The word “Colorado” evokes images of mountain ski villages, white water rafting, mountain biking, hiking and an abundance of other recreational activities. For these reasons and many more, the Front Range of Northern Colorado has emerged as a popular choice on many national lists that rank the most desirable places to live, work, recreate, and retire in America. Situated on the plains near the base of the Rocky Mountains, Northern Colorado provides a lifestyle like no other.

The Front Range offers high-quality education and health care, shorter commutes than the national average, affordable housing, low taxes, and the conveniences of big-city living, all balanced by a community atmosphere. The abundance of preserved green space around the Front Range contributes to the beauty of the area while allowing residents to enjoy plenty of parks, lakes, hiking trails, and other activities just outside their back door.

Northern Colorado communities are continually recognized for their quality of life. Fort Collins ranked No. 2 on Money Magazine’s 2008 Best Places to Live list, and was

Loveland has long been recognized as the art capital of Colorado, winning distinction as a “Great Art Destination” by U.S. Art Magazine naming it one of the 100 Best Small Art Towns in America.

Greeley has been distinguished for its commitment to historic preservation and celebration of cultural heritage. Sports Illustrated selected Greeley as having one of the best park/recreation programs in the nation.

Centrally located Windsor offers a mix of leading-edge manufacturing and outstanding recreation, including three championship golf courses.

No. 1 in 2006. The region’s recreational opportunities have been lauded by publications such as Outside Magazine (2005) and Men’s Journal (2005). Golf Digest regards Mariana Butte’s 18-hole golf course as one of Colorado’s favorite courses, while ranking Windsor’s Highland Meadows Golf Course as one of “America’s best new affordable public golf courses.” Sports Illustrated Magazine selected Greeley as having one of the best park/recreation programs in the nation.

The region is also emerging as a cultural hotbed, featuring events such as Loveland’s internationally renowned Sculpture in the Park, creative theater and music scenes, and a full schedule of festivals and concerts.

Colorado averages 300 days of sunshine each year and has just over five million residents. A large part of Northern Colorado’s appeal is its natural beauty. The Northern Colorado communities have also been recognized for their commitment to open space and conscientious approach to environmental issues while attracting and supporting a vibrant business community.

It is easy to see why many move to Northern Colorado communities to make their dreams their reality.

Picturesque Loveland is nestled into the foothills at the mouth of the Big Thompson Canyon. The natural beauty of this area has helped to create a thriving community of artists. Bronze sculptures adorn the town’s main thoroughfares, public parks, schools and municipal offices. Nationally renowned for its art, people come from around the world to attend the acclaimed Sculpture in the Park art show and sale each August.

The performing arts also thrive in this community; in the heart of downtown, the historic Rialto Theater was restored to its original 1920 décor as a performance centerpiece for the city. There is also an award-winning museum/gallery, home of the past and the present.

Outdoor enthusiasts enjoy the 27 public parks, three public golf courses (including the championship Mariana Butte course), and 14 miles of trails for hiking and biking. Fishing and horseback riding are readily available with the city’s easy access to the Rocky Mountains. Many rivers and lakes in the area offer water sports such as boating, water skiing, rafting and kayaking.

Windsor is located at the epicenter of Northern Colorado and the region’s “new energy” economy. Helping make the transition from sugar beets and agriculture as historical primary employers, Danish wind turbine blade manufacturer Vestas selected Windsor for its first Colorado plant, which now employs 500. Ice Energy introduced innovative cooling technologies that are being adapted across the country.

Additional large companies in Windsor provide employment to Northern Colorado residents including Eastman Kodak, Tenneco Packaging, Universal Forest Products, OI Inc., and Metal Container Corporation, the latter two which supply the nearby Anheuser-Busch brewery with bottles and cans.

Windsor has become a bustling small town. It boasts three championship golf courses, an indoor ice rink and soccer complex, a beautiful outdoor pool in its city park, two indoor inline skating/hockey rinks, water skiing on Windsor Reservoir, and easy access to the Poudre River Trail, all providing recreational opportunities for residents. And it has million-dollar views of Long’s Peak and the Front Range of the Rocky Mountains.

Windsor’s quaint downtown offers fine dining, social coffee shops and boutique shopping. The town now provides several medical services locally, and four full-service hospitals are within 25 minutes driving time. Residents of Windsor enjoy the small town atmosphere, the variety of housing, and a convenient and central location.

Founded in 1882, Timnath is named after a Biblical city of the same name. As with many of its Northern Colorado neighbors, Timnath’s location was inspired by settlers who arrived for its fertile agricultural ground, and reinforced by the eventual decision of the railroad to set down tracks in the vicinity.

Located on the eastern banks of the Cache la Poudre River, just across Interstate 25 from Fort Collins, Timnath has maintained its identity as a small community. The town saw the greatest growth in the state, with its population increasing 27 percent from 2008 to 2009. However, that figure does not reflect all of the residential developments that have blossomed around the community over the past decade.

