THE BUSINESS “The Oceanic Luxury Suite Hotel has now been trading for over 5 years and is well regarded both within the industry and locally within Falmouth. Whilst the current owners have enjoyed their time running the hotel, it has for them always been about spending more time with their family and friends and creating their ideal work life balance, rather than maximising the commercial aspect of the property. In that respect they have chosen to close the hotel when they go away on holiday or just want some extra time to pursue other activities. They have consistently run at between 35%-50% occupancy over the last 4 years and this has afforded them the balance that they require. We understand occupancy in the Falmouth area generally runs between 70% and 80% and so the potential for a significant up turn in revenue should be noted. A MESSAGE FROM THE OWNERS “Thank you for your interest in our home and business. We hope you will enjoy reading our story and that it will inspire you to take the plunge and invest in what we believe to be the ultimate lifestyle business. We originally bought the property at the end of 2012, and at the time it was an almost derelict old coaching hotel that was in serious need of some TLC. If you can imagine a combination of Rising Damp and Faulty Towers, this embodied the worst of both. We have a large family – so we needed a sizeable family home as well as a business. In fact, our main priority was to provide a suitable family home rather than a truly commercial enterprise. We have therefore tried to create a beautiful home with a business that is easy to run. We don’t employ staff – we can easily manage the five suites and day to day running of the hotel in just a few hours each day. We have both employed staff in previous businesses and prefer not to have the hassle. Our commute to work is about 30 seconds! We don’t do breakfast – firstly, we didn’t want to get up that early, also we have watched ‘Four in a bed’ and don’t fancy people complaining about the size of the sausage at 7 o’clock in the morning! We don’t take children – as much as we like our own, children are hard work (especially other peoples) and we have been amazed at how many guests seek us out for just that reason. We do have fun – we do now have an unprecedented amount of time to enjoy with our family and friends, take up various activities on offer around Falmouth and we regularly have to try all the excellent restaurants and bars around to make sure that we can recommend them to our guests! We now have a boat – only a 25ft wooden sailing boat but this has been our inspiration for our next adventure. Having got rid of most of the kids and the remaining ones on the way out, we have decided to get a bigger live aboard boat and sail off around the world.
