The Grandin school was constructed in three phases. The original 1914 two storey brick building with stone trim with basement, the 1954 two storey brick building on grade and the 1962 brick and stucco building which also has two storeys and a basement. In 1982 there was an upgrade to the 1978 Building Code. The building currently serves 411 students in grades one through six and includes an early childhood education program. There is a staff of 26.

General Summary:

Structural Summary:The 1914 section foundations consist of poured concrete foundation walls carried on poured concrete strip footings. The 1954 section foundations consist of concrete foundation walls on reinforced concrete strip footings. The foundations of the 1962 section consist of concrete foundation walls on poured concrete strip footings. The building frame for the two storey 1914 section consists of brick walls perimeter and interior structural walls with steel beams spanning openings. The floors are wood joists spanning the brick walls and steel beams. The roof structure consists of wood joists with a slope roof structure over. The building frame of the 1954 section consists of Glulam beams spanning steel beams and columns as well as reinforced concrete block walls. The building frame the two storey 1962 section consists of open web steel joists spanning concrete block walls as well as steel beams and columns. There is a separation of the 1962 and 1914 structures which is evident in a split in the exterior wall. The split has been covered with a metal strip and appears to be stable. Overall the structural condition of the school is acceptable.

Envelope Summary:The 1914 envelope consists of perimeter brick walls with an air space, the roof is a built up membrane. The exterior brick walls of the 1954 section consist of brick with a cavity with insulation and a back wall of concrete block. The roof is built up membrane. The exterior brick wall of the 1962 section insulation and a back wall of concrete block. The roof is SBS membrane. There is a split where the 1962 section meets the brick of the 1914 section which has been covered with a metal strip. The split appears to be stable. Windows throughout the school are aluminum frames with sliders. Overall the building envelope condition is acceptable.

Interior Summary:The building interior finishes typically consist of resilient flooring and plaster and acoustic ceiling tiles. There are interior windows between class rooms and corridors with wired glass in wood frames. The office areas and library on the main floor have been recently renovated. Sections of the ceiling has also had new T-bar ceilings installed. Overall the interior condition of the school is acceptable.

Mechanical Summary:A branch water main from the municipal service under 110th Street enters the facility at the north central end of the building basement and is metered. Services extend throughout the facility via the above the ceiling spaces to service the domestic and process loads. Plumbing fixtures are floor mounted flush valve and tank type water closets, wall and floor-mounted urinals, countertoplavatories, and stainless steel sinks. Waste from the various plumbing fixtures drains to cast iron piping in and under the basement area and exits the building at east face connecting to the municipal service under 110th Street. Storm drainage from the roofs drain via a cast iron storm drainage main located in and under the basement and exits the building at the east face connecting to the combined municipal service under 110th Street. Fire hydrants are provided from the municipal system at 111th Street. Natural gas from the municipal service in the lane west of the school enters the south Boiler Room and is metered androuted to the boilers and domestic hot water heaters. A branch line also extends to the rooftop to serve the two air handling units. The original steam boilers in the 1914 portion of the building were replaced with hot water boilers in 1976. A hot water boiler was also installed in the 1962 North Wing Boiler Room to serve this portion of the building. Perimeter radiation isprovided in the 1914 and 1962 portions of the building. A hot water heating coil is provided in the air handling unit in the south Fan Room to provide heating to the 1954 south wing. Four air handling units (2 on the roof) provide ventilation to the various areas and phases of the facility. Fire protection consists of a hose and standpipe system. Fire extinguishers are also provided throughout. The school is well maintained although the majority of mechanical systems have reached their life expectancy. The 1954 south section has inadequate heating, and the 1914 section has inadequate ventilation. Overall the mechanical systems are acceptable.

Electrical Summary:Electrical service to the school is 600A, 120/240V, single phase, 3 wire from the pad mounted transformer, northwest of the school. The Service and Distribution Switchboard is located in the electrical closet at the rear entrance with a 600A main breaker and distribution breakers ranging from 70A - 200A. Panelboards are the circuit breaker type from various periods of construction. Interior lighting is fluorescent of both the energy efficient type of electronic ballasts and T8 lamps and the standard type of magnetic ballasts and T12 lamps, mostly surface mounted and locally controlled with line voltage switches. There are some incandescent fixtures still in use. Exterior lighting is high pressure sodium, with a few incandescent, photoelectric cell controlled. Emergency lighting is provided by battery packs with integral and remote lighting heads throughout the school. Exit lights are still using incandescent lamps. The single stage, hard wired fire alarm system has manual and automatic detection devices and audio signaling devices. The intrusion alarm system uses motion sensors. The upgraded public address system reuses existing field devices and interfaces with the telephone system for public address. The school has a cable television distribution system as well as computers and Smart boards. The local area network is distributed to every classroom, computer areas and offices The overall condition of the electrical systems is acceptable.

