No. 1 in 2006. The region’s recreational opportunities have been lauded by publications such as Outside Magazine (2005) and Men’s Journal (2005). Picturesque Loveland is nestled into the foothills at the mouth of the Big Thompson Canyon. The natural beauty of this area has helped to create a thriving community of artists. Windsor is located at the epicenter of Northern Colorado and the region’s “new energy” economy. Helping make the transition from sugar beets and agriculture as historical primary employers, Danish wind turbine blade manufacturer Vestas selected Windsor for its first Colorado plant, which now employs 500. Ice Energy introduced innovative cooling technologies that are being adapted across the country.
Additional large companies in Windsor provide employment to Northern Colorado residents including Eastman Kodak, Tenneco Packaging, Universal Forest Products, OI Inc., and Metal Container Corporation, the latter two which supply the nearby Anheuser-Busch brewery with bottles and cans.
Windsor has become a bustling small town. It boasts three championship golf courses, an indoor ice rink and soccer complex, a beautiful outdoor pool in its city park, two indoor inline skating/hockey rinks, water skiing on Windsor Reservoir, and easy access to the Poudre River Trail, all providing recreational opportunities for residents. And it has million-dollar views of Long’s Peak and the Front Range of the Rocky Mountains.
Windsor’s quaint downtown offers fine dining, social coffee shops and boutique shopping. The town now provides several medical services locally, and four full-service hospitals are within 25 minutes driving time. Founded in 1882, Timnath is named after a Biblical city of the same name. As with many of its Northern Colorado neighbors, Timnath’s location was inspired by settlers who arrived for its fertile agricultural ground, and reinforced by the eventual decision of the railroad to set down tracks in the vicinity.
Located on the eastern banks of the Cache la Poudre River, just across Interstate 25 from Fort Collins, Timnath has maintained its identity as a small community. The town saw the greatest growth in the state, with its population increasing 27 percent from 2008 to 2009. However, that figure does not reflect all of the residential developments that have blossomed around the community over the past decade.
New development activity includes the Harmony Club Golf Course Community and Subdivision, which includes a Jim Engh-designed 18-hole course. The National Golf Course Owners Association named Harmony Club its 2010 Colorado Course of the Year citing its “exceptional course quality” and “significant contributions to the game,” among other criteria. Other new neighborhoods, Timnath Ranch and Serratoga Falls, offer residents housing options with all the latest features. The new Bethke Elementary School is located in the Timnath Ranch Neighborhood.

Market OverviewNorthern Colorado continues to stand out as one of the strongest real estate markets in the nation. The data shows that our market has been well-insulated from the boom-and-bust cycles experienced by some metropolitan areas around the country. Prices in the Northern Colorado communities have dropped only a slight amount from the peak market of 2006. Historically low inventory levels, vacancy rates and interest rates will combine to put upward pressure on prices. The strong fundamentals that exist in our local market, namely a diverse economy and a high quality of life, will drive future growth.
Diverse Economy – Northern Colorado has an incredibly diverse economy which has resulted in above-average employment rates. Fort Collins was recently ranked 4th by Forbes magazine as a Best Place for Business and Careers. These industries are currently driving our job growth:
Higher Education - Colorado State University and the University of Northern Colorado flanked by Front Range Community College, Regis College, and several other smaller colleges provide employers an educated workforce and a resource for industry development. These institutions feed our economy and add vitality to the region.
Quality of Life – the lifestyle amenities offered in the Northern Colorado market are remarkable. People relocating here from outside of the area are consistantly amazed by the range of activities available to them. Northern Colorado communities have recently received the following recognitions:

Residents see themselves as ‘Citizens of Northern Colorado’ - living in one city or town, but working, shopping, and recreating in the entire area. There is so much to do and so many places to do it – all within a short distance. Many prospective home buyers ask to look at more than one community, each offering something unique. Our commitment to answering their questions and helping them understand the entire market is the primary reason The Group, Inc. has six offices strategically located through Northern Colorado.
“Trophy or Trauma” continues to be the driving motivation for commercial real estate buyers in northern Colorado. Whether it is stable, class A properties yielding reliable cash flows from tenants, or it is distressed, lender owned properties that sell for fractions of original value, commercial real estate transactions increased in 2011 from previous years.
This thawing of the market was also fueled by a slow but steady re-entrance to the market by owner-occupants. Small business owners found plenty of market opportunities both on the leasing and the sales side, and banks are now willing to finance them at attractive rates. By year’s end, it appears we will statistically re-absorb all the property put back on the market from tenants that were consolidating or closing during this recession.
Look for increasing activity from out of state investors bringing new capital to the market. Some of that is “fueled”

by the natural gas and oil activity in our area, increasing at a very rapid pace. With the reality of the development of the Loveland area Rocky Mountain Center for Innovation and Technology (NASA related research and development), we can expect further out of area interest and capital coming to our marketplace. Finally, commerce related to university research is increasing all along the Front Range.
These major demand drivers are bringing our commercial real estate market out of slumber and back to life. It may have some different players than the last decade, but activity will remind us of pre-recession days.