New development activity includes the Harmony Club Golf Course Community and Subdivision, which includes a Jim Engh-designed 18-hole course. The National Golf Course Owners Association named Harmony Club its 2010 Colorado Course of the Year citing its “exceptional course quality” and “significant contributions to the game,” among other criteria. Other new neighborhoods, Timnath Ranch and Serratoga Falls, offer residents housing options with all the latest features. 2012 Annual Report

2 2012 Annual Report

Market OverviewNorthern Colorado continues to stand out as one of the strongest real estate markets in the nation. The data shows that our market has been well-insulated from the boom-and-bust cycles experienced by some metropolitan areas around the country. Prices in the Northern Colorado communities have dropped only a slight amount from the peak market of 2006. Historically low inventory levels, vacancy rates and interest rates will combine to put upward pressure on prices. The strong fundamentals that exist in our local market, namely a diverse economy and a high quality of life, will drive future growth.

Diverse Economy – Northern Colorado has an incredibly diverse economy which has resulted in above-average employment rates. Fort Collins was recently ranked 4th by Forbes magazine as a Best Place for Business and Careers. These industries are currently driving our job growth:

Higher Education - Colorado State University and the University of Northern Colorado flanked by Front Range Community College, Regis College, and several other smaller colleges provide employers an educated workforce and a resource for industry development. These institutions feed our economy and add vitality to the region.

Quality of Life – the lifestyle amenities offered in the Northern Colorado market are remarkable. People relocating here from outside of the area are consistantly amazed by the range of activities available to them. Northern Colorado communities have recently received the following recognitions:

• 1st - Best Place to Retire – AARP Magazine

• 1st - Lowest Obesity Rate – Gallup

• 3rd – Where to Raise Kids – National Geographic Explorer

• 9th – Where to Live Cheaply - Forbes

• The average sales price of $223,959 in Northern Colorado was up 0.6% from the previous year.

• The dollar volume of home sales in Northern Colorado for 2011 was $1,504,057,745, an increase of 0.5% from 2010.

4 2012 Annual Report

Regional ViewQuality Of LifePeople are attracted to Northern Colorado for the quality of life. Located in the foothills of the majestic Rocky Mountains with outdoor recreation at our back door, responsibly planned and vibrant cities, two major universities, world renowned art communities, a thriving and growing brewing industry, one of the most educated populations in America, excellent schools, low crime, and a mild, dry climate draw visitors and new residents and keep them here.

Ongoing national recognition keeps Northern Colorado’s visibility high. Continuing to be desirable for relocating individuals and companies takes intentional work and many local groups are focused on sustaining our economic vitality and maintaining our high quality of life. An educated workforce, a business-friendly environment, and an atmosphere that supports innovation and growth all contribute to our area’s success. Northern Colorado receives top rankings among places to raise kids, retire, grow your business, attend college, and live a healthy lifestyle.

Residents see themselves as ‘Citizens of Northern Colorado’ - living in one city or town, but working, shopping, and recreating in the entire area. There is so much to do and so many places to do it – all within a short distance. Many prospective home buyers ask to look at more than one community, each offering something unique. Our commitment to answering their questions and helping them understand the entire market is the primary reason The Group, Inc. has six offices strategically located through Northern Colorado.

“Trophy or Trauma” continues to be the driving motivation for commercial real estate buyers in northern Colorado. Whether it is stable, class A properties yielding reliable cash flows from tenants, or it is distressed, lender owned properties that sell for fractions of original value, commercial real estate transactions increased in 2011 from previous years.

This thawing of the market was also fueled by a slow but steady re-entrance to the market by owner-occupants. Small business owners found plenty of market opportunities both on the leasing and the sales side, and banks are now willing to finance them at attractive rates. By year’s end, it appears we will statistically re-absorb all the property put back on the market from tenants that were consolidating or closing during this recession.

Look for increasing activity from out of state investors bringing new capital to the market. Some of that is “fueled”

Commercial Market

by the natural gas and oil activity in our area, increasing at a very rapid pace. With the reality of the development of the Loveland area Rocky Mountain Center for Innovation and Technology (NASA related research and development), we can expect further out of area interest and capital coming to our marketplace. Finally, commerce related to university research is increasing all along the Front Range.

These major demand drivers are bringing our commercial real estate market out of slumber and back to life. It may have some different players than the last decade, but activity will remind us of pre-recession days.

Community BuildersIn 2011, Group Partners ranked among the top 10 donors to the United Ways of Larimer and Weld Counties. The remarkable thing about our contribution to United Way is that is comes from the individual Partners and staff at The Group. This year’s contribution exceeded $215,000. Intel Corporation made a special challenge to The Group adding to the fun of the campaign and providing an opportunity for the two companies to get acquainted. Group Partners also participated in two different Make a Difference Day projects and volunteered at a Habitat for Humanity build.
