EvenReserve Bank Governor Glenn Stevenshas warned consumers to allow fora two percentage point increase in the

future, which would see variable rates ataround 7.8 per cent.”

A 200 basis point increase would addabout $450 to monthly repayments, orsome $5500 a year on an average homeloan of $340,000.

Mr Kolenda said that while the surgein rates would not happen overnight,homeowners should be aware of thepotential impact on budgets andlifestyles. A dramatic rise in propertyprices in some markets due to ashortage of stock would push the centralbank towards increasing rates again.

He said homeowners concernedabout increasing interest rates wereconsidering fixed-rate loans, althoughmajor lenders started lifting rates onfixed-rate products several months ago.

“Mortgage holders on variable ratesshould be trying to repay more than the

minimum required ontheir loan whileinterest rates remainlow,” Mr Kolendasaid. “That willprepare them forthe inevitablefutureincreases ininterestrates.” ■
