THE cooler weather could provide a ray of hopefor astute property sellers.

According to Peard Real Estate Group CEOPeter Peard, winter provides a window of opportu-nity for those wanting to sell their home.

“There tends to be less competition from otherhomeowners who generally waituntil Spring to sell their property,’’he said.

“This is particularly the case incoastal areas with Peard generallyrecording a jump of over 20 percent in listings beginning fromOctober in oceanside suburbssuch as Mindarie, Illuka, Hillarys,Sorrento and further south inRockingham and Mandurah.

“Another advantage is thatpotential buyers who are active inthe housing market during wintertend to be more committed andfocused on purchasing a newhome.”

Before putting their home on the market in win-ter, sellers needed to make sure their home wasattractive to potential buyers.

“Make sure your gardens are well presentedduring the winter months because the streetappeal of the property is generally a big sellingpoint for a home,’’ he said.

“It is a good investment to fertilise your lawnsregularly to keep them green and strategically plac-ing plants in the garden which bloom during thewinter months.

“It is also proven that people react morefavourably to property shown under bright light

than dark, so sellers should max-imise the light entering the home,such as having home opens aroundlunch time and opening all drapesand blinds and turning on lights.”

Mr Peard said your homeshould be also be warm and invit-ing.

“If you have heating in yourhome make sure that it is workingduring home opens and the airtemperature in the home is at acomfortable level,’’ he said.

“If you have natural fires, con-sider operating them during thehome open to give your home

added atmosphere.“It is also worth investing in floral arrangements

to enhance the atmosphere of the home during thewinter months.”

Mr Peard advised taking a flexible approach tohome inspections, as attendance during weekendhome open times could sometimes be low due tobad weather. ■

DESPITE a sluggish real estatemarket, over 140 suburbs in Perthhad million-dollar property salesfor the year ending March 2011.

The latest figures from REIWAshow 142 suburbs recorded indi-vidual property sales of at least$1million during this 12-monthperiod, including northern suburbslike Mindarie, Iluka, Duncraig,Hillarys, Marmion, Mullaloo andSorrento.

According to Acton Real Estatechief executive Graeme Baxter, thenumber of suburbs with million-dollar property sales had remainedstable over the last two years withsome 137 Perth suburbs recordingmillion-dollar property sales duringthe year ending the March 2010quarter.

“Overall, million-dollar propertysales now account for nearly 9 percent of all house sales in Perthwhich is a very positive result tak-ing into account the impact of ris-ing interest rates over the lastyear,’’ he said.

“One of the most significanttrends in the million-dollar Perthproperty market is the growing

number of property sales in

lifestyle markets which are not usu-

ally associated with the prime

riverside suburbs of Perth.”

Million-dollar sales were record-

ed in Kardinya, Bull Creek, Palmyra,

Beeliar, Jandakot and Munster in

the south and in the Hills in Dar-

lington, Gooseberry Hill, Kalamun-

da, Lesmurdie and Wattle Grove.

“In recognition of these growing

number of million-dollar property

sales in regional areas of Perth,

Acton has strategically opened sev-

eral new offices in selected areas

over the past year to provide a

broader number of property sell-

ers with our premium level of serv-

ices,’’ he said.

These new offices include Acton

Hills and Acton Southern Suburbs.

“Acton plans to open additional

new offices in selected regions in

Perth over the coming year to help

service other niche markets in the

Perth premium property market,”