The 1914 section foundations consist of 480mm wide x 2060mm deep unreinforced poured concrete foundation walls which also form the basement walls carried on poured concrete strip footings 810mm wide x 355mm deep. The 1954 section foundations consist of reinforced poured concrete foundation walls 1370mm deep x 405mm and 505mm wide carried on reinforced concrete strip footings 305mm deep x 710mm and 810 wide. The foundations of the 1962 section consist of 280mm wide x 1750mm deep poured concrete foundation walls which alsoform the basement walls carried on poured concrete strip footings typically 610mm wide x 305mm deep.

he 1914 section basement has a poured concrete slab and grade which is 150mm and 125mm thick. The 1954 section has an 87mm concrete slab on grade with welded wire mesh reinforcing on a waterproof membrane over 37mm concrete on 125mm sand on 150mm gravel fill. The 1962 section basement has a 100mm concrete slab on grade on poly vapour barrier on 25mm sand blinding on 125mm compacted gravel.

The basement area in the 1914 and 1954 sections is 2 metres below grade. The basement walls are also the foundation walls and consist of poured concrete with reinforcment in the 1954 section.

The building frame for the two storey 1914 section consists of 385mm thick exterior walls consisting of 100mm face brick,50mm air space and a back wall of 230mm solid brick. Interior structural walls are 210mm brick with steel beams spanning openings. The floors are 75mm x 415mm wood joists at 415mm centres spanning the brick walls and steel beams. The roof structure consists of 50mm x 305mm wood joists with a slope roof structure over of 50mm x 150mm framing. The building frame of the 1954 section consists of Glulam beams spanning steel beams and columns as well as reinforced concrete block walls. The building frame the two storey 1962 section consists of 455mm deep open web steel joists spanning concrete block walls as well as steel beams and columns. There is a separation of the 1962 and 1914 structures which is evident in a split in the exterior wall. The split has been covered with a metal strip and appears to be stable.

The structural interior walls in the 1914 section are 200mm brick. There is a structural interior wall in the 1954 section of 305mm thick reinforced concrete block. The structural interior walls in the 1962 section are 250mm concrete block with bond beams.

The floor decks in the 1914 section consist of wood boards over diagonal wood sheathing over wood joists.. The floor decks in the 1954 section consist of 6mm ply wood over 20mm diagonal wood sheathing over wood joists. In the 1990s there was a project to reduce the extent of the window area in the school. This was part of a Divisional energy efficiency exersize. All upper sections of windows were replaced with metal siding consisting of prefinished white vertical metal siding on building paper on 12mm fir plywood on 50mm x 150mm spruce studs at 405mm on centres with abatt insulation infill and an interior finish of 12mm gypsum board on a poly vapour barrier.

There are stucco bands over and above windows in the 1962 section consisting of stucco over building paper on 20mm wood sheathing on 50mm x150mm wood studs at 455mm centres and an interior finish of 20mm gypsum plaster and lathon a vapour barrier and 50mm insulation.

All joints where window and door frames abut brickwork and stucco are caulked.

There are 4 in-line hot water heating pumps in the South (1914) Boiler Room. These pumps were installed when the heating system was converted from steam to hot water in 1976. Pumps P-1 and P-2 provide heating water to the South Wing, and pumps P-3 and P-4 provide heating water to the Central 1914 portion of the school. Pumps are approximately 2 HP each.

For the North (1962) Boiler Room, welded steel breeching, (approximately 16") connects to a brick chimney up to the roof.

For the South (1914) Boiler Room, welded steel breeching connects to a combined header to the brick chimney. This chimney was lined with a 24" round type 'B' gas vent in 1976 when the old steam heating systems were converted to hot water.

Chemical pot feeders are provided for the addition of chemical additives to the hot water heating system. Samples are routinely taken by the building operator and sent to head office for analysis and recommendations. Chemicals are added by the building operator.

There is a 3 head multizone air handling unit installed in the Intermediate Level 1954 South Fan Room to provide heating and ventilation to the Classroom areas, the Gymnasium area, and the Office/Resource area. The unit is a Canadian Sirocco #318 3VB18 The unit is rated for 11,890 cfm with a fresh air and return air mixing section, 2" disposable filter section, hot water heating coil, and a 5.0 HP supply fan. The hot water heating coil was installed in 1976 to replace the original steam heating coil. There are complaints that the Classroom Wing Rooms 219, 220, 221, and 222 are cold in the winter.

An air handling unit is provided in the North Boiler Room to provide ventilation air to the 1962 Wing of the building. The unit is a Dunham Bush Model 218A (5.0 HP) with a separate return air fan, mix-air section, 2" disposable filter section, hotwater heating coil, and a supply air fan. The heating coil in the unit has had a history of freezing during winter extremes. Facilities Management personnel have placed plywood over the vulnerable sections of the coil and have been mainly successful in eliminating the problem. The coil last froze in 2006. Two roof-mounted make-up air units were installed on the roof of the 1914 portion of the building in 1976. One unit serves the north end of the 1914 Wing, and one serves the south end of the 1914 Wing. Each unit is an Engineered Air indirect fired Model HE-18 rated for 2000 cfm at 0.25" ESP with a 3/4 HP motor, and a 2" disposable filter section. The burner section is rated for 140,000 btuh input on natural gas. The exhaust fans from the exhaust air ducts adjacent to each unit are rated for 2000 cfm each.

The fire Alarm system is a hardwired single stage system. The system uses manual stations, heat and smoke detectors as detection devices and audio (bells) only - except in one location where there is a bell/strobe device - as signaling devices. The Edwards 6500 control panel with its integral annunciator (and passive graphic) is located at the 110 Street entrance of the 1914 Wing.
